Saanich Council is trying to break free and move forward from the myriad allegations and complaints launched Monday by Mayor Richard Atwell. Among the multiple statements unleashed by Atwell are implications of police harassment, of police leaking information and of a spying program within municipal

hall that monitored the mayor. But those allegations of unfair conduct came crashing down within an hour on Tuesday evening as the Saanich Police found nothing criminal about how Saanich Information Technology department uses monitoring software in municipal hall. “I’m stunned by this statement,” said Atwell, adding he believes it to be a conflict of interest for Saanich Police and will forward it to

the B.C. Office of the Police Complaint Commissioner. Saanich councillors dismissed the suggestion of spyware in a unified statement released to the press. They said the monitoring software in question, which Atwell described as Spector 360, was installed on several municipal computers following a third-party audit of the District of Saanich computer system in May 2014. “On behalf of council we would

have hoped (Atwell) would have said something to us before he said (he was being spied on) to reporters,” Coun. Judy Brownoff told reporters. “We had no idea.” The third-party data review recommended the installation of security software to protect the the municipal database from external threats and to monitor internal activity that may result from external threats. “I want to assure the public

that our security measures protect Saanich’s database and everything on the system. Our staff are in charge to ensure it’s secure,” Brownoff said. Brash said if Atwell is going to get through the current situation, which rose in part from a series of allegations he made in Monday’s bold but brief press conference, then he needs to repair his relationships with staff and council as soon as possible. “It’s difficult to operate with departments if you’re accusing them of harassment,” said Brash, in regards to Atwell’s declaration that spyware was installed on his

Commuters traveling along Douglas Street will have to be patient over the next coming months, said Victoria Mayor Lisa Helps. Construction on phase two of the Douglas Street Priority Transit and Cycling Lanes commenced on Tuesday. A northbound transit priority lane is being constructed along Douglas Street from Hillside Avenue to Tolmie Avenue. The hope is to increase the reliability of transit during peak hours – 3 to 6 p.m. – by giving buses their own lane during those times. Cyclists will also be permitted in the priority lane. Two vehicle lanes will remain, and drivers can also use the third lane outside of the posted peak hours. “If you take transit, you want to know that it’s (going to) be on time and on schedule,” said Meribeth Burton, BC Transit spokesperson. “People who are stuck in their cars are going to see the bus pass them, and hopefully that will inspire more people to take transit.” Until then, vehicles and buses

will have to drive through the construction to get to where they’re going. “There will be increased congestion during the construction, and that’s part of change,” said Helps. “We could get nothing done again, but I thank commuters for their patience and grace while we do this construction.” Helps said the main benefit will be the long-term effects on transit. “People don’t like construction, but once it’s done they love the results,” she said. “I think sometimes it’s worth a bit of short-term pain.” Tony Elson of Real Deal Bedrooms on the corner of Douglas and Summit Avenue, said he hopes the construction is completed by spring, as predicted by BC Transit. “If (the construction) is a bit of a deterrent for people to get to us this time of year I wouldn’t worry so much as in the spring and summer,” said Elson, adding that 50 per cent of their annual business comes from the summer months. Although the added lane is meant for buses and cyclists during the peak hours, many agree it is not an ideal bike lane. “One of the things that needs more thought is where the appropriate place is for cyclists in and out of our downtown in a north, south kind of way, and I’m not convinced that it is Douglas Street,” said Helps. “I think we’ve got more work to do on bicycles, but I don’t think that’s BC Transit’s responsibility – that’s the city’s responsibility.” Edward Pullman, president of the Greater Victoria Cycling Coalition, said the bike lane will be an improvement, but protected bike lanes are needed. “The vehicle speed and the traffic volumes on a road like Douglas dictate that you need high quality facilities that physically separate motorists and cyclists,” said Pullman.

