Planned new schemes include the development of Leicester’s railway station and surrounding area, and new high quality manufacturing spaces and light industrial units at Pioneer Park and Blackbird Road. Leicester still has huge potential for further growth that others can be part of, and this will be an important tool to help us make the most of that potential.” The full video can be viewed at https://www.youtube.com/ watch?v=5_7_kzaJPrE The council’s inward investment team can be contacted at 0116 454 1220, by emailing enquiries@investinleicester.com, or visit the Invest in Leicester website.
LATEST House Price Index News from page 1 The Royal Institution of Chartered Surveyors’ (RICS’) February 2022 UK Residential Market Survey reported that home sales strengthened in February along with a pick-up in new buyer enquiries, despite the Bank of England’s decision to increase interest rates. The Bank of England’s Agents’ summary of business conditions 2021 Q4 reported ongoing strong demand for housing and a shortage of properties for sale, which pushed up prices. The UK Property Transactions Statistics showed that in January 2022, on a seasonally adjusted basis, the estimated number of transactions of residential properties with a value of £40,000 or greater was 106,990. This is 10.6% lower than a year ago (January 2021). Between December 2021 and January 2022, UK transactions increased by 5.1% on a seasonally adjusted basis, following a large increase in the month prior. The Bank of England’s Money and Credit January 2022 release reported that mortgage approvals for house purchases (an indicator of future lending) rose to 74,000 in January 2022, up from 71,000 in December 2021. This is above the pre-pandemic 12-month average up to February 2020 of 66,700 and the highest since July 2021 (75,900).

CITB’s response to the Chancellor’s Spring Statement
Former Carmel Chapel for sale
RESPONDING to the spring statement CITB’s Strategy and Policy Director Steve Radley said: “The inclusion of insulation in the statement today is of real interest for us and industry. Meeting Net Zero in construction is demand-led and the removal of VAT on energy saving materials is likely to cause a significant increase in the need for low-carbon skills. “This tax cut will help to create the confidence industry needs to invest in retrofit training. “The Chancellor said the government will be looking at the issue of employment training in the private sector, which will be reviewed as part of the government’s new tax plan, including assessing whether the Apprenticeship Levy is “doing enough”. “CITB will continue to work with the government on apprenticeship levy reform as apprenticeships are the main route for employers in our industry to get the skilled workforce they need in recovery. Apprenticeship starts are recovering but it’s vital that we continue to drive numbers up. Critical to this will be building on recent reforms of the Apprenticeship Levy Pledge Service to ensure unspent levy funds from larger companies can be accessed by small employers to provide more apprenticeships.”

THE CREATION of a new pedestrian space for outdoor markets and events in Marlborough Square will finally start this year after councillors voted to press ahead with the scheme. After a number of years involving detailed design and discussion, the final plans to redesign Marlborough Square have been approved by North West Leicestershire District Council (NWLDC). The scheme has been a key commitment for NWLDC since plans were drawn up in 2018, but it has suffered delays because of the complexity and detail involved in the project. NWLDC Cabinet unanimously approved plans for the square in February, with Full Council agreeing the budget for the work at its recent meeting. Subject to final approval from Leicestershire County Council highways, work will start this year. The scheme is expected to cost £2.7 million. With contractors soon to be appointed, work should start in early summer, and it is hoped the square will be completed by early 2023. The redesign includes: • A central outdoor market and events space • High-quality street furniture including bins and bus shelters • Bespoke seating inspired by the National Forest • Raised planting • Feature LED lighting • Granite paving • Introduction of a one-way traffic system • Limited vehicle access to the northern part of the square.

