elcome to our eighth annual Best of Richmond edition. The Best of Richmond is our biggest edition of the year and certainly the one we most enjoy putting together. Clothes washer rebate program Replace your old clothes washer with a new, high-efficiency ENERGY STAR® model and receive a $100 or $200 rebate. Clothes washers use approximately 21 per cent of indoor household water and are the second highest water consumers for a typical home (toilets use the most water). Switching to a highefficiency clothes washer can save up to 64,000 litres of water and 256 kWh of electricity per year. The rebate is available to Richmond residents for pre-qualified clothes washer purchases and installations done from May 1 to June 30, 2015. This program is a joint initiative between the City of Richmond and BC Hydro Power Smart. The City is matching BC Hydro’s rebate to provide a total reimbursement of $100 or $200. ay 25, 2015 was the first day of this year’s ‘Spring Bike to Work Week’. Media coverage of this event, now in its ninth year, was saturating to the point where even those who have not embraced cycling as a viable mode of urban transportation must at least be aware that cycling is more than a passing fad, and that cycling advocates have won the day. Cycling is fun, an opportunity for healthy, low impact exercise, and a reasonably practical and cost effective way of getting around the city. That it is also a pollution free activity is almost, now the icing-onthe-cake even though, ironically enough, this was one of the key motivators for the nascent cycling movement back when our collective infatuation with the car began to wane. Challenges remain, however. Cyclists are amongst the most vulnerable of all road users and, perhaps, the least ‘appreciated’ of all road-sharers. Mix cyclists with drivers and the tensions on both sides—provided drivers even see the cyclists—are palpable; mix cyclists and pedestrians on dedicated/ restricted pathways—cyclists can be menacing in their own right. Hence the growth of volunteer organizations like Vancouver’s HUB Cycling—formerly the Vancouver Area Cycling Coalition—dedicated to making cycling much safer and therefore more enjoyable and thereby more appealing to those who otherwise continue to rule it out as a viable transportation mode for them. HUB Cycling has related organizations in cities
throughout British Columbia, which, in turn, belong to an umbrella organization, the British Columbia Cycling Coalition (BCCC). BCCC’s stated goal is “to enable more people to ride bicycles more often for transportation, recreation and tourism.” To achieve its’ goal HUB works with cycling groups, governments, businesses and organizations across the province to secure more funding for cycling paths, protected bike lanes and better cycling facilities on highways; to ensure that new and existing road and bridge projects include cycling facilities; to encourage the implementation of provincial cycling education initiatives; to build support for updating the Motor Vehicle Act to ensure it reflects best practices regarding cycling safety; and to support provincial initiatives that support cycle tourism. HUB Cycling’s website—bikehub.ca—and BCCC’s website—bccc.bc.ca—are both exhaustive sources of information about their respective organizations, the promotional events and efforts they sponsor, including Bike to Work Week on the HUB website, and bike safety in general. The ‘Resources’ page of HUB’s website under ‘Bike Smart’ links to the Bike Sense Manual— bikesense.bc.ca/bikesensemanual— developed by the Greater Victoria Cycling Coalition (GVCC). At 36 pages in pdf format, the Bikesense manual covers the following topics: equipment, visibility, cycling and traffic skills, who to call with bicyclerelated safety concerns and issues, public transit, what to do in case of a traffic accident, the most common cycling collisions, cyclists and the law, bicycle security, and cycling advocacy. This manual is said to be essential reading for anyone currently contemplating taking up the challenge of the Spring 2015 Bike to Work Week, indeed for anyone who may have opted, gamely, for a work commute by bicycle.

It’s a yearly gig, he says, after telling more than a dozen students and their instructor about the history of Richmond, and taking them on a guided tour of the Gulf of Georgia Cannery.

So peeved of motorists blocking bike lanes, Richmond cyclist Rob Reid resorted to creating a pretty descriptive Twitter hashtag #BlockingRichmondBikeLanes. The problem is particularly acute around Canada Line stations on No. 3 Road, where some motorists give the finger to designated drop-off points and make their own. But plenty of other drivers are making life
miserable, and hazardous, for cyclists. Delivery trucks, construction vehicles, buses and even city work trucks are putting it in park on bike lanes. Given our crowded roads, cycling should be encouraged, nay, celebrated. Besides, Richmond cyclists have enough to worry about navigating next to N's. Shouldn't bike lanes be a safe haven?

Best way to get students cycling

How many kids cycle to school these days? We don’t claim to have any reliable data source here, but we’re willing to bet it’s only a few. Think of all the kids who will never experience riding with hockey cards in their spokes! And how about university students? The cycling percentage probably drops even more. Kwantlen Polytechnic University, however, has given its students a little more incentive to start pedalling. The institution recently installed a tool station where cyclists can tighten cranks and pump up tires. The concept is simple and could easily be adopted by larger workplaces too.
Canada Pension Plan – worth more than ever The news was released last week that our CPP reached a value of $264.6 billion, the highest in history. Through innovative investing, and perhaps some luck, the CPP Investment Board earned a return of more than 18% for the year ending March 31.

