Housing starts on the rise in February Building in Vancouver helps boost new home numbers

New homes: rooms with a view Media rooms offer more in Metro Vancouver residences TRICIA LESLIE It’s a new, technological world. And perhaps the most important query in this hi-tech era of flatscreen plasma TVs, PS3, Xbox 360, BluRay and all related video games and movies, is: where to watch the
hockey game or the big UFC fight with a few friends. The most popular answer is usually, the home with the best entertainment centre, or media room. And new homes in Metro Vancouver certainly feature the best of what a home can offer, should the homeowners choose to create their own entertainment theatre. For the Kruzeniski family, the home entertainment theatre in a Raicon Developments showhome was one of features that
sold them on their new home. Set up in the home’s downstairs area, the room features a giant projection screen against a brick wall, with the projector and speakers mounted and wired – but the wires are hidden out of sight. Chic, built-in millwork offers plenty of space for the system’s hardware, which closes behind cupboard doors tidily. A computer set up behind two couches can also be wired to CONTINUED ON P.2
New homes are hot in Metro Vancouver. According to Canada Mortgage and Housing Corporation, February was another strong month for housing construction, with ground broken for 1,402 new housing units in the Vancouver Census Metropolitan Area in February. That is double the number recorded for the same month one year ago, says a CMHC release. For the first two months of 2010, the housing starts tally was 2,319, reports the CMHC, which is 77 per cent higher than the same period in 2009. However, these increases should not “We are be overstated, since the on our first few months of 2009 saw some of the lowest way back levels of homebuilding to healthy on record, so yearlevels of over-year comparisons are large, cautions the new home construction CMHC. Home starts this year in line are forecast to be higher with home than 2009, but below five-year average. ownership the“We are on our way demand.” back to healthy levels of new home construction in line with home ownership demand,” notes CMHC senior market analyst Robyn Adamache. The main boost to housing starts in February was from a few large-scale, multiple-unit residential projects in the City of Vancouver, while the number of new single-detached residential homes to break CONTINUED ON P.2

ground remained solid, CMHC says. In total, concrete was poured for more than 800 apartment homes in the Vancouver CMA. “The concentration of these new residential projects is largely in areas where the absorption rate – rate of sales – for new housing has been more robust,” Adamache says. In the Abbotsford CMA, 37 homes were started last month, compared to 28 starts last February. Provincial home starts in urban areas increased to 26,900 units (seasonally adjusted at annual rates) in February, from 24,900 in January. At the national level, total housing starts rose to 196,700 (SAAR) last month, from 185,400 units a month prior. “The gain in February housing starts (across Canada) was concentrated in the multiple starts segment, particularly in Toronto,” says CMHC chief economist Bob Duggan. February’s SAAR of urban starts increased by 28.6 per cent in Ontario; by 14.3 per cent in Robyn Adamache Atlantic Canada; by 10.8 per cent in the Prairie region and by 8 per cent in B.C., CMHC reports. In Quebec, the SAAR of urban starts decreased by 14.1 per cent. With housing starts up across the country, perhaps it comes as no surprise that more Canadians will likely buy homes in the next two years, according to an RBC report released Monday. Homebuying momentum in Canada continues to gain steam, RBC says, with the portion of Canadians who are ‘very likely’ to purchase a home in the next two years rising to 10 per cent from seven per cent just two years ago. The annual RBC Homeownership Study shows that younger Canadians, aged 18 to 24, will lead the charge this year, with those ‘very likely’ to buy almost doubling to 15 per cent from eight per cent in 2009. The RBC study, which was conducted by Ipsos Reid, found that 91 per cent of Canadian homeowners believe a home is a good investment – the highest level in 12 years – and one-quarter (26 per cent) expect their home to be their primary source of income when they eventually retire. “With the Canadian housing market showing continued vigour, it’s not surprising that Canadians feel more confident in the long-term value of owning a home,” says RBC senior economist Robert Hogue. “Exceptionally low mortgage rates and improved affordability have been key reasons for the resurgence in the housing market this past year.”

