area overview Situated in the stunning “Sunshine State of Brazil”, Ceara, the state which attracts nearly 95% of tourism headed towards North East Brazil, is our location of choice. Fortaleza is the state capital of Ceara, and is the 5th largest City in Brazil, with a population of nearly 2.5 million and an economic growth exceeding the national average. Flexeiras is located 124 kilometers north-west of the city centre of Fortaleza. Shopping Center Iguatemi is the major mall in Fortaleza and it’s about 130km away from Flexeiras. The Pinto Martines International Airport is located in Fortaleza, and acts as a major hub for international travelers accessing Brazil. The ground level has 31 check in counters, airline offices, car rental agencies, special tourist information, a National Civil Aviation Agency (ANAC) office, information counter, passenger arrival area and access to taxi stop. The scheduled airlines operating out of Fortaleza are Cabo Verde Airlines, TAP, Delta,Gol, Tam, Web jet, Ocean Air and TAF. Fortaleza Metro, Metro de Fortaleza also known as the Metrofor, is the city´s rapid transit system. The lines have their roots within the old system of the Brazilian Company or Urban Trains (CBTU) in Fortaleza, which are now being adapted to service the new underground. Considering how Fortaleza has become the principle destination for millions of tourists, it has added the pressure to not only increase hotel capacities, but also construct second homes in the area so as to accommodate the huge demand. The Port of Fortaleza is located in the inlet of the Mucuripe and is a man made port, including an oil platform. The quay stretches 1,054 meters. hotel The boutique ecohotel is destined to be the leading hotel in the area upon completion. There are 40 private suites boasting beautiful terraces overlooking the sumptuous garden and swimming pool areas. The suites will be just a short walk through the meandering gardens from the exclusive bar and restaurant, where guests will be able to dine on wonderfully prepared local and international dishes. The hotel is expected to open in 2015.

apartments The Coral Lake & Beach Resort will be home to three separate communities of apartments. Each offer the same high standards, but in distinct architectural styles. Two of the apartment communities will be located in Sunrise Beach, offering owners stunning views along this beautiful shoreline. The third community of apartments will be in Lago do Mar at the entrance, offering romantic sunset views across the freshwater lake.


villas Properties are a blend of traditional Brazilian style with a European flair, integrating modern open floor plans with wide and deep overhanging terraces. They are designed to take advantage of the cooling sea breezes and assist in passively circulating internal air to improve livability. The architectural design incorporates a series of ingenious angles which create shaded areas that alter throughout the day with the movement of the sun, while wooden louver style shutters keep the midday heat from permeating the interior at the same time casting pleasuring shadows across the walls. The roofs of the villas are a blend of Spanish Style “Cover / Channel� tiles and modern roofing systems, which together add a stunning visual volume to the villas. leisure & activities Upon completion, the resort will boast a stunning beach club overlooking the Atlantic Ocean, with incredible views of the coastline. Spacious terrace areas for friends, old and new, to gather and enjoy glorious sunsets with drinks and evening meals are also part of the club. For less formal evenings there will be a grill and bar with more casual dining options to cater to our younger guests. A supermarket will supply all essential items, including groceries newspapers, souvenirs and other basic necessities. the buying guide To buy property in Brazil, it is suggested that one seeks assistance from an attorney who can help negotiate the legalities of the ownership process. While selecting an attorney, it is imperative that he/she be fluent in the buyer´s language, as well as Portuguese . BRIC will assist you with this during every step. A Brazilian ID card, otherwise known as CPF (Cadastro das Pessoas Fisicas) number is a necessary requirement in order to purchase a property legally. This CFP number is a tax identification number used for documentation, registration and for identification purposes for all matters pertaining to financial transactions. A CPF can easily be obtained by either your solicitor of the Brazilian Embassy in your country for a very nominal fee. Another key step is to open a local bank account, as funds must be “visibly traceable” when the transfer is made from the buyer´s account into the vendor´s account. Also, all monetary transactions need to be registered with the Bank of Brazil (however, the cost should already be covered within the legal fees).
