I just wanted to say thank you Calabasas Style for interviewing me and publishing a beautiful piece about our playground! If you haven’t checked it out yet, you can get a free copy of the magazine in our store.

— Jennifer

I get your Calabasas magazine and always read it from cover to cover. (Your advertisers would be happy to hear that as I also look at the ads!) I see that your magazine also promotes charitable events with pictures and some copy. I’d like to see if you would do a little blurb on a charity event that I chair every year.

AT HOME WITH THE

GALVAN FAMILY

Understanding people’s wants and needs truly makes this family tick. A licensed clinical psy chologist, wife, and mother, Jennifer Galvan helps people feel more at home in their own skin, while Jeff Galvan—a real estate professional, father, and husband—assists people and companies in finding their ideal home or the office of their dreams.

Jennifer, Jeff, and their three daughters—Layla, age 9; London, age 8; and Lily, age 6—re cently found their forever home on the border of Woodland Hills and Calabasas. They initially moved to the San Fernando Valley to be closer to Jennifer’s parents, Adam and Lili Ghod dousi, residing with them in a multi-genterational household beside Calabasas Lake, before finding a place of their own.

“My parents immigrated from Iran before the revolution in 1976 to create a better life,” ex plains Jennifer. “They originally moved to the area to open an air conditioning and refrig eration company in Chatsworth. The business's name is A/C-Care. I was born in Hollywood and lived in Chatsworth and then Calabasas. I attended Pinecrest Elementary in Chatsworth, Chaminade Middle School in Chatsworth, and Chaminade High School in West Hills.” The Galvan’s three girls currently attend a private school in Agoura Hills. They all enjoy meeting new neighbors and other like-minded individuals. They also share their home with a German shepherd named Kobe and an adorable cocker spaniel called Sadie.

Born in Whittier, Jeff lived in Huntington Beach before falling in love with Jennifer. An expert in commercial and industrial real estate with an emphasis in technology transfer, Jeff is also a musician who promotes events and concerts and does fundraising. His passion for real es tate began as a high school student in Whittier, when he dreamed of obtaining a real estate license. He followed through on his plans, attaining his license and opening a small residential real estate company when he turned 18. Jeff later received a degree in philosophy with an emphasis in business from Whittier College. After college, Jeff continued pursuing a career in real estate, spending eight years with Coldwell Banker Commercial. He currently works with Commercial Asset Group in Century City. He gives back as a member of the Viking Charities league for disadvantaged children and as the former co-owner of With Love, Market and Cafe, an inner-city space providing healthy food, jobs, and education within the community.

HOME WITH THE

GALVAN FAMILY

Jennifer has a Ph.D. in Psychology and helps individ uals deal with a wide range of issues from depression and anxiety to identity and parenting issues and more. “In psychotherapy, support, guidance, and self-reflec tion can help alleviate many symptoms that have been problematic for years,” explains Jennifer. “Although it may be difficult in the beginning, the results can be profound and lead to meaningful discovery and trans formation.” She works collaboratively with each pa tient to help them develop better coping skills and a healthier lifestyle.

When not working towards their goals, the family enjoys all the amenities their community offers. For breakfast, you can find them at Leo & Lily’s. For coffee, you’ll see them at Pedalers Fork/10 Speed. They also enjoy day trips to Malibu and hiking Las Virgenes trails. All three Galvan daughters take gymnastics classes and art and piano lessons and love camping in the great outdoors.

“Jennifer is a first-generation Iranian-American, and my family is third generation Mexican-American,” says Jeff, “so we get to teach our children about different cultures and ethnic backgrounds. We also do our best to limit technology and live a more natural, holistic lifestyle.” The Galvans love to travel and visit relatives throughout this remarkable country. One of their fa vorite vacation spots is majestic Mt. Whitney Portal, where all three generations of the family enjoy camp ing and connecting with nature and each other. The Galvans recently travelled to Cancun with the entire clan to swim with dolphins and enjoy live entertain ment. They also love sun-drenched Palm Springs and Mammoth and Big Bear for their snow fixes and often journey to Santa Barbara or the Oregon Coast for “chill beach vibes.”

“Our girls are close in age,” says Jennifer, “which basically means they have built-in best friends. They are very protective of each other and participate in

most of their activities together.” Jen nifer and her girls love baking and envi sion opening a bakery/coffee shop one day called, “Chocolate Therapy.” Layla attends baking classes at nearby Kake Kreations to learn how to use fondant, edible flowers, and more, and she has already made four cakes on her own.

All the girls possess an entrepreneurial flair. They attend a yearly school fair that teaches them marketing techniques, pricing, and sales tactics—because, as the Galvans believe, it’s never too soon to encourage youngsters to discover their passions. This year, Layla baked chocolate chip cookies, Lily made a va riety of desserts, and London created a colorful slime center for the fair.

Taking care of our planet and its less-for tunate inhabitants is also important to the Galvans, who volunteer at shelters serving food to the homeless, donate toys and clothes, and financially host families in need. London also served as school president last year, which helped build self-confidence, assertiveness, and leadership skills. Their school also teach es them about sustainability and the im portance of protecting mother earth. Jennifer gratefully juggles the daily tasks of raising their young daughters while running her group psychology practice. She also enjoys dinner with friends, bak ing, exercising, and yoga. When not work ing or spending quality time with the fam ily, Jeff plays guitar in a couple of bands, skateboards, and golfs at the Calabasas Country Club. He also promotes a social club in Calabasas called SONs Social Club—with special evening events for the community. Further information on Jeff’s social club or Jennifer’s practice can be found on Instagram @SONs.SocialClub and @drjennifergalvan.

Each night at the dinner table, the Gal van family shares their day’s events with “drip and drop.” Drip reflects the worst part of the day and drop is the best. “We are committed to the love-filled raising of our three daughters,” says Jennifer, “and consider this the most important use of our time.” n

Taking care of our planet and its less-fortunate inhabitants is also important to the Galvans, who volunteer at shelters serving food to the homeless, donate toys and clothes, and financially host families in need.

PAW WORKS ADOPTIONS

IN HIDDEN HILLS

It’s no secret that people in our community love their pets, but Realtor and Hidden Hills resident Michael Bloom took his love for animals to a whole new level. Michael teamed up with Paw Works and Ciao Bella Events at the Hidden Hills Community Center on September 10th to sponsor a pet adoption, making it easy for his fellow neighbors to find be loved animals a new forever home. Paw Works is a Southern California nonprofit animal rescue dedicated to partnering with county and city shelters to give abandoned animals a second chance at life. In just eight short years, they have saved over 12,500 abandoned dogs and cats and placed them in caring homes. Michael Bloom was thrilled with the turnout and how many dogs found homes with their happy owners. Thousands of dollars were also raised to support this worthy cause. For more information on how you can support, donate, foster, or adopt, visit pawworks.org.

