DETROIT FRANKLIN LOFTS A FEW MILES EAST OF DOWNTOWN DETROIT, JUST SOUTH OF JEFFERSON, AN OLD TRANSFORMER FACTORY IS BEING RENOVATED AND RE-PURPOSED FOR RESIDENTIAL LOFTS. A FULL SET OF EXISTING AND PROPOSED DRAWINGS WERE PRODUCED ALONG WITH RENDERINGS TO SHOW THE FINISHED PROJECT. THE BUILDING IS CURRENTLY UNDER CONSTRUCTION.

AS A DESIGN-BUILD PROJECT, CREATIVITY NEVER STOPS. WHILE THE ROUGH CARPENTRY OF THE SECOND FLOOR WAS BEING BUILT OUT A “CLAM SHELL” CONCEPT WAS ADDED TO THE TOP FLOOR WITH OUT SWINGING GLASS DOORS. A ROUGH RENDERING OF THE CONCEPT WAS MADE BELOW, BUT EVENTUALLY WAS BUILT ALL THE WAY ACROSS AS THE FLOOR PLAN TO THE LEFT SHOWS.

BIRMINGHAM ONE CENTRE JUST EAST OF DOWNTOWN BIRMINGHAM, N THE OTHER SIDE OF WOODWARD, A RECENTLY BUILT WALGREENS OCCUPIES A LARGE LOT. SCHEMATIC DRAWINGS AND RENDERINGS OF THE POTENTIAL PROJECT WERE PRODUCED ACCORDING TO BIRMINGHAM’S TRIANGLE DISTRICT ZONING ORDINANCES. THE PROJECT WOULD CREATE A NEW COMMUNITY PARK ON THE CORNER OF HAYNES AND WORTH ALONG WITH ROUGHLY 8,000 SF OF LEASABLE RETAIL SPACE.

FROM THE SECOND FLOOR ON UP THERE WOULD BE 86 RESIDENTIAL UNITS: 20 TWO-BEDROOMS, 28 ONE-BEDROOMS, AND 44 STUDIOS. EACH WOULD BE ACCOMMODATED WITH BALCONIES AND ACCESS TO A GREEN ROOF GIVING THEM SPECTACULAR VIEWS OF THE BIRMINGHAM AREA.

BIRMINGHAM’S THE PEARL AT THE NORTH END OF OLD WOODWARD A MULTI-USE DEVELOPMENT IS CURRENTLY BEING ERECTED. OUR OFFICE WAS BROUGHT ON TO MAKE ADJUSTMENTS TO THE PLANS TO ACCOUNT FOR VALUE ENGINEERING CHANGES. WE BROUGHT THE ENTIRE PROJECT THROUGH THE PERMIT PROCESS AND ARE NOW ACTING AS CONSTRUCTION ADMINISTRATION.

THE LOWER LEVEL MAKES UP PRIVATE RESIDENTIAL PARKING WHILE THE FIRST FLOOR IS USED FOR THEIR LOBBY AND RETAIL SPACE. THE THREE UPPER FLOORS MAKE UP 27 RESIDENTIAL UNITS ALL WITH PRIVATE BALCONY AND TERRACE SPACES FOR VIEWS OF RIVER ROUGE ON THE EAST SIDE AND VIEWS OF DOWNTOWN ON THE WEST SIDE.

THE FACADE WAS CHANGED DRASTICALLY SUBBING PRECAST CONCRETE WITH A CREIGHTON GREY BRICK AND HARDIE PANELS ON THE TOP FLOOR AND ABOVE THE ENTRANCE. WINDOWS WERE ALSO SIMPLIFIED REMOVING TRANSOM WINDOWS.
WEST ELEVATION
A LARGE PORTION OF THE VALUE ENGINEERING INCLUDED SWITCHING THE STRUCTURE OF THE RESIDENTIAL FLOORS FROM CFMF TO WOOD CONSTRUCTION.
CROSS SECTION
UNITS WERE SIMPLIFIED TO ONE FLOOR TILE THROUGHOUT, AND WALL PROFILES BEING SIMPLIFIED REMOVING CROWN MOLDING AND BASE TRIM. MORE OPEN SPACE WAS MADE IN SOME UNITS BY REDUCING THE KITCHEN COUNTER TOP SPACE AS WELL AS POWDER ROOMS BEINGS REMOVED.
UNIT REFLECTED CEILING PLANS REDUCED THE AMOUNT OF LIGHTING. CEILING PROFILES WERE SIMPLIFIED TO ONLY ACCOUNT FOR SOFFITS WHERE MECHANICAL DUCTS WERE TO BE A PART OF THE FLOOR/CEILING ASSEMBLY.

