Tarleton State University’s Nursing Building was built to create necessary space that expands the University’s teaching and research program. The building accommodates growing number of students, as well as the advanced technology required for nursing studies. All faculty and staff are now able to work in the same building. The interior finish-out includes classrooms, multimedia and project rooms, conference areas, faculty office space, and storage, in addition to health and simulation learning centers. The simulation center allows task trainers to teach healthcare procedures using equipment such as hospital beds with functioning headwalls and high-fidelity computerized mannequins that look and respond as living human beings. The simulation center’s real-life healthcare setting is built to prepare students to be well-trained nurses. As project manager, Broaddus & Associates provided construction inspection and supervision, but the greatest impact our firm provided was increasing the level of communication necessary to meet project requirements. As an example, a team of three project managers was deployed to the project site in Stephenville for duration of the project. These project managers worked closely with the University administration to maintain open communications with all end-users, which included students, faculty, and staff. The project managers also collaborated with the architect during the request for information process, which required technical design questions answered promptly. The Texas State University-San Marcos developed a new Nursing Education Facility at its Round Rock Higher Education Center (RRHEC) campus. The university did not have a nursing education program, and much of the planning was done without the benefit of existing facilities and strategic plans to help define the path forward. Broaddus & Associates worked with the Dean of the College of Health Professions and her curriculum consultant to define the needed facilities for a stateof-the-art nursing education facility. This is the second building on a new ground-up satellite campus. The program Broaddus developed was a model for nursing facility applications, and integrates state-of-the nursing simulation environments effectively emulating real-world application for educational purposes. Completed in 2010, the nursing building is a 77,740-gross square-foot, three-story building with the creative design based on on-site visits to recently built nursing facilities. The building supports the innovative curriculum in a variety of clinical practice and simulation labs with the most current equipment and manikins, wireless capability, a variety of classrooms and seminar rooms, as well as spacious student and faculty areas. The curriculum is designed to promote learning and research, and to make maximum use of the facility’s resources. The building is designed to accommodate future expansion in programs, including research, and enrollments as resources allow.

Texas Woman’s University retained Broaddus & Associates as its Program Manager to oversee development of its new 176,000 SF Institute of Health Science-Houston (TWU-IHS) campus. The TWU-IHS is located on a new parcel of land at the entrance to the Texas Medical Center and offers advanced degrees in six programs: Health Care Administration, Occupational Therapy, Physical Therapy, Nursing, Nutrition, and Library and Information Studies. The new Houston Center is a 10-story, 202,000 square-foot “campus in one building” that was funded at no cost to the state through an innovative public/private partnership that has raised nearly $40 million for the new building. TWU established the first doctoral nursing program in Texas, and is currently the only institution in the southwest to offer a Ph.D. in Physical Therapy. The new campus project consolidates into one building TWU-IHS functions previously housed in several buildings in the Texas Medical Center in Houston. The new education building houses faculty offices, classrooms, labs, support services and all functions necessary for the Houston campus of TWU. Broaddus & Associates was responsible for establishing goals and standards to use as checkpoints for all future decisions on the project. The firm managed and led services and consultants necessary to coordinate design and construction, including responsibility for design, quality, budget, construction phasing, staging, orchestration of two primary contractors on the proposed site, assessment and transfer of fixtures and equipment to the new building, as well as relocation of faculty and staff. Broaddus & Associates assisted South Texas College (STC) in the preparation of a Pre-Bond Execution Plan which led to a successful community-wide bond election. Broaddus & Associates was then retained as program manager to assist in implementation of the program. The firm provided leadership and management to five separate A/E and four construction firms. By incorporating a central decision-making process, STC was able to provide the same level of facility quality and standardization throughout all campuses. One of the many projects in the program was the additions and renovation of the Nursing Allied Health Center. The center lies in the shadows of McAllen’s growing medical complex area. The campus is next to the El Milagro Clinic, a community-oriented public health clinic and is neighbored by a new branch of the Texas A&M School of Rural Public Health. Two major hospital complexes, a heart hospital, cancer treatment centers, surgical care centers, and multiple health care offices, clinics and pharmacies are adjacent to the site. The center includes classrooms, training labs, science labs, faculty and administrative offices, a library, and student function areas. Broaddus & Associates provided added value for this project by assisting STC in pursuit of additional funding.

