We appreciate the opportunity to conduct this inspection for you! Please carefully read your entire Inspection Report. Call us after you have reviewed your report, so we can go over any questions you may have. Remember, when the inspection is completed and the report is delivered, we are still available to you for any questions you may have, throughout the entire closing process. What does a home inspection involve: 1. A Home Inspection is a visual non-invasive examination of a residential dwelling, performed for a fee, which is designed to identify observed material defects within specific components of said dwelling. Components may include any combination of mechanical, structural, electrical, plumbing, or other essential systems or portions of the home, as identified and agreed to by the Client and Inspector, prior to the inspection process. The condition of such components is reported as found on the day of the inspection. The Home Inspector does NOT move furniture, stored items, disassemble installed fixtures or storage equipment, or remove wall coverings and flooring. A home inspection is intended to assist in the evaluation of the overall condition of the dwelling. The inspection is based on observations of the visible and apparent condition of the structure and its components on the date of the inspection and not the prediction of future conditions. A Home Inspection is NOT Technically Exhaustive. When we recommend further evaluation by professionals or licensed technicians, we highly advise that you hire these professionals for a more accurate analysis of your systems of components. 2. A home inspection will not reveal every concern that exists or ever could exist, but only those material defects observed on the day of the inspection. Some issues may not be obvious during the Home Inspection because they can only happen under certain weather conditions or when a specific tap or appliance is used in everyday life. A material defect is a condition with a residential property or any portion of it that would have a significant adverse impact on the value of the property or that involves an unreasonable risk to people on the property. The fact that a structural element, system or subsystem is near, at, or beyond the end of the normal useful life of such a structural element, system or subsystem is not by itself a material defect. The Inspector is NOT required to offer estimates of repairs or replacement. 3. An Inspection report shall describe and identify in written format the inspected systems, structures, and components of the dwelling and shall identify material defects observed. Inspection reports may contain recommendations regarding conditions reported or recommendations for correction, monitoring or further evaluation by professionals. 4. The Home Inspector does not make reference to updating cosmetic components like kitchen and bathroom cabinets, fixtures and fittings such as carpets or blinds, due to wear and tear, fashion or efficiency. This is NOT a Code Compliance Inspection. The Inspector does not try to determine whether or not any aspect of the property complies with any past, present, or future codes, regulations, laws, by-laws or other regulatory requirements. Code compliance inspections are conducted by building officials during the construction process. 5. If your home was built prior to 1980 it may potentially contain building materials or products containing Asbestos. The Home Inspector does not conduct specialized tests for mold, asbestos, UFFI, or pests like termites or mice during the inspection. These types of environmental issues require laboratory testing. Furthermore, Identification of UFFI cannot be done without being invasive. These items are beyond the scope of a Home Inspection as per the CSA Standards of practice. 6. For your safety and liability purposes, we recommend that licensed contractors evaluate and repair any critical concerns and defects. Note that this report is only a snapshot in time. We recommend that you or your representative carry out a final walk-through inspection immediately before closing to check the condition of the property, appliances, etc, using this report as a guide. 7. Any item marked as NOT INSPECTED will have an explanation for the reason. Items not inspected could be due to accessibility, shut of water or gas lines, or items not required for inspection as per the CSA standards. Garage gas proofing Observations: An attached garage must be gas proofed, so that exhaust fumes from cars parked inside the garage or at the driveway, will not enter the home. No material deficiencies noted. ( To the extend that we have visibility. ) Service Doors Door Type: Metal Entrance Door Observations: Appeared satisfactory and functional, at time of inspection. The self closing mechanism is operational and must remain operational at all times, to prevent fumes from entering the home. Garage Door Material / Type: Insulated panel door Observations: No deficiencies observed. Garage doors and garage door frames, require frequent maintenance. This includes painting, re-caulking, lubricating the rollers and tightening of the bolts on the door. Door Operation Door Operation: Mechanized. Please note that we test garage door openers by using the wired button and not remotes. Observations: Auto reverse system is not responding at the unit. We do not exercise excessive pressure when testing the door, to avoid potential damages. A minor adjustment on the unit is usually required. Refer to the manufacturer's manual for instructions.

Structure Structure Type Materials: Wood frame Observations: No material deficiencies noted at the visible parts of the structure. The comments reflect only the visible parts of the structural components. We do not have visibility under floors, behind walls and any other finished areas of the property. Foundation Materials: Poured Concrete Observations: Typical shrinkage cracks noted on the side of the house due to regular settlement and curing process of concrete. Client is advised to seal these cracks at the exterior, to the extend that they are visible, to prevent possible moisture seepage that may freeze during sudden freezing conditions. Sealing can be done by concrete sealant or parging depending on the width of the crack. Cracks like this are unlikely to create a leak, but given a negative grade and lack of water control, water penetration is probable. The presence of damp proofing membrane, reduces the chance of moisture penetration, significantly 'Pop Out' Crack noted the corner of the house due to regular settlement and curing process of the concrete. It is recommended that the crack is sealed to prevent water to penetrate and freeze and possible widening of the crack. There is no risk of water penetration from these type of cracks. A horizontal settlement crack is noted at the cold room area visible both inside and outside the house. Horizontal cracks are related to settlement of the footings. We recommend having this reviewed and repaired by a foundation contractor to prevent future issues.