The Maserati MC20 Cielo Spyder

The new Maserati MC20 is the latest exotic car to hit the market from the Italian car maker. Is it an exotic car? Absolutely. When you see it on the road, you are not quite sure though. Is it a Ferrari? Is it a Lamborghini? Well, it is the new Maserati MC20.

The MC20 is powered by a twin-turbocharged V-6 engine that pumps out 621 hp. Called Nettuno, the engine utilizes a unique twin-combustion system borrowed from Formula 1 race cars. The transmission is an eight-speed automatic transmission that will get this Italian beauty from standing to 60 miles per hour in 3.2 seconds, and it will hit the quarter mile in just about 11 seconds. It is believed that this new supercar admission from Maserati will hit just over 200 miles per hour.

The MC20 starts at just over $200K, but like any other exotic car, once you start adding all the niceties, the price starts going up fast. For a nicely optioned MC20, you will end up spending, after taxes, closer to 300K, all in. Word on the street is that this is the car to have, and currently, the orders are off the charts for the new supercar.

As for the luxury aspect, the MC20 is on par with most of the other supercars out there. And the fact that it’s race-car inspired translates to minimal space for anything other than you and your passenger. Comfort is there, but of course, it is not a large sedan. It is a street-legal race car. I dare say, the pictures do not do it justice. But in person, and shining in sunlight, the MC20 is absolutely stunning. n

People Want Certainty: Is Insurance Back?

With the recent vol atility in financial markets, there is a sudden rush to re turn to traditional— perhaps “safe”—investments. And it’s a good time to revisit your estate planning.

Investment portfolios have dropped sig nificantly in 2022, and for many of us, our confidence in the financial markets remains uncertain. We know historical ly that “markets” have performed and provided us with a stable way to sys tematically invest, with assurance that over time, our assets will grow.

Hopefully, we are reallocating our invest ments to reflect our risk tolerance as well as our need for liquidity as we age and consider retirement.

There seems to be a renewed interest in certainty—in products like annuities and insurance, things that can provide guar antees to families and to retirement in

comes, especially if the markets do not return to some level of stability. Investors have returned to annuities and T-bills for investment returns—trading volatility for certainty—a strategy that has not been seen since the 2008 financial crisis.

Interest in life insurance has also sud denly skyrocketed, with people under standing that a reduction in their assets means fewer assets for heirs should they die prematurely.

And it makes sense. With the news constantly reporting war, global and weather-related disasters, shootings, random killings, and escalating crime, we all have suddenly come face to face with events that force us to look at our mortality. As Jim Morrison said, “No one here gets out alive.”

When was the last time you actually re viewed and contemplated the economic needs of your family or business if you were to die tomorrow? What plans would you

want to have in place if your ability to buy life insurance changed tomorrow?

Most people buy a term policy, “set and forget it.” But maybe a million dollars isn’t what it was years ago. Surely, it doesn’t last as long as it did. In fact, I’d argue that most of us are underinsured—by a lot.

The problem with these term insurance policies is that they are likely to expire long before you do. Often, policies don’t get updated or refinanced, and then, WHAM, you’re too old to requalify.

People who plan are always more suc cessful than those who fail to plan or whose plan is simply “whatever.” What’s your plan? n

A Short-Term Blow

While losses in a 60/40 portfolio are not unusual, losses in stocks and bonds si multaneously are unusual (60% stocks, 40% bonds). Since 1928, with a track record of nearly 100 years, the 60/40 portfolio has never had a negative return in any 10-year period. Diversification benefits of a 60/40 portfolio are not dead, even if they are not working right now.

The synchronized selloff in stocks and bonds has dealt a blow to one of the most popular strategies for long-term investors. The popularity behind the 60/40 portfolio stems from the key principle of diversification—to seek growth potential from stocks while adding protection from con servative bonds for a more stable outcome over the long term. Through September 30, 2022, this portfolio, using 60% in S&P 500 index and 40% in Bloomberg US Aggregate Bond Index, is down roughly 20%. Is this normal?

A look at the worst calendar years for the 60/40 portfolio shows that if the year were to end September 30, 2022, the returns would mark the third worst in history, only after the worst of the Great Depression and the 1937 Crash. For the worst five years outside of the four time periods during the Great Depression, there have been no instances where a 60/40 portfolio suffered losses over a five-year period. The news gets better as you look at the 10-year returns for the 60/40 portfolio. In the nearly 100 years of data, which includes the Great Depression, World War II, the Great In flation of the 1970s, and the Great Financial Crisis of 2008, there has never been a time period with negative returns for the 60/40 portfolio over a 10-year period.

In 2022, inflation has been the most important concern. The Fed’s effort to tame inflation drove interest rates sharply higher. This caused both stocks and bonds to fall sharply. Given the Fed’s action, negative returns for stocks

are not surprising. Much of the pain in bonds stems from starting at near zero yields in 2021, which provided bond investors with no cushion from price hits as interest rates rose. Looking to the future, however, when the fear shifts from inflation to recession to growth, the traditional diver sification benefits across stocks and bonds will come back into play. Secondly, the selloff in markets provides greater return potential over the long term. Historically, after an equity bear market (a drop of 20% or more), the subse quent 1-, 5-, and 10-year cumulative returns for the equity markets have been strong. Similarly, bond yields have im proved dramatically too.

The challenges facing a 60/40 portfolio may continue to plague us for longer, but that does not mean the strategy is dead. The sharp selloff in stocks and rising yields in bonds have improved the potential for the long-term outlook for traditional 60/40 portfolios. Finally, investors could seek opportunities to improve diversification through the inclu sion of active management, as well as the inclusion of al ternative strategies beyond traditional stocks and bonds.

CV CARS & COFFEE

AUTO SHOP RETOOLED

In the spring of 2014, Conejo Valley Cars & Coffee (CVCC) launched outside the old Armstrong Nursery when adjacent to the Thousand Oaks Mall. Event founder Craig Casey had a small following at the time. That did not last long. They saw continued growth of mostly American classic vehicles, which has brought them to their fifth and largest location today. Do you recall the days when “industrial arts” classes were available in high school? Those days are sadly near extinct. So, now, Steve Ford, aka The Car Guy, brings his teaching and automotive skills to CVCC and conducts complimentary auto shop classes, specifically for chil dren. No reservations are required. At about 8:30 a.m., Ford takes over parental responsibility for about 20 to 30 minutes. Although focused on his students, Ford’s humor and enthusiastic energy also impresses the adults standing nearby while enjoying their morning cup of joe. CVCC meets the first and third Saturday of each month from 8:00 to 10:00 a.m. on the northside parking area of The Oaks Shopping Mall, beside Firestone Tire. For further event information, visit cvcarsandcoffee.com.

OMG, it’s the Holidays again.

As Dolly Parton once said, “Here you come again.” That’s what we say as the years go by and it’s time for us to start thinking about our holiday gift giving again.

