More agricultural land in the Lower Mainland might be farmed if cities crack down on property owners who abuse the current rules to avoid paying higher property taxes. That’s the advice to Metro Vancouver from consultant Scott Bowden of Colliers International, who studied options to intensify agricultural and industrial land use on behalf of the regional district. Only half of the agricultural land in Metro is actively farmed. Bowden said too much land is underused because it’s too easy to qualify for farm tax status, which reduces the property tax owners pay by as much as 99 per cent. See Taxes, p12

A non-profit society which runs a low-cost grocery store has the Friends in Need Food Bank concerned its volunteers are now collecting donations in Maple Ridge. Marian Rice alerted the food bank to the collection drive last week after she found a poster
tacked to a grocery bag on her doorstep. It read: “Finally a way to help underprivileged kids in school … Greetings from Fairshare Food Services Society.” The poster asked people to fill the grocery bag with non-perishable items such as canned food, pasta, cereal and coffee. It also purported to be supporting Youth Unlimited, which is not true. Dennis Hemminger, the area director of Youth Unlimited, confirmed his organization is not associated with Fairshare. “I’m a
skeptical person,” said Rice, who was annoyed to learn the donated food would be sold in Fairshare’s “low-cost grocery stores” located in Langley, Aldergrove and Nanaimo. “They shouldn’t be soliciting outside their area.” Kelly Fowler, the founder of Fairshare food service, acknowledged the society made a mistake by claiming they “support” Youth Unlimited. “We’ve got it all straightened out,” Fowler said. Fairshare intends to open a store

The announcement this week that the children of Willie Pickton’s victims will be compensated is good news, but why is it taking government so long to take such action, asks the sister of one of his victims. Maple Ridge resident Sandra Gagnon’s sister Janet Henry is believed to have been murdered by the serial killer, but DNA evidence was never found at the scene. She was worried that her niece Debra Chartier-Pijnenburg would not be among those receiving $50,000 in compensation. There was anecdotal evidence Henry was one of the pig farm’s victims. She was seen with Pickton, and a partial plate from her dental work was found in the dirt at the farm. The Missing Women’s Task Force concluded that her life ended there. Henry had lived in Maple Ridge before falling into life on Vancouver’s Downtown East Side. The family found out on Wednesday that Henry’s daughter will be among the 98 children of Pickton’s victims to be compensated. “I’m happy for her,” said Gagnon. “Debra has grown up to be a fine young lady.” However, she added that no amount of money can make amends. “In reality, $50,000 is nothing, compared with what happened to the women,” said Gagnon. The funds have been a long time coming said lawyer Neil Chantler,

Sandra Gagnon is still recovering from loss of her sister Janet Henry. who has been representing the families of 13 Pickton victims in a civil lawsuit related to the loss of their mothers. “It would have been preferable if the government moved more quickly on these recommendations,” he said, noting compensation was one of the key recommendations of the Missing Women Commission of Inquiry. He said $50,000 is the maximum that would have been awarded by courts in a successful civil suit. “The law is woefully inadequate,”
said Chantler, adding that the province needs an updated Wrongful Death Act. “We must reform the law.” Wally Oppal wrote Foresaken: The Report of the Missing Women Commission of Inquiry. “There never will be enough money to compensate those people who lost mothers and lost aunts and lost loved ones,” said Oppal. “Money can never compensate that. But the law tries to do its best by compensating the people who suffered losses and money’s the only
measure that we have in compensating that loss.” The $50,000-per-child compensation offer is intended to provide the children of the women with an opportunity to enhance their education, housing or other circumstances as they progress with their lives, said a government press release. Pickton, a multimillionaire pig farmer, was convicted in 2007 of six counts of second-degree murder, and 20 more charges were stayed by the Crown. He confessed to 49 murders, to an undercover
officer posing as a cellmate. The remains or DNA of 33 women were found on the farm. Government support for the healing of other family members of the victims was also recommended by Wally Oppal. “I myself suffered so much, because of what Robert Pickton did to my sister,” said Gagnon, who said she still suffers from post traumatic stress disorder. She said the trial details were “the most excruciating and ugly thing I’ve ever heard of.” Her brother Lance was following the Pickton trial. The testimony gave him nightmares, and he wasn’t sleeping. He suffered heart failure while sitting at a home computer, she said. “He went to the court so much, and it took a toll on him.” Chantler said he would like to see a follow-up announcement of some action to help these family members – “adult siblings and parents who have been through absolute hell in this process.” He said government-funded counselling, and memorializing the victims seems appropriate. Gagnon has attended trauma counselling, and said “I’m doing a whole lot better.” Oppal also recommended more shelters and services for women on the street in both the Downtown East Side and throughout the province. Chantler would also like to see more provincial action on that recommendation, noting there is a lot of work to do throughout the region. “Surrey is woefully lacking in services,” he said. “I don’t know the status in Maple Ridge, but I’m sure it’s not as good as it should be.”

