Outdoor scapes have extended the living space at an updated 1940 Garden Oaks home on a quarter-acre lot. The front lawn features an Italianate fountain that’s illuminated at night. Out back, there’s a pergola over a patio seating area accented with statuary. And the side yard tucks a “cocktail” pool by the custom wall of stone and stucco with columns. An outdoor kitchen and fireplace are next on the list for the property’s outdoor amenities, said homeowners Glenn Munden and Michael Holcomb of Green Thumb Stone & Landscaping Design Inc. Like their client base, they sought to improve their property’s outdoor environment, adding attractive areas in which to entertain and relax. YARD MAINTENANCE The property’s transformation at 404 W. 34th St. has been a nine-year process that has upgraded the interior and exterior. “It just evolved,” the hom-

eowners said of the process. “We just came up with more ideas over the years (and more money).” Originally, the renovation plan was to remodel the existing home’s interior, add stone to the front elevation and redo the kitchen, Munden recalled. Five years later, the homeowners added an 850-square foot master bedroom suite garden room, with French doors leading outside to an eventual patio and pool. In the midst of that progression came a new driveway of stamped-and-scored pavement and a section of stone, brick and stucco wall meant to convert the driveway area into an “Italian-like court yard” That led to putting in an arbor area with seating and sculpture, and extending the wall for a cohesive finish. The signs advertising no money down, zero percent financing and great used car deals on Shepherd Dr., south of Loop 610, have seen better days. Many of them have them have been replaced by commercial real estate signs. The Greater Heights has transformed in recent years, with home prices going up by 26 percent from last year. The commercial real estate is starting to reflect that change as well, as car lots move elsewhere in the city. Retail and restaurants are expected to move in to fit the needs of the new residents. “The demographics of the Shepherd area has changed, so the independent car dealer

is moving to areas that more closely match the demographics of their buyer,” said Sherri Winkelmann, executive director of the Houston Independent Automobile Dealer’s Association. “It has decentralized, and many have moved east, but you’ll find them all over Houston.” Greater Heights Chamber of Commerce president and former Leader publisher Terry Burge said the car lots along Shepherd once were among “the largest car sale areas in the state.” “The owners have sold, retired or passed on,” Burge said. “The land is just getting so expensive, it’s driving a higher and better use of the property.” Two of the former used car lots on the market are Longhorn Motor Company, 1406

The Houston housing market is experiencing an extreme shortage all over and particularly in our area including: Oak Forest, Garden Oaks, Shepherd Park Plaza and Candlelight Plaza. What is driving the market right now is supply and demand. There is plenty of demand, but not enough supply of homes to sell. Historically, there are more homes listed at the end of the school year as many homeowners hold out on moving until their children are finished with school. I believe that there will be a slight increase in properties on the market, but there are plenty of buyers that have been waiting for new inventory surface so I anticipate they will also go quickly. Yes, I expect to see more homes come on the market closer to the summer months. The best advice I can give to a buyer currently looking for a home in our area is to first hire a professional Realtor. This market is too competitive to try to do it on your own. Many times Realtors know about upcoming inventory before they go on the market. If we are able to our show buyers beforehand or the day it goes into our multiple listing service (MLS), this gives buyers a competitive edge. Also, negotiating a contracts terms is always better left to an expert in the field. Lastly, if you are a buyer and you see a home that you like and it meets the majority of your criteria, make an offer. You do not have time to waste thinking about the home. Spring always brings an increase in the number of homes listed for sale. This is mostly fueled by families who want to be moved in time for the new school year in the fall. I would expect the same this spring, although it will be interesting to see to what extent. You should expect competition for homes to remain high because there are still a lot of buyers in the market who have not been able to find a home due to the low inventory. I advise buyers get pre-approved for their loan and expect to be competing with multiple offers. Buyers don’t like to hear this, but it may mean making an offer over the list price. Studies from the National Association of Realtors show that “for sale by owner” properties earn less for the seller than those who are represented by a real estate agent. And if you are a buyer, you need to get pre-approved by your lender of choice so that when you find your home, you can act quickly with a solid offer. A good real estate agent knows their market and usually knows about homes that are getting ready to be listed. Renovating apartments to new Heights By Michael Sudhalter michael@theleadernews.com

As the real estate market in the Greater Heights soars, the demand for apartments in the area increases as well. Light Hill Partners (LHP),

located at 1144 Heights Blvd., recognized this trend when it was founded two years ago. It decided to buy apartments built in the 1960s and 1970s and renovate them to modern standards.

