Understanding of Key Industry Issues Despite the massive shifts that have occurred in Internet and consumer technologies, the property industry has generally struggled with this pace of change. The 3 major problems we have identified in the industry are in the areas of knowledge, value and risk. 1.
Knowledge – It is not clear to many in the industry: – – – – –
why technology is so essential to get right in a modern building or workplace; what the range of current and future technology options are; how technologies fit together; who are the best people to deliver and integrate these solutions; and when is the right time to engage technology specialists.
2. Value – The value and benefits of technology as part of property designs are constantly challenged, as they are typically only looked at from one stakeholder’s perspective (such as a project manager, building investor or tenant) and not holistically. 3. Risk – When the collective knowledge of technology amongst project teams is low, the perceived risks also appear higher (particularly in areas such as cost and performance). Meld is able to pragmatically help clients address each of these key issues.
Understanding of Key Project Drivers Whilst many projects may appear to be similar, no two projects are exactly alike. Meld recognises the dynamic nature of project environments and the unique requirements and challenges that typically emerge during the formation and duration of a project. 1.
Unique Selling Points – Every project is driven by a brand identity and a set of unique selling points that it believes will resonate with it’s target market. Increasingly, various forms of technology are being used by developers to create an edge that can be used to set that development apart from its competitors.
2. Location – One of the golden rules of real estate has always been location. However each locality can bring about its own set of challenges: – Location and availability of telecommunications and network services. – Location of nearby amenities. – Unique social and cultural demographic influences. 3. Key Stakeholder Needs – There are many types of stakeholders, each of whom will have their own technology needs and expectations. Recognising these is a part of the strategic planning and design development process. – Investors – Tenants – Owners/Owners Corporations/Occupiers. – Building Managers 4. Project Profitability – Every project will have specific financial targets, returns, constraints and challenges. Development is a risky business. Meld works with development teams to maximise cost effectiveness and mitigate project risks.

Our Approach Meld has developed an innovation driven and risk managed project framework. In order to address these problems and specific project drivers, we have developed a unique ‘Intelligent Property Design’ framework that focuses on the key areas of strategy, design and implementation. we plan Strategy
we action
we deliver Strategy
We understand your business, project site and competitive landscape. We ideate how people can use technology to simplify, connect, communicate with and protect their properties. We then identify strategic opportunities and design goals.

We create the great technology development briefs. We clarify design intent, anticipate future needs and translate between different technology and property requirements. We facilitate across siloed design teams and validate design outcomes. We vigorously uphold the usability and design aesthetic of technology solutions.
ü clear design
Implementation We mitigate delivery risk and safeguard design intent in construction. We ensure solutions are rigorously scenario tested and ensure that systems have the right support services in place.
ü guiding project principles ü clearly defined strategies