show up on-screen, but parents Randy and Georgina laughingly admit their children need to be around for that kind of system operation. “It’s a really nice media room. We do use it as a family, but it’s great for the kids,” says Randy. “They use it a ton ... it became the centre of the house for them.” Their children – aged 21, 19 and 16 – are in high school and university, and because the media room has its own entrance, it gives them a little more space, Randy notes. His wife, Georgina, agrees. “It gives them their privacy,” she says, and adds that hockey games are always a popular events in the media room. (Indeed, this is where they and their friends watched that heart-stopping Canada-U.S. men’s hockey gold-medal final in the 2010 Olympics just a few short weeks ago.) Their daughter Kara, 16, says she and her friends constantly hang out in the entertainment space, to watch TV and movies or play video games or DJ Hero. In Abbotsford, Morningstar Homes’ latest project, Pepin Brook, features a showhome that has a media room set up with four large TVs, Xbox 360 and Rock Band, with drum kit and guitars at the ready. The showhome media room is not offered as an option, but shows homebuyers what they may choose to do with their new home’s basement once they move in. And it was a hit during Pepin Brook’s busy opening weekend – especially with the younger crowd. “Everyone really liked it ... the kids were really excited,” says Morningstar Homes vicepresident Bob Morse, noting that many young-

sters were happy to have an activity while their parents looked at the house. “All of our homes are designed around media,” he says, adding that pre-wiring for TVs, sound and other technology is common in all of Morningstar’s homes. “One of the first questions people ask is, ‘Is it pre-wired?’” But even with so much leadingedge technology in one place, more is on its way – perhaps faster than many of us realize. At Pure Image Technology Solutions Ltd., a local company, owners Drew Galvin and Kevin Smith specialize in creating home theatres for their Metro Vancouver clients. The most important thing right now, Galvin says, is for people to prepare for the new technology that is on its way in. “3-D TV is about to start coming out. It’s ready. That’s going to change everything,” Galvin says, noting that the first 3-D TVs are just coming onto the market now. “The first 3-D projectors will probably be out in six months,” he adds. Movies and video games are following suit,
so it won’t be long before 3-D television is a huge trend, he predicts. In-wall and in-ceiling speakers are also popular requests for media rooms, he notes. Galvin also says communication is important if a homeowner is having a media room built. “It’s important for everyone – the interior deisgner, the millworkers – to work as a team. If somebody’s out of the loop, something could be missed,” he says. In some instances, measurements must be extremely precise, or the whole system won’t work together, when complete. “Everyone has to be on the same page,” Galvin says. For the Kruzeniskis, their media room couldn’t have turned out better. They use it often, whether together as a family or with friends, but definitely on a daily basis. Plus, for the older children who are going to university, it gives them a sense of freedom while still living at home, Randy says. “It’s the perfect first step to them moving on ... (a media room) is something that anyone – especially people with kids – would enjoy.”

Find a new Burnaby home ... Motif at Citi The bustling, urban centre known as the Brentwood area of Burnaby has always attracted homebuyers. And it’s no wonder. With its central location in Metro Vancouver, it offers too many shopping, dining and recreation opportunities to count, along with a dynamic entertainment scene and night life. Yet there are still green spaces and parks within easy reach, as well as the trails and outdoor beauty of Deer Lake and Burnaby Mountain. Now, Appia Group of Companies – founded by Jim Bosa, the son of renowned developer Nat Bosa (Bosa Development) – is building 148 new homes in a 30-storey tower in Brentwood, entitled Motif at Citi. Citi is an urban enclave that integrates residential, commercial and supportive services within one development; of the two towers, one is residential and one is commercial. Both are connected by a series of walkways and landscaped gardens. Motif – the residential tower – is a pinnacle of contemporary elegance where large roof terraces blend in seamlessly with the sleek, modern architecture. Motif homes showcase stunning, panoramic views – day and night.