“We go in and take the apartment back to the studs,” LHP spokesperson and Heights resident Judy Bomnskie said. “We put in new plumbing, new electric, new AC, and new appliances. We take apartments that are a C product and bring it up to an A product.”. Bomnskie said the Houston Apartment Association determines those grades, but the increase in rent prices are also indicative of the upgrades. The process takes about six months before the apartments are ready for residents to move in. There haven’t been any problems filling the units, and there may be waiting lists on future units, according to Bomnskie. “You can’t expect the same

price of a place that had 5 to 10, or more years, deferred maintenance and expect to pay the amount for an A product,” Bomnskie said. “Many single professionals are demanding to live in the Heights now, so we are providing them a nice place to live at a rate they would like to pay.” LHP’s first project was an apartment complex at 214 W. 17th St. They now have eight apartment complexes and expect to have 700 units filled by the end of the year. The other units are 427 W. 16th St., 1222 Heights Blvd., 300 Pecore St., 1548 Ashland St., 2121 Ella Blvd., 835 Heights Blvd., and The Haven at 11th. In some cases, LHP keeps

the exterior of the apartments the same to keep the quaint vibe of the Heights. “The Heights is unique, and we don’t want to lose that,” Bomnskie said. Most of the apartment buildings are small, with the exceptions being the 120-unit projects at 2121 Ella (on the corner of T.C. Jester Blvd.), formerly known as the Ella Place Apartments, and The Haven at 11th, located on W. 11th, near T.C. Jester. The Ella project is unique in that it was the only one that LHP knocked down completely. The others were renovated. “We can’t remodel Ella because it’s in a flood plain,” Bomnskie said. “When it’s rebuilt, they have to build it

higher.” The Haven at 11th is in a flood plain as well. LHP plans on continuing to find older apartment units in the Heights to renovate.

“Do you ever wonder why they call it 290? Because it takes 290 minutes to get home,” is the message on a billboard near the headache that is the U.S. Hwy. 290 construction. If you look closely, you’ll realize that the folks shelling out the money for the clever message are from the west side of 290 – the Spring Branch Management District (SBMD). But the message of a shorter commute and a home closer to the amenities of The Loop resonate with folks wanting to relocate to the Heights, Oak Forest, Garden Oaks and North Houston. “We wanted to remind

folks that the close-in neighborhoods are renewed,” said Spring Branch Management District marketing director Gretchen Larson. “There are a lot of opportunities for the younger crowd and people with children.” The SBMD hired a communications consultant and last year, it began switching out two billboards – one on U.S. Hwy. 290, just north of W. 34th St., and another on I-10, near the Loop 610 exchange – every three months. The billboards may be catchy, but their ability to draw new residents is another question. “We’ve not completed our assessments of changes (home sales) from year to year as yet,” Larson said. “However,

Mauricio Valdes, who serves on the management district board and who is an area real estate broker, says business in home sales is booming.” With higher demand on the east side of 290 and in the Heights, nobody is spending money on a billboard to try and bring new residents to the area. But there are other methods they are using. “We believe that our semiannual job fairs bring employees into the community where they want to work or are working,” said Wayne Norden, director of the Near Northwest Management District (NNMD), which encompasses some Leader neighborhoods. The next NNMD job fair is May 7 at Advent Lutheran

Church, 5820 Pinemont Dr. Garden Oaks resident Mark Klein, president of the Central Northwest Super Neighborhood Council and former Garden Oaks Civic Club president, said seeing the actual homes in the neighborhood is the best selling point for the area. “Instead of billboards, the Garden Oaks Civic Club has long held a bi-annual Garden Oaks Home and Garden Tour, which has introduced countless people to our neighborhood,” Klein said. “In fact, a lot of current homeowners were introduced to the area via these up-close and personal tours. Word has gotten out, as the demand for homes in Garden Oaks remains strong, with consistently rising property values.”