The news was accompanied (in an online article by VOCM) by a call for the Federal Government to meet with the provinces and discuss enhancements to the CPP. Mr. Merv Wiseman, a Federal Government employee in Ontario, stated that about 65% of Canadian workers do not have a workplace pension plan and just as many don’t have savings. Right now, the maximum CPP monthly benefit is $1,065.00.

Yes, Richmond Animal Protection Society has cats and dogs that need forever homes—but remember these resplendent rats.
Richmond’s fine health inspectors are quick to simply label them “rodents”—often in the context of a restaurant closure order—but the Richmond Animal Protection Society sees rats with rose-coloured glasses. In a recent online announcement to animal lovers, the society announced it had some “beautiful” rats available for adoption. It went on to describe the 26 critters as “gorgeous,” and cutely named each

It’s difficult to watch tax dollars at work when you know they aren’t working as they should. The example here is the Canada Line, a commuter-crushing rushhour ride that otherwise makes for a somewhat pleasant ride downtown. (There is that whole dreary underground Vancouver leg
though.) On to the point: this line's public facilities aren’t exactly cared for like a fivestar hotel. The poor design of the lighting systems at Richmond's stations has been a sight to behold at times. Commuters have alerted us on multiple occasions of light fixtures that aren't functioning. Richmond-Steveston MLA John Yap marked his return to the legislature with a selfie. Fellow MLA Jane Thornthwaite also got in on the selfie act.
Let the mind wander and it might think about politicians, those folks we all pay for to represent our voices in government. Are they really working for us? What exactly are they doing anyway? Enter @John_Yap, the Twitter account of Richmond-Steveston’s finest, and only, MLA, who has mastered the selfie. Perhaps Oxford felt compelled to include the word in its lexicon because of Yap, who chronicles his work of the people for the people through photographs of himself on social media. So well-known are Yap's selfie skills, that when he returned to the legislature post heart surgery in April, fellow MLA Jane Thornthwaite tweeted her own selfie with the words: “So pleased to have my friend and neighbour back in the house today @John_Yap #hearthealthy #selfies.” Naturally, Yap had already posted a selfie before entering the people's house. There have been many fulfilling decisions I have made during my working years but none as positive as the decision made 17 years ago to build a career in Real Estate. City council has been sounding the alarm over Port Metro Vancouver’s hunger for farmland to expand industry. Port bosses have already been salivating over the green fields in East Richmond, buying up one farm and calling it a special study area. Do special study area veggies taste different? We digress. The threat to farmland is also alive and well courtesy of investor-courting realtors. A publication by Richmondbased New Coast Realty, obtained by Coun. Harold Steves, declares, “Agricultural land possesses great potential in real estate investment.” Terra Nova, it says, is an example of farmland that’s now residential. True. It also states rezoning farmland “is a much longer and more complicated process.” Also true. But their next point is up for debate: “Even though this process consumes a lot of time and effort from the city government, the government would still opt to do it because more land for residential housing is in demand as the city population grows.”

After all, Richmond has been busy in recent years courting metropolises in China as potential mates. And United Arab Emirates isn’t exactly a hotspot for immigrants—just 15 from 2006 to 2011, according to the latest National Household Survey. But they’ve got something big in common: Lulu Island. Off the coast of Abu Dhabi is a

The biggest new facility coming to us is the Minoru Complex, which is replacing the Minoru Place Activity Centre (MPAC), Minoru Aquatic Centre (MAC) and the Minoru Pavilion (MP). Best investment by the city in the future Richmond City Hall’s parks department really took a swing for the fences when it came up with a milliondollar plan for a playground at Garden City Community Park. C'mon, a playground for that kind of dough when you can buy a few swing sets at Costco? Yes indeed. And it was a great idea. So too was the grandiose play environment concept that came to life at Terra Nova Rural Park late last summer. Both playgrounds have become magnets for kids and families. They represent a new way of approaching play—letting kids be kids. Letting creativity be a child's guide helps build critical thinking and problem solving skills, along with promoting emotional wellbeing. Terra Nova has experienced a hiccup—vandalism in the secluded park closed the tall-as-trees treehouse for a few months—but the important investment made here far outweighs such risks. And besides, spending millions on playgrounds is much more fun than spending the same on garbage carts.

Best addition to the tall ships festival Since 2002, when a modest tall ships festival at Garry Point turned into a nautical version of Woodstock, Richmond has been eager to host the classically-masted vessels to its Steveston shores during the summer. Due to the ships busy schedules, it’s not always easy to get them, but thanks to Port Metro Vancouver, the South Arm of the Fraser could soon very well get an armada of tall ships--well, at least ships that are tall. With the Massey Tunnel and
lots of farmland soon to be replaced by a big bridge, Port Metro Vancouver is eyeing the South Arm as a route for liquid natural gas tankers. The port people have been lobbying the province to building a higher bridge to accommodate the tankers. So, in future when you head out to Steveston to watch tall ships, you could enjoy the sturdy beauty of LNG carrier Galea, amongst the likes of HMCS Oriole, Adventuress or Lady Washington.