With Brentwood Town Centre, Madison Centre, big-box stores and other stores within walking distance, Motif at Citi is also central to SkyTrain and several convenient bus routes. The commercial tower at Citi will be anchored with HSBC; other tenants include Suntopia and Carlson Wagonlit Travel. “The views are spectacular and and the sheer convenience is making some buyers consider selling their vehicles – you won’t need one if you live at Motif,” says Appia sales and marketing manager Lisa Murrell. “Everything is within a block of their front door – Save-On Foods, Winners, Brentwood Mall and SkyTrain, to name a few.” The suites at Motif are larger than average, Murrell notes, and adds that if homebuyers purchase now and close before July 1, they can avoid the HST. A variety of homes are still available, from one-bedroom-and-dens to twobedroom units (821 square feet to 1,455 sq. ft.); only a handful of homes remain. Scheduled for completion this June, Motif homeowners will soon be able to move in. CONTINUED ON P.8

The Pointe: quality in Maple Ridge
Enjoy a new home in a great location The British have a designation for certain parts of the countryside ‘An Area of Outstanding Natural Beauty’ and this certainly applies to Maple Ridge. Located just 45 miles east of Vancouver in the central Fraser Valley, Maple Ridge is situated on the Fraser River and, to the north, the Coast Mountains rise from the horizon. Well-known for outdoor recreation, with an abundance of trails, provincial and municipal parks, and golf courses, there is also a thriving art community in Maple Ridge. The Arts Centre, with a 500-seat professional theatre, draws concerts and events with local, national and international representation. It was in this vibrant community that Concordia Homes president Ron Davis established his company in 1987, with the determination to build beautiful, handcrafted family homes of exceptional quality. Davis himself is a hands-on builder and employs an expert team of tradesmen, designers and consultants who share his commitment to value – and nowhere is this more apparent than in the homes at The Pointe. Situated in the centre of Maple Ridge, The Pointe is a community of 29 single-family homes built with both the West Coast lifestyle and weather in mind. Families have a choice of two exceptionally designed styles, The Nicola and The Roberts, both with two choices of style. The square footage ranges from 2,661 square feet to 3,355 sq. ft. over three floors and both offer the choice of a finished basement. All the interiors are designed to maximize the use of natural light. Concordia Homes sales and marketing manager Vicky van Herwaarden says many things make The Pointe homes stand out, including their location. “Our location close to the centre of Maple Ridge and Kanaka Creek Park ... The Pointe is central to both the outdoor activities and amenities this community has to offer,” she notes. “With attention to detail, Concordia creates beautiful homes. Our high level of finish and quality craftsmanship assures lasting value.” The homes feature impressive nine-foot ceilings on the main floor, with durable laminate flooring in both kitchen and family rooms. Heavy 5 ¼”heritage baseboards and 31/4” swing door casing add to elegance of the rooms. The kitchens come with maple cabinets, heavy crown mouldings and a 27” deep fridge gable with valance. The granite countertops on the island are edged with maple to complement the cabinets. Premium chrome faucets are used throughout the homes including the kitchen. The quality extends to the rest of the home, with 40oz stain-resistant, soft twist, smartstrand carpet and Weiser Venetian bronze door hardware installed on every door. The unfinished basement has a roughed-in threepiece bathroom with toilet, basin and tub and the garage has finished painted drywall. Attention has been paid to the exterior with Hardie Plank and heavy wood accents on front elevation plus extensive use of natural rock. The roof has attractive IKO weathered wood 30-year fiberglass shingles. And the homes are for everyone. “Our target market is for all age groups,” says van Herwaarden. “From the young married couple to families and retirees, (The Pointe is for) those who wish for a full-size home at a lower price point.” The Pointe homes start at $509,900. Visit www.thepointehomes.ca for more details.
