Englewood and Rotonda are located on Cape Haze, to the west of Port Charlotte , US 41 and Interstate 75 which are the principle north south roads on the west coast of Florida. This intimate community boasts 44,000 full time residents and tens of thousands more part-time residents and tourists drawn by tropical unspoiled beaches, world famous fishing, sailing and boating. Located directly on Lemon Bay and the Gulf of Mexico, Englewood straddles both Charlotte and Sarasota counties.

This is not Miami and nor does it aim to be. The lifestyle here is far more relaxed and natural, a place where families enjoy living and where tourists return to year after year. Boating along the Intra-Coastal or out in the Gulf of Mexico, maybe even in Charlotte Harbor and up the Myakka River are popular pastimes for the locals. For the more intrepid sailor, trips down to Pine Island, Cabbage Key, Captiva, Sanibel and Fort Myers are great days out on the water.

This is an area known for its pristine wildlife preserves, barrier islands and stunning beaches; also renowned by serious anglers for some of the best fishing in the states especially at Boca Grande Pass.

Englewood is the local town, which provides for residents. Supermarkets, schools, employment and medical facilities are all within a few minutes’ drive. Englewood is nestled alongside Lemon Bay which separates the mainland from Manasota Key. This barrier islands boasts miles of beautiful sandy beaches and acts as a natural barrier from tidal surges during the wet season.

Rotonda West has several golf courses, lakes, fresh water canals, and green belt areas. All of the golf courses are open to the public with a total of 99 holes. Within a 30 minute drive there are around 40 excellent golf courses and ten championship golf courses are within ten miles. There are also a host of social clubs where friends meet up. The choice of dining is extremely diverse thanks to the cosmopolitan nature of the area. You will find everything from ‘Mom & Pop’ diners, to franchise restaurants, specialty restaurants and the ultimate in fine ding experiences all within a short drive.

Accessibility

The Englewood Sports Complex is a major attraction for families, featuring playing fields for baseball, soft ball and soccer. Tennis courts, playgrounds and picnic areas are regular meeting points for residents on weekends and holidays.

Englewood is located on the west coast of Florida, midway between Sarasota with direct road access from Sarasota via SR.776 and US 41 and Fort Myers with direct road access from I.75 and US 41, via SR 776 from Port Charlotte.

More serious athletes take advantage of the San Casa Athletic Complex whilst the Trangaili Community Center offers a teen center, meeting facilities and more tennis courts.

Nearby airports include SW Regional airport in Fort Myers, Shell Creek Airport at Port Charlotte, Buchan Airport in Englewood (semi-private), Venice municipal airport, Sarasota-Bradenton International Airport and Tampa International Airport, all of which are within 1.5 hours of Englewood.

Rotonda boasts 26 miles of fresh water canals which are stocked with fish and has 21 miles of no wake zone boating. There is no access to the Gulf of Mexico from Rotonda Circle although access can be gained from Sail Cove.

There are also a number of ports and marinas in the area plus some dry-docking facilities which are great storage and services for out of state owners.

The green belts and preserve areas of the Rotonda provide an ideal bird sanctuary for the wildlife enthusiast and numerous bike paths, tennis courts, and community parks allows for recreation for the whole family.

Medical Rotonda is located just 5miles from the Gulf of Mexico and enjoys just enough of the gentle gulf breeze to keep the temperature in the 70’s which during the summer months is a more than welcome reprieve.

Englewood Community Hospital Since opening its doors in 1985, Englewood Community Hospital has committed itself to providing the highest quality of patient care. The hospital is easily accessible for 24-hour emergency care in addition to other expanded health care services, including heart disease, general surgery, orthopaedics, urology, rehabilitation, and many others.

The miles of beaches surrounding Englewood offer families a plethora of options when it comes to a day out.

Whether you choose the wide beach and boardwalk of Englewood Beach on Manasota Key, the marine biologists favourite at Stump Pass, the perfect picking ground for fossilized sharks teeth.

Employment 25,466 more residents in 10 years expected growth.

The unemployment rate for Charlotte County is currently back at 9% and looking to continue its downward trend. Whilst Sarasota County is marginally better at 8.7% (both figures are accurate as of March 2012). The reason we quote both figures is that Englewood straddles the county lines.

