The Southern Region competition is one of 10 regional House of the Year events held in November. The Southern Region results go live at www.houseoftheyear.co.nz on 14 November. Each category is judged by a pair of judges (one builder and one architect) who rate each property against a scorecard. The highest points-scoring Gold Awards in each category become the Category winners. The highest points-scoring Category winners are named the Local Supreme Winner for a New Build and the Local Supreme Winner for a Renovation. As well as being judged for building excellence, entries are rated for their lifestyle value. There are kitchen, bathroom, outdoor living and sustainable home awards and excellence in workmanship is recognised by the Craftsmanship Award.

Annabel Berry, owner and creative director of Design Federation in Ōamaru, shares her expertise and style tips
A
ward-winning interior designer Annabel Berry works on residential and commercial projects in North Otago. In her shop you'll find a range of New Zealand-designed homeware, gifts and clothing. She also has an online store.
‘If your sofa has good bones, consider getting it covered in new fabric.’
How would you describe your home style? My aesthetic is coastal: fresh whites, blues and a mix of vintage and new furniture and furnishings. I’m just as comfortable in a high-end design store as a second-hand one. I lean towards soft, dusty colours for a calm, considered palette.

What inspires you about living in your region? The beautiful Waitaki district and its people provide so much inspiration for our projects. We have such a beautiful client base who come to us because of our knowledge and skills, but also because of our attitude towards design. We are unpretentious and fun. What’s the last thing you bought for your home? A beautiful new round oak dining table after my children destroyed our last one with permanent markers and glue during lockdown. We plan to incorporate a bench seat around the new table that will be for dining only (no more homework). What’s your favourite room in the house? Our bedroom because I made this space a sanctuary for us. The walls are a deep navy blue with the main focal point a headboard in painterly Bluebellgray linen fabric. Our drapes are double tracked sheers. It’s a dream to sleep there every night.

