However, it has been seen quite often that owners of these buildings are not aware of the inclusions of these services. ROOFING  As far as the roof part is concerned, the main task should be to save you from recurring issues and unexpected failures.  For this, they should use a roof asset management program that involves preventive maintenance and inspections with corrective action.  The benefit of this service is that it’ll apparently increase the life of the roof and extend the time between two complete replacements.  For this, they should inspect at least twice a year and after any severe storm.  They should also create a roofing file for each building and thoroughly review warranty information.  They should also clear roof drains for debris and this is important as roof warranties don't cover this.  They should thoroughly examine sheet metal, copings and previously repaired sections.  Other than this, they should also examine roof-to-wall connections and flashings at curbs and penetrations, etc. This should be done without fail as wrinkles and tearing can prevail there.  They should also re-caulk the top of the face-mounted termination bars for single-ply roofs.  As far as bituminous roofs are concerned, they should check for splits in the stripping plies.  They should be always on a standby regarding corrosion on metal roofs, as these things can damage the entire structure faster than any other flaw.
