Explore the world of property management through Property Management 101, a five-day course taught over five weeks. This dynamic course combines classroom-style learning, interaction with industry professionals and behind-the-scenes tours of Metro Atlanta buildings. It is designed for assistant property and facility managers and others who are interested in expanding their knowledge of the industry. Class locations vary from class to class. Participants will be notified of location prior to each class via email.

2015 BOMA Georgia Seminars Chiller Optimization BTO Seminar April 22 | 8:30-11:30 a.m. Paces West BOMA Georgia’s BTO seminars are a great way for property professionals, particularly building engineers, to educate themselves about important industry and technical practices. The topic is “Chiller Optimization” and will explore ways that you can reduce consumption and the cost of energy in central plant operations. Our presenters for the discussion will be John Smith with Mallory & Evans and David Spruill with Johnson Controls. This seminar is free for BOMA members who are building engineers and property/facility managers thanks to the generous sponsorship of Mallory & Evans and Johnson Controls. Tour of Atlanta Buildings April 23 | 1-4:30 p.m. Tour begins at Georgia Pacific Center Georgia Pacific Center | TBD| Sweet Auburn Market | The Equitable Building The theme of the 2015 Tour, Atlanta Streetcar, guided the selection of three building tours and a visit to Atlanta’s iconic Sweet Auburn Market. Angie Lorie with Central Atlanta Progress discuss the economic and environmental impacts of the streetcar while at the Georgia Pacific Center. Shelby Buso, director of sustainability, with Central Atlanta Progress will escort the group. Each participant will leave with a better understanding of how transportation initiatives like the streetcar impact the environment and economy, as well as the buildings and properties along the route. Attendees will also gain a better understanding of the impact of a variety of best practices on building operations and business revenue. Fall Free Seminar September 24 | 9 a.m.-Noon Location TBD The annual Fall Free Seminar features a trending and timely topic of interest to commercial real estate professionals. Previous seminars have included topics like emergency preparedness, transportation updates and the film industry in Georgia just to name a few. This seminar is always free for BOMA Georgia members. In this course, you will have the opportunity to apply concepts within the real property and facilities context. You will follow the accounting process and creation of a budget from start to finish, learning such valuable skills as how to interpret financial statements, annual reports and statements of cash flows. You will learn practical skills such as how to compile lease abstracts and prepare rent rolls. The course also includes exercises pertaining to computing productivity ratios, depreciation, ending cash balances, preparing income and expense budgets, and explaining budget variances. Law and Risk Management Course Is Foundation scholarship eligible 8:30 a.m.-5 p.m., May 13-15 Members: $1,035 | Non-members: $1,285 In today’s complex business environment, it is becoming increasingly important for property managers to know how to address legal and risk management issues. This course will provide you with a foundation in the basic principles of law and risk management, helping you deal with everyday legal and risk issues surrounding your business. In addition to covering leasing, the course covers important issues concerning torts, contracts, employer/employee relations, property rights and environmental law. The course also describes the risk management process, covering the assessment of loss exposures and determining how to handle the daily risks that property managers encounter. You will learn about the insurance market, different types of insurance policies and the claims adjustment process. The course also covers equipment breakdown insurance, which is an area of growing concern for real estate managers. Real Estate Investment and Finance Course Is Foundation scholarship eligible 8:30 a.m.-5 p.m., November 4-6 Members: $1,035 | Non-members: $1,285 Through this course, you will learn to take charge of real estate investments in order to maximize the value of a property. You will develop knowledge about basic financial concepts as they relate to real estate, including valuation, analysis, taxation, depreciation and life-cycle costing. Similarly, you will learn to evaluate real estate investments and to develop budgets that estimate net operating income. You will study the income capitalization approach and cover property taxation costs and strategies to offset these costs. You will also gain the skills to conduct discounted cash flow analysis and calculate net present value and internal rate of return. This course features exercises that require the basic use of the HP-10Bii financial calculator.

FOUNDATION This key denotes that this course is part of BOMI’s new High-Performance Program. Complete all three HP courses and pass an exam to earn the new High-Performance Sustainability Certificate from BOMI. Current RPA/FMA designation holders will earn an enhanced RPA|HP or FMA|HP designation.

Through this course, you will learn about climate control for human comfort, the components of HVAC systems, and the basics of water treatment and plumbing systems. You will gain the skills and knowledge to perform common water tests, maintain air-conditioning systems, maintain water services, and inspect portable fire extinguishers. Major topics include HVAC systems, air cleaning devices, indoor air quality, water conditioning and treatment, plumbing, fire protection systems and fire alarm systems. This course provides you with an understanding of electricity basics, the skills needed to measure electrical consumption, and the ability to recognize, set up, and maintain reliable and effective maintenance and safety systems. Major topics covered in this course include sources of electricity; electrical safety; electrical circuits; electric meters; cables, terminations, conduits; light sources, fixtures and maintenance; electric motor basics and maintenance. Refrigeration Systems and Accessories 8:30 a.m.-5 p.m. April 21- May 26 Members: $1,035 $535 | Non-members: $1,285 $785 Maintaining the proper comfort level in an office environment is essential for tenant satisfaction. Refrigeration equipment is a key component of an air-conditioning system that must be properly maintained and operated for maximum efficiency. This course reviews the basic refrigeration cycle and refrigeration system components, as well as how to operate and maintain reciprocating and absorption refrigeration systems. You will gain the skills and knowledge to describe the principles of refrigeration and identify the performance characteristics of refrigeration components. You will also learn how to establish maintenance processes and troubleshooting techniques. Major topics include refrigeration cycles, principles, mechanical components of refrigeration systems, systemic troubleshooting, and general maintenance.

Refrigeration equipment is a key component of an air-conditioning system that must be properly maintained and operated at maximum efficiency. This course reviews the basic refrigeration cycle and refrigeration system components, as well as how to operate and maintain reciprocating and absorption refrigeration systems. You will gain the skills and knowledge to describe the principles of refrigeration and identify the performance characteristics of refrigeration components.

Green Real Estate Network

The Green Real Estate Network is for professionals who are interested in increasing their knowledge of green and sustainable practices. Members of this group will receive invitations to green breakfasts and be the first to know about green and sustainable course offerings from BOMA Georgia.
