Do’s and Don’ts of Presale Home Repairs You’ve decided it’s time to sell your home. Your neighbor just sold for a pretty penny, but they also spent a lot on remodeling and renovations. Does that mean you need to upgrade your home to sell? Is it worth trying to sell as is? Or will your home be passed up and stuck on the market? F o r t u n a t e l y, full-scale remodels aren’t required to sell your home. Sure, a home reno might fetch more money, but it’s not always worth the time and effort. So how do you know what’s worth fixing up? Here are the do’s and don’ts of pre-listing home renovations: Do: • Fix trip hazards throughout (and around) the home. Uneven flooring and sidewalks, broken stairs and off-kilter ramps aren’t just noticeable to touring buyers; they’re a downright danger. • Fix pet damage and lingering odors. Scratches on doors, torn window screens and holes in the yard will only make buyers wary of further pet damage on the property. • Fix water stains. Even if you’ve fixed the pipes or plumbing issues, buyers may still worry about mildew or mold problems.

Don’t: • Make partial updates to older kitchens and baths. Mixing old and new elements only highlights the age of the space. You need to commit to a full upgrade or let the buyer do a comprehensive remodel on their own. • Decorate the home with trendy or bold colors. Neutral colors photograph better, make the space look larger and help buyers reimagine the house with their belongings. Bold and bright colors do the opposite. • Renovate beyond what your neighbors have done. Buyers are going to offer what comparable sales suggest, no matter how much money you’ve poured into remodeling. A few repairs and upgrades can certainly make your home more marketable. The story of the three businesswoman Leila Alves arrived in The USA in 2015. In Brazil she was the owner of a multi-branding store and her husband was a businessman. A little before, they had adopted two seven-year-old twin sisters and believed it would be better for the girls to be raised in a safer country with a better school system. Since they already had a vacation home here and her older son was a professional soccer player in Fort Lauderdale, the transition was a little easier. Leila started her business selling clothes to local Brazilians. One day, she was invited by the Brazilian community in Miami to take part in an event. After that, she started being present in many of these events in Boca Raton, Fortlauderdale, Weston, Miami and other cities besides Orlando where she lives. She spent two years of hard working, spending at least ten days a month assisting clients throughout Florida. Her effort resulted in a huge clientele, which made her think of moving to the next level.

Vânia Madalozzo, on the other hand, arrived in Orlando in 2011. Having a degree in Law, she worked as lawyer and also had some enterprises in Brazil, for instance, a bag factory which was the last of them. Due to the political crises and lack of security in Brazil, Vânia , her husband and son decide to move to America, where they opened a transportation company and a travel agency connected to the Brazilian tourism operators. Unfortunately, a little later, the dollar exchange rate was too expensive in Brazil which spoiled her business. That was when she decided to leave her husband take over the already initiated business and she would begin a new one selling semi jewelry and jewelry from famous brands coming from Brazil such as Fane’s, Monile’s, Maria Dolores, Monticano, among others. Like everyone else with business talent, Vânia worked hard to form a great clientele. The clients loved the items since they could notice the quality of the jewelry after buying them. Cinthia Anet was an English teacher in Brazil, where she worked in education for 17 years, teaching in private English Academies and Public Schools. Her husband was the owner of some grocery stores. In 2014, there was a contest for English teachers awarding a scholarship for an American University for a program in Teaching Methodology for students of other Languages (TESOL). She won the scholarship among 24 other awarded teachers and spent two months in Arizona studying at Uni-
versity of Arizona in Tucson. After she finished the course and returned to Brazil she talked to her husband about living in America since the violence in Rio de Janeiro really worried them. In 2015 she moved to the USA with husband and sons and she started working in a Language Academy teaching English and Portuguese. When she went shopping for fitness clothes she noticed that the quality and beauty of the pieces here were very inferior compared to the Brazilian ones, and the prices way higher. That’s when she saw a great business opportunity and decided to import some clothes to Orlando, many of her gym acquaintances turned into good clients and that’s how she got a great clientele. Later, she decided to sell beachwear as well and had a good result.
ADDING FORCES Cinthia was Leila’s client and later met Vânia. In addition to a business that was doing really well the three ladies had a mutual desire to expand their businesses. Originally, they thought about the possibility of opening a storefront, not beginning something so big was the idea, but they ended up deciding to open a private boutique. The place was chosen with the help of the friend and businesswoman Luciana Elizeu “ The Boutique is, at first, more difficult to draw

