WHAT IF IT’S VALUED FOR LESS THAN YOU EXPECTED? Let’s say you agreed to buy the property for $350,000 but the appraisal came in at $325,000. Your lender won’t approve a loan for more than the appraised price. If you still want to buy the home, we can negotiate a lower price with the seller or challenge the appraisal and pay for a second opinion. Another option is to walk away. Uncomplicating accounting for Brazilians who have businesses in America One of the main issues that generate a great deal of fear and anxiety for the Brazilians who invest or intend to invest in the United States are the tax issues and anything related to taxes, fees and so forth. After all, there are many differences compared to Brazil and for those who are less knowledgeable, the simple fact of filling out a form may cause insecurity and headaches. With the intention to provide differentiated accounting service, capable of clearing those hurdles, especially for this public, Carol Larson created Larson Accounting Group 15 years ago. Right after she majored in Accounting in the United States, Carol went to work for an office in the accounting business and soon noticed that there was a public that lacked more specialized service. Without hesitating, she decided to start her own business, founding Larson Accounting Group in Orlando.

Among various advantages that Larson Accounting Group provides, it is worth mentioning that the work the company offers is practically didactic. “We advise and inform the client, since their very first meeting is regards to aspects of the U.S. regulation so that they do not make mistakes in the local market ending up being penalized due to lack of information. Moreover we also run monthly campaigns to remind them of important obligations and deadlines,” says Carol. Among all of the different clients enquiring about services, Carol noticed that there was a great deal of Brazilian non-resident investing in the United States, but they had many questions on how to manage the accounting part of their investments. As a result, in 2014 she created a special department for this public which she named Larson Homeowners. Years later, the great success of this department brought the company to create a new space to take care of the non-residents in a department called, International Division. The Creation of the International Division The International Division, which began operating in September 2019, in an environment with an extremely good taste , which manages to combine modernity with comfort, features the goal of providing a VIP service to the client who is not a tax resident, regardless of whether he or she lives in the United States. Visitors who come to the new office feel special, not only because of the beauty of new space but also due to the quality of the customer service. “Larson felt that there was a need to create this department because there was a demand requiring this treatment. We began with eight customers and today there are 3,500�, says Executive Director of the department, Fernanda Figueiredo. Aware that each customer has different demands and different expectations, the International Division focuses on offering a differentiated service to everyone who seeks it. This is a differential that if combined with the credibility and an excellent cost-benefit will drive the growth of the company.

In addition to the services previously mentioned that Larson Accounting Group provides, the International Division provides application for Tax ID, tax planning, opening of inshore and offshore companies, working with all forms of the U.S. Internal Revenue Service linked to the non-resident. On top of that Estate planning of a non-resident who passes away associated with the Estate Tax. “In addition to many of those questions, each client has specific situations that require a personalized service, there is, for example, one who wants to know how to bring money from Brazil to the United States of America; whether it is better to invest in a property, paying in cash or obtaining loans; The best structure, if it is better to buy under your personal name, which gains they will have when selling, which mechanisms to use to minimize taxes; And for every different situation we have to provide a customized formatting”, explains Fernanda. One of the biggest concerns of Brazilians non-resident investing in real estate in the United States is with
the double taxation (paying taxes in the United States and Brazil), but with the work of Larson Accounting Group and its International Division, there is a whole tax planning that greatly reduces the double taxation or even eliminate it. “Another issue that makes the non-residents very apprehensive is the withholding, in their case, that the IRS demands. If the person, for example, leases a property in their name, but does not have a Tax Identification Number, the Property Management Company of that property is obligated to retain 30% of the gross amount of the lease. There are however several means to minimize this withholding or even exclude it, provided the client has access to a good tax planning, or uses the opening of a company among other actions. Two more reasons that raise many doubts and fears are the succession issue and the part of civil liability, however with the guidelines that we provide, the investor is totally confident about all these issues,“ explains Fernanda.
