LANCE ARMSTRONG FOUNDATION CORPORATE HEADQUARTERS - Austin, Texas

The Lance Armstrong Foundation unites people to fight cancer. The rectangular warehouse had little character or natural light. Opening the facade and roof flooded the space with natural light, and materials were salvaged for reuse. Beams were re-purposed for interior architectural elements and roof decking was re-milled to construct ‘crates’ – interior meeting, kitchen or work center spaces. The angled layout of the ‘crates’ and furniture created a cityscape, defined by a main street circulation corridor, adjacent work group neighborhoods, and park areas to get away, reducing stress. The furniture exceeded LEED requirements exemplified by the board room and conference furniture made from fallen trees. The design breathes new life into the building. The project reflects the Foundation - connecting to each other, constituents, community, environment – a welcoming and healthy space to ‘LIVESTRONG’.

THE UNIVERSITY OF TEXAS, INVESTMENT MANAGEMENT COMPANY (UTIMCO) - Austin, Texas

“Make it cool.” In articulating their vision for a new office, the director of an internationally known investment management corporation was adamant that his space evoke the dynamic but comfortable image of the corporation itself. It was also imperative that the offices aid in recruiting and retaining the best and brightest employees his industry had to offer. The building selected commands phenomenal vistas of downtown, the lake, and the surrounding hill country. As part of the solution, view corridors - locations from which one can experience views and daylight in multiple directions - were incorporated throughout the space. The bright, open atmosphere is further accentuated with long, subtle curving glass corridors. The geometric architecture in ceilings and walls and the technology throughout add to the sophisticated “cool” ambience. The palette of materials juxtaposes the subtle cream tones of honed limestone floors and stacked stone accent walls with rift-cut oak paneling stained a dark cherry and floors a dark mesquite. Brilliant accents of saturated colors such as sapphire, tangerine and chocolate punctuate the space. Rippling glass panels and fine textured upholstery accent the space.

The goal of the project was to locate a new space which the firm could operate on contiguous floors and delete duplicate operations, thus save money. This international firm was interested in an image of Austin, therefore a pallet of regional materials were incorporated with a corporate image.

PERELLA WEINBERG - Austin, Texas

Perella Weinberg Partners, a respected New York based investment firm, decided to partner with the longtime leading manager for higher education investment funds in Texas. The result was this new Austin branch of PWP. Occupying the 30th floor of Frost Bank Tower, PWP oversees millions in private investments for central Texans and others. The entire design gives the feeling of being in a smart, no-nonsense, yet humane and breathable environment, which inspires confidence in its occupants. The office has clean lines in contrast with the landscape. The use of the extensive glass and geometry brings the outside to the inside to the benefit for each employee.

SMILEY MEDIA HEADQUARTERS - Austin, Texas

The move was only 4 blocks form their previous location, but for Smiley Media, it was not only moving “up� ,it was like moving to another world. It was also a chance to re-discover Austin! Th innovative, open space inspires creative minds and visually connects them to their surroundings. The design focused on an environmentally friendly, open concept to reflect the high energy culture. Most of the existing ductwork and sprinkler heads were left in place and reused. The existing concrete slab was stained, sealed, and left exposed in over 50% of the space. Green Label Plus certified carpet, containing recycled content, was installed without adhesives. Other low VOC products included paint and a spray-on acoustical ceiling treatment. Energy efficient light fixtures, controlled by sensors and double switching, were installed. Approximately 95% of the furniture specified for the space is Indoor Air Quality certified. The custom table and credenza for the Board Room were made from solid oak, harvested from managed resources and finished with water based products.

Austin, Texas The University of Texas was challenged to renovate the President’s Reception Room in the 1937 Main Building. This Beaux Arts room provides an historic backdrop for Presidential press conferences, VIP receptions and dinners.

to enhance the existing marble and plaster work. The subtle introduction of state of the art audio-visual systems, designed to be minimally intrusive, are both extensive and user friendly, offering a variety of communication options. Honoring the historical integrity of the room while Solar and blackout shades protect the interior from glare providing updated technology were key to the renovation and UV deterioration over time. The original silk wall coverings, and custom silk window treatments, are bronze entry door and frame, in dire need of repair, were beautiful and durable. The subtle color palette of gold and restored and the door swing reversed to allow for code blue (and the smallest hint of UT burnt orange) was selected compliance.