NFB comment on Spring Statement
IN HIS Spring Statement, the Chancellor of the Exchequer has today announced that the Government will reduce the VAT rate on energy saving measures (ESM) and their installation to zero for homeowners. The National Federation of Builders has welcomed the announcement which will help to incentivise homeowners to invest in improving the energy efficiency and performance on their homes. Commenting, Richard Beresford, Chief Executive of the NFB said: “The NFB, along with many others in the industry, has repeatedly, over many years, called on the Treasury to remove the VAT on measures which improve energy efficiency. To us it always seemed like a ‘nobrainer’ to help incentivise the public to ‘green’ their homes and meet our country’s Net Zero ambitions and today we can finally welcome the decision the Chancellor has taken, it is long overdue but at last it is here.” However, the NFB was disappointed that the Chancellor did not take the opportunity to postpone the changes to the construction sector’s entitlement to use Red Diesel.

Beresford added: “As inflation is set to go above 7% this year, and the Government confirmed its intention to levy a further 1.25% of national insurance contributions on employers, the cost pressures on construction businesses are unprecedented. While the fuel duty cut is welcome for the country at large, the reality is that in construction, the effective rate of duty is set to rise by 47p per litre because of the removal of entitlement to use Red Diesel. The decision not to delay this will hurt businesses at the time when they most needed respite from rampant inflation”.

Varied order
PROBLEM: I own a joinery business which over the years has built a reputation in producing high quality bespoke furniture.
A little while back, I was approached by a couple seeking to fit out the master bedroom of their house. The bedroom had recently been added to their already substantial house, as a loft conversion, so the area was quite big and involved a lot of work and detail. The price I submitted, including VAT, was just under £30,000, and I asked if the quotation was acceptable, for a 20% deposit. I also stated in the quotation that the lead-in time was 6 months. The customer accepted the quotation and duly paid the deposit, at which point I prepared a cutting list and ordered all of the materials, of which the type of hardwood specified (Walnut and Ash), made purchasing very expensive. About one month later, the customer emailed me to say that they had second thoughts and wanted to cut costs and requested me to come up with a new and simpler design, with the wood now being an oak veneer. I responded that I could come up with a new design, but I would still require a substantial amount from the original order, given that I had already completed the design work and cutting details and had purchased the materials.
Michael Gerard
Author background
Michael is a Solicitor, Chartered Builder & Registered Construction Adjudicator, and is a director at Michael Gerard Law Limited, a solicitors practice regulated by the SRA.
The customer replied saying that there should be no costs incurred given that the installation date was still so far away, and if I have purchased the materials, this was done too early and at my risk. They have also asked for their deposit back. What is your opinion on the matter?
RESPONSE:
Your problem is going to be more of a problem for your customer.
Your customer has entered into a binding contract with your business for it to design, manufacture and install bespoke bedroom furniture for the sum of [about] £30,000, and your customer cannot then unilaterally decide post contract that they want ‘out’, without incurring costs. You therefore have a few options. You can make a without prejudice offer to your customer that would enable the initial agreement to end on mutual terms. From your perspective, you would need to consider what you would be prepared to accept as appropriate compensation, which I suggest would at least include your time in designing and the purchase of the materials (albeit you would need to give credit if any of the materials could be used elsewhere or alternatively, offer the materials to your customer). If your customer refuses your without prejudice offer, then you will need to consider whether your customer has wrongly repudiated the contract and if so, you can either elect to affirm the contract or accept the wrongful repudiation and claim damages (which will include all of your costs to date plus any loss of profit). Whatever you decide, I would have thought that the deposit paid will be less than what your claim will be. You may also want to consider whether you want to accept any further orders from this customer. © Michael Gerard 2022 The advice provided is intended to be of a general guide only and should not be viewed as providing a definitive legal analysis.
LATE NEWS Part Z-inspired plans put on ice four days before scheduled second reading AS REPORTED BY BUILDING MAGAZINE, proposals to limit carbon emissions in construction projects by amending building regulations have been shelved because the MP behind them has been appointed to a new job at the housing department. The Carbon Emissions (Buildings) Bill was withdrawn in March, four days before its scheduled second reading. It will now need to start its progress through parliament from scratch if another MP chooses to revive it. It follows the appointment of Duncan Baker, the backbench Conservative MP who proposed the 10-minute rule bill in February, as a parliamentary private secretary (PPS) to three ministers at the Department for Levelling Up, Housing and Communities.