City of Richmond Archives photo The Minoru Sports Pavilion opened in 1964. It was flattened last summer to make way for a new pool and seniors centre.
Best Richmond icon now but a memory
It was booked solid for six months prior to opening day in 1964. That early excitement no longer surrounded Minoru Park Sports Pavilion in its later years, but it was a shame to see it go last summer, 50 years after it opened. It was demolished to make way for a new $80-million building that will house a new pool and seniors centre. What architect Frank Tofin designed was a modernist, functional building that had an unusual style, with contemporary block walls and rooflines
that showed Japanese flair. A lot of sports sweat was spilled on the lower floor and many memories made on the upper floor, whose banquet hall hosted weddings and special events. The building is now gone, but there's sun on the horizon. The city will host a new festival in the park on Labour Day weekend. We see it as an ode to the once popular Richmond Days celebration, during whose parade the ribbon for the pavilion was cut in 1964.

The Massey Tunnel: Sometimes it takes a while to get through.
Best road route to avoid Richmond’s river crossings are rarely kind to motorists during rush hour. But traffic tie-ups at the George Massey Tunnel landed the Fraser River crossing on the B.C. Automobile Association's more recent 10 Worst Roads list. The annual list, determined by the association through a survey, only had two other Lower Mainland routes on it: the Pattullo Bridge and Maple Crescent in Maple Ridge. The counterflow-equipped tunnel earned
spot No. 5. A perfect argument to build a new multi-billion-dollar bridge, isn’t it? Construction on a bridge to replace the tunnel is supposed to start in 2017, if you believe the province's highway signs. But so far, there's little public information about the bridge, other than it’s necessary to feed the desire of our Conservative MPs (Alice Wong and Kerry-Lynne Findlay) and Liberal Premier (Christy Clark) for a further industrialized Fraser River estuary.
Best place for a model airplane park Hobbyists have been buzzing ever since the city introduced a bylaw banning remote control aircraft from city and school parks. The bylaw won’t take effect until Aug. 1, giving time to staff to come up with a possible place for these hobby planes, and maybe even drones, to fly. But the best place for a model airplane park might be
Surrey. Transport Canada safety guidelines state unmanned aircraft of all kinds must not be flown within nine kilometres of an airport, making much of Richmond—sandwiched between Vancouver International Airport and Boundary Bay Airport—a no-fly zone. That just leaves some farm fields east of No.
8 Road and the Hamilton neighbourhood. But Hamilton’s roster of parks is short, so turning one into a model airplane airport would hardly be fair to Richmond’s eastern most residents. Unless the city can find a cranberry farmer willing to turn over a field to flyers, placating hobby pilots in Richmond won't be easy.

These two little houses on Cambie Road, right across from the Shoppers Drug Martanchored Cambie Plaza strip mall were sitting ducks. Small houses on large lots across from a commercial centre with density potential. Sure enough, recently a developer plunked a sign on the properties, and the city approved demolition permits.
On one hand, you can’t fault someone for trying to maximize the value and use of the land. But flattening these houses is a shame. In some cases old houses are uncared for and dilapidated, and change is welcome. But in this case, these two houses were neatly maintained. They stood out because few similar examples remain. But alas, this is Richmond, Island City of Change.

Best citizen to tackle ghost houses Amid recent debates on Chinese-only signs, threestorey houses and multimillion-dollar mansions pricing locals out of the market came the issue of "ghost houses." These are nice, new homes that no one lives in—for any number of reasons, but foreign investment is eyed as the main culprit.
In last fall's civic election, independent candidate Janos Bergman made many of these issues central to his meagre campaign. Bergman, an immigrant from Hungary, said he wanted to force nonresidents to sell homes they don't live in, prohibit foreign investment in real estate (other than for a
primary residence) and compel foreigners to reside in Canada for one year before being allowed to buy property. While such issues may not be the jurisdiction of city council, such a councillor still might have affected change for challenges that have led to the #donthave1million campaign.
Best reason to cast your ballot A record number of citizens came forward to put their names on the municipal and school election ballot last fall. Maybe it was a sense of duty or the knowledge that a bunch of sitting politicians weren't seeking re-election that got people interested. Still maybe it was the promise of holding office for four years, not just three. In the old days local government elections were held annually. It was a practice that held for over a
century until a longer term was introduced. The province has now decided the term should match that of provincial and federal politicians. People who didn't bother voting in the past might have felt the wait is short until the next election—that payback for a dumb decision is close at hand. But now that a term is four years—four long years in the case of some politicians, perhaps—we've all been given another good reason to vote.
Best event to spark creative kids Richmond’s Children’s Arts Festival has become a pretty big deal. Pop in to the Richmond Cultural Centre when the February event is on, and the expressions on kids’ faces say as much. This year was the event’s seventh, marked by an appearance of children’s author Barbara Reid. She’s famous for her plasticine style illustrations popularized in titles like The New Baby Calf and The Party.
Last year, the festival brought in author, storyteller and musician Eric Litwin, known for authoring four Pete the Cat books. The event has grown into a multi-day affair, drawing many organized groups during school days, and kids and families on Family Day. Here kids are encouraged to do what they do best: put their imagination to work and get creative.

