FJW CONSTRUCTION Since 1972, FJW has developed the knowledge and personnel necessary to provide a range of construction management services to our clients in the healthcare, higher education, financial, aviation, and retail industries. Because all projects are unique, FJW has the capability of adapting to each client’s objectives with high-quality services and delivery systems designed to ensure the success of each building program. FJW has worked in over thirty states, with a scope of operations that reflects the reach of our national customer base, which includes The University of Texas Southwestern Medical Center and Dallas Baptist University. OWNER INSITE Owner InSite is an owner-oriented, webbased project management information software system that provides any project participant the ability to track and engage in information exchange during all project phases. Since its development in 2003, the software has been used on over $3.1 billion in projects for a variety of education, healthcare, laboratory and public initiatives. In conjunction with the release of the second version of Owner InSite, a company was formed to offer the product individually at the request of clients. A solution that has been used on hundreds of projects by thousands of users, Owner InSite is a road-tested, rock-solid platform that was developed directly from the feedback and input of owners and owner’s representatives.

Tarleton State University’s Nursing Building was built to create necessary space that expands the University’s teaching and research program. The building accommodates growing numbers of students, as well as the advanced technology required for nursing studies. All faculty and staff are now able to work in the same building. The interior finish-out includes classrooms, multimedia and project rooms, conference areas, faculty office space, and storage, in addition to health and simulation learning centers. The simulation center allows task trainers to teach healthcare procedures using equipment such as hospital beds with functioning headwalls and high-fidelity computerized mannequins that look and respond as living human beings. The simulation center’s real-life healthcare setting is built to prepare students to be well-trained nurses. As project manager, Broaddus & Associates provided construction inspection and supervision, but the greatest impact our firm provided was increasing the level of communication necessary to meet project requirements. As an example, a team of three project managers was deployed to the project site in Stephenville for the duration of the project. These project managers worked closely with the University administration to maintain open communications with all end-users, which included students, faculty, and staff. The project managers also collaborated with the architect during the Request for Information (RFI) process, which required technical design questions answered promptly. Texas State University-San Marcos developed a new Nursing Education Facility at its Round Rock Higher Education Center (RRHEC) campus. The university did not have a nursing education program, and much of the planning was done without the benefit of existing facilities and strategic plans to help define the path forward. Broaddus & Associates worked with the Dean of the College of Health Professions and her curriculum consultant to define the needed facilities for a state-ofthe-art nursing education facility. This is the second building on a new ground-up satellite campus. The program Broaddus & Associates developed was a model for nursing facility applications, and integrates state-of-the nursing simulation environments effectively emulating real-world application for educational purposes. Completed in 2010, the nursing building is a 77,740 GSF, three-story building with the creative design based on on-site visits to recently built nursing facilities. The building supports the innovative curriculum in a variety of clinical practice and simulation labs with the most current equipment and manikins, wireless capability, a variety of classrooms and seminar rooms, as well as spacious student and faculty areas. The curriculum is designed to promote learning and research, and to make maximum use of the facility’s resources. The building is designed to accommodate future expansion in programs, including research, and enrollments as resources allow.

