Because of the overwhelming positive response, we’re going to continue this throughout the summer. Be on the lookout for another egg in this issue! Here’s your clue: eggs come in many colors, but this one feels patriotic. Happy hunting! One of the best things about summer in Broomfield is enjoying the outdoors. The leaders of our city know how important outdoor recreation is to us, and have dedicated an astonishing 40% of the city’s planning area as protected open space! Broomfield also offers over 300 miles of trails, multi-use paths & bike lanes. All that time spent recreating outside can work up an appetite, and thankfully Broomfield has a variety of dining options to meet your tastes. Go try some of the best at Taste It Broomfield on July 27th from 5pm - 8pm. As much as we enjoy the numerous resources and amenities our community has to offer, these things are made possible by people who give back. My first experience with Guys Who Give, a group that meets quarterly at Wonderland Brewing Co., was fun and impactful. In our current seller’s market, homes are selling fast, and buyers must compete with each other in order to score a property. These market conditions often make buyers willing to spend more on a home than they would otherwise.

TIPS FOR BUYERS Act fast: Whenever there’s a limited supply of houses on the market and a wealth of interested buyers, time is of the essence. If you find your dream home during a seller’s market, it will behoove you to act fast. Get preapproved for a loan in advance, so your financing is in order. Know you’re at a disadvantage: A seller’s market is not the time to try to push contingencies, concessions, specific closing dates or repairs. If there are certain stipulations you want written into the contract, think hard about whether they’re worth losing the property over. Also, if you can make a cash offer, do it. Be patient: If you find that you keep losing out on the homes you’re interested in, it’s crucial to be patient. Inexperienced buyers caught up in bidding wars will often offer more money than a home is actually worth – or they feel comfortable spending – in order to get the home they want. Don’t settle: On the flip side, some buyers will end up making offers on homes they otherwise wouldn’t be interested in because they’re tired of losing out. Remember, buying any property is a huge investment and often a 30-year commitment. Don’t settle on a home just because it’s cheaper.

TIPS FOR SELLERS Since sellers must compete with each other to attract buyers in a seller’s market, it’s helpful to know how to increase interest in your property.

Clean and organize: To begin, make sure that your home is in good condition and has been cleaned and organized before you market or show the property. Price fairly: It helps to price your home fairly. If you set your asking price at or slightly below fair market value, you’re likely to attract more interested buyers. Some sellers choose to list their homes for slightly less than the assessed value in order to encourage a bidding war. Carefully consider offers: Sellers are often so focused on choosing the highest offer that they fail to examine the financial strength of each buyer. Just because buyers say they’ll pay a certain amount for your home doesn’t guarantee they’ll actually be able to obtain those funds. Lenders will not allow buyers to borrow more than the assessed value of your home. Preapproval vs prequalification: Preapproval requires that buyers’ finances and credit history are verified, making it far more likely they’ll ultimately be able to obtain a loan for a specific amount of money. Prequalification, on the other hand, is just an estimate of buyers’ finances. Be aware of contingencies: Also, be on the lookout for offers that include contingencies. Offers that include stipulations, like mortgage contingencies, home sale contingencies, appraisal contingencies and inspection contingencies, enable buyers to back out of sales contracts if certain conditions aren’t met.

A FINAL WORD If you’re looking to buy a home, a seller’s market shouldn’t necessarily put you off, but it can help you determine your next steps. Instead of leaving your financing to the end, you should absolutely get preapproved as soon as possible, so you don’t lose out on what could be your dream home.

With summer in full swing, more dinners are being cooked outside than in. Bom dia, (bohn dee-ah, good day) On June 7, 1494, Pope Alexander VI divided the world in half, the western half given to Spain, the eastern to Portugal. I’m not convinced the world was the Pope’s to give, however it does speak to the power Portugal once yielded. Roughly the size of Indiana, Portugal was a military and economic superpower for nearly six centuries. Much of the trappings of empire still exist, however, today its conquests are more of a tourist nature, sharing its beautiful beaches, vibrant cities and innumerable sights. As for its natural beauty, think of it as a miniaturized California, the entire country has a beach on one side, mountains on the other.