Best way to live up to a slogan
“Keeping beer weird." That's the slogan of the Fuggles and Warlock Craftworks, a microbrewery whose humble home brew beginnings have apparently been gaining popularity. They boast bottles in over 200 private liquor stores in the Lower Mainland and Vancouver Island. Some of their non-traditional beers are even being poured on some taps. But their "geek culture" brews—their words, not ours—will soon be crafted right here in Richmond.
To announce plans for the Ironwood-area brewery, they made a YouTube video that, like their beer, keeps it weird. In it, two brewmasters battle with beer-tap-handled lightsabers when they disagree on recipe. That part comes after we're treated to scenes of them walking through the forest in Star Wars costumes. We're told when these dudes get along, the result is "liquid magic." This weirdness is scheduled to land in Richmond this fall.

An Asian ode to Steveston?
Best cultural melting pot
If Canada is going to succeed as a multicultural country, it needs Richmond’s night markets. That might be overstating things a tad, but the annual summer food frenzies at Richmond Night Market and International Summer Night Market have become creative culinary spectacles of culture. Take vendor Eugene Loh, whose Asian ethnicity has stopped him from making roti—an flatbread of Indian ori-
gin—with a twist. Among his menu offerings at the Richmond Night Market is the Italian-influenced Cheesy Roti—roti filled with macaroni and cheese. At the International Summer Night Market, there’s an Asian ode to Steveston of sorts, in the Ice Cream Fish Bun. The menu board is short on details, only revealing that it’s a “new invention of ice cream and fish bun.” We’ll call this a multicultural coup.

Best way to fight back against the chafer beetle
This idea from Richmond's own lifelong politician, Coun. Harold Steves: “Plant a vegetable garden.” The chafer beetle is moving into a growing number of Richmond neighbourhoods—and their grubs are causing problems. These little larvae feast on the fibrous roots of grass. No harm done, until a murder of crows, a gaze of raccoons or a squad of skunks show up to tear up the turf for the tasty morsels. Steves said he's already been busy converting his flower beds into cauliflower beds. Indeed, turning an entire lawn into a vegetable garden will eliminate one problem. But it might lead to others. Like strawberries stolen by a steady stream of squirrels, lines of lettuce destroyed by junior while testing soccer skills or inadvertent dirt baths while sunbathing between the spinach. The chafer beetle might have us beat.

Corned beef hash and coffee isn't included in the service price, but this hearty breakfast is reasonably priced, and service is friendly as one might expect in a retro diner. The food? You'll find your eggs done right and the coffee hot. It seems Fenders has been around forever, and coming here is like a warm, greasy hug. It's a much better way to spend a morning than pacing a dealership lobby. If you get here after 11 a.m., your omelette odds are nil. But a voluminous lunch menu has everything from a roast turkey dinner to Chinese food. We're sure you'll find something.

The province's rewrite of the Liquor Control and Licensing Act included a change last year that ushered in new opportunity for pubs. Liquor-primary establishments—such as pubs and
legions—can now apply to B.C.'s liquor regulator to allow patrons under age 19. The change allows families to enjoy a meal together at a place they never could before. O'Hare's GastroPub in
Despite having piles of delicious pie crusts to fill, Nirvana Foods doesn’t make apple pie. That’s probably because the Richmond food company’s savoury pies are so good, it’s unlikely you would have room for dessert. The business, a spin-off of Nirvana Organics market in London Landing, has five flavours so far, with more on the way. The company also has soups and curries and is branching out into pasta.
Best Bettman burger Steveston was among the first establishments to get approval. A major soccer team (in Vancouver), fish and chips and kids in pubs—we're becoming more like England every day.
When the Vancouver Canucks lost the Stanley Cup to Boston, National Hockey League commissioner Gary Bettman had a late meal at the Flying Beaver before flying out of town. Bettman was on TSN 1040 radio recently and recounted about how the salmon burger at the Beaver was delicious. We agree with him on that.

They faced perhaps their biggest test since the November 2014 election— choosing a name for a new multicultural-themed fair. You say hyperbole, we say hogwash. This new one-day event will be fun for families, but only because of all the heavy lifting by our

vocabulary-vexed civic politicians. It began as the Richmond World Block Party. That wasn’t good enough.
They later passed on the HotPot World Festival, Pearl in the Park—and even Lulubaloo—in favour of Richmond World Festival, which the city paid a communications consultant to help figure out. Yet Lulubaloo has so much potential. Now it’s just a haiku: Oh Lulubaloo Minoru so beautiful Sun in memory

Best sign you've made it
The ShowStoppers already have made a name for themselves. But when the group gets to team up with legendary singer Barry Manilow, that's reason to sing "Looks Like We Made It." Led by Richmond lawyer Perry Ehrlich, the young singers performed some of Manilow's hits with the man himself at his May 26 Rogers Arena concert in Vancouver. Manilow performed more than 400 concerts in Las Vegas from 2005 to 2011, and since then has limited his concert

The city and its contractors did a remarkable job in reinventing the sports fields at Minoru Park in preparation for the new Minoru Complex facility. Gateway Theatre is producing the much-loved musical The Wizard of Oz in December. The play is famous for its yellow brick

Detention was among the plays from last year’s inaugural Pacific Festival at Gateway Theatre.
Gateway Theatre launched its first Pacific Festival last summer. It was bold to import Hong Kong plays and stage them in Richmond during the height of summer. For those who found themselves without a date on Valentine’s Day this year, Richmond Public Library offered some help. Librarians volunteered to treat book lovers to dinner? Not quite. Instead, they offered dates of another kind—with books. The library neatly wrapped individual books with paper and tied them with a ribbon. Library staff called them “blind
dates with a book.” The only hint of what was inside the surprise packages were heart-shaped notes that described the book in a few words. “Rapid fire thriller,” “spectacular and captivating” and “engrossing, disturbing, illuminating” are a few examples. One other note perhaps best described a typical blind date experience: “laugh, cry, believe.”

