Call us after you have reviewed your report, so we can go over any questions you may have. Remember, when the inspection is completed and the report is delivered, we are still available to you for any questions you may have, throughout the entire closing process. What does a home inspection involve: 1. A Home Inspection is a visual non-invasive examination of a residential dwelling, performed for a fee, which is designed to identify observed material defects within specific components of said dwelling. Components may include any combination of mechanical, structural, electrical, plumbing, or other essential systems or portions of the home, as identified and agreed to by the Client and Inspector, prior to the inspection process. the condition of such components is reported as found on the day of the inspection. The Home Inspector does NOT move furniture, stored items, disassemble installed fixtures or storage equipment, or remove wall coverings and flooring. 2. A home inspection is intended to assist in the evaluation of the overall condition of the dwelling. The inspection is based on observations of the visible and apparent condition of the structure and its components on the date of the inspection and not the prediction of future conditions. A Home Inspection is NOT Technically Exhaustive. When we recommend further evaluation by professionals or licensed technicians, we highly advise that you hire these professionals for a more accurate analysis of your systems of components. 3. A home inspection will not reveal every concern that exists or ever could exist, but only those material defects observed on the day of the inspection. Some issues may not be obvious during the Home Inspection because they can only happen under certain weather conditions or when a specific tap or appliance is used in everyday life. 4. A material defect is a condition with a residential property or any portion of it that would have a significant adverse impact on the value of the property or that involves an unreasonable risk to people on the property. The fact that a structural element, system or subsystem is near, at, or beyond the end of the normal useful life of such a structural element, system or subsystem is not by itself a material defect. The Inspector is NOT required to offer estimates of repairs or replacement. 5. An Inspection report shall describe and identify in written format the inspected systems, structures, and components of the dwelling and shall identify material defects observed. Inspection reports may contain recommendations regarding conditions reported or recommendations for correction, monitoring or further evaluation by professionals. 6. The Home Inspector does not make reference to updating cosmetic components like kitchen and bathroom cabinets, fixtures and fittings such as carpets or blinds, due to wear and tear, fashion or efficiency. 7. If your home was built prior to 1980 it may potentially contain building materials or products containing Asbestos. The Home Inspector does not conduct specialized tests for mold, asbestos, UFFI, or pests like termites or mice during the inspection. These types of environmental issues require laboratory testing. Furthermore, Identification of UFFI cannot be done without being invasive. These items are beyond the scope of a Home Inspection as per the CSA Standards of practice. 8. This is NOT a Code Compliance Inspection. The Inspector does not try to determine whether or not any aspect of the property complies with any past, present, or future codes, regulations, laws, bylaws or other regulatory requirements. Code compliance inspections are conducted by building officials during the construction process. 9. For your safety and liability purposes, we recommend that licensed contractors evaluate and repair any critical concerns and defects. Note that this report is only a snapshot in time. We recommend that you or your representative carry out a final walk-through inspection immediately before closing to check the condition of the property, appliances, etc, using this report as a guide. 10. Roof Due to the unpredictable and latent nature of roof leaks, no assurances or warranty can be provided that your roof and flashings will not develop leaks within the approximate expected life span given by the inspector. We caution the home owner that skylights are prone to leaks. Ice damming problems are beyond our ability to predict. Leaks on the gutters can be detected only during rainfall. There is no other evidence during the inspection that the eaves are leaking.

IR / Thermal Scan Thermal Imaging is done on accessible walls only. Where there is furniture or personal items the inspection is limited. Thermal Imaging provides an indication to moisture issues but there is no guarantee that Thermal Imaging will always show moisture. Different factors will affect the Thermal reading, including the width of the wall, the extend of moisture penetration, freezing temperatures at the exterior, extreme dry weather etc. The Infrared Camera is NOT an X-Ray machine, it is simply a diagnostic tool. It does not "SEE" through building material but simply detects different temperatures on building material.

Heat Exchangers inspection is beyond the scope of a home inspection and can only be inspected by a licensed HVAC technician. If there is any indication of an issue with the heat exchanger, it will be noted.

Filter Type: Disposable Filter Observations: MAINTENANCE: Filters help clean the house air, making the environment more pleasant. Filters also clean the air before it passes through the blower and heat exchanger. This helps to keep these furnace components working efficiently. Disposable filters should be changed every three months and reusable filters cleaned every three months. A high MERV filter is always recommended for better quality of air in the house. The furnace filter is dirty. Filters help clean the house air, making the environment more pleasant. Filters also clean the air before it passes through the blower and heat exchanger. This helps to keep these furnace components working efficiently. It is recommended to change the filter and then regular inspection & maintenance is advised.