Let’s start our tour with the three most important words to add to your Portuguese vocabulary. Pastel de nata! Which may be loosely translated as a “a circular morsel approximately an inch tall and about three inches round of custard filling in a flaky crust of ambrosia”. Think of it as sunshine in a crust. With that in mind, our first stop is Lisbon, where most people will fly into Humberto Delgado (or Portello) International Airport. This is a transportation hub where you will find bus or train service that covers the better part of the country. If you rent a car, beware of speed traps, especially in small towns where you pay your fine directly to the local police! Expect to be stopped for routine checks by police, and make sure your insurance info is up to date. We elected to take buses and trains.

Lisbon fronts the Atlantic Ocean and has Rio Tejo running through it. The seaside boat traffic is a treat to watch, specifically from the Praca do Comercio. It’s a large square where locals and tourists alike gather to watch the sunset behind the 25th Day of April bridge. Lisbon’s city center has passed its prime. Sometimes charming, but heavily graffitied, it can feel a little tired. That said, it still packs a punch when it comes to sites— some of the highlights are Castle Town, (a castle with a view), The Baixa, Bairro Alto and Alfama districts, which comprise the “Three Neighborhoods” and are terrific for exploring, shopping, and dining. Moving on, three miles west of downtown Lisbon is Belem, where Portugal’s golden age began. From this port the voyages during the Age of Discovery

(and conquest) set sail. You’ll find the Monastery of Jeronimos dominating the town and housing the earthly remains of the explorer extraordinaire, Vasco da Gama. Belem is also ground zero for the aforementioned Pasteis de Belem, (Pastel de nata). Another great day trip is Sintra, with its version of Neuschwanstien perched high on the hill. It’s a fantasy of color and ornate facades. Within the same area and very walkable, (if you love hills) is the Moors Castle. Both structures are visible from each other and both have extraordinary views. That said, we were completely taken with the “gardens” of Sintra Castle. We enjoyed lush flowers everywhere and beautiful swans milling about the ponds. Evora, a whitewashed town southeast of Lisbon, is roughly 1.5 hours by either train or bus. This village has over 2000 years of history! We found a laid-back hamlet where you can discover the world of cork. Everything seems to be made of cork in Portugal, from sandals, lampshades, to wallets and purses. I didn’t see cork underwear but they have to exist. From Evora we took the bus back to Lisbon and headed north on the high-speed train to Coimbra. The highlight for us was the university, founded in 1290. The library alone is worth a visit. Biblioteca Joanian or King John's Library with its 55,000 books is a marvel. The whole of it is elegantly carved wood, from the pillars to the desks with gold inlay. Old town Coimbra is a little tattered but has those fun hide-and-seek narrow streets, giving it an Arab, Moorish feel to it.

Back on the high-speed train headed north to Porto, or mini Lisbon. Porto may be our favorite stop—built of granite on the water, the Douro River winds through it making it a city of bridges. Spend some time relaxing on the beach or surfing. If you enjoy seafood, Rua Godinho, a very long street, (in the Matosinhos district) is lined with a variety of seafood restaurants. Each one has an outside grill and every manner of the freshest seafood is available. I would be remiss not to mention the Lello and Irmao Bookseller. I’ve seen a lot of bookstores around the world and will say this one may be the most beautiful.

