The Midway RCMP detachment has been very busy over the past few days. Corporal Judson Mayes told the Times in a phone interview on Tuesday evening that on Saturday, March 28 they responded to a break and enter of a motorhome trailer on a property between Midway and Rock Creek. A backhoe and trailer was stolen. Fencing and gate were damaged. Police have no suspects. During the early morning hours of Monday, March 30, four vehicles along Fourth Avenue and Hartland in Midway were rummaged through by unknown suspect or suspects. Mayes said nothing was stolen, but personal things in the glove box and centre consoles were picked through. RCMP again remind residents to lock their vehicles at all times. On Tuesday, March 31, police received a report of a stolen F-150 pickup from Dominion Street in Midway sometime on Monday night. The vehicle was apparently locked. Mayes reports they have no suspect or suspects at this time. Thousands of dollars of damage was Also on the same night, done to the seventh green at the Kettle three Midway RCMP vehicles Valley Golf Course overnight on Monwere disabled between 1 and day by thieves who also stole tools and 2:30 in the morning. Tires were other items from the shop. Photo: Aaron Rexin flattened at members’ residents, as were their personal vehicles. RCMP remind residents to watch their places as well. “If we can’t respond, it puts the general public in great danger,” said Mayes. Again on Monday night, a break and enter occurred at the Kettle Valley Golf Course. Gas, a welder, compressor and tools were stolen and there was approximately $2,000 to $3,000 damage to the seventh green when it was driven over. A vehicle with matching tire tracks was seized off of the Mt. Baldy Road later the same day. The golf course was hit again on Tuesday night with the thieves coming back for more items stored outside the shop area. Course manager Aaron • See POLICE BUSY page A3

LAST WEEK’S SOLUTION
Quote of the Week: Blessed is he who expects nothing, for he shall never be disappointed. – Alexander Pope (1688 - 1744), Letter to Gay, October 6, 1727 Joke of the Week: Gallagher opened the morning newspaper and was dumbfounded to read in the obituary column that he had died. He quickly phoned his best friend, Finney. ‘Did you see the paper?’ asked Gallagher. ‘They say I died!!’ ‘Yes, I saw it!’ replied Finney. ‘Where are ye callin’ from?’
Water concerns spur planning process Concern over a proposed expansion of the Miller Springs water bottling facility in the Sidley area has rural director Vicki Gee seeing this as a good time to initiate a process of community planning in the area. “There are a lot of people in the area that are really concerned about water availability for the community and also about in essence what seems to be a growing industrial section right in the middle of agricultural land,” Gee said. “There have been six different parties who have told me they have had declines in their water in the last few years,” Gee continued. “Nobody is saying it is or it isn’t Miller Springs; they are just saying, ‘Hey we need to know what kind situation are we looking at here and is there going to be enough to go into the future?’” Gee told the Times she is starting community planning for that area. “As part of that process we will look at everyone’s questions about resources and that kind of thing,” she said. Owners of Miller Springs have submitted an application to the Agricultural Land Commission (ALC) to increase the amount of water the bottling plant extracts from the aquifer. Gee said that application had come to the regional district for comment only and that it has since gone to the ALC. Gee said she’d asked the RDKB planning department what the timeline might be and was told it could take up to three months. “I don’t

Happy birthday!
Church Directory
On the occasion of her 95th birthday on March 22, long-time West Boundary resident Mary Rock met friends Michael Bonner and Donna Scott at the front door of Parkview Manor at 7 a.m. sharp. She invited them in for coffee, which she does every day, same time. “Mary is blind, and quite hard of hearing, but she gets by, and thrives, sometimes with a little help from her friends, who usually mix her up,” Scott commented.