Here are some fun tech goodies for you to consider…

Everyone wants the best smartphone as a gift. The prob lem, of course, is the cost. The new iPhone can cost around $1400 if you want the best of the best. Android phones can be cheaper and are also considered to be as good as an iPhone. My personal choice is the iPhone as I enjoy the Apple universe.

The latest innova tion in smartphones is foldable phones. They fit in your pock et and unfold to full size. However—and it’s a big however— they run around $1800. Honestly, I’m more than happy to keep a full-size phone in my pocket and not opt for a foldable one for that reason.

If you haven’t yet experienced the benefits of a smartphone, you’ll be amazed at what it can do—not only does it act as a means of communication via texting, calling, and emailing, but it also provides entertainment through videos, games, and an endless supply of apps that will move you from your laptop to your mobile with ease.

If you want a gift that will make your loved ones feel better and improve their health, the costly but effective Theragun PRO may just fit the bill. It’s described as a “percussive thera py device that thumps your muscles at high speeds and helps to relax your soft tissue, giving you an in-home massage.” The top-of-the-line model sells for around $600, but they do come with scaled down versions for around $300.

My wife is one of the few people that dislikes technology. She doesn’t use a computer, tablet, or smartphone. Yes, she

is one of the few that still uses her flip phone. On a lark, I got her an Amazon Echo . Surprisingly, she’s learned to love it. She uses it multiple times a day, asking questions about televi sion shows, recipes, phone numbers, and a multitude of other things. The great news is that they offer many different op tions. Some with just speakers and some with video screens. They can cost as little as $20 or as much as a couple hun dred dollars. If you opt for an Echo with a video screen, tape over the cameras that are included as there is a security risk which allows for the possibility of someone hacking into your device. I personally use our Echo every day for sports scores, phone numbers, and general information. Once you use one, you won’t believe how helpful it can be.

If you really enjoy tak ing outdoor pictures, take a look at RayBan Wayfarer sunglass es. Not only are they a nice pair of sunglasses, but they al low you to take up to 500 photos with the 5mp built-in camera and include a video option as well. They are a little pricey at $300, not to mention a bit creepy as other people may be tak ing your picture without your knowledge or consent. That said, they’re more convenient than carrying a smartphone or camera everywhere you go.

Lastly, get someone you love a Masterclass subscription. They run as little as $15 per month and offer you the ability to learn from the best in almost all facets of life—from busi ness to arts to entertainment. Want to learn how to act?

Subscribe to Helen Mirren or Samuel L. Jackson’s classes. How cool is that?

Enjoy the holiday season and leave out some milk and cook ies for me when I come down the chimney.

See you on the radio!

This holiday jingle from a few years ago still rings true!

...Skin that glows brightly and leaves your mate smitten; paraffin hand dip with warm, silky mittens; brown and pink packages tied up with strings, these are a few of our favorite things…Smooth hair and tight skin and full lips and one chin; creamy complexions and thighs toned—abs thin; procedures are offered, low downtime a must; after a moment, you will say, “Its Bella or Bust!”

The holidays are upon us, and we want to look and feel our best. Soon, it will be time to decorate, cook, and shop for everyone. Before getting into the thick of it, take a moment to care for your own concerns. Let’s face it—the gift of beauty is some thing we usually give ourselves because it is difficult for others to predict what our next beauty move will be. Below are some popular holiday options.

Beauty Things These are a few of our favorite 74 Calabasas style

Fifteen-Minute Filler Facelift

The Guanchelift™ nonsurgical facelift is a procedure I developed that involves strategically placed off-face filler to lift and redrape the skin. It improves the appearance of looseness and sagging of the jowls and neck with no downtime. I person ally enjoy the results of this procedure as I only offer proce dures at Bella Skin Institute that I find consistently effective. Patients who have had this procedure done love to come in and “spruce it up” with some added filler when an event is coming up. The beauty of off-face filler is that there is no visible bruising or downtime and no changes in facial shape or an “overdone” look. Friends and family will not know what was done, just that you look rested, beautiful, and refreshed! I speak on this topic at scientific meetings, and I teach the technique to colleagues who have shown an interest in offering it to their patients. The Guanchelift has been featured on KTLA News, The Doctors, and Entertainment Tonight.

Alluring Eyes

The eyes are the window to the soul, as they say, and they are the focal point of the face. We do not want to frame the eyes with shabby curtains that say, “I’m worn out.” We want them to look vibrant, expressive, alive. The Thermage ® skin-tightening procedure can firm the skin around the eyes and provide a subtle brow lift with no downtime. A bit of strategically placed Botox ® can provide a pretty brow lift and arch (when done correctly) and reduce the appear ance of crow’s feet. Filler for under-eye hollows can take years off! This is one of the most popular procedures at Bel la Skin Institute.

Luscious Lips

The number-one, most-popular cosmetic procedure in our office is lip filler. Hyaluronic acid filler is a clear gel that pro vides a smooth, natural-looking result. When performed art fully, lip injections result in a naturally restored or enhanced look. Fuller lips are a feature of youth and sensuality. Dull, dry, cracked, winter lips can be remedied with Healing Balm ®, a lip balm that is an anti-inflammatory that promotes healing. And barring any procedures, some lip plumpers really do work to plump and hydrate the lips. My favorite is Grande Lips lip-plumping gloss, available at Bellaskinstore.com.

Sculpted Features

We can sculpt the face in many ways to provide a more de sirable contour. We can now reduce double chin fat without surgery with Kybella injections or CoolSculpting ®. With hyalu ronic acid fillers, we can inject to sharpen the jawline, aug ment the chin, sculpt high cheekbones, and even reshape the nose. We can improve dark circles by reducing the hol lows under the eyes. Augmenting the jawline of either men or women for the sake of defining it and flaring it restores a youthful look. Earlobes that have lost tone can be rejuvenat ed. Over the past few years, advanced techniques in fillers have given us a fountain of youth, provided, of course, that the injections are done artfully and in moderation.

Go darker. The fall and winter trends are for darker hair to frame fairer skin. This is great news for both your hair and your skin. Darker hair color treatments do far less damage to the hair shaft than bleaching or highlighting, and they leave the hair looking glossy. And decreased sun exposure is a gift to your skin! My favorite supplement for fuller hair is Viviscal ® Professional with biotin and marine extract. Plate let-rich plasma for stimulation of hair growth results in shini er, thicker hair with decreased scalp “show.”

Fabulous Figure

We’ve tried everything from juicing to cleansing to fast ing to Bikram. Once the balanced diet and exercising has been taken to the max, many people notice that some of the cellulite is not gone and neither are some specif ic, stubborn bulges. CoolSculpting is an excellent choice for those who seek to recontour belly, love-handle, thigh, arm, and even chin bulges. This no-downtime proce dure is extremely popular and safe. Qwo, the first ever FDA-approved injectable treatment for cellulite, can permanently reduce cellulite dimples. Emsculpt, or high intensity focused electromagnetic muscle stimulation, is a great option for efficient muscle toning, just in time for the holidays and winter vacations.

Best Skin Ever!

