KEEPING YOU UP TO DATE You will recieve regular personalized reports sent direct to your inbox on how your property is performing. This will include how many people are viewing your property online, how many home reports have been downloaded and any feedback from viewings.

Choosing the right service level for you
We offer five different home marketing packages, allowing you to choose an option which suits your selling needs, your home, and the services that you require from us. Our Estate Agency marketing packages bring you the very best of our knowledge, skills and expertise whilst fixing the fee you pay.
BASIC Our entry level package includes award winning photography of your property with up to 10 final photographs; production of a two page property brochure including a full professionally written description, photography and floorplan; advertising of your property online, in our prime location Property Shop and directly to our extensive database of potential buyers; full administration of the sale process including arranging viewings, taking notes of interest and negotiating offers on your behalf.
PLUS This package includes the same benefits as the standard package including the same four page brochure and up to 16 photographs but introduces Matterport: a high quality 3D virtual tour which will allow interested parties to walk through your entire property from the comfort of their armchairs. A short teaser clip showing the Matterport dollshouse view will be used for social media marketing of your property and to draw attention to the stunning Matterport 3D tour. Just to make this package even more exciting, we will also include a Facebook streamed ‘live’ feel virtual viewing of your property. This will involve one of our professional photographers making a video of the full viewing experience which we will make available on Facebook and to all interested parties.
STANDARD This option includes all the benefits of our Basic package but with up to 16 photographs from our award winning professional photographers; a four page property brochure; and a striking For Sale board to highlight that your property is for sale.
LARGE This includes all of the benefits of the Plus package but on a larger scale, with up to 24 finished 4K quality Matterport photographs and an expansive eight page brochure to really show off your property. This package also includes Enhanced Social Media marketing: we will have a slideshow video produced using the photographs of your property,and we will use this for extensive sharing and boosting to a targeted audience on social media.
DELUXE Our most comprehensive package includes all of the benefits of the Large Package but tailored for the most spectacular properties, with up to 34 finished 4K quality Matterport photographs and a massively detailed 12 page property brochure. The Deluxe package includes a Premium advert on Rightmove ro really help your property stand out from the crowd, as well as our Unlimited Viewing Package which includes full attended viewings by our viewing agents. You will struggle to find a more exhaustive marketing package than our Deluxe one.
The only initial fee payable upfront is £395* and the remaining costs will be due when the property is sold. If a service is not included in your preferred packages these can be added, for an additional fee (see chart opposite).

Selling your home can be a stressful experience but we need to let you into a secret…selling your home can be an easy and mostly stress-free experience when you have the right resources and the right people supporting you. At Blackwood & Smith, we not only have an experienced estate agency team, we also have a team of six Property Lawyers ready to handle the conveyancing for your sale once an offer has been received. All of our lawyers are fully-qualified Scottish solicitors with many years of experience in selling and buying properties. They aim to take you by the hand through the conveyancing process, meeting with you to go through the missives and other aspects of the transaction, and ensuring that you feel as comfortable, relaxed and stress-free through the entire selling process.

By instructing us in both the Estate Agency and Conveyancing for your sale, we can look after the whole selling process for you from the day your house first goes on the market to the day that keys are handed over to the new owners.
We have much greater knowledge of the local property market than your average non-solicitor Estate Agent. Across both our Legal and Estate Agency teams we deal with hundreds of purchases and sales every year. We therefore have a much better feel for what is selling and at what price and can use that information when advising you on your sale.
One of our solicitors will take responsibility for your sale right from the moment you first market your house with us. This allows us to start getting your title deeds and other documents which will be required during the conveyancing process ready at an early stage so that we can quickly commence the conveyancing when an offer is received,
There will be no delay while an estate agent passes the offer on to a separate firm of solicitors. As soon as an offer is accepted, it will be passed across to our solicitors to commence the conveyancing.
You may well be buying a new home at the same time as selling your existing one and we can help make the process from sale to purchase as seamless as possible. Even when you have only just begun marketing your house, our solicitors can begin ‘noting interest’ on properties you might wish to buy, while advising you on the purchasing process.