In 2010, Ashland University acquired the MedCentral College of Nursing, a private institution of higher education offering programs of study leading to the baccalaureate degree in nursing. It has served the communities of North Central Ohio for over 85 years. The complete project included new construction of a 50,000 SF MedCentral College of Nursing Academic and Student Services Building.

Broaddus Planning facilitated dialogue with selected end user groups (faculty, administration, and staff) about current and future programs and operations of the college, and conducted group meetings to determine present needs and future desires for building space requirements. This allowed them to identify curriculum status and projected changes that would impact programming space requirements in the new building. Selected faculty, administrators, and staff then identified their present programming concerns and priorities, which Broaddus Planning translated into floor plan and concept designs. By providing building graphics, an estimate of space allocation was established, and a comparison was made to other schools of nursing in the areas of: administration, faculty offices, instructional space, student support, and general building spaces. Cost estimates were completed, giving the college a design criteria package ready for implementation.

Texas A&M Health Science Center The Texas A&M University System THE BROADDUS COMPANIES • BRYAN, TEXAS
Broaddus & Associates served as program manager for the new Texas A&M Health Science Center campus. The site was an unimproved 200-acre plot on Bryan, Texas’ southern edge, adjacent to State Highway 47. The new Health Science Center campus master plan is for four million GSF of education, research, clinical, hospital, nursing lab/simluation center, administrative, residential and private incubator-type research facilities. Broaddus & Associates ensured that all stakeholders maintain a balanced focus on program, schedule and budget. The project also employed the use of Building Information Modeling (BIM) to comply with project requirements outlined by the Texas A&M University System. Broaddus & Associates went one step further to educate and guide the project client to obtain data (information) that makes BIM an extremely useful tool throughout the life of the facility, not just through design and construction. Broaddus & Associates staff worked with the owner’s facility management staff to determine data specifications needed, and integrated that data into the COBie format. This project received the Award of Excellence for Higher Education/Research from Texas Construction Magazine in 2010.

Texas A&M Health Science Center - Round Rock The Texas A&M University System THE BROADDUS COMPANIES • ROUND ROCK, TEXAS
Texas A&M Health Science Center at Round Rock is the first building completed on the new, 50acre master-planned campus in Round Rock, Texas for the Texas A&M University System. The fourstory, 164,192 SF building holds technology-rich educational and clinical spaces, and a medical simulation center contains both a simulated clinic and a simulated hospital. This facility utilized a Public-Private Partnership (P3) as a method to fund construction. The new 134,000 SF facility is used for clinical teaching, and includes a simulation center equipped with computer-programmed manikins, student life and student service support, administrative offices, and clinical research space for the Texas A&M Health Science Center/Scott & White Diabetes Institute. Approximately 33,000 SF is slated for use by Lone Star Circle of Care, a federally-qualified community health center, to operate clinics for Williamson County’s uninsured and underinsured residents. The clinics function as a major teaching site for HSC students.