My wife left me the other day, apparently because I’m ‘too formal’. So I sent her a letter of complaint.

New research finds Leicester best positioned city for economic growth in the East Midlands LEICESTER has placed as the highest ranked East Midlands city in the the Demos-PwC Good Growth for Cities Index, which ranks 50 of the UK’s largest towns and cities (plus the London boroughs as a whole), based on people’s assessment of 12 key economic wellbeing factors. It achieved a ranking of 14th out of 50 and is followed by Derby (ranked 23rd), Nottingham (ranked 34th) and Lincoln (ranked 35th). The index uses a series of indicators including safety, income distribution, income, health, work-life balance, environment, transport, jobs, high street & shops, housing, skills and new businesses. among the highest in the country. Each indicator is weighted relative Research indicates that this to how important it is considered by partly drove lower than average the 1,000 people surveyed as part estimated growth rates in 2021, of the study. Jobs and skills, two of the most important variables last year, see significant decreases in their importance in the updated Index. In contrast, the environment and income distribution have seen significant increases. For the first time, two new indicators – safety and high street and shops – have been added to the index.
The index found that Leicester ranked above average for work-life balance, income distribution and safety, and was around average for indicators including jobs, health, new business, house prices to earnings, homeowner occupation rate, transport and environment. The average annual economic growth rate as measured by Gross Value Added (GVA) on cities in the Midlands region is 6.9% in 2021 – below the UK average rate of 7.3% in 2021. Data shows that across the East Midlands, manufacturing, wholesale & retail, and real estate make up the highest proportions of cities’ economies. For example, 23.8% of Derby’s economy is attributed to the manufacturing sector, which is
Elsewhere in the region, manufacturing makes up 16.1% of Leicester’s overall economy, 14.8% in Lincoln and 12.2% in Nottingham. Wholesale and retail comprises 12.4% in Derby, 11.4% in Leicester, 12.7% in Lincoln and 13.2% in Nottingham. Finally, real estate accounts for 11% in Derby, 11.9% in Leicester, 12.2% in Lincoln and 11.2% in Nottingham. Ali Breadon, senior partner for PwC in the East Midlands, said: “We’re emerging from the pandemic with a new set of priorities, largely focused around fairness, the environment and work-life balance. In concert with the vision set out in the Levelling Up White Paper, local government, employers and leaders all have a part to play in providing opportunities for people to grow their businesses, careers, and skills in cities, towns, and communities right across the East Midlands. “We see a clear theme across Midlands cities of manufacturing, retail and real estate accounting for larger sections of our regional economies. As the research
Ali Breadon, senior partner for PwC in the East Midlands suggests, this contributes to a slightly below average overall rate of economic growth in the region. That in itself presents both challenges and opportunities for the local business community with the identification of growth opportunities.” How the Midlands fares on priorities for good growth As a whole, cities in the Midlands performed well on safety, where six out of eleven cities (Derby, Leicester, Milton Keynes, Nottingham, Stoke-on-Trent, and Wolverhampton & Walsall) scored above average. Transport sees four cities (Derby, Lincoln, Northampton and Peterborough) score above the national average. Four cities (Leicester, Lincoln, Peterborough, and Wolverhampton & Walsall) scored above the index average on the income distribution indicator, with the other cities at around average. However, this positive performance is also coupled with lower scores in jobs, with five cities (Birmingham, Northampton, Nottingham, Peterborough, and Wolverhampton & Walsall) coming below the national average.

