THE HARDEST DECISION - CHOOSING WHICH ESTATE AGENT TO GO WITH... To help, I’ve put together eight must have’ ingredients to give your home the very best opportunity of selling fast for the best price. Here goes... 1. You need a local agent with a branch manager you can trust, who is themselves a local (like me!). They need to know the area and can give expert local advice. It also helps them strike up rapport with your buyers.

2. You want somebody to give you the correct valuation and not inflate the price and give you unrealistic expectations to trick you into signing up (and locking you into a long contract...)

3. There should be one point of contact from beginning to end. So the same person who values your house should also conduct the viewings and always be on hand to give you feedback And that includes giving you their mobile phone number so you can call for an update at any time 4. Accompanied viewings. The truth is that you more than DOUBLE your chances of a sale by having accompanied viewings. Go without and your agent is shooting you in the foot. 5. Open 24/7 for telephone enquiries to book viewings or make offers.

People look for houses at the weekends or on evenings when most agents are shut! Your agent needs to be available when your buyers are ready and waiting to express their interest.

6. Allow buyers to book their own viewings and make offers online 24/7. By making it easy for your potential buyers, you’re more likely to get a sale quickly. 7. They must have exposure on all the major portals. So either Rightmove or Zoopla alone won’t cut it. They need to list on Primelocation as well to showcase your home to the maximum audience.

8. Their boards must stand out. There are so many houses for sale and agents boring boards all look the same. Boards are your property’s shop window. They need to stand out so that everybody notices them! More attention equals more viewers.

It’s a no brainer... With all of these techniques deployed, you’ll be giving your home the very best chance of a fast sale and achieving the best possible price and that includes giving you their mobile phone number so you can call for an update at any time. Good luck!

Over the last ten years the Rotary Club of Wollaton Park have been sponsoring the village of Mirge in Nepal. Breeze finds out about the difference they are making... “We have facilitated running water, a school, a medical centre and a road up which a 4wheel drive vehicle can pass. Even with these rudimentary facilities, children have been walking up to two hours to reach school for 7am and of course two hours back after school. You will be aware that Nepal has been struck by two earthquakes the second of which was near the epicentre and destroyed every last building which was still standing in the village. It took ten days before the army and Red Cross arrived with food and building materials with which to build temporary homes and school. The temporary school was the first to be built as it was thought that the children would benefit from a regular routine. The Rotary Club have been distressed by the destruction caused and have done anything in their power to raise money. So far we have raised £21,561.30. The money has come from Rotarians and supporters who have visited our social Media pages and been saddened by the pictures we are sent on a regular basis. There is so much devastation in Nepal that it is very unlikely that the Government will fund rebuilding in the villages. It seems therefore that it will be down to us to send money across as and when we are able to send it”. If you you wish to contribute details are: Lloyds Bank Plc, Old Market Square, Nottingham. breeze get your kit on If you are enjoying the excitement of the Rugby World Cup, why not get down to your local rugby club as the new season kicks off? Rugby fans in Beeston have plenty to celebrate this autumn, as England hosts the 2015 Rugby World Cup. Nottingham Casuals Rugby Club, based in Beeston Rylands, have been busy preparing all summer, with a “Social Spaces” grant from the RFU allowing them to refurbish the clubhouse bar and lounge area. This has resulted in a more open and comfortable space for all rugby fans to get together and enjoy the matches on brand new big screens. The clubhouse and bars will be open for England’s World Cup pool games on September 18 th and 26 th , and October 3 rd and 10 th , and if England’s heroes progress through to the knock-out stages, you’ll be even more welcome to come and celebrate with us. Fans of other nations won’t miss out, with many other matches also being screened, so check the club website for the schedule. And when the World Cup is all over, the club is making sure it won’t stop there. The clubhouse and grounds are available to hire for parties and meetings, and of course, the spruced up clubhouse will be open for supporters to watch their local team in comfort. The club’s first XV finished a creditable 6th in the competitive Midlands 2 East (North) league last season, and have recruited well over the summer. But with 2nd and 3rd teams as well, there is plenty of opportunity for beginners and returning players to learn

