Before being approved, all prospective tenants must go through an application process. Each applicant must complete an application form and produce photo identification of 100 points, which we record. The application is then scrutinised and assessed thoroughly.

We call upon previous landlords and references to check how their property was maintained, frequency of rental payments, tenant attitude and the condition of their property when vacated. Brock Harcourts Synergy also hold membership with TICA (Tenancy Information Centre of Australia) Default Tenancy Control Pty Ltd to ensure there have been no defaults registered with previous agents.

SECURITY BOND & K E Y R E G I S T E R _____________________________________________________________________________________________

A rental bond is paid by a tenant as a form of security for the landlord against breaches of the Residential Tenancy Agreement. The amount of bond to paid varies according to the type of property, and can be summarised as follows:

§ Four weeks rent where there is a rental income of $250.00 per week or

less § Six weeks rent where there is a rental income of more than $250.00 per week KEY REGISTER At the beginning of a lease, a tenant is required to sign for the keys in which they receive. The keys provided to the tenant are recorded on a key register that is securely filled to ensure when they are retuned at the end of a tenancy, we can conduct our audit process with they correct keys and quantity.

The changing of locks or other security devices are alterations which will not be conducted without the written consent of the landlord. It is always a good idea to ensure that you have a spare key in the event you are locked out.

Master keys that are held by us and for our direct use only, will only be used for access to the property in the event the tenant is unavailable for property inspections and if required in the case of an emergency.

LANDLORD STATEMENT _____________________________________________________________________________________________

K n o w i n g w h e r e y o u r i n c o m e a n d e x p e n d i t u r e s a r e g o i n g w i l l k e e p y o u r o r g a n i s e d Each month, we send you an itemised statement detailing the rental income and payments made on your behalf. Monthly statements will have copies of invoices attached. Council rates, body corporate and landlord insurance which are just some of the accounts that can be paid on your behalf. You can rest assured knowing the rental payments are made directly to our trust account by the tenant using a direct deposit book or electronic funds transfer. Should your tenant fall into arrears, we take prompt action in accordance with the Residential Tenancies Act to ensure we recover this immediately, with the property manager keeping you informed.
