Today, the King’s Road is an aspirational destination with an abundance of independent shops, galleries and restaurants. Exciting plans are afoot to further strengthen its position as one of the world’s most famous high streets. Led by Cadogan, along with other major landowners, local businesses and supported by the Royal Borough of Kensington and Chelsea, King’s Road businesses recently voted to establish a new Business Improvement District (BID). Effective from 1 December 2021, the new BID will result in in £4 million of new private sector investment in the district over five years to help recover from the impact of COVID-19, upgrade the public realm, improve traffic management, enhance the local environment and promote the area.
In late 2022, in partnership with Cadogan, Jean-Louis Costes, the founder of one of Paris’ most glamorous hotels, will open the first Hotel Costes outside of Paris situated at Sloane Square. The 40 key hotel will feature a significant rooftop restaurant and bar.

Artist’s vision of the 196-222 King’s Road development
Iconic buildings along the road – including the art deco masterpiece Peter Jones and the magnificent lateVictorian Chelsea Town Hall - have recently undergone £ multi-million renovations. Restoration of the historic Gaumont Palace Theatre building at 196-222 King’s Road, which will include an art house cinema, rooftop bar, new retail and large pub, will complete in 2023. In resonance with the Road’s creative legacy, an exciting public art competition is underway to recognise and celebrate its historic past at the birth of the moving image. Several other projects along the Road are set to enhance and protect its historic environment – from the careful restoration of heritage shopfronts to Victorian artists’ studios.
For the first time, an area-wide security and recycling network has been introduced, with a pledge to reduce the Road’s environmental impact. This also aligns with the goals in Cadogan’s ‘Chelsea 2030’ pledge and 12 targets to contribute to a more sustainable city. This ten-year plan will drive a positive and sustainable future across the 93 acre estate in Chelsea, including a roadmap to becoming net-zero.
The recently launched King’s Road website has a dedicated editorial section ‘Spotlight’, which highlights and celebrates those brands on the Road that demonstrate a positive social and environmental impact.
The reinvigoration of the King’s Road is not just physical. An integrated marketing strategy includes strengthening of brand identity, online/social presence, publications and sponsorship of major relevant cultural events – along with a series of community events draw local, national and international footfall and spend.