According to the latest census date, Maple Ridge motorists have the longest commute in Metro Vancouver, stuck in their cars for an average of 35 minutes a day. It’s no wonder road rage is on the rise and drivers are increasingly disobeying road rules, leading to crashes across the district. “Our prime mandate is crash reduction,” said Sgt. Bruce McCowan, the new officer at the helm of Ridge Meadows RCMP’s traffic section. “Our traffic service officers have already determined the three main causes of these crashes. They are disobeying traffic lights, speeding and failing to yield.” McCowan and his team of six officers plan on targeting seven intersections along Lougheed Highway at Kanaka Way (232nd St.), Dewdney Trunk Road (200th Street, 203rd St. 216th St., 207th St., Harris Rd. and Kennedy Rd. According to ICBC statistics, the worst of the seven - Lougheed Hwy.

RCMP have some intersections in mind where they want to target enforcement. and Kanaka Way saw 87 crashes in 2012, up from 62 in 2011. An analyst and accident reconstructionist who has trained and taught all over North America, McCowan intends to use his expertise to reduce crashes in these locations. He already commissioned the volunteer-run Speed Watch program to do a study along Lougheed Hwy. to Kanaka Way and their data found
many motorist driving much faster than the posted speed limit of 50 km/hr. “In some cases, [the speeds] were quite significant,” said Const. Mike Moore, who’ll be leading the team’s education campaign. Besides ticketing drivers, McCowan is open to creative ways of catching folk who break the rules. It could mean officers go undercover, increase their visibility at the intersections and
set up road blocks to issues warnings. “I’m willing to try anything,” said McCowan, pointing to Victoria police who stuck an officer on a transit bus to catch people using cell phones or playing with iPods while driving. “Fewer crashes mean less injuries and deaths on our roads.” Focusing on intersection won’t mean a drop in other enforcement though. Officers will still be targeting drunk and distracted drivers but also focus on school zones and other traffic violations. The traffic unit will also station officers in high crime areas as studies show the approach can put a dent in crime. McCowan will also be working with municipal engineers to tweak traffic lights and improve the design at problem intersections.

Fowler is also the cofounder of the Oasis Outreach Society in Chilliwack, which runs a similar store that re-sells donated food items at reduced prices to low-income members. He is no longer associated with that organization. Fowler says the food in his stores is funded mostly through corporate donations but is sometimes supplemented by individual donations. “We run on zero bottom dollar,” he added. “We have churches sending us their vouchers because they get twice as much gro-
ceries than they get at a regular grocery store. Our stores are quite successful, but I call it an unfortunate success because it’s unfortunate that there are so many people in need.” Fairshare’s food drive however has annoyed the Maple Ridge’s Friends in Need Food Bank, a registered charity and member of the Food Banks Canada. But Fowler believes he is just filling a need. “Food banks do a good job but there are still limitations on what they get,” he added. Lynda Lawrence, a
Friends in Need Food Bank board member, does not want residents of Maple Ridge and Pitt Meadows to be confused by Fairshare and believes their poster misrepresents details. “I don’t know where the money from the sale of their groceries goes,” said Lawrence. “And to collect food and take it out of the community that’s just wrong. “They are taking food from people who really need it.” Friends in Need Food Bank does not collect or solicit donations at the door or via phone.