What trend do you wish would make a comeback? A statement sofa in a lounge makes such an impact and would be a good trend to bring back – think burnt orange, ochre, velvets or patterned upholstery. If your sofa has good bones, consider getting it covered in new fabric.
If money was no object, what would you buy for your home? I’d extend our house by adding an upstairs and put our bedroom up there. The view is incredible. Where would you spend the bulk of a renovation budget? Great joinery makes such a difference to a home, ensuring you get bespoke cabinetry, shelving, built-ins, wardrobes and of course your kitchen and bathroom. The benefits of professional painting should never be underestimated. What would you go budget on? You’re better to invest in quality rather than buy something cheap and have to replace it sooner. If you can’t do everything at once, do it in stages. You’ve got a day to refresh your house. What do you do? Put everything away that can go away and start with a clean slate. Then consider the look and feel you want New cushions, throws, rugs and accessories will bring an entirely new look to your space. Consider moving artworks around. This will make it feel fresh and new. What should everyone invest in? Every home should have upholstered headboards on beds – once you have slept with one you won't go back. On the hillside at The Preserve is Hidden Island, an exceptional home designed to maximise 360-degree views. The 800sqm home, with 200sqm of terraces and decks, has also been designed to blend into the landscape through use of discreet materials and a clever palette. Two house forms are set into the natural ridgeline beneath the Remarkables and overlooking Lake Wakatipu and the Jack’s Point golf course. A two-storied wing faces the mountains to the east. The upper level contains three bedrooms, an office and a separate living area, while there are a garage, storage and laundry area below. The west
wing faces the lake and has the main living spaces. A separate wing has guest suites. Elements such as the cantilevered staircase off a travertine wall, honed blue stone and feature steelwork demonstrate attention to detail. Achieving a thermally efficient and low-energy home was a critical part of the brief. The response is a highperforming thermal envelope with a heavily insulated roof, while thermally broken, double-glazing and large eaves regulate heat during the summer. A large sculptural form has appeared on the shores of Lake Hāwea – but it doesn’t dominate the landscape. That’s because the five-bedroom luxury home has been designed so it can never be seen in its entirety from outside the property. On the street, the higher parts of the southern roof are only visible through vegetation, and the northern roof is low so the house can’t be spotted from the lake. Willow House was designed to make the most of its sloping Queenstown site. The Kelvin Heights section borders Lake Wakatipu and has a sunny northerly aspect, making it a win-win for the owners. The four-bedroom, three-bathroom house was designed to take advantage of the lake views, passive light and heat and also to minimise the impact of a three-storey building on the neighbourhood. As a result, the north facade was stretched to almost the limit toward the western and eastern sides and the whole house was broken into smaller parts.
The 305sqm home, which has three bathrooms and two living rooms, is a showcase for stratification. The upstairs bedrooms are in a metal-clad ‘box’, which sits on two schist walls on the next floor down. The rest of this floor has extensive glazing and the concrete garage, which is further down the slope, is below. A ‘mammoth’ amount of insulation was used in Willow House – underfloor water heating, double glazing and thermally broken door and window frames – to keep the owners warm in the coldest Central Otago winters. Q&A HOW TO CHOOSE THE RIGHT BUILDER FOR YOU
How did you know you had the right builder? Both my wife and I have a background in quality management and customer service. We were looking for a builder with industry credibility who could listen and interpret our ideas. Right from the start we got on really well with our builder. Instantly I knew we had a common understanding of what we wanted from the build and by showing me his previous work, I could see that he was a quality craftsman. He went above and beyond throughout, starting from our first conversation. Don’t be afraid to ask to see previous work and talk to past customers. Because InHaus are Master Builders, I also knew they would have had to complete a number of rigorous checks to ensure they met the quality standards of the organisation. As well as looking at building experience, qualifications and workmanship, there are also financial checks for all Master Builders to ensure business stability. Knowing these checks
Building a new home or undertaking a major renovation is a big deal, so you need a builder you can trust to help you through the process. We sat down with Nelson local Vince Roper, whose new house won a National New Home Category Award in the Master Builders House of the Year competition in 2014, and ask him for his tips. He and his family attribute their win to their strong relationship with their Master Builder Russell Campbell from InHaus and the team of sub-contractors and architects he surrounds himself with.
have been done is great for peace of mind. Why did you choose a Master Builder? We've built before and know this can be a stressful time. You hear about cowboys and you need to make sure you are protected. I knew I absolutely needed a Master Builder. Choosing one gave me confidence, assurance and minimised the risk of building a new home. It is also important to think about the long term – this is not where you want to focus on the cheapest option. You want to get the best value and a home you will love for years.
It sounds like you had a great relationship with your builder. How did you go about finding someone you wanted to work with? We had just moved to Nelson after the Christchurch earthquakes and were very focused on re-establishing ourselves in a new, quality home in a more positive environment. Having built twice before, and being very house proud, we had a clear idea of what we wanted in terms of build quality and final finish. The only problem was when we arrived in Nelson, we had no building contacts and no one to turn to for a recommendation. We had used a Master Builder to build our last home in Christchurch, so we went with what we knew best. Using the ‘Find a Builder’ tool on the Master Builders website, we looked up Nelson-based builders. Although we knew all the builders would be up to the Master Builder quality standard, we wanted the best of the best, so we also looked at who had won House of the Year accolades. InHaus fitted the bill so we gave it a shot. Turns out it was the best decision we have ever made.
Tell us a little bit about your project and the relationship with your builder? Because we were new to Nelson, we were unsure of the area where we had decided to build. It's important people work with a builder who knows the area and can provide good advice. Our builder had built another home not far away from our section and that gave us some extra assurance. As we were building a whole new house, the design phase was crucial. Collaboration is so important here. You want to make sure your builder is involved throughout the whole process, working closely with you and your architect. We had an exciting vision of what we wanted, and we recommend working with an experienced builder who can conceptualise and turn your vision into something tangible. Working with a Master Builder, you know your project is backed by the best in the business. Our builder really did go above and beyond in every aspect and never watched the clock. We now consider Russell and his son Shaun – who was the Master Builders CARTERS National Apprentice of the Year 2015 winner – to be very good friends.
The opportunity to get a Master Build 10-Year Guarantee was also a no brainer. Building a home is one of your biggest life investments so it is important you are protected. No one knows what will happen in 10 years’ time, but I know I am protected by Master Builders no matter what – even if my builder is no longer in business. Most banks will also insist on a guarantee, and this one is the best. Any other tips to share with Kiwis looking to build or renovate their homes? It's all about a partnership. Be clear about your expectations early on and what you want to achieve. It's too late to go back and change your mind once the job is finished. You want the job done well once. The quality of your home will also be remembered for longer than the cost will. It may be worth stretching yourselves a bit, to get a quality builder. And if you have to wait for your builder, it will be worth it. We are extremely proud of the home we have and working with the Master Builder InHaus team has been one of the most positive things to have happened in our lives.