Lastly, spend some time in the Riberia area. Although touristy, it feels gritty and authentic with restaurants, bars, and cafes, all featuring a terrific view of the river with waterfront seating. Behind Riberia, climb the hill to the old town. There are a few little cafes tucked into the hillside, where you can catch your breath, have some port and marvel how the people of Porto climb this every day. There’s your appetizer for Portugal! I believe it’s a country often-overlooked for its larger, trendier neighbors of Spain and France. We visited in October, a good time to go, not too hot and too cold, not too crowded. Saude! Brooke Brestel and Sara Bucar are the two dauntless women who founded Brestel Bucar – a Broomfield law firm that specializes in estate planning - something most people are less than thrilled to deal with. Morgan is a member of FRIENDS of Broomfield! ‘Friends’ gather at this nonprofit to thrive in a community of people with intellectual and developmental disabilities (IDD) in all different steps in life–such as employment, independent living, lifelong support, and finding a voice in the community. As you enter the building of FRIENDS, the different rooms are brimming with happy chatter as The Friends discuss their activities for the day. There are rows of multiple classrooms dedicated to creativity and fostering independence, and colorful artwork line the walls. Everything about the center feels like the warm embrace of a hug as you join a circle of Friends. Morgan, an animal-lover, found FRIENDS of Broomfield after she graduated from her high school program ‘Transitions,’ and has been on the upswing ever since! The staff at FRIENDS of Broomfield is dedicated to supporting their Friends like Morgan, in the journey to independent living through social activities, community integration, financial education and safety planning, to name a few. One of Morgan's goals was to find a job, ideally working with furry friends, so the staff conducted a series of cold calls to local businesses to find Morgan the perfect match. Because she grew up with pets and had the support, training and encouragement of FRIENDS, she was able to follow her love for dogs and land her dream job at City Bark of Broomfield, a pet boarding service that also offers dog training, daycare, and grooming! FRIENDS is a nonprofit on a mission to provide lifelong support to their 200+ Friends through their Day, Residential, Social and Travel, as well as Supported Employment Programs. To ensure Morgan will continue to have a friend in FRIENDS, we invite you to join them Sunday, July 31st for the annual GirlFRIENDS Luncheon & Fashion Show. It will be hosted at The Chateaux at Fox Meadows! The GirlFRIENDS, as well as male models and Lil’ Friends, will be taking the runway in fashion for a good cause! License, registration and insurance, please. Now there’s a line nobody likes to hear! Insurance premium hikes are practically guaranteed as the result of a traffic infraction or auto collision. Daniel McLean of Farmers Insurance was kind enough to give us some sage advice about getting adequate coverage, keeping insurance rates low, and staying safe on the road. But first: pop quiz! What is the most expensive traffic violation in Colorado? While “DUI” might be a common assumption, in terms of insurance rate hikes, Hit and Run and Racing are actually higher. Hit and Run is the most costly, followed by Racing, then DUI. While those might be the most costly, any driving violation is likely to have an impact on your insurance premiums, with increases as high as 73%! Driver age also determines insurance premiums. In fact, 16 & 17 year-old drivers are the most likely to be involved in an auto-crash. Teen drivers cause more injuries and deaths than any other age group. For this reason, it is more expensive to insure teen drivers. Training courses and choosing a reliable and safe pre-owned vehicle is a great way to offset the high insurance premiums. Some of the least expensive vehicles to insure are Ford Transit Connect, Jeep Compass, Ford Escape, and Subaru Outback. Cost-conscious drivers also opt for higher deductibles and bundle with a home or renters policy. High credit scores, good grades, and mobile apps that reward safe driving habits can also reduce your rates. Working with a trusted local agent also has many advantages. They will spend time getting to know you and your financial situation. They can offer the best coverage specific to your needs. This can save you money on premiums, but more importantly ensure that you have adequate coverage before problems arise. Daniel shared one situation where he was able to help a client avoid potential bankruptcy – “I insured a client for $250,000 of Unisured/Underinsured liability coverage. He was hit head on by a distracted driver and needed a medi-vac flight to get to the hospital. The negligent driver was only covered for state minimum ($25,000) which didn’t cover the medi-vac flight ($40,000+). That’s when his Uninsured/Underinsured coverage kicked in and paid $250,000 towards his medical bills, saving him from financial catastrophe.” Making wise insurance choices now can make all the difference when the unthinkable happens. Take a look at your policies, and contact a local agent to help review them to ensure you and your family have adequate protection. Your future self may thank you!
