The HBRA of Fairfield County wants to annually recognize members that have consistently dedicated themselves to the efforts that strengthen the residential construction industry in Fairfield County. We encourage you to nominate a member that you feel is deserving of this recognition.

DEADLINE:

The deadline for submission of nominations must be received by November 1st. Nominations received after that date will not be eligible for consideration for the awards

PROCEDURE:

Nominations may be accepted from any member of the HBRA, including the nominee. The FAIRFIELD COUNTY HBRA Board of Directors selects one nominee in each category. The winning nominees will be notified that an award will be presented at the 2024 Awards (NOTE: The FAIRFIELD COUNTY HBRA Board observes the right to abstain from awarding any particular category should it believe nominations are deficient or inadequate).

NOMINATION CRITERIA:

Nominee must be an HBRA member. A prior recipient of an award does not disqualify that person or company from receiving the same award again. Receipt of a specific award does not disqualify that person or company from receiving a different award in the same award year. No award must be granted on an annual basis. The Board of Directors may move an award applicant into a different category of award from the category for which the person or company has applied. With the exception of the President’s Award, The Hall of Fame, and the “John P. Rowins Meritorious Service” Award all award categories will be based on the information provided in the Nomination Form.

Tips for Builders & Homeowners

As property prices have shot up in recent years, more people than ever seem to be opting for home improvements rather than moving. A temporary move, however, is often necessary.

Though living on-site is treated as a smart cost-cutting decision, moving out often saves homeowners significant discomfort and allows builders to get on with their work more safely and quickly. If you’re considering moving out during your remodel, we’ve broken down the benefits, key tips and tricks, and everything else you need to know to ensure a smooth temporary move.

Why Move During a Remodel?

There are pros and cons to living on-site while renovating. Still, we’d argue that moving out offers significant benefits to both builders and homeowners and ultimately, allows projects to operate more smoothly:

• The Noise: There’s just no escaping renovation noise and it can get frustrating for both builders and homeowners to work around each other on this matter.

• It’s A Safety Issue (especially for kids and pets): We’ve all seen enough concrete steps with paw marks pressed into them to know that building sites do not mix well with kids and pets. There are also serious safety hazards that remodels can pose to child health.

• Privacy Concerns: Domestic routines and lives are inherently private. Unfortunately, it’s also a boundary that remodeling will inevitably erode which gets uncomfortable for both homeowners and builders.

• Outages: Water, electricity, and HVAC systems often need to be switched off while building work is happening. This can be extremely disruptive for anyone trying to live on-site and often can’t be avoided without delaying important renovation work.

• Reduces Delays: Every time a builder is forced to delay an outage or hold off on making noise for the sake of not inconveniencing whoever is living on-site, it ultimately creates delays across the project.

• It’s Better for Builders: When homeowners move out, it makes things so much easier and safer for building teams. They can focus more on getting their job done with fewer distractions and fewer safety concerns for any small humans or animals around.

Planning the Move: Key Considerations

Here’s what builders and homeowners need to take into account when planning a move:

• Budget: Questions like “What does it cost to move?” need to be answered early in the planning as the answer may have an impact on the rest of the renovation budget.

• Schedule in Advance: Ideally, moving should occur before renovations but it may not be possible. Either way, homeowners need to be clear with their builders on when they’ll be moving out so that the renovation work can be adjusted around this.

Best Packing Strategies for Temporary Moves

When it comes to a packing checklist, here are some of the best strategies to use when preparing for a temporary move:

• Declutter First: One of the best ways to simplify packing for a temporary move and indeed, an entire renovation project, is to embark on a strict decluttering mission at least a month or two in advance.

• Disassemble as Much as Possible: Disassembling will save packing space and allow you to transport things more easily.

• Label Everything: Temporary moves usually have a tight turnaround so take extra care to organize and label boxes appropriately. It will make unpacking that much speedier.

• Save Packing Materials: The thing about a temporary move is that you know you’ll be moving again within a few weeks or months so save as much of your packing materials as possible to re-use.

• Check What’s in the New Accommodation: This saves the hassle of accidentally packing unnecessary items.

Coordinating with Builders: Communication Tips

Clear communication between homeowners and builders can make the task of moving out during a renovation that much simpler:

• Clear up Timelines: Make sure there is a clear and agreed-upon timeline with important dates from both sides. If you as a homeowner have a specific date you need to move out or back in, let your builder know so that they can accommodate this as best as possible. They can also help set your expectations more realistically.

• Confirm Things in Writing: Emails and texts should be used to re-confirm plans discussed verbally so that all parties can go back and check information when needed.

• Check-in Regularly: Delays can happen on all sides so make sure to have regular check-ins with your builders.

Choosing a Temporary Living Space

The two most important factors when choosing a temporary living space during a remodel are:

• Proximity to The Build: The closer the better as it will allow homeowners to check in regularly. It also means less disruption to personal schedules, school runs, etc.

• Flexible Leasing: It’s not always possible but if homeowners can stay somewhere with a flexible lease, it means that they can stay on if there are building delays.

Logistics of Moving Back After the Remodel

Depending on the scale of the remodel, the space that homeowners moved out of likely looks quite different by the time they’re preparing to move back in. One of the main logistics to keep in mind is navigating these changes and where items need to be moved back.