Demonstrating decorum at the dog park

Did you know there are about 30 dog parks in the greater Houston area? That means there’s plenty of space to get out and let your dog enjoy some leash-free scampering. Before you head out though, let’s talk a little about dog park etiquette. As a proper Southern lady myself, I frown on poor dog park etiquette--not only for the sake of manners, but also for the health and safety of you and your pet at a dog park. I’ve compiled a list of ground rules (some are written rules and some are merely implied) for visiting the dog park with your pet: – No young puppies. Unless the dog park is empty, it might be too overwhelming for a small puppy. Experts advise that until your puppy is 4 months old or so, keep him at home. – Make sure your dog is upto-date on all shots. It’s terrible manners to spread disease to other dogs and you don’t want

to bring home a nasty illness either. –Clean up! This is the big Kahuna of bad manners at a dog park. It might seem like a no-brainer, but just because the park is “leash-free” doesn’t mean that it’s “scoop-free” Bring your poop bags and pick it up, people. –Know your dog. Not all dogs love dog parks. Many dogs experience stress in a dog-park environment. Be cautious and read your dog’s body language the whole time. If he’s not digging it, then leave. – Don’t be distracted. Get off your phone and supervise your dog. – Don’t bring intact dogs to the park. That’s just a recipe for disaster--and a recipe for dog park puppies. – Burn off some steam before heading to the park. It seems counter intuitive, but many trainers suggest exercising your dog before heading to the dog park. Why, you ask? Because dogs with tons of pent-up energy to expend might reak havoc at the dog park. Yes, dog parks are a great place to let a dog expend some energy, but it shouldn’t be his only place to stretch his legs. A good solution is to walk

OFE students enjoy triathlon By Betsy Denson

Only 1% of students across the nation ever participate in a triathlon. For 94 kids at Oak Forest Elementary, it is now an accomplishment they can check off their bucket list. The Kids Triathlon was held at the University of Houston on April 13. It broke the World Record for having the most kids with nearly 2000 participants. Oak Forest Elementary’s numbers for participation earned the school a nod as having the largest involvement for a first time school ever. Juniors ages 6-10 had to swim 100 yards, bike three miles, and run a half-mile. Seniors ages 11-15 had to swim 200 yards, bike six miles, and run a mile. While some OFE athletes were initially nervous, all crossed the finish line with big smiles on their faces. Principal Jenny Thomas, Assistant Principal Rachel Folse and Magnet Coordinator Patricia Shepherd were on hand to cheer the students on. Oak Forest’s team effort was coordinated by PTA Healthy Kids chair Robin Day and Oak Forest parent Leah Salinas. Salinas also made posters for each student which were dis-

played in the halls and signed by classmates with words of encouragement. Family members held up the posters on the day of the event. The bright orange t-shirts that students wore had the names of each participating triathlete on the back. They were donated by Catherine Kruppa from Advice for Eating and Play 60, the NFL’s program to combat childhood obesity. The school even won a NFL

Play 60 assembly as a result of their triathlon participation. The triathletes will be entered into a drawing for a new bicycle courtesy of Play 60. “We are so proud of all our Bobcat triathletes,” said OFE Principal Jenny Thomas. “They had fun, showed incredible school spirit, and encouraged healthy living in the process.” For a list of the OFE triathlon winners, log on to theleadernews.com.

Waltrip High’s Hayden Guidry knows that his experiences as a senior captain on the golf team will impact the rest of his life. “I can play until I’m 80,” Guidry said. “I can teach my kids and grandkids the game and make a lot of friends through golf, too.” Whenever he’s enjoying time on the course, Guidry will always remember being a champion at Waltrip. He’s the only senior on the Rams’ team that made four trips to the Class 4A Regional Tournament. “I enjoyed every minute of it, and I’d do it again in a heartbeat,” Guidry said. “It’s always a challenge. One day I can shoot in the 80s and the next day in the 100s.”