That equates to 212 new residents each month If the average home has 2.5 residents, 85 new homes need to be constructed each month for the next 8 years. Currently the average building permits issued each month are in the low 20’s.

The one difference between Englewood and the rest of Charlotte and Sarasota counties is that it is not directly affected by the unemployment rate.

NB. / The homes required are residential and do not include the growing demand for tourist accommodation and second homes.

This is due to a large proportion of the residents being retired or semi-retired, hence an average of only 2.18 people living in each household. There are millions more baby-boomers currently looking for a new home in Florida, many of whom will choose the Englewood area.

Utilities Electric

Disposal Services is a Class I disposal facility owned and operated by Charlotte County Solid Waste. The facility’s existing disposal area has a projected capacity to the year 2030 with 160 acres for future growth. The County’s per ton disposal fee is well below the state average of $42.69 per ton fee.

Florida Power & Light (FPL) is among the largest and fastest growing electric utilities in the United States. In 2008, the company’s average number of customer accounts grew to 4.5 million. They serve some 8 million people – nearly half of Florida’s 17 million population – along the eastern seaboard and the southern portion of Florida. Approximately 104,400 of those customers are in Charlotte County. FPL offers a wide variety of conservation programs for residential, commercial and industrial customers.

Mosquito Control is a program provided by the County which incorporates a professional and responsive program to protect the health and the safety of our residents.

Telephone, Cable & Internet CenturyLink is the third largest telecommunications company in the United States. The company provides broadband, voice and wireless services to consumers and businesses in the county and across the country.

Water and Waste Water Charlotte County Utilities (CCU) is a water and wastewater utility that serves approximately 50,000 homes and businesses in Charlotte County. It is a government owned enterprise which is fully funded by customer rates, not by tax dollars. Savings opportunities (or “profit”) are passed through to the benefit of the utility customers. There are several other water and sewer utility companies in Charlotte County, some of which buy their water from Charlotte County Utilities.

It also offers advanced entertainment services under the CenturyLink™ Prism™ TV and DIRECTV brands. In addition, the company provides data, voice and managed services to business, government and wholesale customers through its high quality advanced fiber optic network and multiple data centers. Comcast Cable is one of the nation’s largest video, high-speed Internet and phone providers to residential and business customers. Comcast is the majority owner and manager of NBC Universal, which owns and operates entertainment and news cable networks, the NBC and Telemundo broadcast networks, local television station groups, television production operations, a major motion picture company and theme parks.

Environmental and Extension Services Refuse Collection Services is provided by a County-wide franchised system that provides uniformity of services and rate monitoring. Residential collection is provided weekly, in addition to curbside single-stream recycling and vegetative waste collection.

Rotonda Lakes Rotonda Lakes was established in 1970 when the Association was formed under requirement of the State of Florida. Boasting 55 acres of lakes, 142 acres of rights of way and 30 acres of greenbelt and swales, Rotonda Lakes has been extremely aware of the need for conservation, since its inception.

Money can be ‘saved’ on this expense by choosing a different ‘backfill’ product, however packing soil and immediately adding a concrete raft foundation before the soil has settled can lead to unwanted structural defects that will at some point cost you thousands to remediate.

Specially designed drainage control plans that were established have allowed residents to protect residents from flood damage throughout the years.

Value for money is the key to successfully investing in lots anywhere in the world, but nowhere more so than in this area. The reasons are numerous but the predominant ones are protected species that live in the area, elevation above sea level and the connection of essential utilities.

There are currently around 300 constructed homes in Rotonda Lakes, most of which are owned by full time residents.

Building Lots

There are thousands of lots on the market with prices ranging from $2,000. Buyer note: You get what you pay for!

Our lots at Rotonda Lakes average between 7.5 and 10.22 feet in elevation whereas as in other areas such as Rotonda Heights elevations can be much lower, averaging just 7 feet, leaving the owners with a lot of soil work to do prior to construction beginning and remember that the higher the improvement the longer the settlement takes.