A consultation with a skin expert is a must if you want a tai lored skincare regimen specifically for you. And besides that, there is Bella Microgold, a novel microdosing of neuromodulator (Botox) for smoothing the surface of the skin. For collagen stimulation, platelet-rich plasma is an injectable procedure that employs your own platelet-de rived growth factors to stimulate collagen and give you a fantastic glow. Last but not least—event facials, such as an oxygen facial or Diamond Glow facial, can have you party-ready with smooth, glowing skin.

These are a few of our favorite things…among many! Every skin type, personality, and budget is different, but beautiful skin, hair, eyes, and figure are pretty much on everyone’s list.

Procedures with little downtime make it easy to look and feel your best for the holidays. n

At Busto and Sun Cus tom Hats in Topanga Canyon, Enrico Busto creates quality hats to satisfy the local com munity using a craft he learned in a land far away. “It all started in Italy years ago,” explains Busto. “Everything I do has an Italian influence. I am obsessed with craftsmanship. I find a unique ness to Venetian craftsmanship that also prioritizes materials and finery.”

One of the coolest things about my job is creating cappelli, Italian for hats , with my clients,” remarks Busto.

“I feel privileged to help them un leash their creative side as I guide them through the process.” He adds,

“Part of a successful transaction, for me, isn't just about delivering a nice product; it's also giving someone an experience they'll never forget.”

Styles range from European luxury to American-West ruggedness. Busto and his Italian associate Fabio create everything by hand inside the shop. “I believe there's renewed interest in the urban cowboy look,” notes Busto. “My hats tend to live somewhere between Italian tradition and cowboy chic. I create all my pieces with utter care, from interpreting each client’s ideal design to adjusting their hat during the final fitting.”

This fall marks the two-year anniversary of the Busto and Sun Topanga store. Pri or to that, Busto worked from his Topan

Handling the Holidays

The shopping, the decorating, the diets to fit into that per fect outfit—it’s enough to overwhelm any of us. That’s why we’ve come up with a few ways to help you through the holidays stress-free and straight to holiday cheer.

Get some sunlight: Sunshine stimulates serotonin, which makes you feel good.

Take a whiff of citrus : Certain citrus fragrances, like lemon and orange, boost feelings of well-being and alleviate stress by upping levels of norepinephrine, a mood-affecting hormone.

Take a walk: Walking has a tranquilizing effect on your brain, decreases anxiety, and improves sleep.

Enjoy a massage: Massages are a must, and people who get them have fewer medical issues and stress.

Discover how music is the answer: Listening to music you love can relax blood vessels and increase blood flow—which calms you down and is good for your heart.

Don’t neglect exercise: Exer cise may be the last thing you feel like doing when you’re stressed, however workouts can boost your mood for up to 12 hours.

Shop early: Give your self plenty of time to enjoy shopping and wrapping all those presents instead of feel ing stressed about it. This way, you can also shop local and buy gifts in person instead of ordering everything online. n

Etiquette During the Holidays

We all know that the joy of the holiday season also brings with it high stress and plenty of anx iety-ridden moments. In times of holiday panic, we seem to see a trend where some people have forgotten basic com mon courtesy and etiquette. Emily Post would be shocked at some of the cur rent behaviors. Even if manners, such as holding a door open for a lady or pulling back a chair, are considered old fashioned and outdated, we shouldn’t forget about being polite, well-man nered human beings—especially during a season where we should be spread ing cheer, not sneers. Not everyone be comes overwhelmed, but we all could use a reminder.

Look into my eyes

We’re so used to gazing at our screens. But when you’re actually talking to people in person, look them straight in the eyes.

Tell people you’ll be late

If you’re running late, call or text. Don’t leave people guessing.

Stay home when you're sick Some things, like your cold, should not be shared.

Remember your table manners

Napkin on your lap. No elbows on the ta ble. Chew with your mouth closed.

Dress for the occasion

Know how to dress it up for the country club, dress modestly for a funeral, and show taste and effort for other occasions. Also, please wear something besides leg gings sometimes.

Be patient in a parking lot Don’t be rude—let cars pull out instead of going around them. Everyone’s time is valuable.

Hold the door for the person behind you

And if someone holds the door for you, always say thank you!

Keep the noise down at work

Silence the ringer on your smartphone, speak quietly, and turn the sound down on your dinging text so it's not bugging everyone in the other cubicles. And don’t talk on the speaker phone ever at work!

Return phone calls and texts promptly

We all get dozens of wanted and unwant ed texts, calls, and emails each day. Some of those actually rate responses. Answer within a day or so, whenever possible.

Agree to disagree

Politics and religion aren’t the only hot topics these days. We may find our selves in disagreements about just about everything, from chores to who should have won America’s Got Talent. Pick your battles. Most of them aren’t worth fight ing over anyway.

Don’t push your agenda on others

Many of us hold strong opinions about just about everything. That doesn’t mean friends, colleagues, acquaint ances, and even family members share the same stance. Respect peoples’ back grounds and boundaries and keep your personal agenda to yourself.

Just hear “no”

It’s okay to say “no.” It’s also important to really hear it when it’s coming from some one else. At least “no thanks” contains a “thank you.” Thank others by respecting their decisions.

What’s in a name?

While curse words may flow trippingly off your tongue, they might actually upset others. Read the room and speak ac cordingly.

Wipe down the exercise machine

If you’ve started to exercise again in a health club, congratulations! Just remem ber to wipe off the mats and machines. Now, more than ever, it’s important to maintain good hygiene and considera tion for others.

Don’t drive angry

We’ve all been there—angry at the wheel. Whether you began your day an-

gry, or it’s just the stress of the latest traf fic jam, try to keep anger and frustra tion to yourself as much as possible and make the world—and streets—a happi er place.

Say “please”

Common courtesy includes such wellworn phrases as “please” and “thankyou.” Add a smile and really make someone’s day.

Knock before entering ’nough said.

Eat crow

Vegetarians and meat eaters alike need to eat crow once in a while and admit that we all make mistakes.

Don’t play the blame game

Rather than passing the buck, let the buck stop here. None of us are perfect, so why pretend something is someone else’s fault? It usually all gets sorted out anyway. It’s so much better to take re sponsibility sooner rather than later.

Ask before posting, if possible

While I doubt your dog or cat will mind, when posting a group shot or video of another person, it’s polite to ask first if it’s okay.

Use your turn signal

Why, especially in L.A., do drivers often forgo turn signals? Is it because there are so many self-proclaimed psychics riding around that we think they might already know? Do it anyway.

Wait until everyone is served

Unless you’re having a low-blood-sugar attack, wait to take that first bite until everybody in your party is served.

Praise others

If someone does a great job or simply helps you in some way, be generous with your praise. This includes praise to wait staff, delivery personnel, and espe cially those closest to you. n

There’s no better way to celebrate the holiday season than gathering loved ones in your home. Whether you simply unwind with a few close friends or go all out hosting a big holiday bash, let these ideas spark your imagination and inspire you to get the good times flowing. Cheers!