THE DRISKILL HOTEL - Austin, Texas

Guests entering the lobby of this historic Victorian hotel sense the grandeur of another age. After years of “progress” that ravaged the once grand interior, the hotel lobby was restored to her turn-of-the-century elegance.

The rich color palette was layered to enhance architectural elements - the signature features of the hotel. Centered in the lobby is a new 18’ x 18’ stained glass ceiling, marking the location of the original atrium. At the landing of the sweeping staircase Symmetry of the original plan was restored by removing is the restored life-size portrait of the hotel’s founder, painted in walls that concealed columns and a massive Richardsonian 1899. Romanesque arch. Originally a third entrance, the arch became the backdrop for the new front desk. Based on the original reception desk, the new desk carefully conceals modern technology. Inspired by hotel archives, the designers developed a vocabulary of Victorian motifs and patterns used for new stone floors, ceiling details, millwork and trim.


BARTON CREEK RESORT & SPA - PAVILION, PROPOSED DESIGN - Austin, Texas

The Pavilion at Barton Creek Resort & Spa was a bland, octagonal 6,000 square foot open-air event space, with a metal roof. While functional for diverse meetings and parties, the space lacked the warmth and “casually elegant” atmosphere that is the signature of the Resort. It was clear that this space could be so much more, and had the potential to be a major revenue-generating venue for the property.

Conceptual studies were developed to explore upgrades to the Pavilion, and celebrate the magnificent views. Concepts included glass door enclosures, new wood ceiling beams, decorative lighting, flooring upgrades and an interior “Texas-sized” limestone wood burning fireplace. Added to the Pavilion were tiered observation decks, offering panoramic views of the golf course and the Texas Hill Country.

BARTON CREEK RESORT & SPA - CONFERENCE CENTER & PRO SHOP - Austin, Texas

The Barton Creek Resort & Spa has facilities for a spa, golf, tennis and gourmet dining. For conferences, the hexagonal “Capitol Board Room” and the smaller “LBJ Room” are a prestigious extension of the existing facility. The connecting gallery, which overlooks the hills and golf course, provides a transition of finishes and imagery that is uniquely Texas.

granite surfaces lend scale and majesty to the rooms. Regional symbols abound, from the stars etched on the glass doors to the carpet patterned with leaves reminiscent of the oak and olive branches on the State Seal. Door hinges and knobs are reproductions of those in the Texas State Capitol.

Below the dome is a 24-foot custom conference table of Texas pearl and sunset red granite topped by three raised Texas stars. Taking their cue from the Capitol rotunda, the meeting The sophisticated lighting, audiovisual equipment and sound rooms are both topped by a dome. BRITISH AIRWAYS - Houston, Texas

British Airway’s Executive Lounge is an elegant haven for international travelers. Here they can attend to business, get assistance with travel arrangements, or simply unwind while waiting for their next flight at the Houston International Airport. The gallery serves as a transition from the reception area to the lounge. Fine artwork in the gallery creates an aesthetic diversion from schedules and lengthy waiting periods. As visitors step into the lounge, they find that the vaulted ceiling in the gallery has dramatically magnified into a vast metal vaulted ceiling, which draws attention to the focal point of the lounge: the bar. Design elements in the lounge foster a comfortable, yet professional environment conducive to socializing, working, or finding new moments of solace. Highlighted by a wall of mirrored, frosted, and colored decorative glass, the bar displays glassware and beverages that are readily accessible on the granite bar top. The Executive Lounge’s sophisticated design allows British Airways to demonstrate that it is “passionately committed” to serving customers from around the world.

THE UNIVERSITY OF TEXAS STADIUM SUITES - Austin, Texas

The Stadium Suites designed for the Darrell K Royal – Texas Memorial Stadium set a new standard for luxury, comfort and the ultimate football ‘Game Day’ experience! As part of the West and East side expansion projects, the design of the sixty six private suites reflects a sophisticated palette of materials and subtle references to the football environment. Custom millwork details incorporate dark, medium and light cherry cabinets with black granite counters, and twisted metal ‘rope’ details were developed for handrails and drink rails. The bowed front of the serving credenza mimics the shape of a football and the striped carpet pattern references the stripes on the playing field. Subtle wall and ceiling details, as well as custom lighting, add interest and complexity to the suite. The electronically operated sliding window opens so that the sights and sounds of the game can be experienced first hand. Areas in the scope of work included the private suites, lobbies, pre-function areas and large corridors. Services included programming, space planning, interior architecture, custom millwork, finishes, documentation and coordination.

