Located in Seattle’s Columbia City neighborhood, Pax Futura will be the city’s first Passive House-constructed multifamily apartment building. Residents will benefit from continuous, filtered fresh air for improved health, draft-free thermal comfort, increased quiet and security, and dramatically reduced energy use – up to 90% less energy for heating and cooling. Embracing a simple modern design, the building’s natural color palette is accented with metal canopies and signage, and sliding wood screening elements to create a dynamic facade. A courtyard activates the east facade with circulation, bench overlooks, and vertical landscape and screen elements. The dwelling units are a mix of small efficiencies, studios, and one bedroom units with flexible floor plans that allow walls to be removed to create larger units as market demands evolve. Corner retail and live/ work spaces with mezzanines provide added neighborhood activities and amenities. Designed to achieve the rigorous Passive House building energy standard as well as Built Green 4-star certification, Pax Futura employs pared down mechanical systems, superior insulation, no-VOC finishes, and natural bioretention planters to manage storm water onsite. The sliding screens will shield units from west-facing solar exposure, keeping units cool during warm months.

Heated Water from the Sun
Passive House building principles reduce energy demand so greatly, that roof-mounted solar panels are able to produce most of the energy needed to operate the building. Plug loads are the primary variable.
Domestic hot water is heated using evacuated tubes that collect solar energy. Each tube contains a glass outer tube and metal absorber tube attached to a fin. The fin’s coating absorbs solar energy but inhibits radiative heat loss.

Semi-Decentralized Heat Recovery Ventilators (HRV) Healthy indoor air is priority #1 in Passive House design. HRVs provide a constant flow of filtered fresh air to residents, ensuring superior indoor air quality year-round. The passive heat exchangers in these HRVs capture 75% of the exhaust air’s heat (or cool in the summer) to pre-condition the incoming stream of clean air.
Carefully-modeled and engineered walls, roof, and floor assemblies create draft-free interior spaces that are well-insulated from the outside. Efficiency of the fresh air ventilation by the building’s HRVs.

PROJECT DESCRIPTION UNITS: 59 GSF: 60,000 SF AFFORDABILITY: HALF TO <50% AMI AND <30% AMI
The Compass Broadview project takes a church parking lot and builds a multifamily community upon it, providing housing to families leaving homelessness. More than half of the buildingâ&#x20AC;&#x2122;s 59 homes will be twoand three-bedroom units. 30 units will be affordable to households at or below 30% of area median income (AMI), with the rest affordable to households at or below 50% AMI. Compass Housing Alliance plans to own the building for at least 75 years, and our team focused on creating the highest quality, most durable product on a tight budget. To help foster community, the building features a common room, theater, and craft room. An outdoor play space in the buildingâ&#x20AC;&#x2122;s courtyard spills out into a woonerf shared with the adjacent Luther Memorial Church.

Open Space Concept A highly transparent lobby allows for pedestrians on 132nd Street to view through the building out to the courtyard beyond. Transparent walls on the interior increase sightlines. Entries, Wayfinding & Weather Protection The entry is designed as a collection of elements creating a cohesive, defined entry experience. A wood soffit in the overhead canopy provides shelter, lighting and warmth. PROJECT DESCRIPTION UNITS: 296 GSF: 9,000 SF LIVE/WORK STOREFRONT: 1,000 SF
Situated in north Capitol Hill across 10th Avenue East from the established Roanoke Park Place Tavern, this 6 unit live/work and townhome project acts as a gateway to the adjacent neighborhood commercial corridor. Inspired by the ivy-clad facade of the nearby tavern, the design concept utilizes â&#x20AC;&#x153;planted edgesâ&#x20AC;? that adorn the building with natural elements and allow vegetation to be expressed on a vertical plane. Wood accents compliment the organic vegetation and provide texture. The street facing live/work units activate the street and provide much needed smallscale commercial space appropriate for the neighborhood. A shared parking garage is an efficient and unconventional way to provide parking to the townhomes in the rear of the site.

This project occupies a prominent corner near the Yesler Terrace neighborhood. The building fronts three streets, providing retail storefronts and active street experiences. Shading elements in pops of color contrasts the modern neutral material palette while providing energy efficient shading that will reduce the need for cooling during summer months while allowing solar exposure during winter months.