Alamo Historical District Master Plan GLO/City of San Antonio/Alamo Endowment THE BROADDUS COMPANIES • SAN ANTONIO, TEXAS
The Texas General Land Office (GLO), the City of San Antonio and the non-profit Alamo Endowment entered into a cooperative agreement to fund and oversee the development of a joint master plan for both the Alamo Complex and the Alamo Historic District. As a part of this initiative, in 2015 the state announced the purchase of three historic buildings on Alamo Plaza in order to facilitate an expansion program that enhances the overall experience at the historic site. Future visitors can expect a full historical interpretation of the Alamo from its inception to the battle of 1836 and beyond. The GLO and Alamo Endowment will manage a master planning process in coordination with the city. To fund the redevelopment project, the city has approved spending $17 million, the state will contribute $31 million and the Alamo Endowment could raise hundreds of millions of additional dollars for the historic initiative, which will bring dramatic change to one of Texas’ most visited areas. San Antonio Mayor Ivy Taylor and GLO Commissioner George P. Bush will serve on the executive committee for the master plan project, and provide management oversight. They will be advised by the Alamo Management Committee, which will include two representatives each from the city, GLO and Alamo Endowment. Broaddus & Associates has been engaged to facilitate the evaluation, procurement, and management of the master plan team for this significant project. Along with four other Spanish colonial missions in San Antonio, the Alamo was designated in 2015 as a “World Heritage Site” by the United Nations Educational, Scientific, and Cultural Organization, making it the first such site in Texas and one of only twenty-three in the United States.

Dallas County Commissioners Court engaged Broaddus & Associates to manage the renovation and expansion of their historical downtown Records Building. Built in 1928, the building has served several functions over the years for Dallas County, including housing the main jail and courts facility. In this capacity, it hosted the trial of Jack Ruby and jailed Clyde Barrow and Pretty Boy Floyd. An area hosting a gallows can still be seen in the building, where condemned prisoners were hanged before the State of Texas assumed this function. The building is a part of the Dallas County Records Complex, which is a patchwork of three buildings: the Criminal Courts Building, the Records Building and the Records Building Annex. As Dallas County grew, the buildings provided space for offices, jail cells, courtrooms and record storage. Together, they include about 323,000 square feet. To restore the historic facility, the complex will get a new roof, plumbing and electrical systems, upgrades to windows and lobbies, and asbestos and lead paint removal. The building will gain about 100,000 square feet of usable space by removing the old jail that occupies the building’s upper floors. All renovation and construction will be done in a manner that recognizes the historical preservation of the facade. More than 600 county employees who currently work from the existing building will temporarily relocate as a part of the necessary move management process. Broaddus & Associates is serving as Project Manager and is leading a team of inspection, historical preservation, information technology, move management, and construction management consultants to ensure this unique and high-profile project maintains its schedule and budget. City Hall Historic Restoration City of Gulfport

In 1906, the City of Gulfport bought a building to serve as City Hall. The building is a great classical revival structure with Corinthian columns standing in Gulfport’s downtown. The building was totally flooded and devastated by Hurricane Katrina, but its reconstruction was important and symbolic to the citizens of Gulfport. Broaddus & Associates was selected by the City as their project manager of choice to assist in managing their multi-funded (FEMA PA funding, Mitigation funds, MEMA funding, grants, and insurance) hurricane recovery program, including the historic restoration of City Hall and two annex support facilities. The exterior renovations of City Hall included a new architectural shingle roof, complete exterior painting, renovations to existing damaged windows, restoring existing cornice, adding new cornice to match existing, and adding a new cupola to match the historic look of the existing one. Mississippi Department of Archives & History (MDAH) supplied a $300,000 grant to fund the exterior renovations of the building. Broaddus & Associates, along with the project architect, worked very closely with MDAH to make sure the historic renovations were carried out per the specifications of MDAH. Gulfport’s Mayor Brent Warr said, “We have made some great decisions for this city since Katrina and hiring Broaddus & Associates was certainly one of them.”

Carnegie Library Historic Restoration Mississippi Sound Historical Foundation THE BROADDUS COMPANIES • GULFPORT, MISSISSIPPI
The historic Carnegie Library in Gulfport, Mississippi, was built in 1916 and donated to the city by the Andrew Carnegie Corporation. It was originally built for around $10,000, and housed a library, sheriff’s department and a maritime museum. The neoclassical revival building served the needs of Harrison County for many years before municipal library functions were moved to a new facility. In 2005, Gulfport was one of the communities hit hardest by Hurricane Katrina, with 125 mph winds and a storm surge in excess of 30 feet high. The library was the only building remaining on the block. Broaddus & Associates was selected by the City of Gulfport and the Mississippi Sound Historical Foundation as their project manager to assist in managing their multi-funded (FEMA Public Assistance, Mississippi Department of Archives and History, and CDBG) hurricane recovery program. Broaddus & Associates provided an oversight and management role in the selection process to hire a competent and experienced historical renovation and preservation team. Additionally, the firm provided experience with the FEMA process, and successfully increased the FEMA funding from $181,000 to over $633,000. The renovation was completed in April 2010, and opened for public use in June 2010. The Library now houses the Gulfport Galleria of Fine Art and features local artists, and also hosts art workshops and classes.