Basement Insulation and Vapour Barrier Observations: Thermal imaging shows insulation at only 4 ft height at the back of the house , as it was the standard when the house was built. Sometimes this creates condensation in the winter months. Ensure that the temperatures in the basement are not very high and kept constant at all times.
Cold Room Observations: No material deficiencies noted. Avoid storing boxes and other organic material in the cold room, as this is a typically cold and moist area by nature. The cold room vent is blocked. This should be opened to allow for proper ventilation of the cold room.

Moisture Detection PLEASE NOTE: Thermal Imaging is done on accessible walls only. Where there is furniture or personal items the inspection is limited. Thermal Imaging provides an indication to moisture issues but there is no guarantee that Thermal Imaging will always show moisture. Different factors will affect the Thermal reading, including the width of the wall, the extend of moisture penetration, freezing temperatures at the exterior, extreme dry weather etc. The Infrared Camera is NOT an X-Ray machine, it is simply a diagnostic tool. ABS Pipes
Acronym for acrylonitrile butadiene styrene; rigid black plastic pipe used only for drain lines. The permanent joining of metal parts together to form an electrically conductive path that has the capacity to conduct safely any fault current likely to be imposed on it. Corrugated Stainless Steel Tubing (CSST) is a type of conduit used for natural gas heating in homes. It was introduced in the United States in 1988. CSST consists of a continuous, flexible stainless-steel pipe with an exterior PVC covering. The piping is produced in coils that are air-tested for leaks Fuel burning appliances of any type, require combustion air. Older gas appliances take combustion air from the interior and newer high efficiency gas appliances take combustion air directly from the exterior. Wood Burning appliances also require combustion air and this may be taken from the exterior or interior, depending on type of appliance, Building code requirements or Manufacturer Specifications for Certified Appliances. Condensate is produced by high efficiency furnaces during the winter operation and should normally drain through the tubes, outside the furnace and into the house drain. Condensate is also produced by the AC during the cooling operation and drains through a separate tube to the house drain. Any water stains or rust noted on or inside the furnace cabinet, should be a sign of an issue, and a technician should be called to investigate. Condensation is formed when the warm, moist air comes into contact with the cooler air in an area or on house components. Condensation can cause moisture damage on components like drywall, insulation, etc. A special device that is intended for the protection of personnel by de-energizing a circuit, capable of opening the circuit when even a small amount of current is flowing through the grounding system. Grounding electrode or ground electrode: a metal conductor, usually a solid copper-alloy rod of specified length, driven into the ground in order to provide a point for electrical connection between the building grounding system and ground or earth. HVAC stands for Heating, Ventilation, Air Conditioning. This term is typically used to describe the ventilation, heating and cooling systems. An HVAC technician is a person with training in these systems and who is licensed by the provincial government to install and maintain such equipment. 1 Somewhere Str, Vaughan, ON Parging is the coating applied to the visible (above-grade) portion of your home's foundation walls. It is applied to both pouredconcrete and concrete-block foundations to hide surface imperfections, marks from formwork and the like, so its role is essentially decorative. Grass or concrete swales commonly run along the back or side of residential properties. These swales are in place to help facilitate proper storm drainage. They help prevent flooding and damage to your property and your neighbour’s The thermostat in a water heater shuts off the heating source when the set temperature is reached. If the thermostat fails, the water heater could have a continuous rise in temperature and pressure (from expansion of the water). The temperature and pressure could continue to rise until the pressure exceeds the pressure capacity of the tank (300 psi). If this should happen, the super-heated water would boil and expand with explosive force, and the tank would burst. To prevent these catastrophic failures, water heaters are required to be protected for both excess temperature and pressure. Usually, the means of protection is a combination temperature- and pressure-relief valve (variously abbreviated as T&P, TPV, TPR, etc.). Most of these devices are set to operate at a water temperature above 200° F and/or a pressure above 150 psi. Do not attempt to test the TPR valve yourself! Most water heating systems should be serviced once a year as a part of an annual preventive maintenance inspection by a professional heating and cooling contractor.

Sealing can be done by concrete sealant or parging depending on the width of the crack. Cracks like this are unlikely to create a leak, but given a negative grade and lack of water control, water penetration is probable.

The presence of damp proofing membrane, reduces the chance of moisture penetration, significantly 'Pop Out' Crack noted the corner of the house due to regular settlement and curing process of the concrete. It is recommended that the crack is sealed to prevent water to penetrate and freeze and possible widening of the crack. There is no risk of water penetration from these type of cracks. A horizontal settlement crack is noted at the cold room area visible both inside and outside the house. Horizontal cracks are related to settlement of the footings.