NET Zero is a big topic of conversation at the moment and recently, the government set a target of lifting the minimum energy efficiency standard in to let non-domestic buildings to ‘B’, as part of the government’s target for the UK being net zero by 2050. Martin Jinks, commercial property law consultant at Nelsons, discusses the new minimum energy efficiency standard and examines what still needs to be considered to make it possible. Currently, subject to exceptions, a landlord must not let a building that does not comply with the minimum required energy efficiency standard, originally set at an ‘E’ rating on a valid Energy Performance Certificate (EPC). Many landlords may be relaxed, knowing their buildings are rated ‘E’ or better for energy efficiency but they could be sitting on a time-bomb as the government has recently set a target of lifting the minimum energy efficiency standard in relation to let non-domestic buildings to ‘B’ by 2030. To B or not to B The government estimates that the implementation of the EPC B target will cover around 85 per cent of the UK’s non-domestic rented stock and will help the UK achieve its target of net zero carbon emissions by 2050. The Department for Business, Energy & Industrial Strategy has now published an open consultation on changes to the Minimum Energy Efficiency Standards (MEES) Regulations in the commercial sector, entitled ‘Non-domestic Private Rented Sector minimum energy efficiency standards: EPC B implementation’. As stated in the open consultation report, the government proposes a phased implementation of the ‘B’ minimum standard by setting an interim milestone in 2027 for a minimum standard of ‘C’, but the way in which it proposes to do this needs to be analysed. The government currently estimates that around 10 per cent of non-do-
mestic let buildings are below the ‘E’ rating. As from 1 April 2023, a landlord can only lawfully continue to let a non-domestic building if the building has an energy rating of ‘E’. It is possible that in the period after 2023, the landlord’s building does not have a valid EPC because, although one was obtained when the lease was granted, it has expired EPCs only have a 10-year lifespan. As part of its package of measures, the government intends to alter this so that a building must always have an up-to-date EPC during the whole time that it is let. This would cover cases of lease renewal where current guidance suggests that an EPC is not necessary where an existing tenant is renewing its lease. Compliance Windows The government is proposing two ‘Compliance Windows’ in the second half of this decade, which are as follows: The first Compliance Window from 2025 to 2027 From 1 April 2025, all non-domestic rented buildings within the scope of the MEES regulations would have to have a valid EPC, meaning that if one had expired, a new one must be obtained. The paper talks about a requirement for a landlord to “present” a valid EPC by 1 April 2025. This means that the landlord will have to submit its EPC to an online Private Rented Sector compliance and exemptions database. From 1 April 2027 the minimum required rating would increase to ‘C’, so that landlords must have improved the building by then, or have registered a valid exemption. If the building already possessed a ‘C’ rating at April 2025, the landlord would be in compliance with the regulations. However, if not, the landlord would have to present a new EPC with its ‘C’ rating by 1 April 2027, or register an exemption. The second Compliance Window from 2028 to 2030 A landlord would have to present a valid EPC by 1 April 2028 and from 1 April 2030, the minimum rating
would increase to ‘B’. If the building already possessed a ‘B’ rating at April 2028, the landlord would be in compliance. However, if not, the landlord would have to present a new EPC with its ‘B’ rating by 1 April 2030, or register an exemption. Looking ahead This ‘four juncture’ approach is a move away from enforcement at the point of letting. Dispensing with compliance at the point of letting will assist with the ‘shell and core’ problem. In new ‘shell and core’ lettings, where a landlord lets a unit in a stripped-out condition, with the tenant to fit out, including installation of heating and lighting, at the point of letting, an EPC for the building is likely to give an ‘F’ or ‘G’ rating, thereby making it unlawful for the landlord to let. Options for compliance would include either the tenant obtaining early access to fit out, or the landlord installing items which the tenant then replaces. While the proposed new framework for compliance would still require a landlord to hold a valid EPC at the point of letting, for the purposes of complying with the MEES Regulations, the building would simply need to achieve a ‘C’ rating by 2027 and a ‘B’ rating by 2030, regardless of when it was let. For those lettings occurring close to a compliance date, a specific exemption could be introduced. Hence, the government is proposing to enforce MEES only once a unit is fully operational and has been occupied for at least six months. However, the tenant’s fit out may have a significant impact on the final EPC rating, and thus on compliance. The government is therefore considering ways in which tenants can take on a share of the legal responsibilities in relation to MEES by imposing duties upon them. The consultation ran until 9 June 2021. The government aimed to publish a response at the end of 2021, but this has yet to be done as they are still analysing feedback, and propose for the regulations to take effect from April 2025.