False promises OR proven results?
Mr. REALTOR (R) says: “You should list with me as I can sell your property in 6 months or less.” Mr. REALTOR (R) says: “If you list with me I can get you the max price for your property as I have 3 buyers just waiting to buy a place like yours.” Mr. REALTOR (R) says: “Your house is easily worth $$$,$$$ so we should try even a bit higher on the listing.” Be warned, don’t fall victim to false promises and quick sales gimmicks. Selling Real Estate is about a time and effort to get proven results. So don’t be afraid to interview the REALTOR ® when going to list your property. Here are some basic but important questions to ask:
1. How long have you been selling real estate? While years of experience is no guarantee of skill, real estate … like many other professions … is mostly learned on the job.
2. How many properties did you and your real estate brokerage sell last year? By asking this question, you’ll get a good idea of how much experience the practitioner has. And how much of a market share the REALTOR ® has in your community. Bottom line, the more listings a REALTOR ® has, the more buyers they get usually.
3. How many days does it take you to sell the aver-
BOUNDARY COUNTRY
REAL ESTATE TIPS
JENNIFER BROCK age property? How does that compare to the overall market? The REALTOR ® you interview should have these facts on hand, and be able to present market statistics from the local MLS to provide a comparison. If a property is taking years to sell it’s probably over priced for the current market. 4. How close were the final sale prices of the properties you sold to the initial asking prices? This is one indication of how skilled the REALTOR® is at pricing homes and marketing to suitable buyers. Of course, other factors also may be at play, including an exceptionally hot or cool real estate market. 5. What types of specific marketing systems and approaches will you use to sell my property? You don’t want someone who’s going to put a For Sale sign in the yard and hope for the best. Look for someone who has aggressive and innovative approaches,
A5
and knows how to market your property competitively on the Internet. Buyers today want information fast, so it’s important that your REALTOR® is responsive. 6. What does the listing contract entail? What is the starting and expiry date on the listing? What is your commission and is it negotiable? When you sign a listing contract with a REALTOR® make sure they explain it and your obligations. There should be no blank lines in a contract to be filled in later. And there is no standard in commission, its an agreement between REALTOR and Seller. So ask and understand why they price it where they do and what services you get for that price. 7. What’s your business philosophy? While there’s no right answer to this question, the response will help you assess what’s important to the agent and determine how closely the agent’s goals and business emphasis mesh with your own. 8. What is your marketing strategy? These days having your property listed on MLS© is usually not good enough. Find out about and review the REALTOR’s ® website (s) and how many they have, google ratings, newspaper ads, tourist guides, TV / radio ads, custom signs and social media, etc. How many buyers are in their
data base system? ASK for the proof, not just ‘poofery’. Because the more the REALTOR ® is found online by the public, the more your listing is found. Request market reports, active web counts and copies of newspaper ads. If you get resistance or excuses then you need to proceed with caution as you probably won’t be getting those services from that REALTOR ® 9. How will you keep me informed about the progress of my transaction? How frequently? Again, this is not a question with a correct answer, but how you judge the response will reflect your own desires. Do you want updates once a month or do you prefer not to be bothered unless there’s a hot prospect? Do you prefer phone, e-mail, text, or an inperson visit? 10. Could you please give me the names and phone numbers of your three most recent clients? Ask recent clients if they would work with this REALTOR® again. Find out whether they were pleased with the communication style, follow-up, and work ethic of the REALTOR®. Boundary Country Real Estate Tips is a monthly Real Estate article brought to you by Jennifer Brock of Macdonald Realty Ltd. and is not intended to solicit properties already listed for sale.

Criminals have worn out welcome
You’ve no doubt heard of the TV show America’s Dumbest Criminals. I think if the criminals who have been violating the peace and security of the West Boundary for the past little bit don’t have the sense to realize when enough is enough, then maybe they need to be tuned in to the obvious. A word of advice: leave town and don’t come back. There is a proverbial line drawn in the sand and these thieves may have overstepped by a large margin. The golf course has been open for only a few days and the same gang has hit them. Twice! A lot of local people golf—they get an itch that starts sometime in mid-January, and the only thing that is going to satisfy the itch is a few good rounds of golf when spring finally rolls around. Then along come these bozos who think it’s cool to steal from honest, hardworking folk and— just to add insult to injury—they made sure to needlessly drive a vehicle across a putting green on both nights they raided the course. They were after the stuff at the shop and obviously the golf course shop is not placed in such a way that the only access is across a green. So these idiots had best figure out they have totally worn out their welcome in the West Boundary. As mentioned above, a fair number of local people appreciate that golf course. So you better move on—you don’t want to get caught on a dark night by some vigilant golfing fanatic with a nine iron out behind a lonely rural shed that you were breaking into.

Clubs prepare for show
Rumplestilskien Fibre Arts Guild, Riverside Artists and the 4-H sewing club are all busily preparing for a show at the Rock Creek Pavilion on April 18/19. The theme of the quilt show is “From Traditional to Trending.” According to Lynda Dennill, Rumplestilskien has some 20 members from across the West Boundary and they are aiming for 200 quilts on display. They only do a show every few years. Dennill said the group has been active for around 30 years. In 2010 they changed their name from Rumplestilskien Spinners and Weavers to the Rumplestilskien Fibre Arts Guild.