Tuscany meets Otago in this spacious beauty, which has been remodelled to enhance the living spaces so they flow through the house and out to the outdoors. The kitchen was also completely renovated and two upstairs bedrooms were combined to create a main suite with a walk-in wardrobe and ensuite. External walls were repositioned to allow the new indoor-outdoor living, including an alfresco dining and entertaining area. Earthworks helped create an outdoor area that allows diners to drink in the expansive views. A macrocarpa and brick pergola, complete with
outdoor fire and pizza oven, was designed and constructed. These had to be built into existing features of the property, so they looked as if they were part of the original house. The brief from the client included using the existing grapevines in this area so these were woven around large macrocarpa beams. As a result of the 160sqm renovation, there is now seamless indoor-outdoor flow and the owners can step straight out of the their house, enjoy the landscape and sip wine under the vines. FLORAL DISPLAY Once the gorgeous flush of spring is over, gardens can look a little tired or dull, which is when annuals and perennials must be summoned. Pop down to your local garden centre, peruse the flower aisles and you’re bound to find something you love. Just keep in mind where in your garden they should be planted, how much sun they require, how much water they need, and what shape and size they will eventually grow to.

you’ll be saving yourself a lot of backache later on in summer. Set aside an afternoon and go for it. Do the whole garden, then mulch with compost, pea straw or pine needles. This will help suppress them – for a while anyway.

PLANT TO PLATE
Fancy popping a sun-ripened cherry tomato into your mouth or sipping a cocktail made with your own lemons and mint? Then get planting. From mid-November even the most tender summer vegetables can be planted outside in all but the chilliest parts of the country. Most adore the sun, but if you’re running out of sunny spots, then lettuces and coriander

Healthy soil makes for
a productive patch. Building up your soil with compost, manure and other organic material is the best thing you can do for your garden.
The most useful garden tool is the Japanese niwashi. It’s like a short-handled hoe with a sharp blade, and is great for weeding, hacking and digging out roots.
Chances are it will be a dry summer with water restrictions, so before you do anything, check to see if you can use the hose on your garden. If you have the green light, make watering part of a pleasant daily routine. The best time to water is early morning or late afternoon, so hold the hose in one hand, and a hot drink or long cool one in the other. It’s also a good idea to plant drought-resistant species, mulch the more needy ones and/or install an irrigation system and timer.
CLEAN MACHINE
After a winter of inattention, your garden equipment may need a little cleaning, de-cobwebbing and repairing. The good news is, this only needs doing once a year. So wash down your outdoor furniture, deck, house exterior; check that the fabric furniture isn’t rotting or if the wood need oiling; and get the steel-wool onto the barbie… Yes, all those tedious tasks. Then reward yourself.
The presence of birds is
the icing on the cake in any garden. Encourage korimako/bellbird, kererū, tūī, pīwakawaka/fantail and kākā by planting plenty of native species.
Lemon and other citrus, which are sometimes fussy in soil, can grow well in pots. These are best filled with a special citrus mix and placed somewhere sunny.