the basics, and get that match fitness back! Matches are played most Saturday afternoons - there is no charge for spectators and refreshments are always available, so why not stroll down to Canalside and enjoy the game? Younger rugby fans can come down and try the game, with boys and girls teams from under 6 to under 12s. We were the first club in the area to achieve the Kids First Award, reflecting our ethos that enjoyment and achievement matter more than results. Training and matches are on Sunday mornings, so please call in to meet us. New players are always welcome. With all these players, space is getting tight! So the club has ambitious plans to build new changing facilities, and continue the expansion. Grant applications will fund much of the new build, and the club continues to benefit from sponsorship from Fred Hallam Ltd, but the club needs to raise funds through donations too. Supporters will be given the chance to leave their mark on the club through the Buy-A-Brick scheme, for a minimum donation of £49, your name could be on a brick on the clubhouse wall – of course larger donations are welcome too! Please see the website for further details, or, even better call at the club to look at the plans. For more details please see the club website at http://www.pitchero.com/clubs/nottinghamcasuals/ or call in one weekend. We’re just a 15 minute walk from the station – head down Meadow Road, over the humpbacked canal bridge and turn left.

Slimmers put best foot forward for cancer charity Local slimmers have been raising money for a leading cancer charity after holding their own Slimming World does Race for Life event at Bramcote Park on Sunday 2nd August. Participants, who have lost weight , are all members of local Slimming World groups and held their own 5km event to raise money for Cancer Research UK. The groups were cheered on at the event by friends, family and other people from the local community, some of whom also took part themselves. The event was part of a wider national series held by all Slimming World groups between July 19th and August 8th. The event was not competitive, and those taking part could choose the distance they’d like to cover. As well as raising money for Cancer Research UK, the aim of Slimming World does Race for Life is to raise awareness of how keeping a healthy weight and being active can help improve healthand reduce the risk of certain cancers. Consultants who run Slimming World groups every week in the area, says members thoroughly enjoy holding their own Slimming World does Race for Life event. "It was a fantastic event and the atmosphere was buzzing. We saw participants young and old enter, with a broad range of different abilities and fitness levels!" We are so pleased with how much we raise for Cancer Research UK and think the event showed people just how motivating being part of a group like ours can be. Money raised will go towards helping Cancer Research UK to fund pioneering, life-saving research into the prevention, diagnosis and treatment of cancer." Members who have lost weight walked or ran the 5km in memory of friends and family . It’s a cause very close to there hearts and it

was really important for them to cross that finish line. Some used be so daunted by the thought of exercise, and before losing weight didn’t really feel capable of taking those first steps to becoming more active. With Slimming World’s Body Magic programme they learn that the key is to start small and find something that you enjoy doing, and thats the best way to keep active and lose weight at the same time. There’s no rule that says regular exercise has to

involve a gym or running shorts – walking to collect children from school taking a brisk walk or hitting the dance floor on a night out is enough. Since losing weight members find they have got so much energy and feel much healthier, happier and more confident – We are so proud of our members in all our groups." About Slimming World Slimming World was founded by Margaret Miles-Bramwell (OBE, FRSA) in 1969. There are now around 13,000 groups held weekly across the UK and Republic of Ireland via a network of 4,000 community-based Slimming World Consultants, who receive specific training in the role of diet and physical activity in weight management, as well as sophisticated behaviour-change techniques. Slimming World’s healthy eating plan, Food Optimising, is based on the science of satiety and energy density.

Anyone who’d like to lose weight and join Slimming World is welcome at the group. To find out more visit www.slimmingworld.com.

It’s been a busy summer for Long Eaton Operatic Society as they held a 60th anniversary party to celebrate forming 60 years ago this year. Long Eaton Operatic Society was formed in the mid-fifties when several former students of Long Eaton High Street School decided to form an amateur operatic society. They were joined by many other interested individuals to put on their first show, The Mikado, in 1957. Initially, Gilbert and Sullivan shows were chosen, but as musical and operatic theatre has changed over the past 60 years, so have the show choices of the society. Three of the original founding members - Ken Godfrey and George and Barbara Cheshire are still very much involved with the society today! In fact, it has been a particularly busy summer for George and Barbara as they were also presented with the Ken and Barbara Pipes award for Exceptional Contribution in Derby’s Eagle Awards which celebrate local theatre. The society’s upcoming show will bring Christmas to Long Eaton in October! The musical White Christmas is based on the well-loved timeless film, and contains many memorable Irving Berlin songs including Sisters, Blue Skies, Happy Holidays and of course the unforgettable title song. It follows the story of army veterans and performers Bob and Phil as they descend on an unfortunately snow-free ski lodge for the Christmas holidays. It will be on at May Hall, Trent College from 20th-24th October at 7.30pm, with a Saturday matinee at 2.30pm. Tickets range from £8-£12 and can be purchased via the Box Office on 01332 874352 or through the website www.longeatonoperatic.com.