Tour, police lose No. 25 A tradition of excellence Cancer takes officer Mike Lawless Travis Paterson News staff

The death of Saanich Police officer Mike Lawless has shown how deep his impact was on the community. Lawless passed away on Jan. 11 after a lengthy battle with lung cancer. He is survived by a wife and young family. Lawless leaves a strong legacy, including his time spent with the Tour de Rock Cops for Cancer, an Island bike tour benefitting patients with paediatric cancer. He first rode with Tour de Rock in 2004 and was a “tireless supporter” as long as he could be. “Mike has truly left a legacy that no one will forget; he will forever live on in our hearts,” said Debi Dempsey of the Canadian Cancer

Saanich Police Const. Mike Lawless was a tireless supporter of the annual Tour de Rock ride in support of paediatric cancer. Society. “He had a significant impact on the schools and on our Junior team in particular. Mike would go in ahead of the Tour’s arrival and get the communities and schools pumped up and ready to meet the team. “2013 was the first year that he was not able to be part of the Tour; and he was greatly missed. First thing asked by all the communities, schools and supporters was ‘Where’s Mike?”

Lawless’s work affected more than 340 alumni riders and the Junior Riders, while his face was recognized in the Tour’s 27 Vancouver Island communities. In honour of Mike’s battle with cancer, the 2013 and 2014 Tour teams wore his Saanich Police badge, No. 25, on their helmets and bikes. The teams also held a special group gathering at the base of the Hump before Port Alberni, which was Lawless’ traditional

spot where he brought inspirational words to the team before the ascent. Lawless joined Saanich Police in 1995 and worked in patrol, traffic, and the forensic identification section as a constable and then as a supervisor. Cut fuel taxes for competitive BC economy On Tuesday, the price of regular gasoline hovered at $1 per litre in Greater Victoria. On Wednesday afternoon, it dropped below the symbolic $1 barrier — it was priced at about 97.9 cents per litre. The Island and Lower Mainland have been late to the party, as most of Canada saw gas prices fall to $1 per litre or lower. Last week in Edmonton, the price was 69 cents a litre. In the Lower Mainland it hit 95 cents. In most parts of the country, prices have been in the high 80s or low 90s. As world oil prices have fallen, gas prices have slowly followed suit. Diesel prices have yet to do the same — they still remain in the $1.25 range, as diesel fuel pricing involves completely different market forces. Gas prices have stayed stubbornly high in Metro Vancouver because of the TransLink tax of 17 cents per litre on fuel (3.5 cents in Greater Victoria), and B.C. gas prices have stayed well above other provinces because of the 6.7 cent carbon tax implemented by the BC Liberal government under Gordon Campbell. These taxes are in addition to other federal and provincial taxes on gasoline, and of course the GST, which is charged on both the cost of the fuel and the various other taxes. Environment Minister Mary Polak is a staunch defender of the carbon tax and claims it has reduced the use of gasoline, diesel fuel and natural gas since it was implemented in 2008. While she is technically correct about products sold in B.C., she fails to mention that industrial capacity has been reduced since that time, with many large users of fuel such as pulp mills closing down permanently. Carbon tax figures also do not account for fuel bought in adjacent Washington State, which now sees many more B.C. residents visit regularly to fill up, due to dramatically lower prices. The cost of fuel in Bellingham on Tuesday was $1.90 (U.S) per gallon, which works out to about 60 cents per litre Canadian, at current exchange rates. Some governments are talking about raising fuel taxes in the current low-price environment. In B.C., they need to be cut, to make our economy more competitive. What do you think? Fee increase editorial ‘bang on’ Your editorial, “Fee increases a sure sign of the new year”, (Jan. 9, 2015), is bang on, exposing BC Liberal government claims that we live in a province with the lowest taxes: • The Medical Services Premium is never included in their tax tally as they claim it is a Premium – not a tax! The MSP has doubled since the Liberal assumption of power – and it, and its routine Premium increases, have made it the most regressive tax levied by any jurisdiction in Canada: a form of leadership Christy Clark should be ashamed of. • The 28 per cent increase in BC Hydro rates – directly due to Liberal excessively costly deals with many of their “run-of-river” partners and using Hydro as a milch cow through annual use of hundreds of millions of dollars from Hydro deferral accounts for government general revenue. • The decade-long increases in BC Ferries fares and cuts to services has, as the Union of BC Municipalities report noted, “driven down ridership on BC Ferries at a cost of $2.3 billion to the provincial GDP.” • You also observe that basic auto insurance premiums will rise on average $36 this year, and that