Golf course now open
A Little Perspective – read it on page 6
The Kettle Valley Golf Course is open for the 2015 season. Taking on the role as clubhouse manager is Sam Hall, replacing Krisi Goddard who has moved on to the grounds keeping department. Sam, along with course manager Aaron Rexin, invited the Times to stop by to get a picture announcing the opening of the course for the new season. Judging by the delicious homemade cookies that Sam brought out there will be plenty of satisfied diners at the golf club this year.

She describes the upcoming menu as “good food; fresh stuff ” with signature salads, good burgers and, “a lot more homemade stuff ” and both she and Aaron invite the public to stop in for lunch or dinner. They are planning some signage for the highway that will help let people know the restaurant is open to the public. The clubhouse itself has been given some TLC over the past winter. The door between the entryway and the till and grill has been widened and an interior wall has
been opened up to reveal a framed glass window that was part of the original clubhouse building before the addition. “The changes make the whole place feel a lot more open and inclusive,” says Sam. For the first few weeks they will serve soups and chillies, garlic bread, maybe a sandwich. As the season picks up a bit the restaurant will have consistent hours— and, according to Sam will feature killer butter tarts and fresh baking on a regular basis. She talked of her EBTKS Salad—everything but the kitchen sink, saying she plans
to offer fresher options, not so much fried food. “Come for a cup of coffee and a cookie or anything right up to a full meal,” said Sam. Both she and Aaron were born and raised in the Kettle Valley—so what customers at the golf course experience is real local hospitality. Sam said they both are looking forward to welcoming everyone back, and hope to make new friends this year as well. As of last Friday, the course is open. Spring rates are $20 plus tax.

Grant handed out
The Heritage Credit Union has given the Midway and Beyond Theatre a second installment of $4,700 on a three-year grant program that is allowing the theatre to purchase a portable stage outfit. John Hibberson, representing the Midway Community Association (sponsor of Midway and Beyond Little Theatre), accepted a cheque for $4,700 from Heritage Credit Union Director Darla Ashton last month at the West Boundary Branch in Greenwood. The cheque is the second of three annual installments toward the purchase of a portable stage system for the theatre that will be located in the Midway Community Hall. “Because it is a lot of money, we are doing it over three years,” Hibberson explained. This year’s cheque will purchase a second set of four pieces to add to what was bought in 2013. Next year they will buy the last four sections and a ramp.” The stage can easily be moved out of the way when the hall is not being ac-
tively used in a theatre production. The units are portable and can be easily taken down and stored on two rolling carts. Ashton explained that Heritage Credit Union (HCU) assists the communities it serves through their Community Investment Policy. “The policy helps to ensure that the communities prosper, businesses and non-profit organizations thrive, and credit union members find that special place where their dreams can grow.” “Part of the credit union philosophy is giving back to the communities and the membership that they serve,” Ashton added. Hibberson said the four new sections would arrive prior to the production of their second show—Nana’s Naughty Knickers—that opens for a run of four shows beginning on April 23. “The HCU more than does its bit to support the communities it serves,” wrote Hibberson in a letter of thanks to the credit union.