Historic Courthouse Restoration Williamson County
THE BROADDUS COMPANIES • GEORGETOWN, TEXAS
Broaddus & Associates was retained by Williamson County to oversee and provide project management services for the complete restoration of Williamson County Courthouse. The courthouse was built in 1911 by Architect Charles H. Page from brick and stone in the Beaux-Arts style. Some extensive remodeling occurred in 1965. The Texas Historic Commission provided a grant, supplemented by Williamson County to fund a 16-month project to restore the courthouse back to its original condition. The renovation included “gutting” the building interior and refinishing the interior millwork, terrazzo flooring, wall plaster, and dome skylight, while on the exterior the masonry was refurbished. The building was restored to its Beaux-Arts splendor with the replacement of terracotta balustrade and pediments which were removed in the 1970s, as well as the replacement of an ornamental oval iron stairway after an elevator was relocated. The J.W. Randolph School was constructed in 1928 as a public school for African-American students in Pass Christian, Mississippi. It was constructed at a cost of $24,000 with private financing and a grant from the Rosenwald School Building program, which helped to construct more than 5,300 African-American schools around the country. Originally designated as the Harrison County Training School, the name was changed in 1939 to honor a former school principal, J.W. Randolph. When school segregation came to an end in 1969, the building was rededicated as the Pass Christian Middle School. After 2000, the building no longer served as a public school and was used as a senior citizen center, Boys and Girls Club, and a branch office for Harrison County Human Services. The Randolph School is one of the few Rosenwald buildings remaining and has been designated a “Mississippi Landmark” by the Mississippi Department of Archives and History (MDA&H). In August 2005, the structure was severely damaged by winds and storm surge from Hurricane Katrina. Broaddus & Associates was selected by the City of Pass Christian to provide project management services during the programming and design of the building’s reconstruction as well as serving as project manager through completion of the construction phase. Broaddus also coordinated administrative management required for the various sources used to fund the project, including private resources, FEMA, and MDA&H. Courthouse Master Preservation Plan Willacy County THE BROADDUS COMPANIES • RAYMONDVILLE, TEXAS
Broaddus Planning was hired to make recommendations for a preservation master plan for the Willacy County Courthouse. Constructed in 1923 and designed by Henry Phelps, the building consists of four levels (a basement and three above ground), totaling approximately 16,500 gross square feet. The Willacy County Courthouse has undergone very few modifications over the 90 years of its existence. Existing water infiltration problems were exacerbated by Hurricane Dolly, which made landfall in the Valley Area in 2008. The County contracted with Broaddus Planning, with historical preservation consultant Limbacher & Godfrey, to develop a preservation master plan with the goal of obtaining State of Texas funding for repairs and rehabilitation efforts. The plan resulted in a recommendation of a full restoration of the building. Implementation plans and costs have been proffered in both a single project and in multiple phases. The work proposed will fix many of the deficiencies and will provide better circulation and departmental adjacencies over the current configuration. The expected budget for the restoration, as one project, is approximately $5.7 million. Several phasing strategies were proffered to allow the County to implement the restoration incrementally while moving towards the goal of a full restoration. These options ranged from simple restoration and repair of all exterior building and site issues to a complete interior restoration.