clients than a storefront, however, when we get to attract them they are loyal and it’s much easier to bring them back.” Cinthia says. The union of the three segments worked out really well, the clients of one segment started buying from the other two and vice versa. Another important detail was the strategical place for the business, as Vânia explains. “The place is very important because there is huge traffic of people, a lot of Brazilians work in the building and there are other businesses like hairdressers and spas, cafés, lawyer offices which brings people from all walks of life. Founded one year ago, The Fashion Lounge today counts with a clientele formed mostly by Brazilians and Hispanic, but the Americans are also coming in little by little. Besides the quality of the products, one of the great distinguishing points of the business is deliver a service that is very different from what we have here in America. “We try to give all the necessary attention to the client, explaining, showing styles, accessorizing, helping them out in everything they need, never pushing, everything is done in a way so that the client feels comfortable. It’s not usual in American stores, so here they have a seat, spend hours talking and become our friends.” Leila says. me loyal. As for the clothes sold by Leila, there is always a special attention to combine beauty and quality. “I sell clothes from important brands such as Animale, Cantao, Paylot and there are good news coming soon.” Leila says. Talking about the jewelry and semi jewelry sold by Vânia, the quality of the items should be stood out. “They are beautiful items, made of natural stones which you don’t find here, and this is essential for a woman who searches for a beautiful accessory from good brands.” Vânia explains. About the gym clothes and beachwear, beauty and quality are also present. “The activewear I sell are actually Athleisure wear, a new concept of sports clothes, you can wear the same item at the gym or in many other social occasions. I am an exclusive representative of the brands Fitli, Vestem and Mulher Elastica. The beachwear is of a huge variety of styles, we have beautiful and modern pieces, some are very discreet and others are very tiny for the more daring ladies.” Cinthia says. Florida real estate market Pros and Cons First of all, I would like to start this matter by wishing a happy Thanksgiving holiday to everyone and thank this country for all opportunities despite all the adversities and of course to the entire team of BrazilUSAmagazine. In our latest edition I made an introduction to the Flip market in the United States, I do not want in any way to seem that I am the utmost authority in the subject nor better than many who like me invest in the real estate market here, but rather give my point of view and techniques I’ve learned over the years and have brought me good results. Deepening a little further into this world of opportunities we will talk a little about some places in the U.S. where the flip market is very active, as well as its strengths and weaknesses beyond socioeconomic factors that directly influence the overall performance of the Real estate market. Thus, nothing fairer than starting with our beloved and bustling Florida, a state that houses several tourist attractions between beautiful beaches and gateway to the vast Latin majority. Strengths – Florida is definitely a very important state when it comes to the real estate market, especially in metropolitan areas such as Miami, Fort Lauderdale, Orlando, Tampa and Jacksonville for example, these areas beyond economically relevant are the preferred destination of tourists and entrepreneurs in the hotel business; and more recently with the political and economic instability of some South American countries ends up being naturally the fate of immigrants from all social classes seeking a better life. Thus, the demand for real estate and speculation are already part of the local scenario, even with the market drop in 2008 in just 7 years (2015) several properties that have seen their values plummet already regained market value and in some cases have already surpassed it, Florida is considered a”Sellers Market” (the seller has the last word), summarizing is an economically heated state, well ranked in the U.S. general framework and with many other opportunities for

those who decide to explore new areas such as the Central North and Panhandle (Northwest). Weaknesses – Although economically strong florida like some other states including California, Colorado and New York per example suffer from strong real estate speculation, where in addition to capital you must always be connected to acquisition channels such as auctions, foreclosures and even that neighbor who can’t afford the house, so be prepared to fight fiercely (in some cases literally) for the property you’re interested in, another factor are the big Hedge-Funds groups with high purchasing power, in some cases billions, who buy many properties and often hold the same influencing the market, lastly it would be the profit margin that is no longer so attractive, in recent years the average profit of a flip has fallen almost 30% compared to previous years despite the number of flips having increased, nowadays a flip project generates on average a net profit of 10% to 12% within 6 to 8 months. Socioeconomic Factors – Before choosing the region in which one intends to invest it is necessary to do an in-depth study of the area, not only of the amount of houses sold in a given period, but also what the attractions it offers for the those living in the area, unemployment index, climatic factors (hurricanes, tornadoes, etc), quality of life, per capita income and several others, all this affects the market with regard not only appreciation of real estate but above all in stability and market longevity. In the next editions I will talk about the southern center of the USA and later on in the future techniques of how to recognize a good opportunity.