Landmark West Bridgford site sale paves way for new low carbon homes
THE GLOBAL MARATHON CHALLENGE
5 MARATHONS ACROSS 5 CITIES, 4 CONTINENTS … IN JUST 12O HOURS
R
UNNING FIVE marathons in 5 days is a mean feat for most, let alone with the addition of 7 flights to travel between 5 cities, across four continents … but that’s exactly what Leicestershire’s, Nick Hodges, Founder of The Bodie Hodges Foundation and Ian Stringer, who is well known for his time dedicated to BBC Radio Leicester, are set to do.
RUSHCLIFFE Borough Council has completed the sale of its former depot site that will bring over 70 exemplar low carbon new homes to the sought-after suburb of West Bridgford. Working together with Savills development team in Nottingham, the Council has sold the site for redevelopment to Peveril Homes and Stagfield Group. The landmark energy efficient housing site on Abbey Road will include a mix of two-, three- and four-bedroom houses and apartments in the heart of the town. The 21 new affordable homes will enable more families and individuals to step onto the housing ladder in West Bridgford. All designed with the same high-quality specification and materials, the 71 homes are set to include a minimum 19 per cent reduction on CO2 levels, compared with current building regulations on standard houses across the country. They will also feature electric car charging, bike store, wildlife habitats, new trees and will meet central government’s no fossil fuels policy on new build housing, three years ahead of its 2025 deadline.
House with 2 plots in Stoney Stanton
This extraordinary challenge is being endured to raise significant funds for two Leicestershire charities; The Bodie Hodges Foundation and The Vichai Srivaddhanaprabha Foundation. The challenge is one which Nick and Ian have been training incredibly hard for over the last 20 months, committing to 6+ training sessions per week for many months and as the training MARATHON MEN: Ian Stringer (left) and Nick Hodges ramps up as we head closer to the challenge, running in excess of 60 miles per week. The Global Marathon Challenge will commence from the Khun Vichai statue in Bangkok on Monday 18th April at approximately 14.30 (UK time). It will finish at the Khun Vichai statue in Leicester on Saturday 23rd April … and they have just 120 hours to complete the challenge in. The five marathons will be run in the following order: •
Leg 1 - Bangkok -Thailand (Asia)
•
Leg 2 - Honolulu - Hawaii (Oceania)
•
Leg 3 - Anchorage - Alaska (North America)
•
Leg 4 - New York - USA (North America)
•
Leg 5 - Leicester - UK (Europe)
Nick and Ian confess to being ordinary runners, having never attempted anything like this before. In June 2020, the pair decided they wanted to take on a major challenge for the two charities, a challenge that would test them both physically and mentally to raise, hopefully, an impressive amount of money for the charities. Nick and Ian will be travelling as a team of 4, with Dave Orton, physio, and Lewis Moses, coach. Both Dave and Lewis have been instrumental in getting Nick and Ian ready for this challenge of a lifetime and will be supporting them in person for the whole journey. To add to the challenge, all flights will be on standard scheduled airline flying, economy class; this is where the team will also sleep for 3 of the nights (and 3 of the team members are over 6ft tall!). There will be one opportunity to sleep in a hotel bed whilst travelling, by which point, the pair will have ran 104.8 miles, ahead of leg 5. As a team, Nick, Ian, Dave and Lewis will be planting 24 trees to offset the carbon footprint of the flights, making the challenge as carbon neutral as possible.