DURING THE PERMIT PHASE, QUITE A NUMBER OF COMMENTS FROM THE INTERNATIONAL CODE COUNCIL(ICC) WERE PRESENTED. ALL ADJUSTMENTS WERE MADE TO BE CODE COMPLIANT AS WELL AS SATISFYING THE WANTS OF THE BUILDING OFFICIALS. THE PERMIT HAS SINCE BEEN AWARDED, AND NOW IN THE CONSTRUCTION ADMINISTRATION PHASE SHOP DRAWINGS ARE BEING APPROVED AND CONFLICTS ARE BEING MET WITH CREATIVE SOLUTIONS AS THE PROJECT IS BEING BUILT.

SIXTH STREET LOFTS ONLY TWO BLOCKS EAST OF MAIN STREET IN DOWNTOWN ROYAL OAK AT THE CORNER OF 6TH STREET AND TROY, A CONCEPT FOR A SIX STORY RESIDENTIAL BUILDING WAS PUT TOGETHER. IN ACCORDANCE WITH ROYAL OAK ZONING ORDINANCES, THIS BUILDING WOULD HAVE ENOUGH PARKING AND UNITS TO SUPPORT 63 RESIDENCES. RESIDENTS WOULD ENJOY THE BEAUTY OF LUXURY MATERIALS AND VIEWS OF THE DOWNTOWN AREA WOULD BE PLENTIFUL WITH FLOOR TO CEILING WINDOWS FOR EACH UNIT.

TROY STREET BOUTIQUE HOTEL ONE BLOCK SOUTH OF DOWNTOWN FERNDALE A CONCEPT FOR A SIX STORY BOUTIQUE HOTEL WAS PUT TOGETHER. IN ACCORDANCE WITH FERNDALE ZONING ORDINANCES, THE BUILDING WOULD ACCOMMODATE 140 GUESTS AS WELL AS VARIOUS RETAILERS AND A RESTAURANT ON THE FIRST FLOOR. PARKING WOULD BE UNDERGROUND AND ON THE SECOND FLOOR CONNECTING TO THE NEW DEVELOPMENT IMMEDIATELY TO THE WEST.

ORCHARD LAKE SENIOR HOUSING CONCEPT RENDERINGS FOR A FOUR STORY SENIOR HOUSING PROJECT WERE PUT TOGETHER. IN ACCORDANCE WITH WEST BLOOMFIELD ZONING ORDINANCES, THE PROJECT WOULD ACCOMMODATE ROUGHLY 180 SENIOR LIVING APARTMENTS AS WELL AS A RESTAURANT THAT WOULD TAKE OVER AN OLD BARNES n NOBLE BUILDING RIGHT ON ORCHARD LAKE ROAD.

WALDORF SCHOOL ADDITION WITHIN THE SUBURBS OF DETROIT LIES WALDORF ELEMENTARY SCHOOL. WALDORF UTILIZES A LESS CONVENTIONAL WAY OF TEACHING AS THEY FOCUS MORE ON FINE AND PERFORMING ARTS IN ORDER TO LEARN. THIS ADDITION WAS DESIGNED AS NOT ONLY ADDITIONAL SPACE, BUT ALSO A FORMAL WELCOME TO THOSE THAT VISIT THE SCHOOL. THE VARIOUS EDGES OF THE TRIANGULAR FORMS POINT TO SPECIFIC POINTS ON THE SITE THAT STAND OUT SUCH AS THE ENTRANCE AND A LARGE OAK TREE THAT HAS BEEN ON THE SITE SINCE BEFORE THE SCHOOL WAS BUILT. THOSE THAT ARE APART OF THE WALDORF COMMUNITY UNDERSTAND THE IMPORTANCE OF PLACE, AND THIS ADDITION IS A CELEBRATION OF THAT.