Rock Creek & Boundary Fair Association BOX 83, ROCK CREEK, B.C. V0H 1Y0
PROUD TO BE COUNTRY
DID YOU KNOW? This year the Rock Creek and Boundary Fair Association’s Annual Fair is being held on September 19th & 20th and the theme is “Celebrating 101 years of the Rock Creek Farmers’ Institute – Sow it, Grow it, Show it.” The RCBFA’s 2015 annual operating and fair day budget is $190,000.00 or an average of $520.00 per day. The Fall Fair, which is the RCBFA’s major fundraiser accounts for 85% of the revenue to operate and maintain the facilities and put on the Fair. The remaining 15% comes from facility and event rentals and donations and sponsorships. Preparations are in full swing for the 70th Annual Fair and in the coming months you may be approached to volunteer your time, donate a prize or sponsor an exhibit class. The RCBFA is successful because of the commitment of its members and volunteers and the contributions and generosity of the community. The time spent volunteering, or the donation of a prize or sponsorship, by extension, contributes to the success of other local organizations which benefit from utilizing the well maintained Fair Grounds Facility. For example:
AT THE 2014 FALL FAIR, DID YOU KNOW THAT… • Seven local groups and organizations, including Boundary Minor Hockey, Boundary District Curling Club, Beaverdell Community Club, Bridesville Community Club, Kettle River Lions Club, King of Kings Church and Grand Forks Rotary Club grossed approximately $38,000.00 combined; • The RCBFA donated $750.00 to the Boundary Secondary School graduating class for helping out on Work bee Weekend and Fair Weekend; • The Borderline 4-H Lamb Club raised approximately $275.00 on Cow Chip Bingo; • 42 members of the Boundary “C” 4-H Club and Borderline 4-H Lamb Club participate and earn achievements; • Fair attendees are shuttled from the parking lots to the front gate of the Fair Grounds on a bus rented from the Grand Forks Pines Bible Camp Association;
• Over 20 organizations are given space, at no cost, to educate and make the public aware of their organization, including: Boundary Hospice Association Kettle River Seniors New Start Life Style Community Action Plan for Children Boundary Gogos Kettle River Museum Kettle River History Group Greenwood Public Library Boundary Guiding Unit Boundary Invasive Species Society Grand Forks Fire & Rescue Boundary Youth Soccer Kettle River Watershed Mgmt Plan Kettle River District WI Wild Safe BC Canadian Lyme Disease Foundation BC Lung Association Fortis BC West Boundary Sustainable Food & Resources • 2 local area residents are employed, part-time year round and full-time seasonal, by the Fair as Groundskeeper and Office Manager; • Local companies are awarded contracts for janitorial, garbage removal and waste removal services.
DURING THE REST OF THE YEAR, DID YOU KNOW THAT… The Fair Ground Facilities which contains a certified kitchen, a meeting room, washrooms and a dance hall that can accommodate 209 people are used by a multitude of groups, both local and regional, including non-profit and for profit organizations, and many of these events, while raising funds for their organization, also provide an opportunity for the community to get together, support worthwhile causes and enjoy some wonderful entertainment.
for Injured Motorcyclists (A.I.M.) hosts the Boogie Bash. This weekend attracts well over 750 people to the area which is great for the local stores and shops, as well, they raise funds to help provide services and resources such as legal counsel, support and rehabilitation associated with motorcycle accidents. A.I.M. partners with Rock Creek’s Borderline 4-H Lamb Club which raises approximately $1,500.00 by collecting recycling during the weekend.
The Kettle River Lions Club rents the facility to host an Easter Dinner. The Lions serve approximately 220 meals to local and surrounding area residents free of charge. Donations are welcome and usually 50% of the cost of the dinner is recouped by these donations.
The Ponderosa Music Festival brings 500+ guests to the area. Guests are shuttled between the Fair Grounds and Rock Creek by a bus rented from the Grand Forks Pines Bible Camp Association. Also, the Kettle River Lions Club has a food booth at the Music Festival, and those funds, along with the money raised at the Lion’s Food Booth at the Fair, enable the Lions, in part, to distribute between 110 & 120 food hampers at Christmas time.
The Boundary “C” 4-H Club rents the facility to host the annual Cattle Baron’s Ball. This is the Club’s major fundraiser and brings in over $8,000.00. These funds help subsidize club fees, put on clinics (which are also held at the Fair Grounds) and hauling animals to the Provincial Winter Fair. Rumplestiltskein Fibre Arts Guild rents the facility to host a Quilt & Fibre Art Show. The local and district 4-H Clubs hold Rally Day which gives its members a chance to meet and work alongside one another, learn how to judge, practise how to judge and give demonstrations. The Rock Creek Ladies Fastball Team uses the baseball diamond for practices and games and occasionally hosts a tournament. In return for this use the team takes on the large task of collecting camping fees during Fair Weekend. The Fair Grounds is used, when required, by the Federal, Provincial and Local governments as an election polling station. The non-profit society, the BC Interior Chapter of the Association
The Bridesville Women’s Institute rents the facility to host the Rock Creek Christmas Craft Fair. In addition to providing a venue to many local artisans and crafters to sell their product, the funds raised by the Bridesville WI is generously donated to other organizations like the BC Children’s Hospital, the Lions’ Christmas Hampers, the Boundary Central Secondary School Scholarship Fund and the West Boundary Elementary Breakfast Program. The Kettle River Lions Club rents the facility to assemble the Christmas Hampers. Most recently, the Bridesville Community Club rented the facility for their dance fundraiser with the proceeds of more than $2,000.00 going toward building wheel chair accessible washrooms at the Bridesville Hall. The Rock Creek and Boundary Fair Association sincerely appreciates all its members, volunteers, contributors and sponsors. We look forward to seeing you this year at the 70th Annual Fair!