SPCA still allows adoption for outdoors ‘We allow cats to be indoor/outdoor’
You can still adopt a good barn cat from the Maple Ridge SPCA – possibly as soon as today. Local SPCA Branch manager Jennifer York is concerned that some “negative press” in the daily media is going to discourage farmers or stable owners from seeking a mouser there. This week’s reports that the SPCA will now only allow cats to be adopted as indoor pets are greatly exaggerated, said York. “We allow cats to be indoor/outdoor,” explained York. “It’s never an outright‘no, it’s about finding the right match. An anxious cat might not be a good outdoor cat.” She said the Maple Ridge SPCA will also allow a feline with the right independent personality to be adopted as a traditional barn cat. “But mice can’t be

SkyTrain text alerts great, now buses

kyTrain just got a little safer with the introduction of text messaging to alert security when problems occur on the line. Passengers can now send texts to a security dispatcher (at 87-77-77) if they see a problem in addition to pressing the yellow strip above windows that triggers a silent alarm. While the yellow strip is a good idea, and has been used for a long time to summon one of 200 Transit Police or other personnel, texting is much more discreet and won’t draw attention as much as some people fear. Already, the force has reported that it has received numerous texts with good tips, particularly ones related to sexual offences, which is good news for women traveling alone on SkyTrain. Allowing people another option to reporting trouble or reporting when they feel threatened is a sensible strategy, especially in this day and age when many transit riders are literally plugged in anyways on cellphones as they ride the train. Still, both passengers and police have to use a bit of common sense and discretion. Some overly sensitive riders could get carried away by falsely reporting what they perceive as threatening situations. TransLink police, in turn have to make sure they tailor their response to the situation and don’t end up on wild goose chases on false calls which could lead to eventual downgrading of responses. More urgently however, if this service is not available to bus riders, it must be soon. With TransLink bus drivers regularly getting beat up, and too few cops to stop it, giving bus riders another way to contact police when the cowards strike would be a step forward. – The News Tell us what you think @ www.mapleridgenews.com

Albion, downtown still struggling A
Maple Ridge municipal planner is quoted as having recently said that allowing mixed commercial, industrial and residential uses, plus a marina, in the existing Albion Industrial Area could polarize commercial Sidewinder development. I’m not sure exactly Sandy Macdougall what that means, but I assume it doesn’t reflect much support for Coun. Mike Morden’s proposal to allow those mixed uses in Albion. Whether Morden’s suggestion is noteworthy or not, the lack of logic behind the outright rejection by district planners and Mayor Ernie Daykin doesn’t make sense. Planners and council have spent more than a few decades unsuccessfully trying to lure industrial developers into the Albion area, but few have taken the bait. It seems Albion and the downtown have much in common in the district’s failure to attract any major new development in either area for several decades. Maple Ridge planners, along with their senior municipal colleagues and council members themselves, should wake up to the simple truth that allowing or discouraging private sector development in any area, including Albion, is not a threat to development in the downtown. The biggest threat or drawback to downtown development is the municipal

bureaucracy and council itself. For the record, there is an existing marina and several successful commercial businesses already established within the sacred boundaries of the Albion Industrial Area and none of them appear to have created any threats to existing downtown businesses. One is left to wonder, if the district planner’s suggestion that commercial development in the Albion industrial area would threaten downtown development, what might be said about district’s neverending fascination with swapping municipal land with Smart Centres in the Albion flats, so that site could be developed for commercial purposes? Isn’t that also a threat to downtown development? Like many other major issues which have lingered in Maple Ridge district hall well beyond their best-before-date, the matter of development in the entire Albion area has been a total failure. In terms of urban sprawl and lack of any real common sense, development in Albion has become an outstanding example of how not to do things. From the approval of the tiny town lots east of 240th Street to the inappropriately designed storm water management system which has resulted in huge drainage problems on the Albion flats, district hall has failed on many counts to achieve a record of responsible growth or development in the area. As if their existing planning and landuse failures in Albion aren’t already enough, Maple Ridge is now plunging

ahead with the murky business of selling zoning or density bonusing. More pie-in-the-sky stuff can be expected from council and its planners with the re-development proposal for the former log sorting site on the banks of the Fraser River, stretching east from the Haney Wharf to the western boundary of Kanaka Creek Regional Park. We are told the developer envisions residential towers, commercial development and a possible marina, all to be developed over a period of time.