THE UNIVERSITY OF TEXAS CLUB -Austin, Texas

The University of Texas Club at the Darrell K Royal Texas Memorial Stadium is a private club that also serves as a major ‘Game Day’ club venue. The project was part of the expansion of the East side of the stadium, and followed The Bommarito Group’s successful design of the East and West side Stadium Suites. Areas in the scope included Lobbies, Dining Room, Lounge, Bar, Private Meeting Rooms, Pre-Function Spaces and Offices. The project scope included full interior architectural design services, finishes, furnishings and artwork. To enhance the University brand the design team developed extensive custom designs for the project. Traditional University and Texas icons – longhorns, stars, rope and cactus – elegantly saturate the club in an understated but playful manner. Special “Longhorn” features include laser cut, reverse grain veneer walls, plasma cut rusted metal details, custom carpet and lighting. Custom cabinets wrap and conceal structural columns, providing display space for memorabilia and artwork. The club strikes the perfect balance between ‘game day’ and ‘every day’ use, providing a unique club environment for faculty, staff and die-hard fans!

BALLET AUSTIN BUTLER DANCE EDUCATION CENTER - Austin, Texas

Take an existing metal building, skillfully reuse interior components, convert manufacturing spaces into a theater and dance studios, add a wall of windows to the community, use theatrical materials in non-theatrical ways - stir creatively. The transformation is a re-purposed building - a living art space celebrating dance! The 34,000 s.f. building houses spaces for rehearsal, performance, production, lobbies, a dance academy, offices, box office, community board room, and support spaces for the professional company and the academy. The downtown site engages the community to participate in the dance experience. Like dance, the space is about “movement and light”. Concrete, paint, metal, and glass complement the industrial building, providing cost-effective materials for this non-profit. In lobbies, metallic “ribbons” flow through terrazzo floors, creating donor opportunities. It is the dichroic glass, from theatrical lighting, which captures the project’s essence. The glass changes color as viewers move past… inviting them to participate in the experience of movement and light… and classically, innovative dance!

THE BOB BULLOCK TEXAS STATE HISTORY MUSEUM - Austin, Texas

Ask most people to describe a state history museum and you might get a big yawn, but not if they’ve visited this museum, where the focus is on “learning through interactive entertainment”. Funds were appropriated by the state legislature for design and construction only, and after opening, the Museum became a self-supporting institution – making the design a critical factor in the Museum’s overall success. Inspired by the Capitol, the Museum’s Rotunda and Grand Lobby set the tone for the regional imagery and palette of materials. From the “State Fair” theme of the Museum Store to the “Ranch House” imagery and custom furnishings in the Story of Texas Cafe, the design supports the total immersion experience and the stories told throughout the exhibit space. Custom carpets, furniture, and lighting feature Texas imagery, and regional elements to further enrich the total experience. The use of granite, limestone, terrazzo, copper, oak and long-leaf pine – appropriate materials from an aesthetic, functional and durability perspective – reflect warmth, permanence and a regional flavor.

The Bommarito Group has standardized on the world leader in 3D BIM architectural software, Revit by Autodesk. There are huge advantages for design - Revit allows for the visualization and simulation of ideas before they come to life. Revit Architecture building design software is the future of document production for architectural and interior architectural projects. It is the cutting edge technology for sustainable design.


BIM TECHNOLOGY

BUILDING INFORMATION MODELING - (BIM)

Building information modeling (BIM) is the process of generating and managing building data during its life cycle. Bim involves representing a design as objects – vague and undefined, generic or product-specific, solid shapes or voidspace oriented (like the shape of a room), that carry their geometry, relations and attributes. Bim design tools allow for extracting different views from a building model for drawing production and other uses. These different views are automatically consistent - in the sense that the objects are all of a consistent size, location, specification - since each object instance is defined only once, just as in reality. Drawing consistency eliminates many errors. Typically it uses three-dimensional, real-time, dynamic building modeling software to increase productivity in building design and construction. The process produces the building information model (also abbreviated BIM), which encompasses building geometry, spatial relationships, geographic information, and quantities and properties of building components. Pieces can carry attributes for selecting and ordering them automatically, providing cost estimates and well as material tracking and ordering. This method of management is more practical and efficient and it eliminate many of the uncertainties found during the construction phase since they can be found during the design phase of the project and fixed so they do not occur during the actual construction and any changes during construction will be automatically updated to bim and changes will be made in the model.