Why are these lots, which look so similar and are only miles apart so much cheaper? Florida takes the protection of endangered species extremely seriously and this peninsula is home to Gopher Turtles and Scrub Jays. If either of these species is on or in some cases

There is much discussion by county officials and community boards about making necessary improvements to several areas. In the long run this will be of great benefit to the area, but until these programs are finished it will mean additional assessment fees to owners who at the current time cannot afford any further financial hardship.

even nearby to your lot, then you will not be building in a hurry and even if you do it will only be after thousands upon thousands of surveys and counter surveys have been executed. People have tried burning the lots in the past and they normally end up in jail. Utilities are of prime importance to anyone considering buying or building a home, without them you will not see a worthwhile value to the property and day to day life will be arduous. This area was planned out some 40 years ago and several areas have begun to deteriorate. The streets are full of potholes, sewage lines, water nor electric are not connected. It is all available but at huge expense.

In order to cater for these improvements the sewerage facility in Rotonda Heights will need to be extended which will mean direct expense, both financial and environmentally to the owners located nearby in the Rotonda Heights community. Needless to say once this project has been completed the entirety of Rotonda West will benefit; until then local residents will have to put up with the land clearance and the dust it will generate, the huge vehicles that will further damage the streets and the actual construction of the new plant. Hopefully things will not get more odorous than normal for the immediate neighbours.

Over the years a few intrepid families have bought these cheaper lots and made do without utilities; enjoying the peace and tranquillity of no neighbours and acres of preserve land on their doorstep. But as the years have passed, these same families are now enduring weekends and holidays from hell as picnickers, BBQ pits, quad bikes and motor-cross enthusiasts enjoy themselves on this public land.

Some companies may use the mulch from clearing the lot once it is cleared and put a layer of soil or sand over the top. This saves a lot of money upfront but will lead to structural damage as the mulch decomposes.

Preparing your lot When a lot is cleared and the roots dragged there will typically be around one foot of attrition of elevation. The cost to elevate these lots is approximately $1,600 per foot. Any lot that requires elevations of 4ft or more require a ‘stem wall’. A stem wall is a structural shallow wall which retains the new elevation and stops it moving. For example some of the lots for sale in Rotonda Heights are naturally below 6 feet; and once the lot has been cleared will require 6-7 feet of additional elevation. Additional elevation for one of these lots will cost between 9,600-11,000 PLUS the cost of the stem wall which could easily run a further $2-5,000 depending on the size of the footprint that is required (there is a minimum of 1200 ft2 and a maximum of 2000 ft2 on these lots). Example: the cost of some lots in Rotonda Heights is $17,900. Add and average of $13,000 for elevation and stem wall and your cost is $30,900 NOT including the cost of clearing the lot which could be a further $1,500. A total cost of $32,400

All said these lots in Rotonda Lakes hold excellent upside potential for investors. Prices are discounted by at least 60% and in many cased far more than that and due to strict zoning, lack of supply and increasing demand the prices can only go up.

Local sand and sea shell are typically used to increase elevations as they have proved more than structurally sufficient.

Choosing the right builder. There are builders and there are professional builders; and choosing the wrong one can mean endless headaches in the future. They may all offer a 10 year construction guarantee, but they will only be valid if the builder is still in business. We have heard numerous stories of builders that close down their businesses and open under a new name, thereby ‘legally’ escaping their contracts that stipulate that any remediation must be corrected at their expense.

Our builders have put together an excellent package of home designs and some keenly priced building costs.

References are key to choosing the right builder and local knowledge will pay dividends. If a builder has been around for years it is obviously a great sign. Add some reliable references and you may have found a great builder. Contractors that are proud of their work will be more than happy to show you previous projects, let you speak to their clients and will not hide behind an email address with no physical address; and no a PO Box does not count.

Excellent price options for investors especially when the median listing price for 3 bedroom homes in Englewood was $418,000 in May 2012 as can be seen on the graph below.

You may end up paying for a higher quotation on the build, but these will tend to be real quotes that are based on a good final product and service. Lower quotations often mean a lower quality of product and poorer service both during construction and most certainly afterwards. Ultimately you will get what you pay for – and you will always pay for it. Paying an additional 5-10% to ensure the footings are correctly set with the right re-bar for the area and not the state minimum which is generic will mean a more solid home. Likewise with the roofing material and rafters; what cannot be seen can be hidden and unscrupulous builders know exactly what they can get away with.
