Existing Neighborhood - keep rural character and try to minimize future impact Existing bus stop locations - utilize existing stops and add one along State street Big lot stores - Albertsons, Rite Aid, Walmart, and Big Lots. Albertsons needs to be remodeled Major power lines - propose to put them underground Boise Valley Canal - propose to daylight the canal and use as an amenity Ecological corridor connections nodes - connect ecological corridor to these nodes Major intersections - design a development that takes stress of these intersections Existing vehicular connections - utilize existing roadways and add to them Hot southwest sun and wind from the south/ southwest - protect residents from afternoon sun

Demographics • Population: 14,405 people • Median Age: 35.7 years old • Young families & seniors • Home value: $192,512 • 71.4% of their homes • 26.9 rent • Median income in 2009: $66,607 • 2% of jobs are located in the Northwest neighborhood Housing • 60% of Northwest is single-family housing • 4% is multifamily house • 10% vacant land • 7% pasture/parks Calculations • Vacant land: 228.6 acres • Pastures: 166 acres The Northwest neighborhood consists mainly of single family housing with very little commercial, except for strip malls evenly dispersed down State Street. Young families with a median income of $66,607 make up most of this neighborhood. The goal is to create a fun, unique, pedestrian-friendly, transit oriented development.

The Northwest Neighborhood has fairly low precipitation rates and average high and low temperatures throughout the year. Since it gets below freezing during the winter months, the freeze and thaw cycles must be considered. The sun angles will be considered when selecting the building heights.

Goal Statement: The design of a 26.5-acre transit-oriented development that meets the needs of the city of Boise, the Hawkins Companies, and the Northwest Neighborhood, creates a strong sense of place, reintroduces the native vegetation and creates an experience with nature, and is resilient to time and future change will be proposed upon the completion of a detailed analysis of the site’s geospatial context, the history of the Northwest Neighborhood, and the needs of the community.

Phase #1

-Residential will be built first to help pay for the rest of the project.


Phase #2

-The Saxton Town Center commercial spaces will be built after most of the residential units are filled. This will provide an instant customer base for retailers, restaurants, and businesses and help market the development.


Phase #3

-Once all commerical spaces are leased, the Saxton Office Center will be built, providing further income to the developer and tax revenue to the city.
