Should I just stay?
Thought about moving? Then thought, maybe if we just did _____________ it would beperfect to stay? Well we havesome great options on homeimprovements or rehabilitationfinancing. It doesn’t alwayshave to be a huge projectbut think about what youare planning, will it reflect inmy value? One of the majorpoints of any rehab work to aproperty is to make sure thatyou know the cost and youknow the outcome. Meaningwe often will recommendgetting an appraisal completed“subject to” what you plan toimprove (ie: new kitchen, newbath). I like to call it a “what if”appraisal. You simply get thecost for the work to be doneand the plans to complete itwith the contractor, then weorder the appraisal. We arelooking for the “what if we dothis to the home” value andwe want to make sure yourinvestment is strong. Meaningwhat do we need to put in andwhat will be a direct influenceto the value. Some of theoptional items to have a directimpact on the value are:1. Landscaping2. Bedroom conversion3. Lower level basement

completed4. Window replacements5. Bathrooms6. Kitchen remodel
Here is a recent remodel examples range between project for a new kitchen $6,000 and $30,000. We have that was a direct increase in programs that allow for up to saleability as well as the value $30,000 plus improvements. for the investment return. The As an example if you added cost to complete the kitchen $30,000 to your mortgage the upgrade was completed for payment is as low as $170 per approximately $6000. The month.