Holidays

Add a little plaid

As the weather grows a bit chillier and nights last longer, dream your cares away while wrapped in a colorful plaid blanket. Or add festive flair to your holiday table with red, green, and gold tartan-plaid nap kins, runners, and placemats.

Pepper your place with great white pumpkins

Pumpkins are a great way to showcase the holidays, even after Halloween has come and gone. Add snow-white miniature pump kins to your décor. Or carve a large pump kin, fill it with ice, and chill your favorite wine bottles to keep spirits bright.

Create a reading nook

Enjoy a little me time this holiday season. Create a comfy reading nook with your favorite armchair, cozy blanket, and matching throw pillow. Curl up beside the fire, sip some cider, and read a spicy novel or your favorite magazines.

Have a ball with paper decorations

Create eco-friendly, on-trend, paper decorations with your family. Make D.I.Y. Christmas bulbs, trees, ball ornaments, and beyond with colorful honey comb paper purchased online or from your local craft store. Or try your hand at one-of-a-kind origami ornaments to add a truly unique touch.

This year, I’m taking an “organic chic” angle, utilizing silvery greens and burnished gold tones to set the home with a welcoming glow—with French jacquard napkins and tablecloths and velvet pumpkins for a touch of luxury. My favorite staples in any fall arrangement are white hydrangeas, complemented with gold anemones or dark dahlias. Subtle-yet-elegant fillers such as eucalyptus and sage are ideal to finish your centerpiece. Rosemary branches are a delightful addition to any napkin ring. Fragrant and verdant, they add a splash of extra interest to any table. For my fruit bowls and charcuterie boards, fallflowering fruits—such as pears and grapes—are perfection. My plateware is monochromatic to allow the foliage to pop. The holidays are also the time to bring back the oldschool romance with hand-scripted place cards.

For holiday flavors, my go-to entree is rack of lamb. It looks amazing, tastes even better, and more importantly, is easy to make. If you’re starting your preparation late, lamb is a great alternative to turkey.

Rack of Lamb

6 Cloves of garlic peeled, half quantity grated, half sliced vertically

5 Sprigs of fresh rosemary Sea salt

Fresh ground black pepper

1 Rack of lamb (8 bones) Olive oil

Pre-heat the oven to 400 degrees Fahrenheit. Generously add salt and pepper to both sides of the rack. Hand grate the clove of garlic and rub it in on the skin of the lamb, mixing it with the previously applied salt and pepper. Apply a thin layer of olive oil. Use your cutting knife to create one-inch slits on top of the meaty part of the rack on the skin side. Stuff these slits with the sliced garlic and rosemary.

Place the rack of lamb skin-side down in a Dutch oven to melt the fat away for 4 to 5 minutes. Once the rack has been browned, turn it over.

Next, place the rack in your preheated oven and cook for 14 to 24 minutes, depending on your preference. Remove and let the lamb cool for a few minutes. Once ready, I like to present the whole rack on a grooved cutting board lined with fresh rosemary sprigs. This makes the presentation beautiful and serving easy as the lamb can be sliced on the cutting board after it is placed on the dining table.

Just Breathe.

Life happens. This is a good thing. When you need a little help processing it all, simply remember to breathe.

There’s nothing more invigorating than a breath of fresh air. Breath is the foundation of life, tied to the fight-or-flight response via the sympathetic nervous system. Slow, deep breaths calm the nerves.

Inhale for four seconds and exhale for six. Let the air flow deeply into your diaphragm, allowing your belly to rise and fall with each breath. This works best when done slowly with intention. Diaphragmatic breathing is how singers manage to hold notes for so long as they exhale. Feel free to let out some sounds, such as “om.” Researchers at UCLA and elsewhere discov ered that not only does chanting or breathing med itation relieve stress, it also reduces inflammation and improves memory and sleep. Clearly, it’s worth a five-minute investment.

Yogic and Buddhist sages have always known about the life-sustaining power of breath. Renowned Bud dhist monk, meditation teacher, and author Thich Nhat Hanh explains, “Breath is the bridge which connects life to consciousness, which unites your body to your thoughts. Whenever your mind be comes scattered, use your breath…to take hold of your mind again.” Wise words to breathe by, indeed. n

How Your Smile Can Age You

Are your teeth starting to disappear? Have you noticed new wrinkles, or does your chin look like it’s disappearing? As we age, our teeth get shorter from years of chewing, grinding, and clenching. Over time, this can take a toll on your appearance. So, if it feels like your smile looks different than it did a decade ago, you are not imagining it.

Teeth get flatter and shorter from years of regular wear (chewing). And shorter teeth mean a shorter face. That’s because your teeth are the structural

foundation for your face. When that foundation begins to deteriorate, it creates a ripple effect on the rest of your face, such as sagging, fine lines appearing, a sunk-in look, etc. See the photo above of our patient as an example.

In addition, as teeth wear, it can cause headaches, migraines, and toothaches as well as neck and back pain. The reality is that with age, faces can shorten, chins move forward, cheeks become hollow, and wrinkles appear. The good news is that there is a way to reverse or at least slow down the inevitable. By lengthening your teeth, you can lift your cheeks, eliminate muscle tension, fill out fine lines and wrinkles, get rid of saggy droopy eyes, and even improve the fullness of your lips.

Restoring beauty and function to your smile

Having a youthful smile is about much more than just looks. BioRejuvenation Dentistry addresses not just aesthetic concerns but also the functional aspects of your bite. When your teeth and jaw are properly aligned, they fill out your facial volume, creating a more youthful appearance. BioRejuvenation is a full mouth rehabilitation focusing on restoring your chewing system to the optimal position, which relaxes your jaw-joint muscles and reduces stress on your teeth.

Wondering if BioRejuvenation can help? Try this.

Put a folded piece of paper towel between your upper and lower teeth to simulate what your face would look like with restored teeth (lengthened teeth). You will notice an apparent difference, like lines and folds on your face become softer.

How to find the right dentist

"Use the traditional tools, like before-and-afters and reviews, to determine whether a dentist’s results are consistent. Consider what they’re about on their site," Dr. Bernie Villadiego advises. "Are they talking about how the muscles work? Are they talking about the joints and jaw? Are they actually talking about restoring the face and chewing system and not just the teeth and gums? If not, this kind of work may be off their radar. That doesn't mean they’re not a good dentist. But this may not be the right practitioner for you."

Let us help you l ook more youthful

If you are unhappy with the way your face has been aging, we can help. Restore your smile and youthfulness with BioRejuvenation Dentistry—your facelift without surgery. Dr. Bernie Villadiego is an accredited member of the American Academy of Cosmetic Dentistry and an expert in the field of BioRejuvenation Dentistry.

Ask the Pharmacist

Who can get the new booster? Everyone is eligible for the new booster as long as it has been two months since your last COV ID vaccine. Moderna is currently approved for ages 6 and up, Pfizer for ages 5 and up.

