Brightspace are excited to unveil our designs for a £150m redevelopment of the former Winter Gardens site in the heart of Bournemouth town centre, proposals for which were presented at a public consultation on the 20th October 2016. This project will be the largest single development in the town’s history and is situated in one of the most high profile town centre locations. A detailed planning application is expected to be submitted in early 2017 and we look forward to sharing future updates as we progress with the detailed designs.
BrightSpace | Current + Recent Selected Works | 2017
The proposals have been developed with our longterm clients, Bournemouth Development Company, a joint venture between Morgan Sindall Investments and Bournemouth Borough Council. This exciting development aims to rejuvenate this long-vacant and underused town centre site by providing a mixed-use scheme of between 350 and 400 residential apartments, public and private parking, indoor and outdoor leisure facilities, restaurants, a food store, a linear park with natural play spaces and a new public piazza providing much needed public open space.

Whitehall court is a landmark building on the banks of the Thames. It is Grade II* listed and located in the Whitehall conservation area, so proposals to refurbish and remodel the interior of one of the apartments required the highest level of sensitivity. The apartment has been rearranged to suit the clients requirements and in doing so we have referred to aspects of the original layout to provide a clarity that was lost due to alterations in the 1960’s. Original features have been retained and refurbished and the proposals include the reinstatement of the existing bridge link as the main entrance. The combination of historic elements alongside modern materials will result in a property finished to a luxury standard but filled with a character befitting it’s exceptional location. The overriding brief was to help them raise the profile of their ‘STEAM’ subjects (Science, Technology, Engineering, Art & Maths) and in their initial brief the school had identified a site central to the existing buildings for the relocation and expansion of their Science and Technology subjects. However, early on in our analysis of their initial brief, we identified the opportunity to significantly improve

their Science and Technology facilities in their current location, through the addition of another storey and some minor internal remodelling, which then released the school’s suggested site at the heart of the school to create an exciting opportunity for a central ‘hub’ for students and staff. Ideas for what this central ‘hub’ might be are being explored but they are likely to be centred around shared facilities such as a new Learning Resource Centre, Lecture Hall, Multi-use/flexible open spaces and tech-enabled teaching spaces. This space will give the school a ‘wow factor’ that will set them apart from their competitors and will also serve
as an impressive shop window for the work of the students. This shared space will also enable and support more cross-curricular learning, will provide improved staff facilities and student services, thereby ensuring that the new-build benefits as much of the school as possible.

The proposal is for a mix of 14 detached and semidetached houses and flats arranged around a wild flower meadow, adjacent to the Old Parsonage (Listed Building) and opposite the village school.
Architecture of the dwellings was heavily influenced by the local vernacular so they would be in-keeping with the existing “Crondall-style” and character of the Conservation Area – one of the key criteria of the development.
Crondall is a characteristic village and the sensitive nature of the site location prompted an early involvement of the local authority, residents and neighbours in the design process.

The concept for this proposal is rebirth, regeneration; a new beginning after the misery that has befallen the Syrian people. The design emulates the new growth found after a great disaster, the housing blocks represent the rubble left behind and the cooling towers the growth. The tessellation of Arabic geometric patterns used to develop the blocks promotes integration with existing built forms and a way to preserve Syrian heritage sites.
