You Need Professional Help Even though we are experiencing a booming sellers-market, it is still important that sellers and buyers use real estate professionals rather than act as their own agents by Sedia Wyatte

his is a great time to sell your house! The inventory of listed homes gets sold almost immediately. Home sellers get multiple offers that often boost the price above what the owner is asking. Realtors speak of actual bidding wars. Houses are in demand right now. A report of the marketing conditions by the Bucks County Realtor Association shows that new listings have been going down. Yet demand for housing has increased, making this a seller’s market. More people are wanting to buy than there are houses to sell, so the price of houses is going up. This means that it is a perfect time to list your house. Although this trend is believed by many to be caused by the pandemic and a kind of pent up demand, ex-
perts say that the trend precedes the COVID 19 pandemic and was only slowed down by the restrictions. The fear of a bursting bubble caused by sky-high prices is absent. Financial experts do not see this as a factor. Dave Ramsey, for example, concedes that the real estate market is always changing. But are we heading for disaster again? He says, “The long and the short of it is, not quite. Most feel that what we’re seeing in the economy doesn’t involve the same housing industry-related issues that caused the ’07 crash …” In other words the rising costs of housing is based on supply and demand, rather than easy lending and abuses that were present during the bubble that caused the big crash in 2007. Town & Country Real Estate And the market is not only good for sellers. Lower interest rates make buying a home a great deal. Interest rates for both 30year and 15-year mortgages are well below 3%. This means that mortgage payments are lower and make buying a home a bargain, even though the actual prices of housing have gone up. So buying a home doesn’t necessarily mean a higher mortgage and selling your home for a higher price can leave you with money in your pocket and affordable monthly payments. The lower interest rates allow one to take shorter term loans and buy equity faster. The cost of renting a home is continually rising. Younger families are not getting the same tax advantages as homeowners and they have no accumulation of equity. This is why statistics from the National Association of Realtors show that first-time buyers made up 33% of all home buyers, holding steady from last year’s 33%. And although downsizing has been a buzzword for the last decade, 12% of home buyers purchased a multi-generational home, to take care of aging parents or to provide space for children over the age of 18 who are moving back home with their parents. And at the lowered interest rates people can afford to buy a much bigger home than they could have when rates were higher. However, the market is complicated, and now more than ever it vitally important that sellers and buyers use real estate profes-
sionals rather than act as their own agents. The Pennsylvania Realtors Association explains that buyers need a professional realtor because “They understand their local markets and can negotiate on the buyer’s behalf, which is especially beneficial in competitive markets.” As for sellers, “They help navigate the complex home selling process and have the experience to effectively prepare, position and price a home for sale.” Bucks County is uniquely situated for this trend to continue. Although it seemed for a while that we were experiencing a great exodus from the suburbs to the city, this trend had reversed. Now the exodus is going the other way. People in New York, North Jersey and Philadelphia are leaving because of the chances of catching communicable diseases as witnessed during the height of the COVID pandemic. Also reports of increasing violence mitigate against this trend. So now people are leaving cities and once again moving to the outlying areas. So, this fall it will continue to be a seller’s market due to low inventory, record low interest rates and a high number of qualified buyers seeking lifestyle changes or looking to make real estate investments.
