Gas fired Combination-boilers or System boilers are the preferred heating method. Please refer to the Ideal designs for the appropriate boiler position for each house type. Myson thermostatic radiator valves and Danfoss programmable room thermostats to be used. Electric or Worcester-Bosch oil-fired boilers should only be used where there is no gas supply.

Other technologies may be required when dealing with a site that has a renewables or low carbon policy. Refer to the specific Design and Technical Bulletin for group guidance.

Kitchen / Utility

Purmo Radiators - To be compact type with fitted top and side covers.

White ladder towel radiators (450mm x 1500mm) are to be fitted in the Bathroom and Master Bedroom en suite only (Non duel-fuel). To be supplied by Towelrads Limited.

Towel radiator upgrades are available as a client optional extra only.

1 and 2 Bedroom properties are not supplied with fitted wardrobes as standard. All 3 Bedroom properties and 4 bedroom properties under 1500sqft are to have fitted wardrobes to Bedroom One only. All Properties over 1500sqft are to have fitted wardrobes to Bedrooms One and Two only. Any additional fitted wardrobes are offered as a client optional extra only. The extent of the fitted wardrobe is to be as indicated on the floor plans. Wardrobes runs should be fitted into a recess or terminated in a stub wall to avoid VAT.

Wardrobes to be supplied by Spaceâ&#x20AC;˘Pro. Sliding wardrobe finish is to be: Silver mirrored door fronts (soft closure) with silver framing. The standard fit out for all wardrobes is to be a shelf and hanging rail. A range of wardrobe finish upgrades will be offered as a client optional extra only. All showhomes are to have at least 1 wardrobe fitted out to display an internal storage system which is offered as a client optional extra only. Garages

External (Houses)

Manually operated Garage doors will be Novoferm steel vertical pattern. Below ground duct to be installed as standard to all detached garages to allow for optional extra electrics to be fitted.

Power operated doors are a client optional extra only (where there is an electricity supply and subject to planning requirements).

Integral and attached garages (+ all garages to houses over 1500sqft) to have electrics installed as standard (batten light fitting and double socket).

Garage sizes are to be as the standard details, unless there is a local authority / highways requirement dictating otherwise.

Building Regs. require that external lighting is operated by PIR, timer or has low energy lamps. Rear and / or side external lights are to be PIR operated (with override for continuous lighting): Light fittings are provided to front elevation only. Some house types may have 2 light fittings to the front elevation as indicated on the house type working drawings.

Elevations

As an alternative to wall mounted lighting to the front elevation, some house types may have down-lighters in porch areas. These will be indicated on the house type working drawings.

GRP front door sets should be used to the patterns & colours as denoted on the appropriate house type drawing. Brickwork opening to be 1001mm wide on 4 bed properties and above.

The door is to be supplied by IG and provided complete with: Chrome ironmongery, Timber or UPVC frame and UPVC cill. External Works

Gardens are to be turfed to the front only. Turf to the rear garden is offered as a client optional extra only.

Divisional fencing will generally be 1.8m high, timber post and panel. If the site is sloping, consider other options. Close boarded fence to be used only on external boundaries.

Side gates are to be included as standard. These should be set back from the face of the dwelling to avoid unnecessary fencing between plots.
