rchitectural firm Architectural and Planning Studio (APS) was commissioned by Old Mutual Properties Zimbabwe in 2018 to modernize the house prototype for an already existing cluster housing site which consisted of 15 vacant stands which were already serviced at a prime land area in Borrowdale. The site already had substantial infrastructure

in place such as roads, water and electricity and also the stands on the site had already been demarcated. The client, Old Mutual Properties Zimbabwe, asked APS to develop a more contemporary house type - the original show unit was designed in 2004 by the Architect Norman

Hillis - whilst still working within the existing infrastructural framework. The new design requested by the client was not only to be modern, light and bright but would also have to be adaptable to the various different site shapes and orientations on the site. In order to meet the client’s request APS came

up with a type plan that is extremely flexible and that was suitable for use from multiple orientations on the site (mirrored or rotated footprint) and to make the most of the sunlight gain to create a comfortable and energy efficient home. With a design concept that makes reference to the typology of semienclosed courtyards and distinct separate zones for accommodation, service and living. Communal spaces of the house were intentionally designed with high ceilings,

clerestory windows and double-sided windows for maximum light ventilation and volume. Large concertina doors lead up to a covered verandah which is located on the most prime location of each site, surrounded by a lush garden and the potential for a swimming pool. Each house unit will be on 310 square meters. Great care has been taken in the positioning of the houses to retain as many of the existing trees on the site, which adds to the overall mature
feel of the development. The house design even allows for incremental growth of the building as the family expands or contracts. This is possible because of the simple double pitched roofs and gable end walls, which can be added onto to provide extensions to bedrooms, verandahs or carports as the occupants needs and budget allow. There is also an ensuite bedroom available which can be easily adapted for use either as an extra
bedroom or as independent accommodation for a mature child, elderly relative, guest lodger or domestic worker. The late addition of the TV room/ guest bedroom was deemed a necessary appeal to large families.

This is in keeping with the Motor Industry Pension Fund’s goal to create post retirement financial security for its members. As the name suggests the new office building is situated along Argyle ( Sydney Malunga ) road and is a walking distance away from the Avondale shopping mall area and about 4km away from the CBD making it a very ideal and convenient office space building. CLERESTORY WINDOWS IN ARCHITECTURE

lerestory windows are a type of fenestration or glass window which can be found in both residential and commercial projects. A clerestory window is a large window or a series of small windows usually placed along the top of a structure’s wall at or near the roof line. Clerestory windows (pronounced clear-story) are a very versatile way of using daylighting. The Middle English word clerestorie means “clear – story,” which describes how an entire story of height was “cleared” to bring natural light to sizable areas. Historically, clerestories were

bands of small windows that stretched across the top of buildings particularly Gothic era churches or cathedrals, that later appeared as a form of art. In order to maintain interior privacy and at the same time keep a room or space welllighted architects often use this type of window arrangement for residential and commercial projects. In a large building such as a gymnasium or an indoor stadium, the windows will be positioned to illuminate a large interior space whilst a smaller home may have a band of narrow windows along the very top of a wall. Whilst clerestory windows are a welcome addition to illuminate your home they are also now widely used to illuminate as well as
ventilate large spaces such as sports arenas and transportation terminals. When it comes to homes the clerestory windows are arranged in rows to create a solid band of light in a room.

THE EXPOSED BRICKWALL

rickwalls and modern interiors – one would definitely imagine that they would be incompatible with one another. However, the past few years have seen interior designers and homeowners embrace the brickwall whenever a touch of texture is required, when desiring that industrial style look or when in need of that timeless feel in the living room. For some the exposed brickwall in the living room is an expression of the rich and historic past of the home. For others, it is a way to add elegance and personality to an otherwise dull interior dominated by wood,

glass and stone. Modern living rooms with an accent brickwall is a hot trend that is not going away anytime soon. pen skylights were used in ancient Roman Architecture such as temples. Glazed ‘closed’ skylights have been in use since the Industrial revolution and have over the years developed due to the advancement of mass production of glass and can now be used in many cases and contexts. Skylights are a light transmitting structure that forms all or part of the roof space of a building for daylighting purposes. Skylights are widely used in designing daylighting for residential and commercial buildings. Nowadays Skylights are not just limited to just limited to public and commercial buildings but can also be found in

homes. Skylights can completely change the feel of a room or space. They just don’t let in more natural light but also create a much more open feeling of space. When glass is added to a low ceiling it makes it feel higher, seeing the sky through the high ceiling gives an illusion of actually being in the outdoor space. Top-lighting (Skylights) work well with sidelighting (windows) to maximize daylighting. Skylights have been proven to significantly reduce electrical lighting use in buildings, saving energy, lowering costs and thereby reducing environmental impacts. Even on days when it is overcast, top-lighting from skylights is three to ten times more efficient than side-lighting. A study has also concluded that students have significantly higher test scores in classrooms that optimize daylighting, than classrooms that do not. Other studies have also shown that daylight
positively affects physiological and psychological well-being, which can increase productivity in many contexts, such as sales in retail spaces and not to mention the significant reduction in total energy costs.
