First time round you will receive a mortgage in principle, which provisionally lets you know how much you can borrow subject to finding a suitable property within a specified time. Government schemes, such as Help to Buy (Scotland), mean it’s now possible to secure a mortgage with a deposit of just 5% to buy a new build property from a house builder participating in the shared equity scheme, but if you can put down even more you could secure a lower interest rate. The Scottish Government has several schemes designed to help people on low or moderate incomes to become homeowners under the Low-Cost Initiative for First Time Buyers (LIFT). However, one that can become a reality is the resolution to make 2015 the year for getting onto the property ladder by buying your first home. Buying a house is the biggest single purchase most people ever make and first time round it can be a particularly daunting prospect. That said, there are lots of ways to make it easier and more affordable if you are prepared to be open-minded and set realistic goals, understand all the implications involved in buying property, and research all the options and schemes available, any of which could be the helping hand that makes your dream a reality. Before you reach for the property guides and websites that list houses for sale you need to know what you can realistically afford, which means talking to a qualified independent financial adviser (IFA) who can give invaluable advice tailored to your circumstances.
The good news is that mortgage loans for first -time buyers have reached their highest level for seven years, as a result of borrowers increasingly opting to fix their mortgage rate in preparation for a rise in interest rates. According to the data, almost 83% of loans advanced during a recent quarter were for fixed rate mortgages, making it the eighth quarter in a row that there has been an increase in the proportion of borrowers favouring fixed rates. The figure is also the highest proportion seen since the series began in 2007. However, while lenders may be increasingly willing to approve loans for first-time buyers, securing that all-important mortgage is not simply a question of asking for one - but there are ways of pre-empting some of the obstacles.
You’ll also need to do plenty of preparation to increase your chances of securing a mortgage. Make sure you are on the electoral roll. Go through your budget carefully, noting any areas you could cut back on to make sure you can prove affordability to your lender.

First Time Buyers Special Having a good credit score is vital, so don’t apply for a mortgage without first checking your credit files held with Experian, Equifax and CallCredit to ensure the information they hold is correct – and if necessary, look for ways to build up your credit score. You also need to work out the true cost of buying, which means factoring in additional costs such as mortgage arrangement fees, survey costs, legal fees and stamp duty – or from April onwards the Land and Buildings Transaction Tax (LBTT) which becomes applicable on houses priced over £135,000 (see page 7 for more details). First Time Buyers Special Having found a property you would like to buy, your BSPC solicitor can advise on how much to offer and will take charge of closing the deal and completing the legal conveyancing. Viewing is the fun part but it’s very easy to get carried away and see a property through rose tinted glasses or be swayed into buying by something completely irrelevant, like the Borders’ resident who bought a house 20 years ago because it had a lovely garden and apple trees . . . yet overlooked the fact that it also had a pre-war kitchen and original metal -framed windows that were about to fall into the garden. Fortunately the house selling system in Scotland now makes the three-part Home Report compulsory.