Best ensemble to keep doors opening
Doors Open has offered locals a chance to enter many places in Richmond that were previously a wonder. The annual event—set for June 6 and 7 this year—opens the doors on dozens of cultural and heritage institutions, places of worship and art studios, allowing visitors to peek inside and learn something new without paying admission fees. What renews interest each year are new doors to open and new events to participate in. This year Kwantlen Polytechnic University
is blowing its doors off with the help of two musical acts. The Borealis String Quartet and the Richmond Delta Youth Orchestra will perform at the school's Richmond campus (in the Melville Centre for Dialogue) on June 6. The music begins at 1 p.m. A "musical petting zoo" will precede the show—from 10 a.m. to 1 p.m.—where children and adults can try a musical instrument. Kwantlen will also be offering campus tours throughout the day.

There might be a few folks left in Richmond who actually enjoy eating sheep guts wrapped in stomach casing, that Official Dish of Scotland—haggis. Thankfully, the Richmond Hospital Foundation gave us something much more appetizing at its last charity event. Last year’s ritzy Starlight Gala featured Johnny Reid, the Scottishborn country rock star who admits to enjoying a haggis and beer, but thankfully hasn’t sung about the exotic entree of his heritage. Reid put on quite a show at the foundation’s signature white tie event, which has raised nearly $4 million for hospital equipment and programs since its inauguration in 1999.

Best show of faith in the future Many musicians from the Richmond Orchestra and Chorus Association are well beyond their teenage years. But they’re still committed to nurturing the talents of our youth. Each year the orchestra leads a concert entitled Rising Stars, which features a handful of young local talents. This year several top prize winners from the Richmond Music Festival joined the seasoned orchestra pros on stage: pianists Eric Xi Xing Liang, Athena Deng and Maria Orlenko, along with cellist Olivia Cho. Sharing music with Richmond is something the Richmond Orchestra and Chorus Association has done well for 29 years. Best celebration of a four-legged menace Richmond has plenty of pests. Or friends of the urban forest, if you prefer. We've got raccoons with special green-can vision, trespassing rats and lots of plucky rabbits. We also have beavers, which the city is planning to celebrate—at least temporarily—in public art. Despite their treechewing, dam-building ways, SkyDam is scheduled to be installed this year on the
art plinth at the Canada Line terminus on No. 3 Road. The artwork will feature painted driftwood arranged to resemble a beaver dam. Beavers sculpted from rigid foam are included in the design. Keen-eyed observers can still spot the real nickel-famous animal near the river in Richmond. There's no telling what they'll think of the art. Our guess is it'll get a Scout-style Beaver Salute.

Garden master Gary Lewis of Phoenix Perennials in Richmond recently treated a Steveston family’s garden to a plant party. A blooming bash of sorts. It was a $5,000 garden makeover, awarded to the winner of a Miracle-Gro contest and documented by CityTV’s Breakfast Television on May 25. Lewis added veggies, fruit trees
and bushes, mixed in some new containers— including carnivorous plants—and redid the family’s perennial beds with tons of colour. You can be sure these plants got a hearty helping of Miracle-Gro. Lewis also planted some cedars to add a sense of privacy in the backyard where a towering townhouse complex looms next door.
Best place to celebrate low interest rates
How does a median selling price of a detached home climb nearly 20% in a single year? The mysteries of real estate are real in Richmond, where the median selling price of a house jumped to $1.18 million in April. Condo and townhouse sale prices also rose sharply. Now imagine if a world—many of Richmond’s older
residents can—with the high interest rates of 25 years ago, say 12%, instead of the much more reasonable 3%. Investors with deep pockets are undoubtedly driving this seven-figure real estate market, but for those who are just squeaking into the market with a massive mortgage, imagine if rates were more akin to those of 1990.

