All of our brochures and signboards are created with the highest standard of photos with minimal text to ensure a large amount of interest is generated for your property. We provide minimal information in the marketing material to ensure potential buyers come through the open homes and contact us to make further enquiries.

Buyer Negotiation, Follow Up and Going Under Contract

FOLLOW UP ON ALL BUYERS

We guarantee that all prospective purchasers will be personally contacted in relation to their interest level regarding your property. This is where our active buyer list is generated from and is what we use to introduce buyers to your property. From that follow up, we will provide you with both negative and positive feedback regarding your property. This allows you to make educated decisions when an offer is made at an acceptable level.

NEGOTIATION WITH POTENTIAL PURCHASERS

We use a combination of both ‘Letters of Offer’ and ‘Written Contracts’, both of which have their specific purpose.

• Letter of Offer - This document is made available at open homes or show throughs to buyers upon request. It is an excellent document to gauge buyers’ interest and initiate the negotiation process.

• Written Formal Contract - This document will be used either at the pointy end of the negotiation process to bring a touch of seriousness to the negotiations or to formalise a deal and ensure the complete negotiations, including inclusions and exclusions, and the requirements of both Vendor and Purchaser are noted in the Contract.

PLACING YOUR HOME UNDER CONTRACT

Once a Contract has been completed, a copy of both the Executed Contract will be provided to the buyer to begin the cooling-off period. The cooling off period is 5 clear business days (unless sold by auction in which case no cooling off period is applicable).

Your Home is Under Contract

DEPOSIT

Once the contract has been executed, the purchaser will pay an agreed deposit to our office which is held in our statutory Trust Account up until settlement. These funds are then disbursed to the conveyancer upon their request in preparation for Settlement Day.

CONTRACT CONDITIONS

All conditions will be followed up by your agent personally. These conditions will be different with every offer. Every offer will be presented to you on their own merit and you being the Vendor will have the ability to modify them to suit your own requirements.

PRE-SETTLEMENT BOOKING

We will source a settlement booking confirmation for your property no later than 24 hours out from your settlement time in writing from the conveyancer. This will ensure all parties are booked in for settlement and minimise any chance of problems on Settlement Day.

Settlement Day

Settlement times do vary but we expect settlement normally to be completed around 11:00am - 4:00pm. Your agent will arrange all aspects of the process with you so you are 100% comfortable with the process and the events of the day.

Once settlement has occurred, the conveyancer will go about disbursing your sale proceeds to you, as you have requested.

We Follow Up

Once settlement has occurred, we love happy buyers and sellers and even more so, we love ‘clients for life!’

We will follow up with you after settlement to ensure you are happy and to confirm there are no outstanding questions you may have.

Your agent’s personal mobile will always be available to you for anything you may need now, or for any of your real estate needs in the future.
