Glendora Commons emphasizes the idea of an intentional community by bringing together a variety of engaging activities on one site. Residents can learn how grow their own food in the community garden, then learn how prepare meals for themselves in the community kitchen with the food they’ve grown. Seating areas feature game-board tables to encourage social activity. A bicycle connection from Martin Luther King Dr to Short Vine through Glendora Commons will create bicycle traffic and encourage bikers to stop and enjoy the greenspace. Corryville gateway will create a vibrant gateway to the Corryville neighborhood. It features signage and a wheelchair ramp surrounded by trees, shrubs and flowers. The post office will be a catalyst for civic engagement and pride in Corryville. Additional retail space will continue the neighborhood business district character of Short Vine.

Co-Op Experience McBride Dale Clarion

During my time at McBride Dale Clarion I learned what it takes to work in the private sector at a consulting firm. I worked on public and private sector consulting projects creating graphics and conducting research for various zoning codes and comprehensive plans. I was expected to communicate with partnering consulting firms to stay up to date on projects and also

Morgantown Comprehensive Plan These diagrams were included in the Comprehensive Plan for Morgantown, West Virginia. They illustrate guidelines for appropriate building massings and setbacks in downtown Morgantown.

Condominium Landscape Plan

One of my primary responsibilities at McBride Dale Clarion was assisting in the update of Anderson Township’s Comprehensive Plan. I completed extensive land use mapping and prepared presentations for public meetings. I also participated in public engagement activities with a steering committee and citizens. After receiving citizen input, I drafted the first draft of the new Anderson Township Comprehensive Plan, which was further edited and sent to a partnering consulting firm and then went on to be adopted by Township Elected Officials. This project really helped me understand the relationships between private consultants and local governments.

International Studies Amsterdam, Netherlands

During the fall of 2016, I lived and studied in Amsterdam, Netherlands for 4 months at the University of Amsterdam. This was a life changing expewrience for me and one of the key passions I brought back with me from the Netherlands is my passion for bicycling and bicycle/active transportation and advocacy. As one of the bike friendliest cities in the world, it was a great learing experience living there and seeing how everybody not only rode bicycles recreationally but by a means of everyday commute as well. My time in Amsterdam made me realize the importance of traveling and getting different perspectives on the world and I hope to travel more in the future and hopefully find a career that allows me to travel.

10

Urban Tour: Densification I conducted an urban tour of Amsterdam while studying there which demonstrated the urban process of densification. The tour weaved through the streets of Amsterdam and passed through sites which demonstrated densification and the issues and implentations it can create. Some of these issues discussed included bicycle parking, bicycle infrastructure demands, economic trends, greenspace and sustainability.

Glendora Commons is an inclusive community that capitalizes on the existing assets in the Corryville neighborhood on Short Vine while also providing greenspaces which promote education, shared space and civic pride. Situated on University Street, Short Vine and Jefferson Avenue, the mixed use development features 264 total units. A portion of these mixed used apartment style units are affordable housing units, and a number of units accommodate physically disabled residents with a larger floor plan. The post office is an essential public service that is used by all residents, and an improved building would promote civic pride. Communal space and the Corryville gateway are both key to this development in order to promote social activity and beautiful public spaces.

Regional Transportation Wasson Way Light Rail, Cincinnati

Wasson Way We focused on the potential for a regional light rail system along the Wasson Way corridor from the I-275 Milford/Union Township area to approximately Xavier University. Building off of previous Niehoff Urban Studio plans, we extended the corridor to the east and worked to find how to link the light rail with the streetcar by the Cincinnati Zoo. The scale of our studio was regional and also included design at the site scale. The studio concentrated on conceptual planning and examined land use, zoning, urban design, environmental and other considerations. Special attention was paid in identifying key challenges that needed to be addressed with regard to the right-of-way, linkages, and coordination of the transportation infrastructure.

18

Wasson Way Light Rail System Map

Key Land Uses

Bowers | 19

Regional Transportation Wasson Way Light Rail, Cincinnati

Concept Map The areas represented in purple are categorized as potential development. This is where the TOD will be located. ANCOR South has a good amount of activity located around the proposed station, so no further development will be necessary. The south station serves as a commuter stop and the north provides access to businesses for residents and shoppers.

Ancor South Station The first station location in ANCOR is set in the midst of a variety of industrial employers. These employers provide a need for transportation to and from this area. The majority of people who will utilize this station will be working class citizens who are employed at these industries. People who live nearby in Anderson Township will also be likely to use this station to get into the city or out to the Eastgate mall.

Ancor South Site Plan About forty-eight parking spaces are available for people who wish to park and ride. This number can be increased to accommodate the amount of people that use this station. The lack of sidewalks in the area causes it to feel un-walkable. New sidewalks are proposed along Broadwell Street to help and encourage workers walk to work. The station is also equipped with an indoor area which will have amenities similar to those you would find in a rest stop along an interstate highway. 20

Ancor North Station The second station in the ANCOR area is currently underdeveloped due to lack of transportation. Many thoughts and efforts have gone into plans to get some form of transportation to this area. Using the current Oasis Line as a passenger rail is something that has been looked at in the ANCOR Area Master Plan. The utilization of the Oasis Line for LRT is something that would stimulate transit oriented development in the area.

Ancor North TOD

Ancor North Site Plan

This large plot of land would allow for an abundant amount of growth around the station. Centered around the ANCOR North Station, the transit orient ed development complex calls for mixed use, light industrial, multifamily and single-family housing, and greenspace. The proposed transit oriented development focuses on compact, walkable mixed use spaces that integrate a variety of other land uses as well. If development were more dense, with houses closer together than existing Anderson Township subdivisions, there would be space for approximately 75-90 single-family units in the area along with apartment complex es as well. This residential development would not only provide customers for retail businesses and food establishments opening in the new mixed use complex, but it would also provide housing for employees at these business and existing employers in the ANCOR Area. Mount Airy is one of the largest peices of undeveloped land in Cincinnati. The park is a huge asset for the city and for that reason, the land would never actually be developed. That being said, my studio took a hypothetical look at how a large piece of land such as this would be developed. First, we performed a site analysis similar to neighborhood analyses we co pleted in previous studios. After gathering the geographical information needed better understand the site, we were split into groups and assigned sections of the park to hypothetically develop.

The design guidelines we set for our site focused on key geographical features like vegetation and viewsheds. Using these features we used challenged ourselves to come up with the most efficient and sustainable site plan possible. Bowers | 13