breeze appeal A charity which supports cancer sufferers in hospitals across Leicester and Nottingham is gearing up for one of its biggest months of the year. The Laura Crane Youth Cancer Trust which supports 13-24-year old sufferers of cancer across the UK, is calling on people to do something spectacular this September. From donating your birthday to taking a #SeptemberSelfie, wearing a headscarf to appreciate the life a young cancer patient lives or hosting an event, the charity hopes people will get behind the campaign and do something fun to help raise awareness of the work it does within the month. The Laura Crane Youth Cancer Trust is the only UK charity which focuses on funding medical research specifically into cancer affecting teenagers and young adults. Before it was formed in 1996, there was no fund specifically for medical research into cancer among 13-24-year-olds. Since forming just last year, hundreds of people have participated in the month-long campaign with keen supporter Dean, who attended school with Laura, committed to gearing up his efforts in the final summer month. Dean James Fox commented: “Laura’s charity has always been very close to my heart. Over the years’ I have tried to support the charity as much as possible but it’s great to have a month focused to dedicate to my friend. Last year my friends, family and I held nine events including a Shabam party and head shaving which raised £8,771.46.” Trust Manager, Pam Thornes explained: “We’re a small team of just three, working hard to support young cancer patients throughout the UK. We’re grateful for the support we receive from people at all times, but September is a particularly special month for me as it is my birthday month and also the month I was diagnosed with cancer. I’m therefore going to celebrate my second survivor day and ask that friends buy me a virtual drink and donate the money to the Trust.” Anyone can support Spectacular September and the Trust would like to see how you have chosen to do so, Tweet using the hashtag #SpectacularSeptember or contact the Trust on hello@lauracranetrust.org.

The highly talented cast have come from across the Nottinghamshire community and cover all generations, working well as a cohesive team. Some cast members are stalwarts to the Nottingham Arts Theatre stage but there is also ample new talent with several new cast members who attend local performing arts colleges and similar courses university degrees within Nottingham. You can feel the excitement is building during the rehearsals as the show dates fast approach, the costumes are getting fitted and props have started appearing for use as the scripts have been put down. marathon man

When you think of passing the finishing line it can conjure up all sorts of images from the scenes watched in Chariots of Fire to a human sized chicken (usually exhausted from wearing the outfit!). The reality for one person though is more practical...

When David Green started running in one of the biggest marathons in the country the Robin Hood Marathon - it was a Mrs Thatcher who ran the country, the UK was pulling away from difficult times and, well, it was an age away. Thirty years ago to be precise because that is how many half marathons he has run without interruption since then. The Robin Hood Marathon started back in 1981. Dave has competed in every one since 1985 when he was seventeen - which is the minimum age to qualify. Over those years he has used his wits to gain the best performance and raise thousands for local charity along the way. His running mate is his own brother, Geoff Green Xho himself has completed twenty five years of the marathon! He has seen many happy times with his brother as they cross the line. “Both of us really appreciated the applause at the end when everyone is willing you on from the embankment and Dave has always loved that. You certainly need it at the end!” says Geoff of his brother. Dave has been a lifelong sports fan so it’s not so surprising he has enjoyed participating in such a public sports event. With football, cricket and now golf under his belt he has always been able to have a go at a sport if he felt the urge and, in this particular instance, the urge has never left him to get on those running shoes and line up. Dave doesn’t have any special preparation in terms of diet before the race - a meal of pasta might be about it, so he competes very much as an enthusiastic amateur. We learned that finishing first was almost certainly not going to happen for Dave as marathons have always attracted some very strong athletes and now we even see high level African athletes in the race with times of only just under an hour! Currently sponsored by Ikano (a banking branch of the Ikea concern) the event has in years past been sponsored, amongst other companies, by Pork Farms who make pork pies.