CINCINNATI HORTICULTURE INSTITUTE A LITTLE NORTH OF CINCINNATI SITS LIBERTY HILL. A HORTICULTURE SCHOOL ALONG WITH STUDENT HOUSING WAS DESIGNED FOR THE HEAVILY SLOPING SITE. THE SITE WAS APPROACHED WITH AN IDEA FOR A STEPPED COMMUNITY PARK IN THE CENTER WITH HOUSING ON THE EAST SIDE OF THE SITE AND THE SCHOOL ON THE WEST SIDE OF THE SITE. AS THE BUILDING CLIMBS THE SLOPE ITS FACADE WOULD BE CUT AWAY WITH EACH HOUSING UNIT FACING SOUTH WITH A FLOOR TO CEILING WINDOW TO PROVIDE EACH RESIDENT WITH A VIEW OF DOWNTOWN CINCINNATI.

WITH EIGHT POSSIBLE FLOORS, THERE WAS PLENTY OF ROOM TO ACCOMMODATE THE INSTITUTE AND STUDENT HOUSING. IN ADDITION TO HOUSING AND CLASSROOMS THERE ARE VARIOUS STUDENT EVENT SPACES, A WELCOME CENTER, FITNESS CENTER, AND TWO ROOFTOPS FOR STUDENTS TO ACCESS. EACH OF THESE UNIQUE SPACES ALL HAVE THEIR OWN ELEVATION SO AS TO NOT DISRUPT THE VIEWS OF DOWNTOWN CINCINNATI.

EASTERN MARKET LIBRARY AFTER A SEMESTER OF DESIGNING ADDITIONS AND RENOVATIONS FOR EXISTING LIBRARIES IN DETROIT A FULL DESIGN WAS IMAGINED FOR A SITE OFF GRATIOT DIRECTLY SOUTH OF EASTERN MARKET. FOR THE DESIGN, BOOKSHELVES THEMSELVES WERE MODIFIED TO BE USED AS THE PRIMARY STRUCTURE AND SPACE DIVIDERS OF THE LIBRARY. THEY STACKED THREE FLOORS HIGH CREATING VARIOUS SPACES TO BE USED BY VISITORS SUCH AS PRIVATE AND GROUP STUDY AREAS, A TECHNOLOGY CENTER, AND A CAFE.

FLOOR PLANS WITH AN ALLEYWAY RIGHT BEHIND THE SITE THERE WAS ALMOST AN INVISIBLE AXIS FROM THE EASTERN MARKET SHEDS RIGHT TO THE SITE. WITH THAT IN MIND, OUTWARD PROJECTING “SHELVES” WERE PLACED WITH GLAZING FOR FRAMED VIEWS OF THE MARKET. THE BUILDING WAS ALSO PLACED ABOUT TEN FEET AWAY FROM THE MARKET NEXT DOOR. THIS WAS DONE SO THAT DURING CLOSED HOURS TRAVELERS COULD STILL JOURNEY ROUND THE LIBRARY.

DETROIT MERCY HOUSING THIS PROJECT WAS DESIGNED TO BE STUDENT HOUSING LOCATED ON LIVERNOIS ACROSS FROM ITS HOME CAMPUS, THE UNIVERSITY OF DETROIT MERCY. IT WOULD BE CONSTRUCTED AS MODULAR HOUSING WHILE ALSO MEETING PASSIVHAUS CRITERIA. THE SITE’S WEST SIDE SHARES A BORDER WITH DETROIT’S FITZGERALD NEIGHBORHOOD. THIS NEIGHBORHOOD IS UNDERGOING ITS OWN REVITALIZATION.

ADEQUATE LIVING, COOKING, DINING AND SLEEPING AREAS WOULD BE MADE HABITABLE BY STUDENTS WITH MODERN FURNITURE. THE LARGE 25 FOOT CORRIDORS, ON THE SECOND AND FOURTH FLOORS, WOULD BE ACCOMPANIED BY FURNITURE TO CREATE SOCIAL SPACES BETWEEN UNITS WHERE STUDENTS COULD GATHER TO STUDY OR SOCIALIZE. EVEN WITH WALLS TOWERING OVER THE CORRIDORS THERE WOULD STILL BE PLENTY OF NATURAL LIGHT MAKING ITS WAY WITHIN THE SPACE.