It sounds something like the old real estate principle that if you throw enough mud at the wall, sooner or later something will stick. Of course, according to planners, all of this would complement, not threaten, existing and proposed downtown development, not at all like the proposal put forward by Coun. Morden. THE NEWS/letters Landlords do have the power to evict Editor, The News: I find it totally reprehensible that Maple Ridge Coun. Al Hogarth can hide behind rhetoric that as a landlord, he cannot deal with the drug house he is responsible for on St. Anne Avenue, (The News, March 7.) If this was any other landlord, the issue would be handled in a much different way. A landlord has the right to evict a tenant who is carrying on illegal activity. If the tenant refuses to leave there are other options to remove them. This is costing taxpayers thousands of dollars in policing, fire department responses as well as municipal enforcement officers attending. Why should taxpayers have to pay for Mr. Hogarth’s inability to do his job? Why has Mr. Hogarth not applied for a court order to have the tenants removed? Coun. Cheryl Ashlie’s excuse of having no reason to drive down there is no excuse. If she initiated a move to address the situation she should have made it a priority to drive the few blocks to ensure it had been addressed. Councillor wants condos, industry Editor, The News: Re: News Views: Stick to the plan, (The News, March 7.) My vision for south Albion is for a much higher and better use of the existing land. This would include dense mixed-use industrial-commercial, as well as high risetowers, should the landowners embrace this concept. This will provide the whole Albion community with a chance to get the amenities it doesn’t have now, including a West Coast Express station and an overpass for better access, complementing the proposed (commercial) plans for the north side in the Albion flats. community. Consultant Paul Rollo’s commercialindustrial strategy proposes lowering employment targets. This I strongly oppose. Maple Ridge needs more employment – in all forms. Morden I have supported all the lands identified in this strategy for employment generation. In fact, I want more employment lands, not less, as some of our industrial base in the plan will be hard to realize, such as the north 256th Street area. I also did not suggest any more standard (single family) homes, as the editorial
stated, as these are well provided for elsewhere. The 160 acres currently provides $1.9M in tax revenue, with 37 acres vacant, 47 acres underutilized, employing around 1,000 people. I see an opportunity to facilitate a much better result. I also stated I supported the development of the Fraser River waterfront, south of downtown. As a proponent of the town core incentive program that provided $100M in construction value from a $1M investment, it is evident employment and a stronger local economy can be achieved with the right plan.

The Ministry of Transportation and Infrastructure lands that lies between the Albion Industiral Area and Port Haney, will assist in achieving this. I see trails for pedestrians and bicycles along the whole waterfront, providing connectivity between the two. Densifying along this whole transportation corridor utilizes our existing infrastructure more efficiently with a nice bonus of fulfilling the plan visualized in the province’s “Experience the Fraser” which is a trail connecting Hope to Vancouver. acoustic neuroma – removed three years ago. An acoustic neuroma is a noncancerous (benign) and usually slowgrowing tumour that develops on the main nerve leading from your inner ear to your brain. McNutt remains concerned about the health risks of wireless technology, saying there’s at least “five studies” that point to a correlation between radio frequency waves, tumours and cancers. McNutt and his neighbours had initially agreed to opt out of the smart meter program by paying the $35 monthly fee to keep the analog ones. However two have since changed their minds. McNutt has no problem with the meters being installed elsewhere, however relocating the meters are a cost that will have to be borne by the strata. “It will be very expensive to do that,” said McNutt, adding that B.C. Hydro should cover the costs of relocation because they’ve caused the problem by forcing smart meters on residents. Greg Alexis, a spokesperson for B.C. Hydro’s Smart Metering Program, said the company’s jurisdiction ends at the meter. “We just install the meter where the socket is. Moving them would have to be up to the customer, if they want to go down that road.” Alexis reminds customers the meters, active for less than one minute per day, are safe. He noted the exposure to radio frequency from a smart meter – over its entire 20-year life span – is less than a single 30-minute cellphone call. “The provincial and federal government have found the meters do not pose any known health risk,” he added. B.C. Hydro will return to McNutt’s townhouse to try again to and install the two meters.