Homeowners can work with their builders on this to draw up an updated floor plan so that movers then also have a better sense of where boxes or pieces of furniture need to go.

The Interstate Design Center in Westport hosted the October Professional Women in Building Council meeting on October 17th.

This meeting was the kickoff and launch of the new PWB Mentorship Program. As a supportive community dedicated to fostering collaboration, mindful mentorship, and collective growth by sharing experiences and empowering women in the construction industry, and specifically within the PWB organization, the aim of this program is to create a dynamic platform where PWB members can openly discuss topics relevant to them and to create opportunities to learn from one another as professionals and individuals.

Attendees gathered with like-minded women in small group sessions centered around “Work Hard/Play Hard”, “Market Yourself and Your Business”, and “Manage Your Money.”

Builder Confidence Edges Higher Despite Affordability Headwinds

With inflation gradually easing and builders anticipating mortgage rates will moderate in coming months, builder sentiment moved higher for a second consecutive month despite challenging affordability conditions.

Builder confidence in the market for newly built single-family homes was 43 in October, up two points from a reading of 41 in September, according to the National Association of Home Builders (NAHB)/Wells Fargo Housing Market Index (HMI) released today.

“While housing affordability remains low, builders are feeling more optimistic about 2025 market conditions,” said NAHB Chairman Carl Harris, a custom home builder from Wichita, Kan. “The wild card for the outlook remains the election, and with housing policy a top tier issue for candidates, policymakers should be focused on supply-side solutions to the housing crisis.”

How Home Owners Can Use the Energy-Efficient Home Improvement Tax Credit

As the nation’s housing stock rapidly ages, home owners are increasingly considering the installation of energy-efficient upgrades, which can offer both environmental and financial benefits.

However, only 1.7% of tax returns filed for tax year 2023 utilized the Energy Efficient Home Improvement Credit (25C), according to IRS statistics.

How Much Did Home Owners in Each State Pay on Property Taxes in 2023?

The average annual real estate taxes paid in 2023 across 86 million owner-occupied homes nationwide was $4,112, according to NAHB analysis of the 2023 American Community Survey. Compared to 2022, every state saw increases in the average amount of real estate taxes paid. two full bathrooms, 23.8% had three full bathrooms, 6.9% had four or more full bathrooms, and only 4.6% had one full bathroom or less.

New Jersey continued to pay the highest real estate taxes, with an average of $9,572. That number is 30.6% higher than the second highest amount of $7,329 paid by New York home owners. The largest percentage increase was in Hawaii, up 21.1% from $2,541 to $3,078.

On the other end of the distribution, home owners in Alabama paid the lowest average amount of real estate taxes at $978. The smallest increase was in New Hampshire, up 1.1% from $6,385 to $6,453.

Remodeling Market Sentiment Dips in Third Quarter

The National Association of Home Builders (NAHB) released its NAHB/Westlake Royal Remodeling Market Index (RMI) for the third quarter, posting a reading of 63, down two points compared to the previous quarter.

The NAHB/Westlake Royal RMI survey asks remodelers to rate five components of the remodeling market as “good,” “fair” or “poor.” Each question is measured on a scale from 0 to 100, where an index number above 50 indicates that a higher share view conditions as good than poor.

The Current Conditions Index is an average of three components: the current market for large remodeling projects, moderately-sized projects and small projects. The Future Indicators Index is an average of two components: the current rate at which leads and inquiries are coming in and the current backlog of remodeling projects.

In March, an agreement was reached following the class-action lawsuit filed against the National Association of Realtors (NAR) and other large real estate companies. The fallout includes several changes and new regulations that will affect many in the home building space for years to come.

On Oct. 17, NAHB will host a webinar titled “The Impact of MLS Changes and Buyer Broker Agreement” to detail what builders need to know about these industry regulations, including how to advertise in the multiple listing service (MLS) system and leverage your own channels to stay competitive.

Energy Price Declines Lead the Way in September

Prices for inputs to new residential construction—excluding capital investment, labor, and imports—decreased 0.6% in September according to the most recent Producer Price Index (PPI) report published by the U.S. Bureau of Labor Statistics. Compared to a year ago, this index was down 0.1% in September after an increase of 1.0% in August.

The inputs to new residential construction price index can be broken into two components—one for goods and another for services. The goods component decreased 0.7% over the year, while services increased 1.0%. For comparison, the total final demand index increased 1.8% over the year in September, with final demand goods down 1.1% and final demand services up 3.1% over the year.

Single-Family Permits Higher in August 2024

Over the first eight months of 2024, the total number of singlefamily permits issued year-todate (YTD) nationwide reached 685,923. On a year-over-year (YoY) basis, this is an increase of 11.5% over the August 2023 level of 615,453.

Patios Continue to Crowd Out Decks on New Homes

While the share of new homes with patios continues to climb, the share with decks has hovered at a historic low of under 18%, according to NAHB tabulation of data from the HUD/Census Bureau Survey of Construction (SOC).

Every year from the re-design of the SOC in 2005 through 2018, over 22% of singlefamily homes started featured decks. After that, however, the share dropped significantly, reaching a low of 17.5% in 2021. Since then, the percentage has remained near that trough, at 17.7% in 2022 and 17.6% in 2023.