Searching for underground pipes and cables
LSBUD Enhances Search Accuracy by Partnering With Google Maps LSBUD, the UK’s leading online safe digging resource, has switched its mapping system to Google Maps in a move that will make searching for underground pipes and cables more accurate than ever before. The new mapping system will give users a better search experience, benefitting from detailed geospatial data and industry-leading reliability. In addition, LSBUD users will have access to improved zoom capabilities, allowing them to determine their work sites much more precisely. By moving its search function over to Google Maps, LSBUD users also will be able to accurately plot their proposed work areas via satellite imagery. This helps ensure that people can see property boundaries and features, something particularly useful when operating in agricultural and rural settings, such as on the UK’s moorland. The change to LSBUD’s mapping system coincides with the platform readying itself to be UK-based, meaning that people in Northern Ireland will soon be able to join their counterparts in England, Scotland and Wales, in benefiting from the switch to Google Maps, staying safe in the process. New planning director at Marrons WITH ALMOST 19 years’ experience working in local government, Jacqueline Jackson has joined Marrons Planning – expanding the leading Midlands consultancy’s Leicester office hub.
1930s chapel transformed into stunning 21st century home A DERELICT AND desecrated 1930s chapel near Market Bosworth in Leicestershire has been trans-formed into a stunning 21st Century home. Before and after photographs show the dramatic change to the former chapel, which was once part of the former NATSOPA Memorial Care Home in Wellsborough. The old, abandoned chapel had been vandalised and its walls covered in obscene graffiti, but award-winning developers Springbourne Homes still decided on conversion not demolition.
Taking on the role of planning director, Jacqueline joins the consultancy after more than three years as development management group leader at Charnwood Borough Council – a role she worked her way up to after joining the local authority as a trainee planning officer in 2003. Jacqueline will be developing and growing the company’s Leicester team, and liaising with its Stratfordupon-Avon, Nottingham and London hubs, as well as taking on a leading role in a wide range of projects – from medium to large-scale residential, commercial and mixeduse schemes.
The stunning transformation of the abandoned 1939 Jubilee Chapel at Hornsey Rise, Wells-borough, into a unique 21st century style home created by Springbourne Homes.
Springbourne chairman Adrian Burr explained: “It would have been easy to have bulldozed the chapel to the ground and built a big, five-bedroom home on the plot instead. “However, I believed we could redesign and extend the chapel to create a stylish, modern home while retaining the vast majority of its original features to reflect the history and heritage of the site. “The results have been even better than expected and I’m proud that we have combined the old with the new to deliver a unique home full of character and style.” The chapel is one of 19 new homes on Springbourne’s multi-award-winning Hornsey Rise site, rec-ognised in the UK property Awards as the Best Residential Architecture in the UK and Best Resi-dential Development in Leicestershire. Springbourne also retained a Cedar tree planted by King George VI and restored and re-sited a vandalised, damaged World War One Memorial that had been left neglected and forgotten.
The derelict and desecrated Jubilee Chapel at Hornsey Rise, Wellsborough, before its incredible conversion into a beautiful, bespoke home by Springbourne Homes.
During her time in the public sector – which also included two years at Rushcliffe Borough Council as a senior planning officer – Jacqueline was the case manager for Leicester City Football Club’s world-class training ground, as well as a sustainable urban extension in Loughborough. She has also written and implemented a number of new policies and procedures to ensure better efficiency.
Commercial Yard & Buildings for sale in Linton
As Charnwood Borough Council’s development management group leader, all the district’s planning applications and strategic projects and developments – as well as planning enforcement, and customer service and administration – fell under Jacqueline’s remit.
HOWKINS & Harrison are offering for sale an industrial property with on site accommodation and potential for further development into a residential scheme, subject to planning.
Jacqueline joins following a string of appointments by Marrons Planning, including Simon Macklen as director of economics to head up the firm’s new socio-economics service, RIBA chartered architect and urban design expert Alex Craggs in support of its recentlylaunched urban design service, and Kevin Exley as principal planner.
