Probably one of the biggest business decisions you could make is whether to buy a space or find a commercial property to let. Whether the premises are for an office, warehouse or factory, it’s likely to be your largest asset and possibly your biggest expense. So it is crucial that you consider the two options very carefully. Choosing a commercial property to let might be a better option if you need to be able to change locations quickly or if you want the flexibility to move on as your company grows. In contrast, owing premises might be a better option if you want to guarantee property costs and benefit from an increase in the value of the asset. Whatever your decision, be sure to consider all the pros and cons. Buying The main reason a company likes to buy their own space is that once the purchase is done, they own an asset that can appreciate in value. That increase can add value to the company’s bottom line. Additionally, using a commercial mortgage to make the purchase results in repayments that are typically lower than those on a commercial property to let. Another advantage to taking out a loan to buy the space is that you can fix your monthly expenses. You eliminate the risk of large rent increases annually and can keep tight control of your property outgoings. Furthermore, buying your own commercial property allows you the flexibility of buying larger premises that you actually need. You can then let out the additional space and generate a rental income that you can put towards your monthly commercial mortgage repayments. One of the disadvantages though, is that you’re going to need to put down a fairly sizeable deposit. Lenders typically require between 25% - 50% of the purchase price which means you will need ample available capital. Also, owning a space makes it more difficult if you wish to relocate to new premises as you may have to sell up before moving. Commercial Property to Let Renting the building, office or space is a great idea for start-ups of relatively young companies since you may not have sufficient capital or trading accounts yet that are needed to apply for a loan. You might just prefer to put your capital towards expanding or buying stock instead. If you go for a commercial property to let, it also gives you the flexibility to move to larger or cheaper premises should the need arise. You will also avoid having unexpected costs pop up. The landlord will be required to foot the bill for repairs, maintenance and decoration as well as security costs and that means you can focus on using your capital to grow. You also won’t be affected by a downturn in the market or interest rate increases. But you will still be vulnerable to rent and rate increases. So whether you take out a mortgage or rent your outfit’s premises, will depend on your personal requirements. Take the above factors into account before rushing into a decision which could have big repercussions on the success of your firm.

THE BEST DEAL FOR YOUR OFFICE SPACE By Ronald Schagrin | Article Source: http://EzineArticles.com/9319151 Leasing an office space for your business can be challenging if you have never done it before. Leasing a new office space generally requires you to locate a handful of spaces that can work for your company and then measuring them against each other so that you can maximize your negotiating position. Even if there is one particular space you really want to lease, be mindful that the more options you have, the more leverage you maintain. Don’t get emotionally vested to any particular space early on and save yourself the disappointment of either not getting it or paying more because you wanted it so badly. There are usually multiple space available that will be perfect. When identifying the perfect space do your homework ahead of time; know what is important. Factors that matter may include: location, cost, extra charges, amenities, public transportation, parking, space configuration, condition of space, tenant improvement dollars, utilities, technology, common areas and the building’s condition and maintenance (as well as too many more to mention). Now, identify your options. Once you have a short list of possibilities, you will need to analyze each deal by identifying its total value. Landlords approach it from this angle and you should as well.
To do this, take the annual rent (remember, this increases each year by fixed escalations and taxes) multiplied by the lease term, minus the free rent, minus tenant improvement capital that the landlord is giving you to improve the space. This shows you your real total cost and allows you to properly value each opportunity. Once you have actual cost of each it is time to negotiate. Negotiation is an art. The best deals are generally win-win. You need to know just exactly how hard you can push the landlord without risking the possibility of losing the deal. Knowing what deals have recently been completed helps with this. Brokers can usually send you a list of recent deals in or around a building that you’re interested in. If you have that information, it’s a good starting point. The more you know about recent, similar deals to yours, the better equipped you are to achieve a favorable deal. Information is the key to getting a landlord to come down. Once you have identified “the� space and negotiated terms, you will want to have your lawyer review the lease form on your behalf. After the lease is signed, the leasing process is complete and the move begins.

You should also determine how and where to market your commercial property before making any decisions or signing any contracts. Initially, many commercial property owners think selling their property by owner will save them the commission expense. When your commercial property has more exposure, it will not only sell faster but has a better chance of selling for a higher price. Knowing how to calculate an appropriate asking price for your commercial property based on its location, current economy and market trends is very important and is a good commercial real estate agent’s area of expertise. Experienced commercial real estate agents protect the interests of the party they represent when closing commercial real estate transactions which are much more in-depth and challenging than residential transactions. Finally, experienced commercial real estate agents have established contacts in commercial lending that can help speed along the closing process.