Best big thank you Vancouver Airport Authority likes to win awards. Their people are good at it. Sometimes aircraft fly a little too low, a little too late or a little too loud, but all is forgiven with free chocolate. Airport brass recently celebrated their sixth consecutive win at the Skytrax World Airport Awards, which named YVR the No. 1 airport in North America. The awards are based on votes from over 13 million passengers around the world. So in April airport staff celebrated the sweet victory by handing out 3,000 chocolate airplane lollipops, 2,500 YVR chocolates and 3,000 YVR lollipops to employees and passengers. Best soccer celebration
It culminated with an epic business battle in Steveston—a sausage store versus a bike shop. D Original Sausage Haus and its bratwurst and salami went head-tohead against Village Bikes and its two-wheeled wonders. The two village shops were the final stores standing in a one-of-a-kind World Cup event in Steveston last summer, in which 32 businesses adopted a country ahead of the soccer championship. In the end it was the sausage shop’s German squad (OK, the team isn’t really theirs) that bested the bike store’s Argentina team. The event helped get a city in hockey-mad Canada into the soccer spirit. It was also a boost for businesses and a fundraiser for the Rick Hansen Foundation to make Steveston’s playground accessible. While we haven’t heard of anything similar for the Women’s World Cup, which Canada is hosting in June, we’re still excited. Olé!

Things are real quiet at the old For Real Foodmart store.
Best Richmond retail graveyard
This prize belongs to a building in North Richmond that's hard to miss. It's a big box store at 3000 Sexsmith Rd., built in 2005 for Rona. The home improvement retailer moved out after three years. Apparently not even its cool rooftop parking deck or outdoor garden centre offered enough cachet for customers. Liquidation World tried the space, but its LW store didn’t last long. The latest victim is For Real Foodmart—for realz, as the kid say— which closed in May after being
open for less than a year. Owners had envisioned the store becoming Canada’s largest Asian supermarket. Their website still proudly declares: “We’re always trying to improve, always moving forward, to become a store that you can count on!” Well count on it no more, because this experiment didn’t work. Once the towers of Capstan Village are complete, a retailer might find success here. But until then, only the ghosts of Bridgeport School—one of Richmond’s first schools, which once occupied the site—remain.

It was a frenzy of desperate creatures tracking their prey at any cost. Well, not quite any cost. More like 30 per cent off. Target’s announcement that it was pulling out of Canada offered Richmond some water cooler banter, mostly focused
on the prospect of a liquidation sale. Customers dreamed of deep discounts and door crasher sales. But most items started at a mere 10 per cent off. That didn’t stop some shoppers from putting their animal instincts on display by turning the store
inside out. At times during the drawn-out sale the Lansdowne Centre store looked like a war zone. Some customers turned into rabid dogs, laying organized aisles to waste. The sale is now done, and another major retail space empty.

Those vacant buildings at Imperial Landing in Steveston still throw some folks into a tizzy. The concrete construction, riverfront views and plaza spaces are nice and all, but the ground-level floors are empty. Since 2013. The developer, Onni, could put them up for lease, but they're not excited about the would-be tenants—machine shops, boat builders, fish markets—which have to fit the site's mixed-maritime zoning. The developer was unsuccessful in trying to rezone the site before constructing its six buildings. So it built them anyway, and is now trying for rezoning again. A case of a disingenuous developer or unyielding politicians? (We're not saying it’s Onni’s fault, but it’s Onni's fault.) The debate continues in coffee shops, letters pages and social media—and appears to have no end in sight.

Retailers come and go but Sears was supposed to stay. At least we’d like to think so. Since 1964 the department store served as a Richmond institution, but this year—50 years after Richmond Reeve Henry Anderson cut the ribbon—the store once known as Simpson-Sears shut down. The brand still exists, including in North Richmond in the form of Sears Home, but the closure of the Richmond Centre department store proves that times are indeed changing. The bright side is few retailers endure a half century. And Sears outlasted other department stores here, including Woodward’s, Eaton’s, Zellers and more recently Target. Blame online shopping, and some shoppers’ preference for receiving packages by mail. Somewhat ironic perhaps, since Sears began as a mailorder catalogue company.

The soon-to-open McArthurGlen Designer Outlet Vancouver Airport mall was promised as B.C.’s first “luxury designer outlet centre” offering 35,000 square metres of “luxury, designer and lifestyle retail” near the Templeton Canada Line Station. When the mall people dished us a list of the first 46 stores to open in this Sea Island retail destination, some questioned what the word “luxury” really means. After all, it was just a year ago that mall brass cited a list of brands the McArthurGlen company is known for at its European malls: Prada, Armani, Burberry, Gucci, Hugo Boss, Ralph Lauren, Salvatore Ferragamo, Ermenegildo Zegna and Michael Kors. But just two of those brands (three, if you count Ralph Lauren’s cousin Polo) will help open the mall. And 12 of the brands are already at Richmond Centre. But we—who still consider Levi’s a luxury—are not complaining.

Steveston has two of them: gravel parking lots behind chain-link fences—one on Bayview Street, another at No. 1 Road and Steveston Highway. Altruism was on full when the Connaught Skating Club hosted a fundraiser for Canadian skating legend last spring at Minoru Arenas. Volunteers, many of them parents of the club’s skaters who performed in the inspiring two-hour show,

