Annual Report FISCAL YEAR 2022 JUNE 1, '21 – MAY 31, '22
Dear neighbors, friends, and partners, On behalf of the board and staff of ICCF Community Homes, thank you for taking the time to review this brief annual report and look back on the outcomes of fiscal year 2022. It was a big one, with highlights including the opening of the 50-unit Emerald Flats development, the ongoing renovations of our portfolio of affordable homes in West Michigan, and the rollout of our new organization name. Not to mention the ongoing construction of The Southgate, our first senior living development, slated to open in December 2022. Our program staff have been busy as well, serving 440 students in homeownership education, providing housing counseling to 163 people, and providing shelter and hope to 35 families at Family Haven. Staff also walked alongside 28 low- or moderate-income households who made home purchases during fiscal year 2022, working together to make the impossible possible. We celebrate with these families who have achieved more secure futures and household stability in a difficult housing landscape. In a time of significant housing challenges, thank you for believing that this work is not only important but also achievable. Family Haven Our six-unit emergency shelter supports entire families who are experiencing homelessness, allowing them to stay together while pursuing permanent housing.
31 households— 45 adults and 109 kids— accessed Family Haven services: shelter, clothing assistance, employment support, hot meals, etc.
After an average of 76 nights at the Family Haven Shelter,
17 households exited to permanent housing. 9 households increased their income during their stay.

Volunteer Impact
570 volunteers spent 7,404 hours working on 19 homes, in addition to working at Family
Haven, ICCF's community center, and our main office. Their hard work is valued at $221,750!
Resident Engagement We offer support to our residents to build community, connect them to outside resources, and support thriving neighborhoods.
160 engaged in an event
focused on relationships or skill-building.
35 accomplished a goal
such as purchasing a vehicle, paying off a loan, increasing work hours, or attaining an education certificate.
227 households
engaged with our resident programs.
49 worked in
a one-on-one support setting with a Resident Advocate who helped them with basic needs, goal-setting, and budgeting.
All 49 created or revised a budget during their one-on-one meetings throughout the year.
Homeownership Programs These programs equip neighbors to take control of their finances and reach their homeownership goals.
440 individuals
completed a Homebuyer Education series:
226 in English, 7 in Spanish, 207 in self-guided online courses.
43 individuals
graduated the Financial Capabilities class.
163 people enrolled in housing counseling.
177 neighbors had active Individual Development Accounts.
28 individuals purchased
a home, supported by a Housing Counselor — 10 used their Individual Development Account funds in their down payment, and 7 purchased a home within the Community Homes Land Trust.
