Rural bliss - a charming former farm cottage One of 14 whitewashed terraced cottages originally built for farm workers on the Roxburgh Estate over a hundred years ago, cottage number 13 is one of the largest – and arguably has the best views, a feature that appealed immensely to present owners Carol and William Bathgate when they viewed the property back in 1996. “There were three cottages for sale at the time,” Carol recalls, “and although this one was the most expensive, it was the right size for us and I particularly liked the fact that the kitchen window didn’t face the courtyard and had beautiful views over the fields and hills beyond.
The layout was also notable for excellent storage space – something you can never have too much of - and spacious bedrooms,” she adds. The properties had all been comprehensively upgraded a few years earlier, which meant Carol and William, who now have three children, could move in and make themselves at home from day one. More recently, the couple have completely re-fitted the bathroom and made cosmetic improvements in addition to maintaining the property in general.
Over two levels, the accommodation includes a ground floor vestibule and hall leading to an attractive living room with a Severn multi-fuel stove in a brick-built fireplace as the centerpiece. Apart from being a feature in its own right, the stove also runs the central heating and hot water – there is also an electric immersion heater for hot water when the central heating is off during the summer months.

near Kelso makes an ideal family home Also on the ground floor is a very sizeable family bathroom, while positioned at the rear is a spacious dining kitchen with access outside. Upstairs are three good-sized double bedrooms – one with a full wall of built-in storage and all with far -reaching views of the surrounding countryside – plus a toilet and washbasin. The interior is beautifully presented throughout in a neutral colour palette complemented by laminate flooring and quality fixtures and fittings, most notably in the modern bathroom, which is fully tiled and incorporates a shaped bath with overhead shower and glass screen. The kitchen is fitted with solid oak units and includes a slot-in electric cooker, dishwasher and plenty of space for other appliances as well as dining furniture. This very pretty cottage’s other key features include a private garden, in addition to a large communal garden – and a large communal area front and back for parking. The property also has a single garage and a coal shed. Although it enjoys a very scenic rural setting, the cottage is only a few miles from Kelso and just one mile from the village of Sprouston, which has a primary school. Lucky for some, number 13 has all the character that comes with age combined with a very stylish modern interior – a win-win family home in every respect.
