IT HAS TO BE BSPC “Those brave enough to venture into the world of buy to let three or four years ago at the height of the property boom will be pleased to note the prophets of doom who predicted the buy-to-let sector would collapse have been proved wrong,” says BSPC chairman David Kilshaw of Cullen Kilshaw, one of several BSPC member firms that offers a dedicated rental service. “What they failed to acknowledge is that when first and second time buyers are unable to obtain mortgages they turn to the rental sector. As a result, the rental market is currently seeing strong demand and monthly rentals have remained at a level sufficiently to service any debt and provide a good return on investment. This is likely to remain the status quo for the foreseeable future,” he adds.

While lack of mortgage availability and the current need for larger deposits to meet lower loan-to-values has dramatically affected the first and second time buyer market, it has kept the rental sector buoyant.

Buy to let can be an excellent long-term investment, one that is seen by many people as a safer option to stocks and shares and retirement schemes

Research shows 41% of young, low-to-middle earners currently live in privately rented accommodation, compared with 14% in 1988. And this trend looks set to continue while mortgage funding and other constraints effectively bar entry to home ownership. Living at home with parents is one option but for young people who want to be independent the only other option is the private rented sector, which at present is unable to meet demand. In a nutshell, the country needs more good quality rental properties. Buy to let can be an excellent long-term investment, one that is seen by many people as a safer option to stocks and shares and retirement schemes. However, there are many potential pitfalls, risks and legislative constraints, so research is vital, as is taking advice from those best qualified to give it – a BSPC member firm, many of which offer a dedicated rental management service to local landlords.

And according to the latest report from the Association of Residential Letting Agents (ARLA), demand for rental property will continue to outstrip supply for much of 2011 and into next year – which is good news for landlords and anyone currently contemplating buying property as a rental investment.

We have also detected something of a shift in attitudes in recent years to a more European approach to renting and if this trend continues, with increased demand for properties, rents are likely to be maintained or rise to provide a better return on capital. While interest rates remain low many owners are content to seek a reasonable return covering the mortgage but as rates rise, a more robust approach to rental returns is likely to see increases, albeit tempered by affordability where appropriate in light of the recent cuts and impact on public service jobs in the Borders. This is also an attractive situation for investors who are able to take advantage of lower prices and good demand for rental properties.”