A/C ABS Pipes

Abbreviation for air conditioner and air conditioning Acronym for acrylonitrile butadiene styrene; rigid black plastic pipe used only for drain lines. Arc-fault circuit interrupter: A device intended to provide protection from the effects of arc faults by recognizing characteristics unique to arcing and by functioning to de-energize the circuit when an arc fault is detected. If the AFCI breakers trip often, then an electrician should be called to evaluate the branch circuit. It is also possible that faulty equipment or devices are causing the AFCI breaker to trip. The permanent joining of metal parts together to form an electrically conductive path that has the capacity to conduct safely any fault current likely to be imposed on it. Fuel burning appliances of any type, require combustion air. Older gas appliances take combustion air from the interior and newer high efficiency gas appliances take combustion air directly from the exterior. Wood Burning appliances also require combustion air and this may be taken from the exterior or interior, depending on type of appliance, Building code requirements or Manufacturer Specifications for Certified Appliances. Condensate is produced by high efficiency furnaces during the winter operation and should normally drain through the tubes, outside the furnace and into the house drain. Condensate is also produced by the AC during the cooling operation and drains through a separate tube to the house drain. Any water stains or rust noted on or inside the furnace cabinet, should be a sign of an issue, and a technician should be called to investigate. Condensation is formed when the warm, moist air comes into contact with the cooler air in an area or on house components. Condensation can cause moisture damage on components like drywall, insulation, etc. A double tap occurs when two conductors are connected under one screw inside a panelboard. Most circuit breakers do not support double tapping, although some manufacturers, such as like Cutler Hammer, make hardware specially designed for this purpose.

HVAC stands for Heating, Ventilation, Air Conditioning. This term is typically used to describe the ventilation, heating and cooling systems. An HVAC technician is a person with training in these systems and who is licensed by the provincial government to install and maintain such equipment. Polyvinyl chloride, which is used in the manufacture of white plastic pipe typically used for venting high efficiency furnaces and water heaters. Grass or concrete swales commonly run along the back or side of residential properties. These swales are in place to help facilitate proper storm drainage. They help prevent flooding and damage to your property and your neighbour’s The thermostat in a water heater shuts off the heating source when the set temperature is reached. If the thermostat fails, the water heater could have a continuous rise in temperature and pressure (from expansion of the water). The temperature and pressure could continue to rise until the pressure exceeds the pressure capacity of the tank (300 psi). If this should happen, the super-heated water would boil and expand with explosive force, and the tank would burst. To prevent these catastrophic failures, water heaters are required to be protected for both excess temperature and pressure. Usually, the means of protection is a combination temperature- and pressure-relief valve (variously abbreviated as T&P, TPV, TPR, etc.). Most of these devices are set to operate at a water temperature above 200° F and/or a pressure above 150 psi. Do not attempt to test the TPR valve yourself! Most water heating systems should be serviced once a year as a part of an annual preventive maintenance inspection by a professional heating and cooling contractor.

There are gaps at the garage walls that must be sealed, to prevent exhaust fumes from entering the home. Sealing is done with drywall tape and drywall compound or fire caulking for small gaps.

Cold Room

Loose wires, open junction boxes, connections done outside junction boxes, plug in light fixtures. These should be properly installed by an electrician. Perimeter insulation was observed to be missing at the side and back of the house. Installation of insulation and vapor barrier is needed, to promote enhanced resistance to heat loss which will increase the efficiency of the home and lower heating costs. Discolouration and mold spots noted on the sheathing at the cold room is due to condensation. Client is advised to remove the 2x4's and the sheathing and dispose. These are not structural components and can be removed.

Breakers and circuits **Double Tap observed. Double tapping (i.e. 2 wires on a single pole breaker) can add to the load of the affected circuit causing a possible overload and tripping breakers, or result in loose connections and overheating of the breaker or connections. Some electrical panel manufacturers allow double taps on their breakers, but this is not something we can confirm. Ideally, doubled-up circuits should be independently fused

Recommend upgrading to current standards to save on heating costs. Insulation has to be added over the main bathroom, where there are gaps. Recommend installation of weather stripping at attic hatch, for better sealing.