Texas Woman’s University retained Broaddus & Associates as its Program Manager to oversee development of its new 176,000 SF Institute of Health Science-Houston (TWU-IHS) campus. The TWU-IHS is located on a new parcel of land at the entrance to the Texas Medical Center and offers advanced degrees in six programs: Health Care Administration, Occupational Therapy, Physical Therapy, Nursing, Nutrition, and Library and Information Studies. The new Houston Center is a 10-story, 202,000 square-foot “campus in one building” that was funded at no cost to the state through an innovative public/private partnership that has raised nearly $40 million for the new building. TWU established the first doctoral nursing program in Texas, and is currently the only institution in the southwest to offer a Ph.D. in Physical Therapy. The new campus project consolidates into one building TWU-IHS functions previously housed in several buildings in the Texas Medical Center in Houston. The new education building houses faculty offices, classrooms, labs, support services and all functions necessary for the Houston campus of TWU. Broaddus & Associates was responsible for establishing goals and standards to use as checkpoints for all future decisions on the project. The firm managed and led services and consultants necessary to coordinate design and construction, including responsibility for design, quality, budget, construction phasing, staging, orchestration of two primary contractors on the proposed site, assessment and transfer of fixtures and equipment to the new building, as well as relocation of faculty and staff. Broaddus & Associates assisted South Texas College (STC) in the preparation of a Pre-Bond Execution Plan which led to a successful community-wide bond election. Broaddus & Associates was then retained as program manager to assist in implementation of the program. The firm provided leadership and management to five separate A/E and four construction firms. By incorporating a central decision-making process, STC was able to provide the same level of facility quality and standardization throughout all campuses. One of the many projects in the program was the additions and renovation of the Nursing Allied Health Center. The center lies in the shadows of McAllen’s growing medical complex area. The campus is next to the El Milagro Clinic, a community-oriented public health clinic and is neighbored by a new branch of the Texas A&M School of Rural Public Health. Two major hospital complexes, a heart hospital, cancer treatment centers, surgical care centers, and multiple health care offices, clinics, and pharmacies are adjacent to the site. The center includes classrooms, training labs, science labs, faculty and administrative offices, a library, and student function areas. Broaddus & Associates provided added value for this project by assisting STC in pursuit of additional funding.

In 2015, Broaddus & Associates was engaged by STC for their current bond program, which doubles the size of the nursing school.

In 2010, Ashland University acquired the MedCentral College of Nursing, a private institution of higher education offering programs of study leading to the baccalaureate degree in nursing. It has served the communities of North Central Ohio for over 85 years. The complete project included new construction of a 50,000 SF MedCentral College of Nursing Academic and Student Services Building.

Broaddus Planning facilitated dialogue with selected end user groups (faculty, administration, and staff) about current and future programs and operations of the college, and conducted group meetings to determine present needs and future desires for building space requirements. This allowed them to identify curriculum status and projected changes that would impact programming space requirements in the new building. Selected faculty, administrators, and staff then identified their present programming concerns and priorities, which Broaddus Planning translated into floor plan and concept designs. By providing building graphics, an estimate of space allocation was established, and a comparison was made to other schools of nursing in the areas of: administration, faculty offices, instructional space, student support, and general building spaces. Cost estimates were completed, giving the college a design criteria package ready for implementation.

Texas A&M Health Science Center at Round Rock is the first building completed on the new, 50acre master-planned campus in Round Rock, Texas for the Texas A&M University System. The four-story, 164,192 SF building includes technology-rich educational and clinical spaces, and a medical simulation center containing both a simulated clinic and simulated hospital. This facility utilized a Public-Private Partnership (P3) as a method to fund construction. This medical ‘theatre’ environment is designed to simulate realistic treatment situations in order to train students to have a heightened awareness of patient needs in a hospital-like environment. The hospital portion of the simulation center includes an operating room/trauma room, a labor and delivery room, nursery and scrub instruction space. Two wings that house two distinct functions of the facility converge at a central atrium. The atrium forms a tall rotunda that identifies the building entry on the exterior, and becomes a hub for internal circulation and natural interaction. The new 134,000 SF facility is used for clinical teaching, and includes a simulation center equipped with computer-programmed manikins, student life and student service support, administrative offices, and clinical research space for the Texas A&M Health Science Center/ Scott & White Diabetes Institute.

Broaddus & Associates served as program manager for the new Texas A&M Health Science Center campus. The site was an unimproved 200-acre plot on Bryan, Texas’ southern edge, adjacent to State Highway 47. The new Health Science Center campus master plan is for four million GSF of education, research, clinical, hospital, nursing lab/simulation center, administrative, residential and private incubator-type research facilities. Broaddus & Associates ensured that all stakeholders maintained balanced focus on program, schedule and budget. The project employed the use of Building Information Modeling (BIM) to comply with project requirements outlined by the Texas A&M University System. Broaddus & Associates went one step further to educate and guide the project client to obtain data (information) that makes BIM an extremely useful tool throughout the life of the facility, not just through design and construction. Broaddus & Associates staff worked with the owner’s facility management staff to determine data specifications needed, and integrated that data into the COBie format. This project received the Award of Excellence for Higher Education/Research from Texas Construction Magazine in 2010.