What is different with this booster? It is “bivalent.” This means it contains mRNA components from two strains of the virus. This vaccine contains the original COVID strain and the Omicron BA.4/BA.5 variant, which is currently circulating. It is not a dou ble dose. Pfizer contains 30mcg (15 of each strain), and Moder na contains 50mcg (25 of each strain).

What if I had COVID recently? Do I still need this booster? How long should I wait? Vaccination is recommended, especially if your infection was mild. The vaccine produces a better immuni ty response. Studies have shown vaccination after a COVID-19 infection may offer broader protection, leading to a hybrid or super immunity. Experts recommend waiting 60 to 90 days post infection before vaccination.

Can I still get the original formula or the Johnson and Johnson vaccine? No, all prior versions, including J and J, are no longer authorized to be used as boosters. If you have never been vac cinated, you can still get the original mRNA formulas or J and J as an initial dose.

How long will this protection last and how quickly does it take effect? That is still unknown since studies are ongoing for about two months now. It is hopeful that protection will last four to six months like prior versions. It takes two weeks for your body to start developing antibodies to provide protection.

What are the side effects? Are they worse since it contains two strains? Side effects have been similar to prior versions and in clude pain, redness, swelling at the injection site, fatigue, and headache.

Can I get the COVID booster at he same time as my flu shot? Yes, you can.

Dr. Asal | Neuropsychology

Pediatric neuropsychologist and licensed clinical psychologist Asal Houshiarnejad, Psy.D., practices in the Calabasas area. She specializes in providing comprehensive neuropsychological evaluations, evidence-based therapy, and consultation for children, teens, and young adults with developmental, academic, cognitive, attentional, learning, behavioral and/or social-emotional challenges, as well as those with current medical conditions and complex medical histories.

Dr. Asal conducts a thorough neuropsychological assessment to reveal each patient's unique learning profile, strengths, and weaknesses in order to understand how the patient’s brain functions and processes information. This provides unique insight into the way the person learns, thinks, relates to others, and manages feelings. It illuminates why that patient may have trouble with some tasks and, most importantly, what the individual needs to thrive.

Unlocking

At my private practice—Asal Houshiarnejad, Psy.D., Testing and Therapy Services, we diagnose and treat a range of issues—from learning disabilities, such as dyslexia, ADHD, and autism spectrum disorder to anxiety, depression, psychosis, and more,” says Dr. Asal. “I work collaboratively with other professionals as part of each child’s treatment. This integrative, quality care helps children build confidence and thrive emotionally, socially, and academically.”

Each Child’s Potential

The process begins by addressing important questions, such as, “How does my child’s medical history affect how they process informa tion?” and “Is my child delayed in their developmental milestones?” These questions reflect the child’s thinking processes. “Why is my child struggling to learn in school?” and “Does my child need spe cial education or testing accommodations?” are questions that allow insights into learning capabilities. Other questions may address anxiety and/or depression to help parents and teachers better understand a child’s emotional issues. While questions that delve into disruptive or defiant behaviors, diffi culties making friends, or facing day-to-day challenges, such as “Does my child have autism?” or “Why does my child have so much difficulty with daily living skills?” enable parents to provide the right therapy to help a child cope better now and in the future.

Fortunately, Dr. Asal offers as many answers as questions to help children meet their challenges head-on. “As a mother of three children, I truly understand the variety of emotions parents feel when they see their child struggling,” explains Dr. Asal. “It’s important for me to treat each child as if they were my own and help parents feel supported in their journey.”

Dr. Asal gives patients and their families a customized treat ment plan with concrete tactics to effect change. Employ

ing a combination of cognitive behavioral therapy, dialectical behavioral therapy, accept ance and commitment thera py, mindfulness therapy, social skills training, and parent man agement training, she teaches patients tangible self-soothing techniques to help self-regulate when upset, cope with anxiety, address behavioral issues, and deal with signifi cant life stressors.

Fluent in both English and Farsi, Dr. Asal Houshiarnejad “Ne jad” is a Phoenix Children's Hospital/BARROW Neurological Institute and UCLA/The Help Group-trained clinical neu ropsychologist. She completed a formal two-year postdoc toral fellowship in pediatric neuropsychology through the UCLA Semel Institute for Neuroscience and Human Behav ior and the David Geffen School of Medicine Department of Psychiatry and Biobehavioral Sciences. Dr. Asal utilizes her breadth of training, compassion, and commitment to give patients key strategies to unlock their full potential. n

EXCEPTIONAL REAL ESTATE PROFESSIONALS

It's hard not to notice how we’ve been bombarded by news reports, industry articles, and professional predic tions about the changes in today’s real estate market place. There’s no doubt that the pandemic drastically altered the industry over the past few years, fueled by soaring demand, strained inventory, and low interest rates. While we are now returning to what industry ex perts consider a more “balanced” market, don’t let the changes or fear of a bubble burst your real estate goals. In stead, whether you’re a buyer or seller, be encouraged to seek expert advice from top real estate professionals who know how to help clients navigate the challenges of raising interest rates and multi-year inventory lows for single-fami ly homes. To start, you can peruse this section highlighting some of the most exceptional realtors in our community with the experience, knowledge, and integrity to guide you during this transitional period. By sharing their profiles, we hope to help you find the real estate agent or agency best suited to fit your individual needs and objectives.

“Real estate cannot be lost or stolen, nor can it be carried away. Purchased with common sense, paid for in full, and managed with reasonable care, it is about the safest investment in the world.”

Combining family, local knowledge, and hard work has been a very successful combination for us.

In our local real estate market, the Shevins are widely acknowledged as area experts.

Specializing in the cities of Calabasas and Hidden Hills, they are noted for their years of consistent success in the marketing and sale of luxury estates. Representing a wide range of clients from local families to high-profile clientele to property developers and more, the Shevins have a unique ability to connect and communicate with their extensive client base. Their hard work, market knowledge, and attention to detail have produced many satisfied and loyal clients.

What about you/ your team would you like potential clients to know?

Unlike most seasoned realtors, I choose not to employ a “team.” I truly believe that I give my sellers the very best chance to sell their home so I handle all showings and nego tiations. I employ two full-time assistants to help with computer work, etc.

Why should potential clients choose you?

To sell a home for top dollar, it takes extensive marketing, skill, and experience. I passion ately invite homeowners

to interview me so they can see exactly what I do in order to sell my luxury listings.

What should potential clients know about you?

I am honest, ethical, fair, and very aggressive with my approach. I only get paid when I sell a home, so I will work relentlessly until the job is finished and everyone is happy. I am happily married for 30 years and have two wonderful children. My 26-year-old son is a graduate from Chapman University, and my 23-year-old daughter recently graduated from NYU.

What would you like clients to know about your team?

the best in California to live, work, and raise a family in.

What should potential clients know about you?

Valerie's prior work in high-level TV-media sales took her to jobs from coast to coast, where she developed superior, decisive negotiating skills that translate perfect ly to working in real estate.