District has plan to shut old landfill by M o ni s ha M a r tin s staff reporter
Despite being shut down for 25 years, Maple Ridge’s former municipal dump will never be safe to build on. Staff presented a plan to council Monday to close down the Cottonwood landfill, located between 116th and 114A Avenues. Operated from the mid 1960s until its
closure in 1989, the dump was covered with an earth cap to compress rotting garbage and allow the site to settle. The site is also equipped with a system that captures and burns the methane gas formed by the decomposing garbage underground. A quarter of a century later however, the landfill is still unstable, thus limiting what can be constructed on it. Some dump sites take as much as 50 years before they can be remediated. David Boag, director
of parks and facilities, said the site has been included in the Maple Ridge-Pitt Meadows parks capital plan for years, and will likely become a “passive park”. It’s too unstable even for a sports field. “We are going to be very, very restricted about what we can do on that site,” said Boag, noting even playground equipment could damage its protective membrane. Ministry of Environment wants the District of Maple Ridge to proceed with a formal clo-
sure plan for the Cottonwood landfill by July 1, 2014. Russ Carmichael, Maple Ridge’s director of engineering operations says that entails test pitting, a geotechnical review, the assembly of geographic information, preparing a filling plan, analysing soil quantities and types, gas system analysis and search for grant to help offset costs. The estimated engineering costs for this work is $50,000 and the total 2014 budget is $200,000.
No jail time for kick that killed deaf dog A Maple Ridge man won’t spend anytime in prison for causing the death of a deaf dog who was left in his care by friends. Provincial court judge Pedro de Couto gave Jeffrey David Symons a conditional sentence after he pleaded guilty today to causing the death of Tessa, a 13-year-old hearing impaired dog, who was left in his care
by friends. On April 29, 2013, Symons brought Tessa to a Maple Ridge veterinary hospital claiming that she had fallen down some stairs and was having trouble breathing. She was pronounced dead on arrival. During a BC SPCA investigation, Symons admitted to using physical punishment on the Nova Scotia duck toll-
ing retriever, which caused her medical distress and death. Necropsy reports confirmed that Tessa suffered a ruptured spleen and lacerated liver due to blunt force trauma. “This is such a sad case of a beautiful and innocent family pet who died violently and unnecessarily,” says Marcie Moriarty, chief prevention and enforce-
ment officer for the BC SPCA. “A Criminal Code conviction carries significant weight and we are pleased to see the seriousness of this crime recognized.” Symons was sentenced to a five-year ban on owning or possessing an animal, one year probation and a three-year conditional sentence.

Planner Diana Hall is the District of Maple Ridge’s staff liaison for the agricultural committee. She said this hasn’t been a frequent issue locally, but added that an inflationary increase would appear to be in order. “It has been $2,500 for as long as I can remember,” said Hall, who has been with the district 15 years. “It hasn’t gone up, but everything else has.” But Pitt Meadows Mayor Deb Walters believes the present system is working. The BC Assessment Authority allows farm classification based on three thresholds, not one, she points out. The first threshold is $2,500 income, if the farm operation is between 0.8 and four hectares (between two and 10 acres). In Pitt Meadows, 182 of the 461 farms are in this category.
There is another threshold formula, based on size, for farms larger than four hectares. There are 272 farms of that category in Pitt. The third category has a $10,000 income threshold if the total area of the farm operation is less than 0.8 ha. There are just seven such farms in Pitt Meadows. Walters said the $10,000 threshold already discourages people from abusing the system. “Therefore, the city is comfortable with the tax revenue collected from properties in the ALR and does not feel we’re missing out on tax revenue because of this system.” Walters does not see raising the thresholds as a way to encourage more agricultural activity. “Less land would be farmed if the threshold was raised,” she predicts. • More onlne at mapleridgenews.com.