breezemagazine22

“They actually gave you a free pork pie at the end!” we were told. The end of a race for Dave is cause for celebration so he and his friends and corunning mate Geoff head off to a nice local for a good steak and some replenishment! It’s clear that Dave has really enjoyed giving his best to help local charities over the years such as Sergeants Cancer Care for Kids. He likes to be part of the community he lives in and is a local lad, being Beeston born and bred. The race originally started and finished in Nottingham's city centre, at the Old Market Square. Because the race has grown with popularity the start and finish lines have been moved to Victoria Embankment. Runners enjoy the sight of many of Nottingham's important buildings and historical monuments. These include well known landmarks such as the statue of Robin Hood himself just outside of Nottingham Castle. After leaving the city centre the race passes through Wollaton Park, next to Nottingham University, in sight of the impressive Trent Building. Shortly past the halfway point, while running alongside the River Trent, participants will be able to appreciate the site of Nottingham's two famous football clubs (Nottingham Forest and Notts County) as well as the Trent Bridge Cricket Ground. Next, the route passes within sight of the National Water Sports Centre then Holme Pierrepont Hall. Finally, the race heads back along the river towards Victoria Embankment where runners will be met by the welcome sight of the finish line, and Nottingham's cheering crowds. Usually Dave will finish about midfield and it is to be expected as he participates for the fun of it really. Serious athletes have to devote far more time if they are to have any chance of winning and that is difficult when holding down a full time job. At forty seven Dave’s times have got longer but his knees are still up for it! Whilst his brother Geoff just ‘bombs it’ and hopes he’ll get round” Dave uses a more paced approach and aims to finish in reasonable form. “The top runners can come blazing past us but I know they won’t get any more applause than he does because so many well wishers come to cheer him at the end - he feels like a winner every time, and he is in my book” says Geoff of his brother Dave. The race has proved popular over the years so there are more competitors than ever these days with the size of the run estimated at around ten thousand participants (it started with five thousand). If you want to cheer Dave on then make sure you get to the race the Victoria Embankment and remember: it’s harder than it looks!

Oxbridge success for Bluecoat

breeze promotion

We focus on the success of the Bluecoat Academy in our area and catch up with the latest developments for education for local children and students there. This has been a very exciting year for Bluecoat Academies Trust. Their Sixth Form expansion will provide them with state of the art facilities such as a full lecture theatre, social spaces and study rooms to complement the existing ICT and Science facilities. As their Sixth Form numbers expand and the results increase year on year it is unsurprising that this year in addition to the students successfully applying for medicine and dentistry they have two students holding places at Oxford and Cambridge. Bluecoat Academy are delighted with the ongoing success of their Sixth Form students and look forward to more successful Oxbridge applicants next year. In addition to their Sixth Form expansion they have also begun their first Primary School. In January 2015 Bluecoat opened a two form entry Primary School which will be based next to the Beechdale site and provide facilities for 420, 2-11 year olds. Primary pupils at the school will have their own new build. Bluecoat are excited to be working together with Nottingham City Local Authority and the Diocese of Southwell and Nottingham to provide a brand new Church of England Primary School. All through education provides them with the wonderful opportunity to nurture and develop students from the age of 2-18. This will provide the school with the opportunity to develop character, build transition arrangements and for teachers at both primary and secondary stages to work closely together to collaborate on teaching and learning. Bluecoat is rightly proud of its three hundred year history. In addition to all of the above they have now been recognised by the Government as a provider of initial teacher training. Sian Hampton (Principal) and Andy Seymour (Head of School Aspley Campus) inspecting progress on the Sixth Form new build.