My clients come first, no matter what. That is the key to my success.

What advice do you have for sellers and buyers in the current changing market?

Stop reading the headlines! Every day we are bombarded with negative head lines about the market “crashing” and other threats. Fear sells. The reality is that every neighborhood in Southern California has a different market. Recently, we have continued to expe rience multiple-offer situations in Calabasas and Thousand Oaks in certain neighbor hoods, while in other areas we are seeing more price reductions

as the interest rates have risen and the market adjusts. The big difference between past housing down turns and the present is the lack of inventory. So, if you are a seller, it is still a good time to sell since most of my sellers are still making nice gains. You may not have 50 offers, but you will still do well. If you are a buyer that expects to stay in your house for more than two years, then buy! Buying a home is still one of the best investments—so you can stop paying rent or finally buy your dream home.

Why should people choose you to represent them?

Experience does matter. In this world of uber-glamorous real estate shows and cra zy media headlines, people should choose a professional who will guide them with fact-driven advice. Buying or selling a home is not as simple as a TikTok video. It is one of the most important financial transactions you will make. My team and I will ensure a smooth transaction and even advise you to walk away if the situation doesn’t make sense.

What characteristics distinguish you?

Education, experience, perspective, and resources. First, I am a real estate broker. I did not stop my profes sional education at the agent level. Second, I have 22 years of experience successfully negotiating and closing sales for both sellers and buyers. Third, as the co-owner of two commercial real estate companies, I bring an owner’s perspective to every transaction and an extraordinary array of resources and analytical tools.

How does experience matter?

Whether buying or selling, my first duty is protecting my clients’ interests. Beyond the numbers and contracts, experience has taught me how to negotiate difficult issues in order

to hold transactions together. The difference between a good and great agent is how they handle inspections that reveal problems, title defects, or properties that don’t appraise.

Where do your clients come from?

I am referral based. Half of my transactions are repeat business. The other half are client referrals of friends/fam ily and referrals from professionals—business managers, attorneys, and accountants. The process of buying or selling a home builds a trusting bond that can last a lifetime. I am honored that many of my real estate clients have become my closest friends and many of my closest friends have become my real estate clients.

Amaster negotiator, Denise is celebrating 22 years in real estate in 2022. As a California real estate broker, Denise has brought her passion and professionalism to every property her clients have bought or sold in her native Los Angeles. Denise and her growing team of licensed agents represent local buyers and sellers, na tional and international clients, and builders/develop ers. Denise and her team are dedicated to research

their clients’ needs, identifying neighborhoods that meet each client’s price, lifestyle, school, investment, and community require ments. Denise’s extensive knowledge of construction and design make her the ideal advisor to buyers looking for a perfect buildable lot or fixer or an opportunity to build an ADU. Closing transactions in a rising market is easy. Great Realtors distinguish themselves by get ting transactions closed in declining markets.

ing
years and hundreds of transactions have taught me that attention to detail is everything!

What makes you among the best in real estate?

Simple. It’s our proven methods, strategies, and processes that we have employed for both buyers and sellers no matter the market conditions. Every client is different, and we don’t offer “cookie-cut ter” solutions. Once we truly understand the client’s goal, we help them achieve it at their pace and on their timetable. Our job is to play an advisory role and support our clients through each step of the process.

What are the biggest obstacles your clients face and how do you help navigate through this environment?

There can be so much noise in the market that often buyers and sellers cannot tell truth from fiction or the hype from reality.

We know from experi ence what the market trends are, and we offer honest and real istic advice and have strategies to get the job done.

What are your interests outside of work?

We work hard so we can spend time with our family, whether it is going to concerts or hanging out in the backyard for movie night. We also love spending time with our closest of friends, trying out and supporting our favorite or new restau rants. Our daughters are also very active in pursuing their passions in the arts, so we love supporting them and discovering the great music and film venues across L.A.

We’ve perfected our solution-based concept to guide buyers, sellers, and investors to achieve their goals.

How did your early years prepare you for being a realtor?

I pride myself on being a true local L.A. real estate agent. I grew up in Hidden Hills and graduated from Cal abasas High School in 1986. Living in Hidden Hills, going to school in Calabasas, and formerly working in Woodland Hills has given me a unique perspective on the best local areas to canvas in my search for homes and prop erties. I am constantly immersed in all three of these real estate communities and have become an ex pert in the area. I’m honored to be part of The Agency, which is one of the most outstanding firms in the country.

How do you give back to the community?

I remain deeply involved with our local community—I’m an ambassador to the Calabasas Cham ber of Commerce, a board member for THE Foundation for the Las Virgenes Schools, and Commissioner of Public Safety Hidden Hills. I’ve also served as Los Angeles County Commissioner of Pub lic Social Services for more than a decade.

I’m fluent in both Spanish and Jap anese. I have also acquired a strong set of negotiation tactics that are crucial when helping my clients find their “dream” home.

Nothing gives me more pleasure than helping my clients find their dream home in this community I love.

Known for his entrepreneurial spirit, strong work ethic, and genuine love for people, Michael Bloom brings a detailed knowledge of L.A.’s Hidden Hills and Woodland Hills neighborhoods to The Agency in Calabasas. Mi chael began his real estate career as an intern at Grubb and Ellis in 1993 and then at Prudential California Realty in Woodland Hills from 1994 to 1998. A Hidden Hills resi dent since 1977, Michael obtained his real estate license in 1995 and was promptly named “Rookie of the Year” for his quick success. “Real estate requires creativity, salesmanship, follow-up, pa tience, perseverance as well as a ‘never give up’ attitude,” Michael says. “I love being a part of a major decision in people’s lives—it’s an honor to provide guidance, and I do whatever it takes to help my clients achieve their goals.”

Why have you been so successful?

We attribute our suc cess to a few things— one is hard work. We do our research, stay current on the market, and know the inven tory, neighborhoods, and agents. The sec ond is being hands-on and understanding our clients’ needs. No two sellers are the same, and we cater to our clients' specific situation, whether it be an exciting time or a stressful one. We are very accessible and responsive. The third is having a loyal team of vendors for our clients. From estate-sale or ganizers and stag ers to lenders and contractors, we have built strong relation ships with those in our industry. We stream line what can be an

overwhelming process, making it simple and seamless. Last but not least, we have built great relationships with other top realtors in the market who value our business ethics and integrity.

What should potential clients know about you?

I’m extremely commit ted to my clients and diligently work to make every transaction as easy and seamless as possible. While this is my career and how I make a living, I’m not a commis sion-driven agent; I find more satisfaction in help ing my clients achieve their dreams and goals.

What is the most rewarding aspect of your work?

I’ve been in this business for a really long time, and many of my longtime clients have turned into lifelong friends. Meeting new people, forming lasting relationships, and seeing the excitement my clients experience af ter a successful transac tion are golden to me.

What are some obstacles your clients face today and how do you help them navigate these challenges?

