Welcome to our market report Neutral Bay showed some mixed growth results unlike Cremorne and Mosman who both outperformed their first quarters. Neutral Bay had fantastic growth in 2 bedroom apartments with an increase of 16.3%, making the average price for a 2 bedroom over $1m. Both 3 bedroom and 1 bedroom apartments had slowed growth, however this could be explained by significant increase in stock levels for this quarter compared to last. In the second quarter (April to June), there were a total of 57 apartments/townhouses sold in Neutral Bay, with an average selling price of $939,670. When you compare it to Q1 of 2015, which was $825,482, this indicates a marked increase of $114,188. The government is trying to slow growth down through the media by reporting on so called “property bubbles” and abolishing negative gearing, however the ripples from this do not appear evident yet and winter still remains the best time to sell. So if you are thinking about selling, now is a great time before the influx of spring properties come onto the market. More properties on the market in Spring traditionally soften prices due to more properties for buyers to choose from.
