ONCE WE REACH AN AGREEMENT...
A SALES CONTRACT IS SIGNED AND YOUR HOME IS OFFICIALLY UNDER CONTRACT. YOU’RE ON YOUR WAY TO CLOSING!
Ensuring the buyer has the ability to purchase your home is our top priority. We work closely with the lender, including weekly updates to ensure the buyer is on target for closing.
If the buyer is applying for a loan, the bank will request an appraisal to confirm that the home is worth the loan amount. The appraisal takes into account factors such as similar property values, the home's age, location, size and condition to determine the current value of the property.
Property inspections are done to make sure that the home is in the condition for which it appears. If the property inspector finds any defects, the buyer can submit a repair request to negotiate for repairs or a credit.
Prior to closing, the buyer has the right for a final walk-through. At that time, you should make sure that the property is exactly as the contract says it should be and all "permanently attached" fixtures remain in the home unless otherwise negotiated in the purchase contract.
Title and closing services plays a key role in residential real estate transactions. They facilitate transfers of property titles between buyers and sellers, verify that a property title is legitimate, ensure no liens are on the property, and provide insurance to protect against title disputes or errors. Acting as neutral third parties, they help make home buying/selling smoother. The closing typically takes place at their office and you will need to have bring your valid ID.
In preparation for closing, clients should ensure that utilities remain active until the day after possession. The home should be left in broom swept condition, unless otherwise negotiated. Before signing closing paperwork, buyers conduct a final walk-through to confirm the property is in the same condition as the day the buyers made their offer.