Panther Cheer Athletics is known for its profiency in competitive cheer, but the Richmond athletics organization is equally deserving of kudos for stepping up and giving back. Last year, co-owners and lead instructors Stephanie Kennedy and Dawn Silver introduced a campaign designed to teach its athletes the importance of giving back. The club began its 11th season by asking each of its seven competitive teams to host a philanthropic event at various points during the year. Through 60-odd years of golfing, Jack Harada never gave up on his dream to shoot a hole-in-one. And sure enough the popular Steveston resident finally realized the elusive feat a couple of weeks ago at the age of 95. Proves there’s a lot of truth in a couple of old adages: age is but a number, and good things come to those who wait. The ever-energetic Harada tees it up with good friends Kaoru Minato and Grant Ikuta every week during the extended West Coast golf season at the Richmond Pitch and Putt for a little fun on the links, which for the past three years has become a Thursday morning tradition. But to accommodate organizer’s Ikuta’s other commitments the trio played a day ahead of schedule when Harada came up with the memorable shot. The round started well enough, with a par here and there, but nothing really out of the ordinary. Then as they approached the fifth tee box, Harada said, “Sure would be nice to get a birdie.” He then proceeded to go one better. Soon after his

From their days in girls’ hockey to spearheading the launch of a women’s team, the couple continue to dedicate much time and energy to the advancement of female hockey. They recently helped to host a successful inaugural South Coast Female Hockey League all-star game, followed by an equally successful
provincial championship. Having completed it sixth year of play in the nine-team circuit—the top competitive senior league in B.C.—the goal of the Richmond-based team continues to be for its players to achieve their potential and have a great competitive experience. As the backbone of the team, the Korenics have in a few short years built a club that can be equally proud of its on-ice product and its commitment to giving back the community off it. Along with assistant captain Caitlin Hewes the only freshman to make the Huskies’ starting lineup, Lum played on her team’s top defence pairing and earned at least a point in 14 of UConn’s 36 games. She also played a key role on special teams, both as a powerplay specialist and in a shutdown role when the

Best scholarship program The Richmond Sockeyes are closing in on a milestone, but it has nothing to do with on-ice performance. Rather, this benchmark speaks to the Pacific Junior Hockey League’s flagship franchise’s ongoing committment to its players. Reflective of the team’s “once-a-Sockeye, always-a-Sockeye
philosophy,” the club annually steps up to offer financial support to many of its graduating players. Since the inaugural alumni game was held in 2004, the club has raised more than $175,000 in scholarships which are distributed to assist the players with their post-secondary studies.

Exercising Your Options When are Condo Amenities a Good Investment?
I
f you’re like most people, that fancy gym membership you bought at the start of the year, and the pledges you made to go three times a week, have already gone by the wayside. But what if your exercise facilities were inside your building or development – would you get better value? Amenities in today’s new condo market have reached new heights, with full-size fitness centres, pools, rooftop patios with barbecues, lounges with chef ’s kitchens, guest suites and other common-use areas expanding your home beyond its four walls. Developers are selling more than just homes – they’re selling a lifestyle. But amenities don’t come for free – they can add to your purchase price and strata fees. So when is it a good idea to purchase a home with lots of extras and when are you better off sticking with that local fitness centre membership? Hani Lammam with Cressey Development Group advises buyers to purchase homes where there are as
many amenities as possible – provided they can afford the asking price and the associated strata fees. “There is a maintenance cost associated with amenities,” he says, “but they can also protect your resale value.” Cressey is currently conducting presales on Beverley in White Rock, which will include a two-storey club featuring a fitness centre, steam room and pools. The development also includes a lounge, guest suite, garden, patio and playground. “It’s difficult to say how much the fitness centre adds to the [purchase] cost of each unit at Beverley,” says Lammam, “but it’s a very small percentage because it is spread out among all the owners. It’s likely less than five per cent. In terms of additional monthly fees, it depends on what’s included. ‘Wet’ amenities, such as hot tubs and pools, can add 15 per cent to your strata fees.” With the price of a high-end annual gym membership running around $1,000, taking that hit to your monthly
strata fees can be a good investment, according to Katie Dunsworth-Reiach, personal finance expert and co-founder of Smart Cookies. Strata fees for larger units run around $5,300 a year, with 15 per cent (about $800) paying for amenities. That’s substantially less than a private club. And with an estimated 60 per cent of annual gym memberships purchased in January going unused by mid-February, Dunsworth-Reiach notes it is also important to consider longterm value. Cressey isn’t alone in offering a wide array of amenities to attract potential buyers. Shato Holdings and Talisman Homes’ Tsawwassen Springs will include a golf course, wellness centre and clubhouse. The developers aim to keep strata fees low by using a pay-as-you-go system for things like green fees and the fitness centre. In downtown Vancouver, the 333-unit Tate Downtown by the Bonds Group of Companies will offer residents a concierge, a private theatre, lounge,
billiards room, library, yoga and pilates studio and fitness centre. And the owners at Anthem Properties’ Station Square in Burnaby will enjoy almost an acre of elevated private green space along with community garden plots, a Tai Chi area, a fullyequipped gym and yoga studio, steam room and infrared sauna, plus a lounge with a gourmet kitchen and shared electric cars. Empty-nesters downsizing from detached homes to condos can find amenities especially appealing – and cost effective. With a guest suite in your building, there’s no need to spend extra on a unit with an additional bedroom. Common areas such as lounges and kitchens provide entertainment spaces for larger events, something your new living space may not allow for. “Amenities add to the value of your home and can save you money,” says Dunsworth-Reiach. “Buyers need to determine what these add to the strata fees and compare that to their bottom line.”