This means that they can train both primary and secondary colleagues. Excited about the next chapter of Bluecoat’s growth and development the team look forward to sharing their experiences with you through their forthcoming open evenings. Whether you are a trainee teacher, a primary student or a secondary student, or a parent please come and meet the team and find out more about what makes Bluecoat such a wonderful place to learn and teach.

going batty! National guidelines for bat surveys launched to help homeowners - It’s all about the (echo)location-location-location! When people think of bats their immediate thoughts might typically turn to Halloween and Count Dracula, but not many would consider a bat their harmless, helpful neighbour. However, with bat species increasingly under threat in Britain and with populations in decline through loss of their natural habitat, more and more bats are seeking shelter in houses and buildings. As a protected species, what many residents don’t know is that there are laws in place to protect these unique mammals and a bat’s presence could affect any small-scale building plans they might have. To highlight this issue, has produced some practical guidance: What to Expect From a Bat Survey: A Guide for UK Homeowners, aimed at helping homeowners understand the legal requirements they may have to carry out bat surveys on properties and land that is being considered for renovation or redevelopment. There are 18 species of bats in the UK, all of which are protected by law due to their threatened conservation status. As such, land and buildings which house bats, and which owners wish to develop, may need to have surveys carried out in order to establish whether special adaptive measures need to be taken to safeguard the bats as the development takes place. Although they roost and hibernate in houses and buildings, CIEEM is encouraging people not to consider bats as pests. In fact, as insectivores, they perform pest control themselves by helping to control insect populations. Within these new guidelines, CIEEM provides information on why bat surveys are necessary and what work is involved, such as visual examinations of properties and land features, and using equipment that can detect the bats’ echolocation calls to identify bats entering and leaving roost sites. A survey is needed if the local planning authority consider there is a reasonable likelihood of bats being present and these mammals might be affected by the proposed development. Responsibility for arranging the survey lies with the planning applicant (usually the homeowner for small-scale private developments), however bat surveys need to be undertaken by an appropriately experienced ecological surveyor. CIEEM has a membership directory, so that people can easily find an ecologist in their local area, safe in the knowledge that these professionals are experienced in coordinating bat surveys, and will produce a report explaining how to interpret the survey results and what next steps might be required. CIEEM’s CEO Sally Hayns said: “CIEEM want to raise awareness amongst the general public of the importance of protecting and conserving bat populations, which are under threat across the UK and Europe and to help homeowners understand the steps they need to take if they wish to develop premises where bats are in residence. Many people don’t realise that bats are a protected species, or may be fearful that they will not be able renovate their house or land if they have bats on their property, so this guidance will help educate and reassure people and help dispel these myths, ensuring that people and bats can live alongside one another in harmony.” · To obtain a copy of What to Expect From a Bat Survey: A Guide for UK Homeowners, visit www.cieem.net · To find a licensed ecologist visit www.cieem.net/members-directory

Bat Facts There are 18 species of bat in the UK and Ireland, all of which are protected by law, as well as their resting places Bats are the only true flying mammal with over 1,100 species of bats globally Pipistrelle bats are the smallest weighing just 5 grams – the same as a £1 coin The largest bat in the UK is the Noctule bat with a wingspan of 3345cm Bats are nocturnal creatures and hibernate during the winter months, usually between November and the end of March Bats are primarily insectivores and a tiny pipistrelle can eat up to 3,000 insects in a single night Bats usually only have one baby a year and can live for up to 30 years. Ecologists can use endoscopes – a small camera the thickness of a pen, to look into small places in buildings where bats may be resting Bats make high frequency sounds called echolocation that is beyond the range of human hearing Ecologists use bat detectors to pick up echolocation which can confirm a bats’ presence. Each species of bat makes a different noise and so different bats, and the special measures that may need to be undertaken to safeguard them, can be identified during the survey ‘Bat bricks’ and ridge tile roofs are examples of low-cost easy to install bat-friendly enhancements that can be made to buildings

autumn gold

There can sometimes be a feeling of deflation at this time of year in the garden but now is not the time to stop. Rather, it is the time to get the foundations of both some colour this Autumn & Winter and prepare already for next Spring!.... With a not so good summer behind us we still have many ways to keep our little space feeling and looking like it should - alive to various plants and the beauty of outside life in general! If you are lucky enough to have fruiting shrubs in your garden then now is the time to get the benefit - raspberries, blackberries and elderberries for example. These are all natural resources and can be frozen for use for several months rather than eaten all at once. Don’t forget to leave some for the birds though! We will want to continue our enjoyment of our garden space as we slowly move into the autumn period. This means taking care of cleaning coldframes and greenhouses ready to use in the Autumn. In gardening cleanliness is important - it’s the element of disease