“The increase comes despite the government funnelling more than $150 million from the Crown corporation into provincial coffers.” Perhaps it is more accurate to state that the premium rise is a direct result of the Liberal government raid on the ICBC revenues. Your analysis and conclusions should raise questions in all British Columbians about the lack of fairness and openness, and the fiscal mis-management and taxation shell games, this government is annually engaged in. It also raises questions as to why – on a regular basis – my Oak BayGordon Head Green MLA votes to support the BC Liberal budgets that include the unfair, regressive Medical Services Premiums tax; and the constant BC Ferries fare increases and service reductions; and the annual BC Hydro and ICBC rate

increases! About 70 per cent of Oak Bay-Gordon Head voters voted for parties other than the Liberals: if we had wanted a member to support the Liberal budget we would have voted Liberal! When several hundred of us citizens attended the Oak Bay United Church all-candidates meeting two years ago not once did we hear the Green candidate say he would vote for the unfair Liberal budgets – indeed he joined the NDP candidate in criticizing the Liberal government policies. Let’s hope our Green MLA, during the vote on the third Liberal budget, represents the will of 70 per cent of voters who did not vote Liberal – and rightly expect him to express their will not his bizarre partisan gamesmanship. Time to act on US water access I once wrote a letter to the Saanich News suggesting Tom Fletcher should change the name of his column but after his latest one about the “U.S. ripping us off on water” I almost feel I should retract my words. This is an issue all of B.C. should have the same view on and an extremely important one at that. It’s not clear if Bill Bennett gave the 10-year notice to exit the agreement but he certainly should have. I don’t think we could ever actually deny the U.S. access to our water as it would ultimately lead to an invasion. We should however fire the warning shot that we want a fair dollar for the resource. Having just flown back from Peurto Vallarta I saw nothing but desert out my window for almost the entire trip until we got into Washington state. Lake Mead created by the Hoover Dam is so low on water that the dam is almost useless and California is screaming for more to feed the crops. We pay top dollar for the produce from there and yet give them the water for pretty much

free. It’s totally crazy and will only get worse. The time to act is now! Way to go Tom for highlighting this ridiculous situation that I’ve ranted on about for decades to mostly deaf ears. Matt Taylor Saanich

Pursuing charges not an individual’s choice Your article regarding Mayor Atwell and the police intervention states that Mr. Atwell “chose not to pursue charges that night.” As the Chair of the Police Board should he not know that whether charges are laid or not is not his choice or anyone else’s choice? As I understand our system the police do their investigation. If they believe a crime has been committed and the evidence supports that conclusion, they make a recommendation of charges to Crown Council. Crown then approves or disapproves based on the likelihood of conviction and with what’s in the public’s best interest. All Mr. Atwell or any other private citizen can do is either

I especially liked getting plenty of warning about upcoming turns. Some navigation systems instruct you to turn at the very last moment, which is not helpful. Often our ‘nav-lady’ gave us two warnings sometimes even three ‘turn left in 250 metres’, ‘turn left in 100 metres’. Believe me it was comforting. All the places we wanted to visit parks, malls, trails and shops were easily found with no hassles. In Tacoma, a third dog joined us for adventures around town – Beau, a large

yellow lab. Everyone knows labs are eternal puppies who enjoy good times no matter where they land. This happy boy landed in the cargo area with the other two and still there was plenty of room for all three dogs with nary a complaint about someone’s paw being on someone’s side. It all made for a fun Christmas celebration with lots of treats, even for my backup navigator Patricia and myself. There are a few schools of thought when it comes to writing down your to-do lists. One argument says that writing lists causes the brain to get lazy; therefore, it doesn’t retain information as easily because it knows there is a backup somewhere. Another suggests that highly effective people write lists because when they scratch their tasks off, it creates positive reinforcement and motivates individuals to continue to work hard. Call my brain lazy but I love writing lists. It seemed only natural to have such a list while the Volvo’s performance version of V60 sportwagon was in my garage. Torque is harnessed as low as 2,800 rpm and then delivered via a 6-speed automatic transmission. Paddle shifters also come as standard equipment. If there were to be more of a kick while accelerating quickly, that would be welcome, but not necessary. Speaking of acceleration, getting up to 100km/h from zero takes a mere 4.9 seconds. Getting you back to zero is made possible by using Polestar’s 14.6-inch ventilated front discs matched with six-piston Brembo calipers with 11.8-inch ventilated discs in the rear. The only real drawback of the Polestar, I found, was its turning radius. Tight turns at low speeds wasn’t ideal, but if you need to a three or four-point turn to get into the mall’s cramped parking stalls, so be it. At the end of our test time together, I’m happy to report that I checked off all the items on the list. If the universe unfolds in my favour, we shall meet again. Now you have to worry more about steering geometry and wheel-alignment specs. Revtek offers a complete line of suspension systems designed to level your vehicle, and offer you the option to increase tire size. Most levelling systems maintain the original springs, so you can maintain a smooth ride. In my view, Revtek has the most installer-friendly kits available and the manufacturer utilizes the best materials – billet aircraft aluminum (higher grade of aluminum with no imperfections), powder coated cast aluminum, and specialty polyurethane, which meet or exceed original-equipment specifications. Whether you choose a complete lift, or just to level

