THE THOUGHT PROCESS KEEP IT SIMPLE STUPID

BREAKING DOWN THE TYPICAL LIGHTING STRUCTURES INTO SIX GROUPS AND REDUCING THOSE MODELS DOWN TO THEIR SIMPLEST FORMS, THESE TEMPLATES SAVE TIME AND MAKE SURE ALL DLD LIGHTS ARE CONSISTANT. FOLLOWING THE SAME APPROACH THE DLD REVIT TEMPLATE CONDENSES EVERYTHING DARK LIGHT DOES DOWN TO IT’S SIMPELEST FORM. CREATING A TEMPLATE WHERE NOTHING NEEDS TO BE DELETED AND VERY FEW THINGS NEED TO BE ADDED ON A PROJECT BY PROJECT BASIS.

THIS COMBINED WITH CUSTOM SCHEDULES IMPROVE EACH PROJECT’S SETUP TIME AND HELP GENERATE ACCURATE CALCULATIONS.

SLU MARKET LOOKING TO CREATE A MIXED-USE COMMERCIAL BUILDING IN THE EMERGING SOUTH LAKE UNION NEIGHBORHOOD THE DESIGN CREATES A COHESIVE STRUCTURE THAT REFLECTED THE AREA’S GROWTH WHILE MAINTAINING ITS HISTORY.

CREATING CONNECTIONS THE PROGRAM CONSISTS OF TWO LOWER LEVELS OF RETAIL, SIX LEVELS OF OFFICE SPACE, A ROOF TOP RESTAURANT, AND CONNECTIONS TO A NEWLY LANDSCAPED PARK. FOR THIS PROJECT, STUDENTS WERE REQUIRED TO CREATE FULL CONSTRUCTION DOCUMENT SET WHILE COORDINATING WITH CONSTRUCTION MANAGEMENT PARTNERS.

SITE THE HISTORY OF THE SITE GOES BACK TO MID 1800’S WITH THE LAKE UNION AND LUMBER COMPANY. USING THE LAKE AS A MEANS OF LUMBER TRANSPORTATION. COAL AND MECHAN-ICAL EQUIPMENT WERE LATER MOVED THROUGH THE AREA. THIS HELPED TO ESTABLISH BOATING AND INDUSTRIAL FACILITIES AROUND SOUTH LAKE UNION. WITH THE RECENT ADDITION OF SEVERAL PARKS AND INCOMING TECH COMPANIES TO THE AREA, SLU IS AN UP AND COMING NEIGHBORHOOD WITH MULTIPLE RESIDENTIAL AND COMMERCIAL STRUCTURES PLANNED FOR THE NEAR FUTURE HIGHLIGHTED BELLOW.

THREE PARTS BREAKING THE BUILDING DESIGN DOWN INTO THREE PARTS, IT FOCUSES ON THE ROOF, FAÇADE, AND GROUND RETAIL LEVELS. ADDITIONALLY, THE BUILDING MUST ALSO CONNECT WITH THE LANDSCAPE ACROSS THE STREET, AND THROUGH IT, THE SOUTH LAKE UNION PARK. THE MAIN OBJECTIVES FOR THE ROOF CENTERED AROUND MAINTAINING EQUAL VIEWS FOR ALL PAR-TICIPANTS AND MAXIMIZING SQUARE FOOTAGE. THE FAÇADE DESIGN INTENDS TO ACT AS THE IDENTITY OF THE BUILDING BY REFLECTING ON THE HISTORY OF THE AREA WHILE NOT BECOMING SUB-JECT TO NOSTALGIA. LASTLY THE BOTTOM TWO RE-TAIL LEVELS FOCUSED ON DRAWING PEDESTRIANS INTO THE SPACE USING DESIGN LANGUAGE THAT WAS IMPLEMENTED THROUGHOUT THE AREA AS A GUIDE.

INVESTIGATING THE HISTORY OF SLU, DOMINATE CHARACTERISTICS BECAME EASILY DISTINGUISHABLE. THOSE CHARACTERISTICS WERE EXPERIMENTED WITH FOR POSSIBLE DESIGN APPLICATIONS SPECIFICALLY REGARDING THE FACADE AND LANDSCAPE.

AN EARLY CONCEPT WAS TO RETAIN AS MUCH OF THE EXISTING BRICK STRUCTURES AS POSSIBLE TO REUSE WERE APPLICABLE AND TO CARRY OUT MAIN THEMES OF METAL, AND THE GRID.

LANDSCAPE

VIEWS THROUGH LANDSCAPE: CONNECTING BUILDING TO PARK

THE PARK THE LANDSCAPE DESIGN WAS BASED ON TWO CONCEPTS, FRAMED VIEWS AND LIVING RUINS. GUTTING OUT THE EXISTING BRICK BUILDINGS, BUT LEAVING THE BRICK SHELL INTACT, THE SPACE WOULD THEN BE FILLED WITH VEGETATION. CARRYING OVER THE GRID FROM THE STRUCTURE OPPOSITE, STEEL BEAMS WOULD THEN BE POSITIONED TO SUPPORT THE RETAINED FAÇADE. SURVEYING THE SITE AND FURTHER INVESTIGATION OF THE BUILDINGS DESIGN CREATED DISTINCT OPPORTUNITIES FOR FRAMED VIEWS DOWN TO THE LAKE.

THIS LANDSCAPE IS INTENDED TO BE USED AS A RETREAT FROM THE BUSY CITY AS PEOPLE TRANSITION INTO THE PARK.

CIRCULATION

SETTING APART THE MASSES

EXTENDING THE GRID

DIRECTING THE EYE INWARD & UPWARD IN

THE SURROUNDING AREA THERE ARE SEVERAL NEW

WOONERF STREETS THAT HAVE BEEN LARGE-LY EMBRACED BY THE COMMUNITY PROVING TO BE VERY SUCCESSFUL.

WANTING

TO PERPETUATE THAT SAME ENERGY BUT UN-

ABLE TO INCORPO-RATE A WOONERF STREET, THE BUILDING OPENS UP ON THE LOWER RETAIL LEVEL TO CREATE AN INTE-RIOR PASSAGEWAY FOR PEOPLE TO CUT THROUGH.

THE

RESULTING ISLAND IS THEN USED AS A MAR-KET WITH STALLS TO BE RENTED OUT SIMILAR TO A FARMER’S MARKET SPACE CREATING A VERY RE-LAXED VERNACULAR ENVIRONMENT.

AS THE PASSAGEWAY PULLS PEDESTRIANS INWARD, THE GRID EXTENDS UP PAST THE FACADE DRAWING THE EYE UPWARD TO THE ROOFTOP RESTAURANT.