Located in the heart of downtown, San Antonio Marriott Rivercenter is a 38-story structure with 915 hotel rooms, 86 hotel suites, and 36 meeting rooms. The hotel is on the Riverwalk, a captivating linear park with winding walkways, enthralling landscaping and bridges that has become a premier tourist attraction in Texas. Broaddus & Associates was the consultant for renovating the hotel ballroom area, including common areas, administration offices, and other support areas. This hotel has achieved one of the highest levels of revenue in the hotel chain, but it was time for a facelift of the large convention area. To that end, this project allowed for only minimal downtime, so the renovation had to be accomplished within a 70-day timeframe. The project renovation started on November 1, 2007, and was complete by January 5, 2008, in time for a major national convention. In order to achieve the expedited timeframe, Broaddus & Associates had construction representatives present on site 24/7, which allowed the owner to respond to critical issues, make timely decisions, and conduct appropriate inspections prior to completion. The proactive approach of resolving issues and coordination with all stakeholders allowed for this project to be completed on-time and within budget. This included the end users, out-of-state architect, furniture vendors, and contractor suppliers. Located between The Galleria world-class shopping mall and the exclusive residential neighborhood of River Oaks is the St. Regis Hotel Houston, which has earned AAA’s Five Diamond award for 2008 and 2009. Broaddus & Associates served as the on-site consultant to Pace Management for renovating the 12-story, 232-guestroom luxury hotel. Hotel renovation included select demolition; gypsum repairs; new finishes for walls, doors, and ceilings; electrical and bath upgrades; new carpets; and fixed lighting. In addition, furniture, fixtures, and equipment like original artwork and elaborate window treatments were removed and stored. A unique challenge experienced during the renovations was the hotel was expecting a foreign VIP who would be staying in the presidential suite plus two other floors. During the stay, there was to be absolute silence from the renovation team. To accommodate the guest, all rearranged furniture was stored in the state suite. Broaddus & Associates’ coordination among the hotel management, architect, and contractor enabled the project to proceed successfully. Broaddus & Associates served as the on-site project manager for the St. Regis Houston hotel’s ballroom alteration as a consultant to Pace Management. The project included public space reconfiguration, as well as FFE replacement at the mezzanine-level ballroom. The renovation project encompassed the ballroom salons, pre-function and phone room areas, meeting/office spaces, restrooms, storage, and relocation of the banquet manager office and business center. There were also upgrades to the audio/visual, telecommunications, signage, fire alarm, MEP systems, and life safety systems. Owner InSite was used to provide real-time information to the entire team. Daily field reports were used to notify all team-members of project progress and any non-conforming items, the issues section was used to assign and track outstanding items, and monthly reports were submitted to the management team summarizing project status, issues and upcoming activities. As the ballroom and meeting areas were booked in advance, the renovation project had to complete on time. Broaddus & Associates provided fulltime onsite representation to direct and coordinate overall design program, design documentation, construction, and FF&E installation. The project manager was knowledgeable on the City of Houston’s permit process, which was a key factor in project progress. As critical MEP changes were near the project’s end, the project manager ensured that all documents were in compliance with the city, a task which included direct communication flow.

Broaddus & Associates was retained to serve as the owner’s construction phase I project manager for the $15 million Peninsula Island Resort and Spa in South Padre Island, Texas. The resort is located adjacent to the beach and offers one, two, and three bedroom units with kitchenettes. The seven-acre complex also features a gym, swimming pool, and a convenience store, plus babysitting, laundry, and concierge services. Phase I of the project consisted of two six-story buildings comprising 42 luxury units, a zero-edge swimming pool with a poolside bar and restaurant. Phase II of the project will consist of two more sixstory buildings, an additional 36 units, and an enlargement of the pool and common area. Phase III will be an eighteen-story tower, consisting of additional 85 luxury timeshare condominiums, covered parking garage, and a full-service restaurant. Broaddus & Associates ensured that the project schedule was met and maintained vigilant stewardship of the budget. Good project communication was vital given the diverse stakeholders associated with the development group. Owner InSite, our project management software, was utilized to keep all project stakeholders informed about progress of the construction through all phases.