breezemagazine 34

that we are concerned with of course, not the dust and general dirt that we mean when cleaning indoors. The first thing to do is to clean the glass itself on the outside: as light levels drop then we need maximum light getting through so this makes sense and is not merely cosmetic. You may also have been using some sort of shielding which is painted on during the summer - which now needs removing. Clean the internal structural parts with disinfectant or detergent using hot water if the cleaning solution you use allows it (some make fumes when used with hot water so take care). Jeyes fluid is a classic item for the clean gardener but good domestic cleaning products can also be used such as kitchen spray. Use a good glass cleaner on the inside as well to get a nice clean surface both sides. Use a soapy detergent for plastic sheeting though unless the fluid is designed for plastic.

(continued...)

A good accessory is a plastic pan scrubber - it doesn’t scratch and cleans any algae off the glass or plastic safely. On the note of safety: it goes without saying (but here we will say it!) that you should never over - reach onto glass or plastic roofing so use an extender brush for the top parts and stay firmly grounded! Whilst in the greenhouse it’s a good time to wash out old seed trays and pots for re-use. Don’t give them time to sit there festering and building up a layer of muck! In the garden This is not a time to feel gloomy but to take advantage of the often quite nice conditions we get at this time of year. Dig up your annuals and compost them. Replant your borders with winter pansies, Bellies Daisies and Wallflowers ready for next spring. You can cut back faded Perennials to about 5cm above soil level. Spread a thick layer of compost, bark chips or well rotted manure across them and leave for nature to take it’s course over the Winter months. Planning ahead and planting ahead to keep our little patch looking lovely well into September and October means getting something to fill the gaps where our annuals have been. Try planting out some evergreens such as Daphne and Sarococca or Cornus Midwinter Fire for some dramatically bright red stems! You can use large planters to bring winter colour nearer to your door or patio window: using a loam based compost such as John Innes No2 you can plant out tubs of Helleborus Niger, Iris and Bergenia which are low growing, along with climbers such as Clematis to add a real display of defiant colour during the Winter months. September: the Springboard • Plant out bulbs ready for next spring

breezemagazine 36

• Sow hardy annuals ready for next spring. Plan ahead! These can be sown in pots and then planted out in spring or sown in the ground and covered with cloches or fleece if frost is expected (when the young plants appear). Sow in the warmer soil conditions present in early September so that germination can take place. What you should be looking at next is what went wrong this time so that you can put it right for next season; did your planting not work out last winter? Now is the time to look at why and correct it. Did this spring bring you lots of colour? No? Then now is the time to look at which bulbs to plant ready for next spring - gardening is not instant but it is something you can improve your skills at and see the rewards of your efforts as an ongoing process. It certainly helps give you a perspective as we turn the wheel on this season’s life cycle! As always - keep learning and trying (in that order) and enjoy!

Dodge dog breath and prevent plaque, FREE dental checks at Churchcroft Vets.

breeze promotion

Have you had your pet’s teeth professionally checked recently? If not, this is the time to act. Throughout September, Churchcroft Vets are checking all pets’ teeth FOR FREE! There will also be a great discount of 20% on the cost of any treatment required. Nearly all of us are unaware of what is going on in our best friend’s mouth unless a problem there becomes really severe. However, there are many reasons why a regular check is a great idea: It may turn out that there are sore gums or teeth that you were not aware of. In this case these can be treated to get your precious pet comfortable again ASAP. It may be that there are the beginnings of tooth disease which will cause tooth destruction. In this case a quick procedure can stop this progressing to pain and discomfort and keep everything in great shape. Hopefully the check will reveal that your pet has perfect dental health. If so, the Churchcroft team will discuss with you how to maintain everything in good order. Teeth do not look after themselves! Apart from avoiding unnecessary suffering, other benefits of dental attention include getting rid of smelly breath and preventing disease that may shorten your pet’s life. Call Churchcroft on 0115 922 4855 to arrange your FREE dental check up.