KOEHN, Miriam Jane It is with sadness we announce the sudden passing of Miriam Jane Koehn on May 20th, 2015, at the age of 86. Jane was pre-deceased by her husband Frederick, her brother, Maynard, and sister, Arlene. Jane leaves behind her 2 children: her daughter Tami Beales (Russell); her son William (Yvonne); her grandchildren, Joel, Kaylee, Alyssa, Lauren, and Rebecca. She will also be remembered by her niece, Debra Kezar (Chip). Born on October 18th, 1928, to Verna & Orrin Colburn, Jane grew up in Newport Vermont. Jane worked as a telephone operator with AT&T for 11 years. She loved her job and had many memories of her time spent working in both Vermont & Florida. In her younger years, Jane was an avid water skier and snow skier, as well as an accomplished golfer. She had a bit of a wild streak that attracted her to car racing. She was one of few female competitors racing on the dirt track, winning many accolades for her efforts. In 1956, Jane married Fred Koehn and the young couple eventually moved to the wide-open spaces of Canada. As a railway man’s wife, Jane experienced life in many different places –Toronto, Ottawa, Schreiber, North Vancouver, and Prince George –but she never lost her love for Vermont. After Fred retired, he and Jane moved to Richmond where both would live out their days. Here, Jane re-discovered her passion for bridge and was a regular at Minoru, West Richmond, and Steveston Community Centres. We would like to thank Dr. Morris Gordon for his wise and tender care over the many years Jane has been his patient. And a very special thank you to Jane’s fellowship of bridge players. You were there for her always and your friendship gave her great joy. A celebration of Jane’s life will be held on Saturday, May 30, at 10:30 a.m. at the Richmond Funeral Home, 8420 Cambie Road, Richmond. A reception will follow. In 2012, Sofia suffered a stroke that left her unable to walk, and she was moved to the Weatherby Pavilion at Peace Arch Hospital, where she was loved by all her caregivers. No service by request. In lieu of flowers, donations to the Heart and Stroke Foundation or the SPCA would be appreciated. The family would like to thank the nursing staff at Peace Arch Hospital for their compassion and care of Sofia in her final days and to Dr. Antonio Benitez-Gomez, and the staff at Weatherby Pavilion for the care they provided to Sofia while she lived with them and the support shown to the family while she was in hospital.

It is with great sadness that we announce the passing of our mother and grandmother, Sofia Jarego, in the early morning hours of Wednesday May 20, 2015 at the age of 78. She is survived by sons Joe (Kelly) of Red Deer, AB, John (Sonia) of Milton, ON and the lights of her life, grandsons Ryan (her “Periquito”) of Red Deer and Thomas Walton of Canmore as well as numerous cousins and friends in Spain and Portugal. She is predeceased by husband Manuel (2009) and brother, Manuel (2012). Sofia was born August 18, 1936 in Vigo, Spain to Jose Carvalho and Rosa Alonso. She spent most of her life in Portugal. As a young woman, she taught school in Lisbon before marrying her husband Manuel and moving to Montreal, where she began her career as an Immigration Officer. A move to Vancouver in 1975 had her transferring to YVR where she made many friends, until health issues forced her to retire early. She and Manuel loved to travel the world. Their favourite destination was Hawaii. It was after their last trip to Honolulu in 2009 that Manuel was diagnosed with cancer, which took him from her later that same year. As much as she enjoyed travelling, her greatest pleasure was spending time with her grandsons.

n anti-bullying video (tinyurl.com/ WorkSafeBullyVid) that incorporated animation has earned three Richmond High students the top prize in a WorkSafeBC student safety video contest. Susan Bai, Alice Liu and Alexandra Yu spent about a week brainstorming, conceptualizing, researching, writing and creating the video, entitled “Being Nobody” and which focuses on empowering bullying victims.
Bai said the team considered who to direct the message to: the bully, the witnesses to bullying, or the victims themselves. They chose the latter. “It affects the victims the most, and they should get the most help,” Bai said. The video urges “the victims to stick up for themselves, be confident of who you are,” she said. Yu said she drew some inspiration from a friend’s bullying experience. While Bai came across some bullying when she was younger, that didn’t prompt her involvement in this contest. Asked about her reaction to learning they’d won, Bai, 16, said: “It was really surprising at first because we got to see all the other videos. I think

MADELINE GILLIS Forced to deal with her dad’s fight against cancer, Richmond’s Madeline (Maddog) Gillis nearly gave up the game of softball. But her commitment to attend a spring camp hosted by the University of Washington Huskies reignited her passion and led her to accept an opportunity to play this season for a touring girls’ softball team based in Bellingham, Wash. The Richmond Review is proud to recognize Gillis as the Athlete of the Month for May.

Bai viewed the other school entries, and said “everyone did a great job on this video competition.” It was interesting, Bai said, to see the different perspectives other students had on the same topic in this year’s contest, which had the theme: No bullies at work—my right to a safe and respectful workplace. The trio won $1,000 to split betweeen them, and the school will receive $2,500. Asked what they plan to do with the money, Bai said they’re considering investing it and learning from that experience.