In the current real estate market, you will see homes selling off-market, which means that buyers may not have access to exclusive inventory if they are not working with a well-connected professional. I help my clients gain access to private, off-market properties to ensure they find the perfect one. My clients can also take advantage of my vast local, nation wide, and international networking—which en ables me to obtain the highest offer with ideal terms and conditions on any property they are looking to sell.

What is the current state of the market?

We're hearing a lot of talk about a slow down, but what we are actually seeing is a slowdown from a wildly unhealthy market. The last 2.5 years ran at a pace which was complete ly unsustainable. It is not normal to list your property, receive 26 offers in three days, and go 500K+ over your list price. We are returning to a healthy pre-pandemic mar ket where buyers can negotiate and sellers can still achieve a great price for their home.

What is your best advice for buyers and sellers in this market?

For buyers, despite the rate increases, there are multiple

loan programs to help them purchase a home with an affordable payment. The average home ownership period is five to seven years. Buyers will still be able to get an inter est rate that can be refinanced in a few years and will still get all the benefits of home ownership. For sellers, it is impera tive to work with a seasoned agent who has great relation ships with their other agent colleagues and who is educat ed on the micro mar ket in their specific pocket. Success also depends on the property being well presented, and it must be priced on target or the listing will sit.

George Ouzounian and Gina Michelle specialize in the L.A. luxury market, with a focus on the Valley, Calabasas, and Hidden Hills. Their team has achieved over $1 billion in ca reer sales. Both are recognized among the top 1% of real es tate agents nationwide. Both are named among Los Ange les Business Journal’s Most Dynamic Brokers and ranked #48 in Individual Brokers in Los Angeles. They were also ranked #29 Small Team in California by Real Trends . Additionally, team has been named Top Team in the Valley and one of Los Angeles Magazine ’s Real Estate All-Stars for four consecutive years. This past year to date, Gina and George have sold over 160 units, and while the market is changing, they still see a huge upside to buying or selling a property in a post-pandemic market.

What trends do you see for the real estate market?

It truly depends on how you’re looking at the market. Are you a seller needing to sell? A buyer wanting to buy? An investor looking to get a good return? Or someone looking to lease?

Even within those four parameters, there are gradations. If you are a seller looking to sell in the next 90 days, you must forget how hot the market was six months ago. And you must provide more features and benefits at the best price in order to entice buyers to make an offer on your house. The exception to this rule is if you’re purchasing a home that was off market and the seller

does not care if it sells or not. I see a trend for buyers in asking for sellers to pay for some of their closing costs.

One trend is the 2-1 buy down. The seller pays the closing costs so that the buyer gets the interest two per centage points lower than the current mar ket rate for one year. Then, in the second year, the buyer pays one percentage point less. For the remain der of the 28 years, the interest rate goes back to what it was at the time of purchase.

Another trend is seller financing—in which the seller acts as the lender. The buyer puts down an agreed amount and makes payments to the seller instead of a tradition al bank.

How do you give back to your community?

I am thankful for all this community has given to me, professionally and personally. It is important to me to show my gratitude through monetary donations and by giving my time to organizations that are significant to my family.

I have served on local PTO boards for both Willow Elementary and Saint Paschal Baylon School. I am a long-time board member for Westlake Agoura Girls Softball. I also currently spend my time working on YES ON S for Las Virgenes School District —because good schools equal good home values. I love raising my two daughters in this community and I strive to find homes in neighborhoods that accommodate the important values of my clients.

What do you feel is the most rewarding aspect of your work?

Being a part of my clients’ real estate goals proves to be an incredibly rewarding part of working in this industry. Whether it is a young couple who just got married, investors growing their wealth, babies on the way, or couples downsizing, I am honored to be involved in these milestones.

Why have you been so successful?

It is quite simple: hard work. I started to believe that no task was too small and truly understand that I am not above anything or anyone. I am involved in every step of my clients’ transactions because work ethic makes a difference to buyers and sellers.

Kristina Goldman's love for the real estate busi ness shines through in every transaction. With a reputation focused on thorough communica tion, collaborative negotiation, and attention to detail, Kristina meets the needs of today’s home buyers and sellers. Her ultimate priority is to create a trusting relationship with all those she works with. Tenacity and determination to build and maintain relationships is the foundation of her work ethic. This—matched with knowledge, experience, and integrity—is what has allowed Kristina to grow to be in the top 1.5% of real estate agents in the country. How do clients benefit from your knowledge of the community?

As a longtime res ident, I am firmly grounded in the local community. I con stantly remain up to date on the variety of properties avail able, the real estate inventory, and the local lifestyle oppor tunities so that I can be the main source of information to our residents. Having also raised our kids in these neighborhoods, both my wife, Dina, and I are very knowl edgeable about the schools and family activities in the area.

What should potential clients know about you?

The real estate market will be changing over the next few years, and people will need an honest, upfront agent to guide them through these chang ing times. My 35 years

in the business is a huge asset to anyone looking to buy, sell, or invest in the real estate market.

What areas are your specialties?

One of my specialties is investment proper ties. I have found over the years through my own personal forays into rental properties that in the long run, there is no better source of retirement, and it contributes to a balanced portfolio. Owning something tangible and collect ing monthly dividends is a great feeling!

I’m also an original owner in The Oaks and have garnered a razor-sharp knowl edge of our local luxury community. I try to preview every new listing to provide my clients a first-hand account of the prop erty before they step foot in it.

Our combined and di versified backgrounds make us a unique team. My background in marketing, adver tising, interior design, and designing motion picture sets with Nikki's attention to customer care and constant communication enhance our ability to get our clients’ homes ready for a sale where they maximize their profits. The allure of JOSHUA TREE

Named for its epic, twisted trees, Joshua Tree is both a place and a state of mind. Designated as a national park in 1994, Joshua Tree straddles the Colorado and Mojave deserts and is about an hour away from Palm Springs. It remains a haven for artists, musicians, and anyone seeking tranquil ity and spiritual transformation.

The town’s latest art installation, Transmission , was created by renowned South African artist Daniel Popper, together with local artisans and contrac tors. Immense mosaic sculptures tower above the otherworldly desert landscape, “nudging you on wards towards your personal cosmic expansion.”

Legendary musicians—from Bono to Jim Morri son—have found inspiration in Joshua Tree. The 17th Annual Fall Joshua Tree Music Festival took place October 6–9. If you missed it, don’t fret. The festival usually is held each year in both spring and fall. Plus, there are plenty of other ways to experi ence cool sounds beneath the warm desert skies of this blissful sanctuary.

Discover your next favorite band downtown at Highway 62 and Park Boulevard at the Joshua Tree Saloon, or experience music, art, and ecological events at the Harrison House. Visit nearby Pappy + Harriet’s Pioneertown Palace, where many famous musicians, from Robert Plant to Paul McCartney, have dropped in for a surprise set. Or learn how to photograph the starry night sky with a Joshua Tree workshop and let your inner artist shine. n