While the Cruze diesel had already been available in Europe, the proven engine needed to be adapted to North American emissions ratings. Impala Chevrolet’s flagship sedan is all new for the 2014 model year. Released in 2013, this five-passenger vehicle can certainly hold its own in a segment whose competitors are getting stronger. Among its redeeming new features, an all-new exterior design. I think it looks great. Having had the opportunity to take it for a test drive, Chevrolet has certainly listened to their customers and in the Impala; it has given drivers a vehicle that has flair, as well as potency. Its cabin/interior also received a major overhaul and the result is pleasing to the eyes and to the touch. The 2014 Impala is offered with three engine choices, including two four-cylinder powertrains and a 3.6L V6. Output for the 3.6L V6 is rated at 305 horsepower and 264 lb.-ft. of torque (358 Nm). That is the highest horsepower output in the segment from a naturally-aspirated V6 engine. The Ecotec 2.5L is part of a new family of four-cylinder engines. Malibu The 2013 model year brought forth an all-new Malibu. That said, not much has changed for 2014, but that doesn’t mean it didn’t get a few enhancements. That’s on top of an overhauled Malibu, on the inside and out. Camaro Z/28 For those diehard track day fans who have been waiting for an even more performance inspired Camaro, the wait is over. Interestingly, about 25 per cent of all Mustangs are sold here in B.C. so this is a big deal for us. The 2015 Mustang is now going to be sold around the world and developed as part of the “One Ford” approach to making cars they can share in every market. The stance of the new Mustang is lower, wider and more muscular, with the wheels pushed out to provide better stability. The fastback which has a steeper rake and a bigger grille has enhanced the shark nose design. Under the hood, the GT trim continues with the 5.0L V8 with improved valves and cylinders helping to pump out over 420hp. The base 3.7L V6 is also carried over but now with 300hp. The big news is the introduction of a 2.3L turbocharged EcoBoost 4-cylinder. For years, the criticism has been the lack of independent rear suspension in the Mustang, but this is no longer the case.

Confessions of a Curber My next vehicle came from a used car wholesaler*. There was nothing wrong with it, but he couldn’t find a dealer who wanted it. I gladly took it off his hands. How hip was I? I had a new source of newer vehicles that would come right to me. “Two-year-old car for sale. No previous accident history reported, only 35,000km on it. Call with offer.” Shortly after, I got a call from a young man. His car had just broken down, and he needed a new one fast. He agreed to meet me at the local construction site where he worked. He was just finishing up his lunch when I arrived. He was wearing his construction uniform and I immediately noticed his tired eyes. I felt bad for the poor fellow, and I was glad that I was selling him a reliable vehicle. He didn’t need another headache on top of everything. I even knocked $500 off the price I wanted. It was a smooth transaction. The guyy looke looked edd hhappy and thanked me immensely ely forr all the help. I beamed back at him. Around 5:00 a.m. the next morning, I got a call. It was the construction ructioon worker, yelling so loudly that I could barely ely uunderstand him. “THEY TOOK IT AWAY,” ” he said over and over again. “REPOSSESSED!” !” I hung up on him and triedd to make sense of the situation. Why would the ld th he car be taken away in the middle of the he night? n Who’s “they”? Liens. Of course. The car ha had ad a lien on it. That’s why it wouldn’t sell ell on a lot. The bank must have seized it due to an unpaid balance. As before, I panicked. I didn’t idnn’t want to get involved in this right now. w. Sure, S I sold him the car, but how was I supposed seed to know it had
a lien on it? I realized the wholesaler* had scammed me! If that fellow had asked for a CarProof history report or even a provincial lien search, I’d be the one screaming. Over the next several hours, I kept letting my phone go to voicemail – I couldn’t bear speaking to the young man. I knew I had to switch phones again. I felt a bit ashamed. But I needed to be selfish about this. At this point, the best thing for me was cash. And lots of it. *Wholesaler – Vehicle sellers may call themselves auto brokers or wholesalers to sound legitimate and cheaper. But if they’re selling to private buyers, they must be licensed as a dealer. Like any curber - an individual posing as a private seller but selling vehicles as a business – wholesalers and brokers offer none of the protection the law provides for purchases from a Vehicle Sales Authority licensed dealer. Walt learned that lesson, sson, but his buyer paid the price.