Burr added: “Hornsey Rise has a fantastic history dating back almost a thousand years to the days of Lady Godiva and Leofric, Earl of Mercia. “That’s why I wanted to do the right thing and maintain as much of the original history on the site and incorporate it into our Hornsey Rise development.” For more information on Springbourne Homes, which is based at Bosworth Marina in Market Bos-worth, Leicestershire, please visit: www.springbournehomes.co.uk

INTRODUCING ARMADILLO: THE “HARD HAT” FOR YOUR IRONWORK LEADING designer, manufacturer and supplier of specialist products for the civil engineering industry Wrekin Products has created Armadillo – an innovative range of products that benefit contractors, housebuilders and the general public alike.
It’s common practice for manhole covers and gully grates to be installed in the early stages of construction projects, well before the final tarmac is laid. This either means that the products are installed proud of the binding layer and are, therefore, susceptible to being damaged by construction traffic, or if installed level with the binding layer, must be entirely dug out and effectively installed again if damaged. Both of these scenarios would mean additional time worked, costs incurred and potential complications. Additionally, manhole covers are also specified for the final traffic environment, which means group four D400 covers are commonly installed. However, during the construction phase they are exposed to extreme loads from group five vehicles, including heavy plant and tracked vehicles, which the covers aren’t designed to accommodate. Again, this can result in premature failure and additional costs in materials and labour to put them right before handover. The Armadillo range of protector shells are designed to be placed over manhole covers and gully grates, providing temporary protection from group five traffic during the construction phase of a project. This ensures manhole covers and gully grates start their service life in ‘as new’ condition to optimise longevity. • Armadillo manhole cover protector shell is compatible with both Wrekin Highway and Tristar manhole covers • Armadillo gully grate protector shell is compatible with Wrekin Tristar gullies The Armadillo manhole cover protector shell is also compatible with Wrekin’s patented ClickLift™, which raises Wrekin Highway and TriStar frames to suit the final surface layer without the need for digging out and re-installing. The cover and the frame are installed at the binding layer level, thereby reducing the possibility of site damage and then, when the final surface layer is being applied, the manhole cover can be raised with the ClickLift™ frame extender simply and quickly. Together, these products perfectly package up to create a solution that saves house builders and groundworkers time and money – allowing them to completely focus on the task at hand.

Increasing labour and material costs, decreasing contractor confidence, and delays in the supply chain are all contributing factors in a perfect storm set to upset the balance of industry recovery. For those in the sector, construction productivity is the key to addressing these challenges. Description
This is a rare opportunity to acquire a substantial development site with planning consent approved for up to 14 dwellings without any affordable housing needs. The consent equates to 2.1 acres of the site accessible off a private driveway with the rest being 1 acre of woodland.
On 10 May 2022, the Construction Productivity Conference returns to London, bringing together a host of industry leaders and suppliers to discuss strategy, opportunity, and the future of productivity in the built environment. The event will see exhibitors and a panel of expert speakers focusing on new technologies, materials management, and strategies for addressing inefficiencies in currentwww.bbandj.co.uk practices affecting training, developing, and up-skilling the construction workforce. Attendees will also have the opportunity to network with business leaders in a dynamic and interactive setting. The existing consent is for outline development and consequently there is potential to enhance the scheme. Derbyshire Highways have confirmed in writing that up to 25 dwellings will be acceptable on the proposed access and a revised application for 20 plots has been submitted comprising 16 semi detached units and 4 detached units.
The site is situated in an area that has seen significant residential development and we therefore anticipate a strong level of interest. This is a fantastic and rare opportunity to acquire a great site within an attractive and popular residential area. Further details relating to the existing consent are available via a data room upon applicants registering with our office.

Recent reports state that, at present, only 64% of hours worked in the industry are considered productive. These reports, coupled with information from the Office of National Statistics (ONS) citing a quarterly fall in construction output of 0.9% from Q2 to Q3 2021, make it vital the industry looks to evolve and innovate.
