SELLER’S GUIDE

TO REAL ESTATE

Phase 1

What is the motivation behind your decision to sell?

Timeline for us to make this move successful?

Destination of your move?

Anything in particular that would make this process easier?

Does your home have financed components such as solar panels? With new lending laws, these items will need to be paid for prior to or at closing.

Phase 2

Review and analyze active, pending, and sold transactions around your property with your agent.

Allow your Blue Marlin agent to help determine a listing price using a localized approach.

Finalize initial listing documentation and official “live” date.

Communicate your mortgage payoff with your agent.

Complete any property repairs and/or feature updates planned prior to listing.

Prep your home for listing photos and video. See “Tips For Showing Your Home” on the next page.

Your Blue Marlin agent will schedule our team of media professionals and will coordinate a time that fits your schedule for photography and videography.*

* Real Estate photography has become an intricate part of the home sale process. Decluttering makes it easy for our top tier photographers to make your home look amazing!

* Sign all apropriate documents to comply with local and state regulations

Phase 3

In 2 to 3 weeks, with the “live” date approaching, your agent will begin a pre-listing marketing strategy.

Initial Open House prep and scheduling with your agent.

Assess any pre market interest in the home.

Your agent will install a “For Sale” sign and an electronic lock box on/near front door.*

Just prior to being on the market, your agent will complete all marketing preparations, including Direct Mail, Social Media Strategy, Coming Soon Campaign etc.

* Electronic Lock Boxes help us keep a record of every agent that brings clients to view your property.

Phase 4

Go live on the market!

Your agent will communicate showing requests with you.

Monitoring interest over the first few days on market is critical, your agent will provide feedback from what potential buyers and their agents are commenting on the property.

Receive written offers on the property and start the negotiation process.

Allow your agent to suggest items and other contract terms to negotiate for your benefit.

Manage multiple offer situations and formulate potential back up offer strategies.

Execute of contract and all other addendums/documents pertaining to the transaction.

Your agent will inform you of timelines associated with the accepted offer such as buyers inspection period, escrow delivery, buyer’s financing contingency and anything else pertaining to your transaction.

Phase 5

Your agent will communicate any repair or other requests the buyer’s party makes.

If the buyer is getting a mortgage, your agent will be in contact with you to schedule an appraisal for the buyer’s lender.

The title company handling your transaction will be in contact regarding your mortgage payoff and other items necessary for a smooth closing.

Prepare for your transition from your current residence, canceling utilities, forwarding mail, etc.

Schedule date and time to sign closing documents.*

Prepare to be completely moved out from your home prior to the buyers completing their final walkthrough.

* Sellers can potentially sign their closing documents several days ahead of closing. Communicate with your agent and the Title Company handling your transaction to see if this can be accomplished.

Phase 6

It has been a long road, but WE ARE CLOSED!

TIPS FOR SHOWING YOUR HOME

Remove Pets from the home.*

Remove clutter from tables and countertops.

Put away items left around the exterior of the home. Bicycles, Toys, Lawn Equipment etc.

Any personal valuables, make sure they are put away and/or locked up .