If you are not happy with the overall ride height and not satisfied with just levelling the front-end then Pro Comp Suspension may be an alternative. It has a full line of suspension lifts: you can raise your truck a few inches or all the way up to nosebleed levels. One kit in particular is the 8.5-inch for Ford Super Duty trucks. This lift has enough clearance to clear 37-inch tires, and will cost you $2,400 with shocks. With lift kits of this size, you should definitely make sure you make any necessary improvements such as a spacer kit to lower the carrier bearing on vehicles with two piece drive-shafts. This will reduce high-speed driveshaft vibrations, and is well worth the investment of $60. You should also consider a steering stabilizer to control those large tires bouncing

down the road. There are a few options available from a single application or a double stabilizer setup, depending on the vehicle. Price $89 to $165. Another good upgrade to consider with a lift of this size is a traction bar system to prevent wheel hop or axle wind up. In the old days, these bars would limit your wheel travel, but now the ends are equipped with reverse hourglass-shaped urethane bushings that allow the traction bar to flex for articulation. The final upgrade to consider is the addition of stainless steel brake lines. Such brake lines not only give you the correct length required with these massive lifts, but also will not swell under increased braking pressure demanded by larger tires. Vikes to name coach Travis Paterson News staff

The replacement for former UVic Vikes women’s rugby coach Mark Hall is expected to be named in the coming days as Hall stepped down in early December. Hall held the position for three seasons but the demands of doing double duty as athletic director at Shawnigan Lake School finally took its toll, he said. “It was a great run, I was happy with the program, I know it will continue to improve as a sevens team as well as the 15s,” he said. During Hall’s watch two national team players stepped in as assistant coaches, Brittany Waters (the interim coach) and Julianne Zussman. The team also made gains by recruiting top talent which it had been unable to do previously, such as national team hopefuls Jess Neilson and Jamie Beck, as well as Lauren Kerr and Gurpreet Dhaliwal. In 2013, the VIkes managed a Canada West win, which were becoming a rare feat for the club. That led to a Canada West bronze medal in 2014. “Waters, if she gets the job, would be great. The key thing for the Vikes to continue their success is adding size, we just weren’t big enough,” Hall said. There’s a growing – and dangerous – health trend that is hurting our society at a very core level, according to Dr. Richard Stanwick, chief medical officer for Island Health. It’s not actually a “trend.” Not in the way we normally think of them, anyway. It’s not a specific food that’s hot right now (like 2014’s kale obsession) or an exercise plan that’s catching hold (like yoga), but it’s a combination of factors that are leading to a systemic and societal obesity problem. Stanwick says obesity is as big a health issue globally these days as starvation. When he was in medical school, they “didn’t even need to know about Type-2 diabetes,” he says. “We’d just never be tested on it, because we’d never see it. Now we’re seeing it diagnosed in kids, and they’re having operations in their 20s and sometimes we’re attending their funerals in their 30s.” One main issue is we haven’t acknowledged how bad being overweight is for us. And how we get that way – with a sedentary, screen-obsessed lifestyle – is often just as dangerous. “Some of the more discon-

certing evidence shows that their parents don’t see their child as having a weight issue,” Stanwick says, “so we really have to enlist parents and make them see this is an serious situation. They don’t see it as being on par with other illnesses. It’s becoming acceptable.” One of the best ways to address the issue within the family unit, he says, is to start incorporating and addressing healthier lifestyles – including both physical activity and diet – into our daily routines. “It doesn’t need to be a Leave-it-to-Beaver-type scenario or a scene from some old 50s television show, but coming together as a family to prepare meals and have activities that engage us interactively is important.” Making meals together as a family not only encourages healthier eating, as most foods prepared fresh at home are going to be far better for us physically. It can make us think about what we’re putting in our bodies and encourage healthier decision making, especially if we discuss with our kids where the food we’re preparing comes from. “So many pre-prepared foods have sugar listed right at the top of their ingredients,” Stan-

