PREPARING YOUR PROPERTY FOR RENT

Getting your property ready for rent is one of, if not, the most important steps in the rental process. When it comes to preparing your home for photos or open inspections, you will need to identify your homes best features to make sure we can maximise the best property investment outcome for you and your family. There are a number of easy and effective ways to increase the desirability for your home to possible renters; • Remove all personal items and furniture • Make sure the house and all windows are clean • A fresh coat of paint – gives your home a fresh and clean look • Make sure all lights, window treatments/ curtains and appliances are working throughout the property • Open all curtains and blinds – you want as much natural light coming in as possible • Clean up of the gardens – a fresh covering of bark, removing all weeds, fertilise and watering the lawns

Gone are the days when you need to wait for the Saturday newspaper to be delivered just so you can see what properties have hit the market. With realestate.com.au & Facebook, it is now at your fingertips. We are able to include Domain, property signboards and walk through video’s within your marketing and advertising package, upon request (additional charges may apply)

MOVING FORWARD WITH US

We understand that sometimes leasing your property can be daunting, stressful and overwhelming. This is why we endeavour to keep you fully informed of the progress of your property every step of the way. We have also prepared the below checklist to provide you with an accurate guide of our processes through to the continued tenancy of your property. 1. W e will provide you with ‘The Next Steps’ document which is to be completed prior to signing up with us (this document will ensure we can ‘tick all your boxes!’). Please let us know should you have any queries or require any assistance with the completion of this document. We would be happy to assist. 2. Once ‘The Next Steps’ has been returned you will be provided with a Residential Property Management Agreement, signing of this agreement will activate our services 3. W e will coordinate for quality photos to be taken of your investment property 4. Prior to advertising, we will search our database for any potential tenants and get in touch with them. If not successful, we will launch the properties online campaign. 5. W e will conduct open inspections and provide you with immediate and ongoing feedback in how to best maximise your campaign 6. W e will perform thorough screening of applications and will present you with our findings and recommendations 7. Upon your approval we offer the property to the chosen applicant and request the appropriate deposit to secure the tenancy

8. W e will coordinate all required lease and bond paperwork and transactions. 9. S hortly prior to the tenants move in date we conduct a thorough ingoing inspection of the property. If required, we’ll provide you with any suggestions around cleaning or maintenance 10. We will conduct a thorough tenant sign up and induction 11. Ongoing we will collect and monitor tenant rental payments 12. W e will redirect your mail and make payments from rental proceeds with your approval on ‘The Next Steps’ document. Tenants will be invoiced for their portion of the water account however the bill will be paid in full by yourselves, with the tenants’ portion coming as a reimbursement 13. W e will conduct quarterly property inspections and will provide you with a detailed report of our findings 14. W e will report any maintenance to you as it arises (via our Maintenance Manager system). We will make a recommendation and will seek your approval 15. A round 3 months prior to your tenants’ lease expiry date we will contact you with a recommendation for hopefully renewing your current tenants lease

Shortly after onboarding you will be introduced to one of our passionate and dedicated Property Managers who will be your main point of contact. We do however pride ourselves on our team approach to Property Management, therefore your Property Manager has a supportive team behind them. The team assists with general administrative tasks, maintenance as well as conducting every second routine inspection at your property.
