MILLIONAIRE’S ROW The ongoing rise in housing prices across the UK has led the number of properties worth upwards of £1 million to reach over 500,000 for the first time. Carter Jonas Bradshaws looks at how Cambridge has been affected, and what the recent changes to Inheritance Tax means for the ‘property millionaire’ A recent report from Zoopla shows the number of ‘property millionaires’ in the UK has reached 524,306 – the biggest jump in 11 years. According to Hometrack, Cambridge is seeing a 10.9% year-on-year rise in house prices. This growth rate is quicker than London, which is showing a 9.4% increase. Richard Hatch, partner of residential and sales at Carter Jonas Bradshaws, says: “Apart from being a great place to live, excellent schools, fantastic job prospects and an easy commute to London have helped drive the market in Cambridge. House prices across the Eastern Region have risen by 8.3% in the past year; the average is now £211,161. In Cambridge, average prices have risen by £53k, now at £348,300. “It was inevitable we’d break the 500,000 barrier. We have offices in many hotspots – Bath, Winchester, Harrogate, York, Oxford, as well as 12 in London and four in Cambridge – so we’ve seen the growth first-hand.” This rise appears to be proving profitable for current owners but is putting pressure on first-time buyers and home movers. “Buyers need to be ready to move with funding in place,” continues Hatch. “A related sale often thwarts this, so many people looking to purchase will move into rented

accommodation so they can move when the right opportunity arises, without delay. “Sellers must put their property on the open market so they don’t miss highly motivated buyers prepared to pay over the odds. We often hear about private sales where the seller is proud of their off-market deal, though this decision can be regretted.” The Budget 2015 refers to the increase in property value in the UK by including changes to Inheritance Tax (IHT). It states that by 2020 couples can leave assets worth up to £1 million without having to pay IHT. “Some may say this large amount of taxfree cash only benefits the wealthy, but if you relate it to Cambridge property, you can see this isn’t the case. recently sold a two-bedroom house for £650,000. If prices continue to rise at 10% to 2020, this house will be worth just shy of £1m. So this is not a relief on large opulent houses, these are family homes in the city. “Others may argue that this encourages the older generation to sit on their large, high-value residences to mitigate IHT, thus slowing the flow of sales. However, anyone wanting to downsize will be eligible for an ‘inheritance tax credit’. So, even if they sell an expensive property, they will still qualify for the new threshold providing the bulk of the estate is left to direct descendants. WHY DE-CLUTTER YOUR LIFE?
The clutter surrounding you takes time to clean around and look after. It can frequently be the cause of time wasted trying to find things; the car keys that have slipped under a pile of papers or the favourite top that is still buried in the drawer of clothes that the children have grown out of. Reducing the unwanted and unnecessary items in your house will free up space in your home to create the calm surroundings you crave, and enable you to enjoy the things you choose to continue to live with. It really can be an exciting and rewarding process, once you get stuck in.
• Start with a small drawer, counter or wardrobe – you’ll find completing it gives you energy to continue. • Schedule in time, whether it’s every weekend for a month or one Saturday of every month for a few months. • Consider whether each item actually makes you happy. If it doesn’t it should go into one of four piles – to donate, sell, recycle or throw away. • Each person should have the right to decide about how to deal with their belongings, so try to involve them. • Try to eliminate the guilt attached to items you held on to through obligation – this is where employing a neutral outsider can be really useful. • Once you’ve been through each space, think about how to store the possessions you still want to keep. CAMBRIDGE REFUGEE RESETTLEMENT CAMPAIGN APPEALS TO LOCAL LANDLORDS Building on public support, Cambridge City Council is working with Cambridge Refugee Resettlement Campaign (CRRC) to reach out to private landlords for help. CRRC is part of the Citizens UK national campaign to help resettle refugees. The council is asking private landlords for help to resettle Syrian refugees. This doesn’t mean people are being asked to give up property for free. If they choose to take part, landlords can receive local housing allowance rates from the government. Rates are dependent on area and can be calculated online. All properties must be self-contained units due to Home Office prohibitions against the use of spare rooms for resettling refugees, and lets need to be a minimum of 14 months, although ideally longer to provide resettled refugees with more stability. Councillor Lewis Herbert said: “Working with private landlords through the resettlement campaign is a welcome and important way to expand how many people Cambridge can rehome.” Cambridge City Council have agreed to resettle a minimum of 50 vulnerable refugees, however CRRC is hoping to receive at least 100. Campaign head Stefan Haselwimmer has said some private landlords have offered accommodation, but by working with the council they could “reach out to private landlords across the region and turn the public’s desire to help refugees into practical action”. www.cambridgerefugees.org

Lighting is central to creating the right atmosphere for the ultimate comfortable fireside space. Add in variations, such as table lamps, pendants and wall lights, so you can create differing effects depending on the time of day or night. Simon Wallis-Smith, director of Fritz Fryer, agrees: “It’s important to have multiple layers of light in areas such as the living room, with the principle source being dimmable. This enables you to set the right mood for the room.” Meanwhile the lighting collection from new brand J Adams & Co draws inspiration from England’s historic design archives. With fireplaces often being the focal point of the room, you can create a wonderful effect by using paint colour to accentuate the feature. For a subtle scheme, use a colour a few tones darker than your main wall colour. “Sticking to muted, greyed-off shades will help to keep the scheme feeling cosy and inviting. For a more adventurous pop of colour, select a complementary shade (complementary colours are adjacent to each other on the colour wheel, such as blue and green). The cleaner the colour, the more vibrant the effect will be – more muted shades will create a more subtle and sophisticated combination.”