wick says. “And we have no idea what goes into it, most of the time. The type of caloriedense food that comes from the driver-thru window – we’re just not genetically equipped for that.” The other obvious impact on obesity and weight issues is adding exercise to one’s day-today activities. This is especially important for children, according to Stanwick, because physical exercise is directly tied to intellectual development. The interactivity of children’s play these days has been pushed aside in favour of screens and other sedentary activities, he says. He recommends families get outside and enjoy being together in a positive, activity-driven way. But it doesn’t need to be a sudden, monumental shift in order to make a positive difference, Stanwick says. “Make it one meal a week, to start, that you make together with fresh ingredients. Go for one walk a week as a family. Right now we are reading Harry Potter with the kids every night before they go to bed. We are currently on book No. 3 and we are all enjoying the excitement, adventure and suspense.

Every Friday night at our house is Nacho Friday. We sit down with nachos (and veggies), watch a movie and connect after a full week of activities, work and school. We check in about what was your favorite part of the week and the answer is always the same “Nacho Friday.” If for some reason we miss it, we have to make it up another night. It is our time to connect and be together.

With a righteous whoop from the drivers’ seat, Derrick swung the van around and re-traced his route of woe. There it was … the 30 km sign was lying flat on the ground! The avenged driver (a.k.a. a photographer) leapt onto the road and immediately took 21 photographs entitled Sign Lying On Ground. As he tried the shot from different angles, a Highways fellow drove up and began to re-erect the sign. So Derrick photographed him too. “The police will probably think you kicked it down,” I mumbled as we drove to the RCMP detachment, where Derrick presented his case. A few hours later, an officer attended our campsite and drew the word “void” through the ticket. Once back home, I was forced to view his-and-hers souvenirs: my photo radar ticket grumpily sitting next to his ticket with a great big, self-satisfied “void” written through it. My daughter’s driving record remains untarnished … but I can’t say the same for the hearts of anyone driving with her. Susan Lundy is editor of Boulevard Magazine.

we were driving from Powell River to Lund, when a police officer pulled us over. “Were you speeding?” I asked innocently. “Of course not,” he said a bit peevishly as we waited for Mr. Policeman to arrive at the window. Turns out, Mr. Virgin Speeding Ticket was driving 60 km in a 30 km zone! While I gleefully picLundy tured a copy of his speeding ticket posted alongside my photo radar ticket, Derrick attempted to sweet talk his way out of it. This involved hopping out of the van, checking the cop’s radar for accuracy, telling the officer he was “virgin,” and chatting with him for about 15 minutes. At one point, a car full of youths drove by and someone called out, “Give the cop a donut!” I eyed the Tim Horton’s bag on the dash and quickly stowed it under my seat – nothing would get him out of this one. The girls sat quietly in the van, apparently cowed by Daddy’s slip into the underworld of traffic crime. The mighty finally acknowledged he had fallen and we continued our journey in surly silence, turning around after a

She’s “destination-oriented.” And now that I think Susan about it, I believe the neighbours in the area where I grew up referred to me as “Little Hell on Wheels,” so perhaps she comes by it honestly. Aggressive driving is certainly not something she inherited from her father. My grandmother drove faster than my ex-husband. At times, he would drive so slowly, I’d have to reach over with my own foot to press his foot down on the gas pedal. Back in those days, people in B.C. who drove a little over the speed limit often received a souvenir in the mail. When my photo radar ticket arrived, my ex gleefully posted it on the bulletin board for all to admire. He’d often remind us that he’d never received a speeding ticket in his entire life. So I was quite thrilled, I confess, the summer

HAFI Funds Home Modifications for Disabled Man When Lorie and Walter bought their home in Port Alberni 13 years ago they slowly began renovating the unfinished basement to accommodate Walter’s changing needs as his muscular dystrophy advanced. “The basement was a black hole when we moved in,” recalled Walter. “After 12 years of skimping and saving, we made the downstairs completely wheelchair accessible, except for the bathroom. It was way too small. I could only stand for about a minute and a half without collapsing in the shower stall and I could no longer pull myself out of the tub in the upstairs’ bathroom, even with Lorie’s help.” Through funding from BC Housing’s Home Adaptations for Independence (HAFI) program, Walter and Lorie were able to work with a contractor to transform the space. A wall was removed to make room for a wheelin shower with benches, grab bars were installed, and the vanity and fixtures were relocated.

