PREPARING YOUR PROPERTY FOR SALE
Getting your property ready for sale is one of, if not, the most important step in the selling process.
When it comes to preparing your home for photos or open inspections you will need to identify your homes best features and rectify the weakest to make sure we can maximize the best outcome for you and your family.
We work closely with professional Home Stylists from quotes to completion to bring out the beauty in your home.
We can also assist with arranging for works to be completed at your property prior to the sale.
There are a number of easy and effective ways to increase the saleability of your home:
• Remove all clutter – you want to give your property the feel of being open and welcoming.
• Make sure house and all windows are clean
• Remove all personal items – you want buyers to feel comfortable being in your home.
• Fresh coat of paint – gives your home a fresh and clean look.
• Make sure all lights are working throughout the property.
• Open all curtains and blinds – you want as much natural light coming in as possible.
• Make sure your property is at a nice and pleasant temperature – have air conditioner/heater on, open windows.
• Light candles – they can give of a nice smell and can give the home a nice ambient light.
• Fresh flowers – can brighten up the home.
• Clean up of the gardens – a fresh covering of bark, removing all weeds, fertilise and watering the lawns
UNDERSTANDING THE MARKET FROM A BUYERS PERSPECTIVE
Buyers are so much more informed with regards to real estate. Buyers will tend to spend 10 – 20% above their initial expectations to purchase the right home.
The correct presentation and having the right marketing scheme is paramount as purchasers will look to pay much less the longer your property is on the market. The first 2 weeks of your property being on the market is crucial to getting the most out of your buyers.
For Sale
Your property can be advertised in multiple ways i.e price range or best offers by. Open inspections are run on a weekly basis. When we receive offers from buyers we will negotiate with them on your behalf. These offers can be subject to a building inspection or obtaining a loan. Once under contract there is a cooling off period of two business days.
Auction
METHODS OF SALE
The auction process is usually conducted over a 3 – 4 week campaign with the auction taking place in the last week. The benefit of an auction campaign is that buyers are purchasing on your terms (i.e cash contract, defined settlement period and no conditions). This process can be great to create competition as prospective buyers have transparency and can see who is bidding.

7. Brochures and signage will be organised
8. Once approved, the marketing material will be sent to print
9. We will launch our media release promoting the property
10. We will inform any potential buyers in our database of your property and conduct a private viewing if required
11. We will provide you with immediate feedback regarding your inspection and offers
12. We will facilitate all possible offers and negotiate the best possible outcome
13. If an offer is accepted, we will organise all paperwork on your approval
14. Once contract is unconditional we will then attach a ‘Sold’ sticker to the sign board
15. We will liaise with your conveyancer to finalise settlement proceedings.
