Is there anyway to know if the condominium unit I bought will increase in value within the next five to 10 years? I am looking to purchase a unit that can appreciate so that I can upgrade.

A

Investments, in whatever form they may take, involve risks. But compared to other forms, Real Estate property can be a lot easier to understand. How do you really know which ones will increase most in value over the next five to 10 years? The golden rule with real estate dictates that location remains to be the most important factor. The local market is partial to developments near established commercial hubs like schools and hospitals, and those situated near major thoroughfares for easier mobility. It also helps to obtain properties from well-respected developers and builders.

What upgrades should we go for if we are looking in to buy a new place? Will adding an extra bedroom, bathroom or anteroom help increase the value of the property?

A

In situations like these, it helps to identify whether you are buying the new place as your own home or if you want to rent it out after. There is a difference between the two. Generally, upgrades of any kind may increase the value of the property. If you are looking for a new place to settle in, it is almost always a must to add an extra bedroom if the space would allow for it, to accommodate friends who would want to visit your new place. If you are looking at it as an investment, adding a second bathroom instantly ups the value of the place when it comes to rent. It may also attract more perspective tenants if you upgrade the kitchen by adding built-in storage.

I always want a place that is bigger than the usual. With the many different cuts and layouts, how am I to know whether the price of a home per square meter is reasonable or if I am about to make a bad decision?

A

This is probably one of the toughest questions to answer when it comes to real estate concerns. Though the square meter of the unit may dictate its retail price, keep in mind that much more goes into the market value of a unit than its size. For instance, two condominium units with approximately the same size are available on the market in the same district, but the other one has complete amenities and provisions for cable and telephone; it also has a different layout and the building features an energy-efficient design. It is but right that the one with more amenities be more expensive than the other. The reputation of the developer also comes into play when it comes to pricing units per square meter. To be guided accordingly, you may ask your agent to provide you with comparable sales data.

reat design, as they say, is a product of great imagination and creativity— but a little spending power could not hurt. In putting a space together, having a vision helps a great deal, which also allows you to pick key pieces more efficiently. While some would go for decorations and ornaments, it is always wise to invest on pieces that are more functional and timeless in appearance.

1 A comfortable sofa

With its sheer size, it almost always the centerpiece in any living room. It also sets the tone of the space so it is important that it makes guests feel welcome and inhabitants cozy. Hardwood frames such as molave and narra never go out of style and render a feeling of luxury. Pair it with a fabric in neutral color so it can still go with your space should you change your color scheme. It is always easy to find matching throws and pillows to accentuate it. Remember that synthetic or synthetic blend fabrics are easier to maintain.

2Conversation art piece

A house with a fantastic art collection tells of the owner’s discriminating taste. The good thing about art pieces is that you can build your dwelling’s character with, and that you do not need to go ahead and buy multiple pieces all at once. Like any other collection, give it time to gel together and let the pieces create their own stories to tell to houseguests. Have a friend who is very artistic? Ask for a commissioned art piece for a more personal touch.

Maybe viewed by some as purely ornamental, but with the right choice, a console table may serve more purpose than only hold decorative items to anchor a corner. It is best to choose one with built-in drawers for added storage to keep clutter in small spaces at bay.