“ I just slide into the shower now,” said Walter. “I feel safer and no longer dread trying to wash myself. What was previously a dangerous chore for me is now a welcome treat.” Walter and Lorie hope to spend the rest of their lives in their home. The HAFI program provides financial assistance to help eligible low-income seniors and people with disabilities adapt their homes so they can continue to live independently.

Pops brings British invasion

The British are coming to Saanich this month. The 75-voice Starlight Pops ensemble, directed by Sue Doman, salutes the Land of Hope and Glory with British Invasion, a celebration of awardwinning hits by British composers and recording artists. The ensemble performs at St. Aidan’s Church, 3703 St. Aidan’s St., Friday, Jan. 30, at 7:30 p.m. and Sunday, Feb. 1 at 2:30 p.m. “There’s something in this concert for everyone,” says Doman. “The programme spans eight decades of Brit hits, from 1940 to the present day. You’ll hear classics from The Beatles, Adele, The Rolling Stones, Petula Clark, Manfred Mann, Elton John, Sting, U2 and many others.” Founded in 2008 by Doman, a Victoria conductor and vocalist, Starlight Pops is a mixed-voice choir backed by a four-piece combo led by Victoria pianist Peter Rothhauser. January marks the swearing in of the Victoria Real Estate Board’s new board of directors. The Black Press engaged current president Guy Crozier on the state of the industry.

Q: How long have you been selling in Greater Victoria and what makes it special for you? A: I’ve been selling real estate for 23 years now – in the Victoria area for my entire career! I’m a fifth generation Victorian, so just getting to know that many more fellow Victorians over the course of all the transactions I’ve been a part of has been special. Real estate is the perfect career for me. It lets me leverage my background of management in the service industry and build my own business the way I choose. When you look at the industry, realtors are one of the last bastions of entrepreneurs, we are each small businesses who invest in our own technology, products, marketing and so on. Every

realtor out there builds their own brand and makes their own way. I enjoy that level of responsibility for my business and control over my work. I feel very lucky to get to do what I do every day.

Q: What are your background strengths? A: I think I have the right kind of work ethic to be an entrepreneur – I’m competitive, like to build relationships and hard work doesn’t scare me. When I was new to the business I came in with a lot of ambition, which drove me through the tough times when you wonder if you’ll make it to the next month. I also feel my experience in the service industry served me well – no pun intended. I spent nearly a decade on the management track at a global restaurant chain and I learned so much there that has helped me do my work now. Not just around the value of good customer service, but how to balance the books, manage time, all those skills came from my training in the service industry. Q: Why take on this role? A: The more time I spend as a realtor, the more I value organized real estate, of which VREB is an integral part. I’ve volunteered on board committees for more than fifteen years, and it seemed like the natural progression to commit five or six years to be on the board of directors after my experience in committees. I felt

Q: The traditional process of real estate agents selling homes has been challenged in recent years, do you anticipate any more trends to affect the industry? A: I think the changing trends have made realtors more important than ever.

Twenty or 30 years ago technology wasn’t a factor when purchasing or selling property, and there were only one or two ways to market a home. Negotiations were simpler. Now, technology changes faster than home values and mortgage rates. There are endless ways to market a property, sales are complex and there are more potential liabilities than before. Historically real-

Q: Does the VREB have any initiative new projects in mind? A: Projects we undertake are focused on helping our (1,200 Victoria region realtors) do their job better. For example, our board launched an online StrataDocs service that helps connect users with strata paperwork and information required when doing due diligence in selling and buying strata units, and that’s a Victoria-born initiative that is now being used across the country at many different real estate boards. One of our current projects is the strata lockbox program, which provides safe and secure places for realtors to place keys for multi unit buildings. We have also just rolled out a complex mandatory education component through our provincial organization. We manage content and delivery at the local level. Moving forward the board will continue to look for ways to support members – that might be in the form of new technology or physical products that help streamline work and keep property safe.