Early spring real estate season needs inventory By Robert Prince
M
aple Ridge and Pitt Meadows are extremely fortunate when it comes to the buying and selling of real estate these days because the market is being good to sellers and buyers alike right now. That’s the opinion of long-time local realtor Ken Ambrose of Ambrose and Associates, who has been working in the industry for almost a quarter century in these parts, and so has had plenty of opportunity to see the real estate cycles at their highest and lowest – and right now he sees a nice even playing field that benefits all parties. The Keller Williams Elite Realty agent says affordability is the key factor for this area’s success, because Pitt Meadows and Maple Ridge homes of every kind are still within reach, especially for newer families that don’t have a lot of money to put down on Vancouver, Burnaby, Surrey or even Langley housing. “It has to be said that a lot of people, even if they don’t really want to move out this far, are still going to come because our homes are affordable,” says Ambrose. “They may not want the long commute and gas expenses, but they don’t have a choice if they want to own a home.” Mark Cardas, from the Cardas Mugridge Group at Re/Max Results Realty, agrees the market is busy right now. He points to open houses over the past month and a half that might have seen two or three people apiece for much of last year, but which are now drawing many times that number. He also likes the fact that he’s been seeing more multiple offer situations lately, which suggests buyers are more motivated right now than they have been for a long time. “I think what we’re seeing is an early spring market,” Cardas states, referring to the expected spring real estate activity boost that seems to happen each year in April and May. “We don’t actually have enough inventory on the market right now because those people

“They’re (buyers) better informed, they’re cautious and unless they get emotional for some reason, they’re willing to wait to see if something better comes on the market.” Ken Ambrose, realtor who typically wait for the spring to list haven’t done so yet.” He suggests those waiting might want to consider advancing their timetable a bit to take advantage of the buyers who are out there right now. Ambrose has noticed the greater interest
as well; he’s also noticed that people are continuing to be extremely picky in their search for a new home. “They’re better informed, they’re cautious, and unless they get emotional for some reason they’re willing to wait and see if anything “better” comes on the market. “There has been a check in the market for some time, and I would say at least 95 per cent of the price changes on listings have been downward over the past year.” Cardas says houses that are single-family entry level homes priced in the $350,000to -$450,000 range are desirable right now, especially if they’re “nice and clean” – and he’d love to see more of them on the market. Homes in the $500,000-to-$600,000 range are busier in terms of sales today compared
to last year, but there aren’t nearly as many of those being sold, when compared to the less expensive homes. Real Estate Board of Greater Vancouver real estate statistics for February bear out what Cardas and Ambrose are saying, in that that while listings for detached homes, attached homes and apartments in Maple Ridge and Pitt Meadows combined were down last month (298) compared to the same period the year before (331), the number of sales was actually up 59 per cent – from 103 to 164. The benchmark price for a single family detached home in Maple Ridge in February was $458,400, and in Pitt Meadows it was $500,200. For townhouses the numbers were $271,700 and $323,800 respectively, and for apartments $173,100 and $251,600 respectively.

Local clubs win in spring tournament The Ridge Meadows Minor Hockey Association hosted the Home Town Hockey Hero Spring Rep Tournament from March 14 to 17 over the weekend. The event saw 46 teams participating in eight different divisions. The clubs travelled from as far away as Idaho, Oregon and Alberta to attend the tournament. After a winter rife with game cancellations, the local soccer association will be going to municipal officials asking for more turf fields in Maple Ridge and Pitt Meadows. Misty Thomas, executive director of the West Coast Auto Group FC, said even as the new turf field at Pitt Meadows Secondary was opening, there was recognition that the community needs more than the three it has. That point was driven home in the 2014 season. “It’s exacerbated in a winter like the one we’ve just had, where so much gets cancelled,” said Thomas. The association will ask for a cluster of fields, with a field house, washrooms and ample parking. She knows the multi-million dollar project may be a long time coming, but wants to know the priorities for Parks and Leisure Services. “It’s a matter of being on the radar with the (recreation) commission,” she said. “It’s an ongoing dialogue.” “Other communities in the Lower Mainland have committed to building out artificial turf fields and converting their grass fields.” She clarified the soccer players are not being prima donnas. They are willing to play in the rain, on a muddy grass field. But the parks department closes fields when they get too wet, to keep the grass from getting ripped up. “If all the fields we have access to were playable all year round, we would be fine.” David Boag, director of parks and facilities, doesn’t have to be sold on the value of turf fields. He estimates that one can accommodate the same usage as about eight natural fields. Generally, grass fields are playable for three games on each of Saturday and Sunday, and then must be left the rest of the week. However, he said the initial cost of turf is high. Pitt’s cost $2 million, and was only possible with funding from the school district, the soccer club and with a provincial grant. The fields last about 12 years, then the surface can be replaced for $500,000. He said staff has recommended planning about four synthetic mini soccer fields at Albion, but is awaiting the direction of council .
